Flag, School flag, circa 1914 - 1956
This flag was used by Esperance Girls School, a private school based in Brighton from 1894-1956. Esperance was established in 1894 at 6 Normanby Street by Misses Emsie, Marion, Gussie and Daisy Beaver. The four sisters came from a formerly-prosperous land-owning family that had suffered badly as a result of the depression of the early 1890s. At a time when few occupations were open to gentlewomen, running a school provided the sisters with a respectable means of supporting themselves. Notable teachers at Esperance during the 1890s included elocution mistress Miss Jeannie Taylor, who would later become better known as the author Mrs Aeneas Gunn. In 1924 the school was sold to Miss Marian Taylor and Miss Christina McMillan, who had previously served as joint principals of Alexandra College in Hamilton between 1909 and 1913. Both women had strong family connections to Brighton: Christina was the granddaughter of early pioneer Archibald McMillan and Marian was a relative of long-serving town clerk J. H. Taylor. The new principals relocated the school to a large two-storey house on the corner of Park Street and Esperance Avenue, where it remained until its closure. They operated the school until 1950, when they sold it to a Miss Bury, who in turn sold it to the local Baptist Church in 1956. Following this final sale, the school continued for another four terms before closing.Navy blue flag, both sides featuring a large yellow-gold crest in centre, containing image of an anchor and surrounded by semicircular scroll with the motto "SPES ANCORA ANIMAE". This release included 80 lots. Most of this area was released during the Depression years in the early 1930s.Subdivision plans are historically important documents used as evidence of the growth of suburbs in Australia. They frequently provide information about when the land was sold on which a built structure was subsequently constructed as well as evidence relating to surveyors and real estate and financial agents. The numerous subdivision plans in the Kew Historical Society's collection represent working documents, ranging from the initial sketches made in planning a subdivision to printed plans on which auctioneers or agents listed the prices for which individual lots were sold. In a number of cases, the reverse of a subdivision plan in the collection includes a photograph of a house that was also for sale by the agent. These photographs provide significant heritage information relating house design and decoration, fencing and household gardens.One part of a massive subdivision of the Old Golf Links Estate in North Kew of 80 allotments bordering Sutherland Avenue, Ramsay Avenue, Belford Road, Beresford Street and Coleman Avenue. Inset on the plan at the top left, the route of the Outer Circle Railway is clearly marked. The Kew Golf Links is identified in its current location. The land on which Greenacres Golf Club was to be constructed is at this time marked as ‘Recreation Ground’. The ‘new bridge’ over the Yarra at Burke Road is also marked on the inset map. The Plan identifies the surveyor (sic) H.C. Crouch BCE MVIS, 443 Little Collins St., Melbourne. The date of the subdivision auction sale in identified as Saturday September 25th at three o'clock.Annotations: "E" top left. "Golf Links" top right. Most of the subdivision plans date from the 1920s and 1930s when the districts old homes and local farmland were being split up to accommodate residential growth in the postwar period. These early plans were assembled by a local firm, Jas R Mather & McMillan, which had an office in Cotham Road. Many of the plans, and sometimes photos, were annotated by the agents.Subdivision plans are historically important documents used as evidence for the growth of suburbs in Australia. They frequently provide information about when the land was sold as well as evidence relating to surveyors and real estate and financial agents. The numerous subdivision plans in the Kew Historical Society's collection represent working documents, ranging from the initial sketches made in planning a subdivision to printed plans on which auctioneers or agents listed the prices for which individual lots were sold. In a number of cases, the reverse of a subdivision plan in the collection includes a photograph of a house that was also for sale by the agent. These photographs provide significant heritage information relating house design and decoration, fencing and household gardens.The photograph may also be aesthetically significant depending on the importance of the photographic atelier.An undated and untitled hand-drawn and coloured subdivision plan detailing the boundaries of a number of irregular allotments bordering Cotham Road, Glenferrie Road and Stirling Avenue (now Stirling Street). The plan predates the actual subdivision that led to the creation of the eight commercial properties occupying 118-132 Cotham Road. The plan may represent an old subdivision that was further subdivided at a later date, or it may be a subdivision that never eventuated. On MMBW Detail Plan 1575 (1903), the area represented by the proposed subdivision was residential rather than commercial. The irregularity of lots is also apparent in the MMBW Plan. Originally sited on a large allotment overlooking Normanby Road, the setting of the house has been dramatically altered through extensive subdivision and development. The subdivision plan of the ‘Myrtle Hill Estate’ indicates that in one such subdivision, 11 allotments were created fronting Bowyer Avenue, Myrtle Avenue, and Normanby Road. The outline and building profile of Myrtle Hill is shown on the west side of Bowyer Avenue.The full (typed) title of this subdivision plan is :"Plan of SUBDIVISION of part of CROWN PORTION 83. / at KEW / PARISH OF BOROONDARA. / COUNTY OF BOURKE". / "MYRTLE HILL ESTATE / EAST KEW" In addition to the Title and subtitle, the plan also lists the advantages of the subdivision. -

Streets on the subdivision plan include Adeney Avenue, Park Hill Road, Normanby Road, Weir Street and Wharton Street. Cotham Road and its tramway are shown nearby. The plan is interesting as it shows Wharton Street, named after the architect and town planner George Wharton, who was the first chairman of the Municipality of Kew. The street was to later be renamed Cecil Street. Also shown are proposed ‘Municipal Gardens’ where Parkhill Drive is now located."D" in top left corner. Stamped auctioneers contact details: "Jas. R. This was Park Road, later to be named Adeney Avenue. Subsequent 20th century subdivisions created the ‘through roads’ of Cecil Street, Wimba Avenue, Florence Avenue, Marshall Avenue, Uvadale Road, and Barrington Avenue. This subdivision represents an attempt by auctioneers, rather than town planners to create an urban environment from larger residential allotments or in many cases farmland. Existing streets such as Parkhill and Normanby Roads provided a convenient starting point for the surveyors, but the Road named ‘Street Street’ indicates the role of the private surveyor in creating streets. Given that a number of allotments are listed as sold on the plan, the street is presumably Cecil Street. Even those lots that had been sold do not quite match the dimensions of the blocks in this parcel of land today, indicating that either further subdivisions or boundary alterations occurred.Subdivision plans are historically important documents used as evidence for the growth of suburbs in Australia. Following that subdivision, seven additional lots were offered between Normanby Road, Argyle Road and Lady Loch’s Drive on the proviso that the estate, including Goldthorns was not sold as a single lot. The subdivision plan advises that the lots are situated in one of the most charming and popular residential areas in Kew and is surrounded by modern homes. Typically, the subdivision plan proposes the advantage of its proximity to Cotham Road and the tram to Collins Street. Because of the elevation of Goldthorns, much is made of the ‘bright, sunny and extensive outlook to the Northern Ranges’ and that it overlooks the Yarra Valley. One of the more interesting aspects of the plan is that it shows the outline of Goldthorns in the mid to late 1920s. Unidentified on the plan, but clearly existing, are the Henty family mansion of Field Place and Tara Hall in Studley Park Road. The first attempted subdivision of Tara Hall was advertised in 1927 in which Lots 5, 6 and 7 in this plan were also advertised. Unusually, Lot 2 in Studley Park Road was created from the northern part of the Henty mansion, rather than Tara Hall. In the subdivision, lots were advertised at varying prices, with the highest price for land being Lot 2 in Studley Park Road. Barnes.The Summerhill Estate was a subdivision in Glen Iris of 24 ‘choice allotments’. The lots were primarily on both sides of Dillon Grove. Other lots at each end of the subdivision faced Margaret Street and Summerhill Road. It was from the latter that the subdivision took its advertised title. The lots were originally advertised for £10 deposit with 20 subsequent payments over five years. Pencilled on the printed plan is a change to the deposit required; a reduction to 20/-. Annotations indicate that the new deposits ranged from 30/- to 45/-. The most expensive lots faced Summerhill Road. Barnes.When the old Kew Golf Links was subdivided in the mid 1920s, the developers were able to break the sale into sections. The third section included eighty lots. The lots faced Kilby Road, Kodak Avenue, Belford Road, Baker Avenue, Mathers Avenue, and White Avenue. [Kodak Avenue was renamed Page Avenue at a later date].The ‘Kew Conservation Study (1988) notes that ‘On the subdivision plan, Kodak’s involvement is commemorated by the naming of the streets after Company directors, and their decision to not proceed with the construction of the factory is explained as a response to the increase in the value of the land. The subdivision adjoined Toorak Road east of Kooyong Road and alerted prospective buyers to how the Toorak Road tram would take them directly to the city. This emphasis on existing transport routes was a feature of subdivisions during a period when car ownership was the preserve of the wealthy. An existing brick villa (‘Mayfield’) is noted as already constructed on lot 13. The subdivision also notes that the lots adjoin land owned by Sir Edward Miller.
