Pru Sanderson, in her groundbreaking ‘City of Kew Urban Conservation Study : Volume 2 - Development History’ (1988), summarised the periods of urban development and subdivisions of land in Kew. The periods that she identified included 1845-1880, 1880-1893, 1893-1921, 1921-1933, 1933-1943, and Post-War Development. These periods were selected as they represented periods of rapid growth or decline in urban development. An obvious starting point for Sanderson’s groupings involved population growth and the associated economic cycles. These cycles also highlighted urban expansion onto land that was predominantly rural, although in other cases it represented the decline and breakup of large estates. A number of the plans in the Kew Historical Society’s collection can also be found in other collections, such as those of the State Library of Victoria and the Boroondara Library Service. A number are however unique to the collection.Subdivision plans are historically important documents used as evidence of the growth of suburbs in Australia. They frequently provide information about when the land was sold on which a built structure was subsequently constructed as well as evidence relating to surveyors and real estate and financial agents. The numerous subdivision plans in the Kew Historical Society's collection represent working documents, ranging from the initial sketches made in planning a subdivision to printed plans on which auctioneers or agents listed the prices for which individual lots were sold. In a number of cases, the reverse of a subdivision plan in the collection includes a photograph of a house that was also for sale by the agent. These photographs provide significant heritage information relating house design and decoration, fencing and household gardens.In January 1929, the Kew City Council called for tenders to construct Tregarron Avenue. The subdivision of the Tregarron Estate in Kew was for 11 lots bordering Tregarron Avenue and its entrance from Burke Road. The plan includes annotations that indicate the measurement of each block and the placement of the drainage and sewerage easements. This plan is interesting for a number of factors. In 1951 plans were made for the construction of a gymnasium to be situated in the grounds of St Kilda Road. These 4 plans specify the building construction notes, present front and east elevations, and show how part of the hall could be transformed into bedrooms in the future. There are 2 copies of each plan, consisting of identifical copies of the east elevation and different notes printed/handwritten on the front, side and top elevations. The Corsewall Close Precinct is now listed on the Victorian Heritage Database (HO147) and is noted for its ‘consistent flat-type development over the entire street, which has been cleverly designed to make multi-unit dwellings appear as single buildings’. In this second version of the plan, the rarity of this late subdivision is emphasised by the auctioneers. The first attempted subdivision of Tara Hall was advertised in 1927 in which Lots 5, 6 and 7 in this plan were also advertised. Unusually, Lot 2 in Studley Park Road was created from the northern part of the Henty mansion, rather than Tara Hall. In the subdivision, lots were advertised at varying prices, with the highest price for land being Lot 2 in Studley Park Road. These include the Genazzano Convent to the north of Cotham Road, the Reservoir, St Hilary’s and the land holding of Colonel Parnell on the corner of John Street and Cotham Road. This plan records the Brighton Estate, also known as Dendy's Special Survey. In 1840 Henry Dendy, a farmer in Surrey, England acquired a "Special Survey" from the Commissioners for Land and Emigration which gave him the right to choose land in Port Phillip for the low price of £1 per acre for 5120 acres. Dendy appointed Jonathan Binns Were, as his agent, who later became a partner. Together, Dendy and Were decided on an area 5 miles south from Melbourne, bounded by North Road, East Boundary Road, South Road and to the west by Port Phillip Bay. Their Brighton Estate was first surveyed by T. S. Townsend in May 1841 and was re-surveyed by Robert Hoddle. Dendy and Were were making plans to sell the land and advertised a 30-guinea prize for the best subdivision which was to be divided into a village, marine residences, suburban and cultivation allotments, with the remainder being divided into country sections. The competition was won by H.B. This 1954 Roll of Honour board was an action of the WW2 Eltham War memorial Trust, for hanging in their Child Welfare Centre building on their property in Main Road, Eltham. The Johnstons Furniture Production Company made up the board and had the names of the local Eltham enlistees applied in gold lettering at a total cost of £13.10.00. The names were copied by the Eltham RSL from the obelisk which was first erected by the WW1 Eltham Peace Celebrations in August 1919 at the northwest corner of Bridge Street and Main Road. During road widening plans by the Council, the obelisk was moved to the garden area of the refurbished RSL branch building in Main Road for safekeeping. The Honour Roll Board was sent to the Eltham RSL sub-branch around 1999. Following the merger of the Eltham and Montmorency sub-branches and sale of the Eltham property, the obelisk was relocated to a location in front of the Eltham War Memorial. The Honour Roll Board was retrieved by former Eltham District Historical Society President, Harry Gilham in September 2004 who arranged for it to be hung in the Eltham War Memorial Hall (former Children's Library). This subdivision plan for the ‘Myrtle Park Estate’ relates to land sales in Emerald, Victoria, rather than to the subdivision of the same name in East Kew (1913-16). The subdivision in Emerald included 32 one-acre lots facing Torley Road, Government Road (now Rawhiti and Wong Hee Roads) Beaconsfield Road (now Old Beaconsfield Road). On the plan, an unnamed creek flows through allotments 8-12 on the east side of the Estate.
