This flag was used by Esperance Girls School, a private school based in Brighton from 1894-1956. Esperance was established in 1894 at 6 Normanby Street by Misses Emsie, Marion, Gussie and Daisy Beaver. The four sisters came from a formerly-prosperous land-owning family that had suffered badly as a result of the depression of the early 1890s. At a time when few occupations were open to gentlewomen, running a school provided the sisters with a respectable means of supporting themselves. Notable teachers at Esperance during the 1890s included elocution mistress Miss Jeannie Taylor, who would later become better known as the author Mrs Aeneas Gunn. In 1924 the school was sold to Miss Marian Taylor and Miss Christina McMillan, who had previously served as joint principals of Alexandra College in Hamilton between 1909 and 1913. Both women had strong family connections to Brighton: Christina was the granddaughter of early pioneer Archibald McMillan and Marian was a relative of long-serving town clerk J. H. Taylor. The new principals relocated the school to a large two-storey house on the corner of Park Street and Esperance Avenue, where it remained until its closure. They operated the school until 1950, when they sold it to a Miss Bury, who in turn sold it to the local Baptist Church in 1956. The land in North Kew between the Outer Circle Railway and the River Yarra was released in sections. This release included 80 lots. Inset on the plan at the top left, the route of the Outer Circle Railway is clearly marked. The Kew Golf Links is identified in its current location. The land on which Greenacres Golf Club was to be constructed is at this time marked as ‘Recreation Ground’. The ‘new bridge’ over the Yarra at Burke Road is also marked on the inset map. The plan predates the actual subdivision that led to the creation of the eight commercial properties occupying 118-132 Cotham Road. The plan may represent an old subdivision that was further subdivided at a later date, or it may be a subdivision that never eventuated. On MMBW Detail Plan 1575 (1903), the area represented by the proposed subdivision was residential rather than commercial. The irregularity of lots is also apparent in the MMBW Plan. Originally sited on a large allotment overlooking Normanby Road, the setting of the house has been dramatically altered through extensive subdivision and development. The subdivision plan of the ‘Myrtle Hill Estate’ indicates that in one such subdivision, 11 allotments were created fronting Bowyer Avenue, Myrtle Avenue, and Normanby Road. The outline and building profile of Myrtle Hill is shown on the west side of Bowyer Avenue.The full (typed) title of this subdivision plan is :"Plan of SUBDIVISION of part of CROWN PORTION 83. / at KEW / PARISH OF BOROONDARA. / COUNTY OF BOURKE". / "MYRTLE HILL ESTATE / EAST KEW" In addition to the Title and subtitle, the plan also lists the advantages of the subdivision.

The plan is interesting as it shows Wharton Street, named after the architect and town planner George Wharton, who was the first chairman of the Municipality of Kew. In 1888, in the section of Park Hill Road between Belmont Avenue and Normanby Road there was only one street running between Park Hill Road and Cotham Road. This was Park Road, later to be named Adeney Avenue. Subsequent 20th century subdivisions created the ‘through roads’ of Cecil Street, Wimba Avenue, Florence Avenue, Marshall Avenue, Uvadale Road, and Barrington Avenue. This subdivision represents an attempt by auctioneers, rather than town planners to create an urban environment from larger residential allotments or in many cases farmland. Existing streets such as Parkhill and Normanby Roads provided a convenient starting point for the surveyors, but the Road named ‘Street Street’ indicates the role of the private surveyor in creating streets. Given that a number of allotments are listed as sold on the plan, the street is presumably Cecil Street. Even those lots that had been sold do not quite match the dimensions of the blocks in this parcel of land today, indicating that either further subdivisions or boundary alterations occurred.Subdivision plans are historically important documents used as evidence for the growth of suburbs in Australia. Prue Sanderson, in her groundbreaking ‘City of Kew Urban Conservation Study : Volume 2 - Development History’ (1988), summarised the periods of urban development and subdivisions of land in Kew. Other lots at each end of the subdivision faced Margaret Street and Summerhill Road. It was from the latter that the subdivision took its advertised title. The lots were originally advertised for £10 deposit with 20 subsequent payments over five years. Pencilled on the printed plan is a change to the deposit required; a reduction to 20/-. Annotations indicate that the new deposits ranged from 30/- to 45/-. The most expensive lots faced Summerhill Road. An existing brick villa (‘Mayfield’) is noted as already constructed on lot 13. The subdivision also notes that the lots adjoin land owned by Sir Edward Miller.
