Pru Sanderson, in her groundbreaking ‘City of Kew Urban Conservation Study : Volume 2 - Development History’ (1988), summarised the periods of urban development and subdivisions of land in Kew. The periods that she identified included 1845-1880, 1880-1893, 1893-1921, 1921-1933, 1933-1943, and Post-War Development. These periods were selected as they represented periods of rapid growth or decline in urban development. These photographs provide significant heritage information relating house design and decoration, fencing and household gardens.In January 1929, the Kew City Council called for tenders to construct Tregarron Avenue. The subdivision of the Tregarron Estate in Kew was for 11 lots bordering Tregarron Avenue and its entrance from Burke Road. The plan includes annotations that indicate the measurement of each block and the placement of the drainage and sewerage easements. This plan is interesting for a number of factors. Kilby Road, Munro Road, Burke Road and Old Burke Road bordered the 102 lots in the Boulevard Section of the plan. The streets within the Section included Walbundry Avenue, Inverness Way, Riverside Avenue, Cascade Street and Kyora Parade. These street names, at least in this subdivision plan linked the two Sections of the subdivision. At a later date, the City of Kew decided to alter the street names. Walbundry, Inverness, Riverside, Cascade and Kyora were all renamed as ‘Drives’ (e.g. Kyora Drive). The subdivision plan is of interest in that it names High Street in Kew as Doncaster Road. It also shows the location of the wooden church that was later removed to Yarraville on the corner of Kilby Road and High Street. The plan predates later developments such as the S. E. The subdivision took its name from the mansion ‘Goldthorns’, shown on the plan between Normanby Road and Lady Loch’s Drive. Contemporary advertisements describe forty-three home sites being fro sale, yet only forty-one appear on this plan. Buyers were lured by the prospect of the proposed extension of the Burke Road tram to High Street. These were all that remained of this wartime subdivision, the other 11 allotments on Balfour and Belford Roads having already been sold. Balfour Road was to be only a temporary name as the street is currently called Windella Avenue. Now, the parkland opposite the subdivision is the reserve created from the route of the Outer Circle Railway. This Railway reached Kew East in 1925, but had been planned as far back as 1873. The development focuses on the benefits of living in Kew: being at the highest of Kew’s ‘suburbs’; being a good residential area; its rapid growth; and the proximity of the Kew East tram in High Street. In 1910, the Willsmere Park Estate Dairy was lauded in the Box Hill Reporter as ‘an object lesson in dairying’. Ten years later, in 1923, it was to be sold. The first subdivision of the Estate included 77 grand allotments with frontages to Belford and Kilby Roads, Elm and Willow Groves, and Acacia Avenue. Every lot was claimed to be ‘high and dry’, and with panoramic views of Kew and East Kew. The balance of the Estate, and the largest proportion of allotments was to be subdivided and sold from 1940. This second sale included 109 lots fronting Kilby Road and Elm and Willow Groves. Annotations on the plan indicate that the more expensive lots faced Belford Road opposite the Kew Golf Links. Two of these sold for £310. Lots further to the west in Willow Grove were sold for £60 less. The larger section included 54 lots facing Adeney Avenue, Argyle Road, and Campbell, Hunter and Wishart Streets. [Hunter and Wishart Streets were created as part of the subdivision.] A further 17 allotments faced Normanby Road, Hubert and Campbell Streets. [The name of Hubert Street was later to be changed to Cecil Street.] The promotion of the sale referred to the advantages of living between two tram routes, in High Street and Cotham Road. Barnes.The subdivision plan for the Clutha Subdivision is one of the largest in the Society’s collection. The plan includes a map of the proposed allotments, photographic views to the north and south, and information about the kinds of buildings that could be constructed on the allotments. The subdivision was bounded by Studley Park Road, and Carson, Stevenson and Edgecombe Streets. Two new streets, Mackie Court and Younger Street were created as part of the subdivision. The subdivision took its name from ‘Clutha’, the home of John Carson, who was to become Mayor of Kew in 1863. A Report to the City of Boroondara outlined how: ‘The Clutha estate was progressively developed from 1940, with new houses under construction on the Studley Park Road, Carson and Edgecombe Street frontages by 1941. By 1943, directory listings were available for all addresses with the exception of Mackie Court. The numerous subdivision plans in the Kew Historical Society's collection represent working documents, ranging from the initial sketches made in planning a subdivision to printed plans on which auctioneers or agents listed the prices for which individual lots were sold. In a number of cases, the reverse of a subdivision plan in the collection includes a photograph of a house that was also for sale by the agent. These photographs provide significant heritage information relating house design and decoration, fencing and household gardens.The Macartney Estate subdivision advertised 21 lots for sale on either side of Macartney Street (now Macartney Avenue) and Evans Road in what was then designated as East Kew. Most of the houses shown on the south side of Macartney Street then, as now, have rear entrances on Mount Street, however a number of these blocks have since been further subdivided to allow for the building of new houses on the rear of a block. Barnes.The little-known Glenarbor Estate comprised 23 allotments bordering Wellington and Denmark Streets and Fenton Avenue. The auction of the allotments in the Estate was held in the Kew Recreation Hall. The purported advantages to Kew are identified on the plan, such as the close proximity of the entrance to the Kew Railway Station and access to shops in Denmark Street. Due to its location, the subdivision was pitched at commercial as well as residential purchasers. The Estate was to cause a crisis in the Kew Council as a majority of councillors voted on 29 May to acquire the entire Estate as the location of a new Town Hall. The Estate was said to be valued at £50,000. A later meeting was to rescind the vote, instead opting for the compulsory acquisition of South Esk on the corner of Charles Street and Cotham Road. That acquisition was to be overturned by the State Government. Barnes.The Dale Estate in Deepdene was made possible by the death of Robert Sparrow Smythe, Australian journalist, newspaper editor/owner and theatrical manager. Smythe lived in his residence ‘Highate’, Deepdene until his death in 1917. In the subdivision proposed one year later, before the end of the First World War, 18 allotments were to be created. The very fragmentary plan in the Society’s collection notes that a large weatherboard [house] will need to be removed. This may be Smythe’s own home. The proposed subdivision included allotments facing Burke and Whitehorse Roads and Dale Street. Bordering the subdivision is the Deepdene Station and the Outer Circle Railway Line. It is difficult to ascertain the exact year when the ‘Clifton Estate’ was surveyed, subdivided and first auctioned. The uncertainty may be due to allotments being released during the First World War. The subdivision took its name from the house ‘Clifton’ (lot 5) on the corner of Adeney Avenue and Cotham Road. The outline of Clifton (since demolished) and the extent of its land following the subdivision are represented on the plan. Victoria Bridge is a riveted and welded steel Warren truss bridge over the Yarra River completed in 1884 to a design by Fraser & Chase following a controversial design competition held in 1880. Funds for the bridge's construction were provided by the councils of Collingwood, Hawthorn, Kew and Richmond. The contract was awarded to Mr P. Platt. Charles Rowand was officially appointed Supervising Engineer in 1883. The winning design was based on the theoretical work of William Charles Kernot (1845-1909) who campaigned for economy in public works design and the application of scientific principles in engineering. ... The bridge was widened in 1890 by the addition of a third line of truss on new piers on the up stream side to carry horse trams. Work commenced in 1914 to convert the horse tramway to an electric tramway by the Prahran & Malvern Tramways Trust, part of the Trust's extension of its tramway into the eastern suburbs between 1913-18. In 1915 the bridge was further strengthened to accommodate the extra weight of electric trams and widened by the addition of two six feet cantilever footpaths. During this period the Prahran & Malvern Tramways Trust erected two ornamental gantries over the roadway to support overhead wires for the electric tramway. Further widening and reconditioning of the bridge took place in 1933, including the addition of four new welded trusses, two intermediate and two on the outside. The latter were supported on new cantilevered truss cross beams attached to the top of the piers. Painting, James Govett, Cr Marie Dalley : Mayor of Kew, 1954
Minnie Mary Fimmel (1880-1965) was born at Kewell, near Minyip and married carpenter John Thomas Francis Moroney in 1897. His death left her a widow with two children. Minnie re-invented herself as Marie Minnie Dalley and commenced menial work in Melbourne. Known as ‘Ma’, she became a financially successful businesswoman, eventually owning various properties around Victoria including a ‘machinery factory’. She was much ‘talked about’ in the newspapers for her benevolent actions, particularly towards women. For this community service she received an O.B.E. in 1949. Aged 74, she became the first female mayor of Kew. Ma Dalley refused to accept a formal presentation of the honour at a ‘return ball’, insisting that the money be donated to St George’s Hospital, Kew. She continued to financially donate to various charitable organisations. Her piéce de résistance was a staggering £250,000 personal donation to further the building of St George’s Hospital. She died at Kew and is buried at Miniyip Cemetery. Framed large oil painting on canvas. Cr Marie Dalley in her mayoral robes. This Scrapbook contains, among other things, newspapers clippings and annual reports relating to the Adult Deaf Missions of Victoria and South Australia as well as clippings from various Deaf magazines printed in Great Britian. The compiler of the scrapbook is unknown, however it is possibly the work of E. B. Solomon a deaf man associated with the South Australian Adult Deaf and Dumb Mission as Caretaker (1896) and Collector (1897-1919?). If it is the work of Solomon it is not known how it came to be in the Vicdeaf Collection and research is continuing.This Scrapbook is a significant collection of material relating to the Deaf Missions of Victoria and South Australia with the period cover being from about 1895 to 1905. This is an artist's impression in reproduction of the Mechanics Institute building as it was in the 1880's. It has since changed quite significantly, especially what can be seen of the surrounds. The insert picture is an impression of the Industrial Pavilion which, as is stated, was used between 1856-1864 as temporary premises for the Institute. The print was first published in 'The Australian Sketcher' under the title "Sandhurst Mechanics Institute and free library: the new and old." Photo was taken in 1924 when the land was subdivided. Black's dairy farm occupied the area just east of Hamilton Street to near Elgar Road. It was subdivided into 88 house allotments along Churchill Street, Bruce Street, Black Street, Proudfoot Street and View Street. The solicitors were Proudfoot & Horton, 360 Collins Street; estate agents were Duncan & Weller, 29 Queen Street. The real estate subdivision notice on the SLV website states that Neil Black had been the owner for 50 years. To date no trace of a Neil Black has been found. Box Hill rate books simply give BLACK as the owner in 1877 (no first name); the entry for 1878-1884 states Robert Black. The 1909 electoral roll has entries for Mont Albert Road for Robert Black (farmer), Thomas Black (carter) & Elizabeth Black (HD). The 1912 electoral roll has entries for Mont Albert Road for Robert Black (farmer), Thomas Black (labourer), John Arthur Black (carter) & Elizabeth Black (HD). Robert Black died in 1920 (b. 1836) and is buried in Box Hill Cemetery (CE-*-0057). His parents were John and Margaret Black. He married Lizzie Foley in 1878. She was the daughter of Margaret & John Foley, born in 1859. She died in 1902 aged 43 years and is buried in the same grave, although the cemetery records record her age as 0 years (presumably as no age or date of birth were given at the time of burial). Children: 1. James Hughbert (1880-1954) 2. John Arthur (1881-1959) 3. Alice (1882-1883) - died aged 6 months 4. Laura Elizabeth (1883-1951) 5. Thomas (1885-1965) 6. Isabella (1887-1963) 7. Eleanor (1889-1963) 8. Ada Maud (1890-1968) 9. Robert (1892-1930). BDM Victoria states places of birth as Box Hill, Surrey Hills or Mont Albert. Many of the family are buried in Box Hill Cemetery. None of the girls appear to have married. Communication from a descendant of John Arthur Black gives the following: "John Arthur Black, son of Robert & Lizzie Foley, married Gladys Anne Layton had 4 children, Robert, Elenore, Marion (Follett) & Annie; they had farm on Stud Road, Dandenong where they milked 30 cows that he retired to after being a earth-moving contractor with draft horses and dug irrigation ditches around Shepparton." Photo is likely to have been taken pre-1924 when the land was subdivided. Donor information is that this was taken from a home in Churchill Street, Mont Albert; it would be looking south towards Mont Albert Road. Black's dairy farm occupied the area just east of Hamilton Street to near Elgar Road. It was subdivided into 88 house allotments along Churchill Street, Bruce Street, Black Street, Proudfoot Street and View Street. The solicitors were Proudfoot & Horton, 360 Collins Street; estate agents were Duncan & Weller, 29 Queen Street. The real estate subdivision notice on the SLV website states that Neil Black had been the owner for 50 years. To date no trace of a Neil Black has been found. Box Hill rate books simply give BLACK as the owner in 1877 (no first name); the entry for 1878-1884 states Robert Black. The 1909 electoral roll has entries for Mont Albert Road for Robert Black (farmer), Thomas Black (carter) & Elizabeth Black (HD). The 1912 electoral roll has entries for Mont Albert Road for Robert Black (farmer), Thomas Black (labourer), John Arthur Black (carter) & Elizabeth Black (HD). Robert Black died in 1920 (b. 1836) and is buried in Box Hill Cemetery (CE-*-0057). His parents were John and Margaret Black. He married Lizzie Foley in 1878. She was the daughter of Margaret & John Foley, born in 1859. She died in 1902 aged 43 years and is probably buried in the same grave, although the cemetery records record her age as 0 years. Children: 1. James Hughbert (1880-1954) 2. John Arthur (1881-1959) 3. Alice (1882-1883) - died aged 6 months 4. Laura Elizabeth (1883-1951) 5. Thomas (1885-1965) 6. Isabella (1887-1963) 7. Eleanor (1889-1963) 8. Ada Maud (1890-1968) 9. Robert (1892-1930). BDM Victoria states places of birth as Box Hill, Surrey Hills or Mont Albert. Many of the family are buried in Box Hill Cemetery. None of the girls appear to have married. Communication from a descendant of John Arthur Black gives the following: "John Arthur Black, son of Robert & Lizzie Foley, married Gladys Anne Layton had 4 children, Robert, Elenore, Marion (Follett) & Annie; they had farm on Stud Road, Dandenong where they milked 30 cows that he retired to after being a earth-moving contractor with draft horses and dug irrigation ditches around Shepparton." George's grandfather was James Rayment Snr (1817-1890). He was born in Essex, England. He arrived in Melbourne aboard the “Bengal” in 1840. He married Jane McKnight on 12 March 1861. She died in 1871. James lived in South Melbourne until he married Elizabeth Brown in 1873. He moved to “Spenceycroft” at 654 Canterbury Road in 1880 - the property had a dairy. He moved to 85 Croydon Road, Surrey Hills (the house still stands) in 1886 but still ran the dairy. He moved back to South Melbourne and died there in 1890. His son James Rayment Jnr (1862-1916) was born in Emerald Hill. He married Harriet Ratten in 1882 and lived at 85-87 Croydon Rd Surrey Hills until 1914. He also owned properties at 70,72,81 and 83 Croydon Road. Harriet died in 1897. He married Victoria Benbow in 1898. In 1912 his occupation was fishmonger. In 1914 he moved to “The Wattles” at 95 Middlesex Road, Surrey Hills. In 1919 his wife Victoria owned lots 45,47,49,51,53,55 Durham Road. Surrey Hills. He died 1916 and Victoria died in 1939. James, the third, lived in Middlesex Road, Surrey Hills where he and his wife had a flower and vegetable farm. His brother was George Leslie Rayment (1894-1976), known as Les, the subject of this photo. He was born in Boroondarra. He lived at 85 Croydon Road, Surrey Hills. In 1914 he enlisted and served in the HQ staff 3rd Light Horse Brigade and was promoted to Staff Sergeant. In 1916 he was discharged for family reasons, those being that his father had died and there was no-one at home to support the family in Middlesex Road. In 1918 he married Grace Lewis at the Highfield Methodist Church. In 1919 they moved into “Clovelly”, 94 Durham Road, Surrey Hills. In 1927 his wife Grace died and in 1933 he married Celia Lewis. In 1936, with the help of his brother James, they built their new house at 14 Benwerrin Road, Surrey Hills. Celia died in 1967 and Les in 1976. Les had 2 children Dr Dulcie Grace Rayment and Norma Lesley Rayment. (Information courtesy of Mel Constable; Mel's wife is a Rayment descendant). Les' brother, James Arthur Rayment, was born in Balwyn in 1889. His A.I.F. record states - he joined on the 14 July 1915 to the 5th Field Company Engineers. His father was living in Middlesex Road, Surrey Hills at the time of his enlistment. He returned to Australia and was discharged on 22/7/1919. His occupation was carpenter; his religion, Methodist. He was 26 years and 2 months at enlistment and left Australia on 23/11/1915. James Arthur Rayment married Lilian Sarah Smith in 1920 (Ref: Victoria 1920/6780). REF: Mrs Dorothy Legg - James Rayment and his wife Elizabeth lived and farmed in Russell Street in the 1860s. The land was a dairy property and may have included some of the land later owned by the Presbyterian Church. Their sons James and Alex walked to the Balwyn State School. Ski-Horizon is the official journal of the Federation of Victorian Ski Clubs which began publication in 1949. The were 26 original member clubs which included Albury Ski Club, Bogong Ski Club, Myrtleford Ski Club, Tallangatta and District Ski Club and Wangaratta Ski Club. Two pioneers of Falls Creek, Tom Mitchell, M.L.A., and Martin Romuld were Vice-Presidents of the Federation.This Journal is significant because it documents the early development of skiing in Victoria.The journal features stories and events chronicling developments in Victoria and internationally. Items related to the Falls Creek Area in this issue include:- Page 2:- Tonl St. Elmo (Nissen Alpine Club) had been appointed as a Justice of the Peace. Climatologists with the CSIRO reported that the mean daily temperature of summer in Victoria and NSW had fallen by 3°F since 1880 whilst in the Northern Hemisphere summers were becoming warmer. Page 5: There was to be no Queen's Birthday holiday this year but Tuesday 2nd June would be a public holiday for Coronation Day. Page 11: Featured "They're Busy in the North-East" - nothing has been heard of the Sydney Clubs which had proposed building at Falls Creek and Beechworth seems to be in danger of losing its site. Nissen Alpine Club has had plans for extension approved. A new rope was being installed for the Nissen tow. Falls Creek was undoubtedly the most progressive centre in the North East.
