The Kew Historical Society's map collection includes a substantial number of real estate subdivision plans, mainly of Kew but also of surrounding suburbs in Melbourne. Most of the subdivision plans date from the 1920s and 1930s when the districts old homes and local farmland were being split up to accommodate residential growth in the postwar period. These early plans were assembled by a local firm, Jas R Mather & McMillan, which had an office in Cotham Road. Many of the plans, and sometimes photos, were annotated by the agents.Subdivision plans are historically important documents used as evidence for the growth of suburbs in Australia. They frequently provide information about when the land was sold as well as evidence relating to surveyors and real estate and financial agents. These photographs provide significant heritage information relating house design and decoration, fencing and household gardens.The photograph may also be aesthetically significant depending on the importance of the photographic atelier.An undated and untitled hand-drawn and coloured subdivision plan detailing the boundaries of a number of irregular allotments bordering Cotham Road, Glenferrie Road and Stirling Avenue (now Stirling Street). The plan predates the actual subdivision that led to the creation of the eight commercial properties occupying 118-132 Cotham Road. The plan may represent an old subdivision that was further subdivided at a later date, or it may be a subdivision that never eventuated. On MMBW Detail Plan 1575 (1903), the area represented by the proposed subdivision was residential rather than commercial. The irregularity of lots is also apparent in the MMBW Plan. Pru Sanderson, in her groundbreaking ‘City of Kew Urban Conservation Study : Volume 2 - Development History’ (1988), summarised the periods of urban development and subdivisions of land in Kew. The periods that she identified included 1845-1880, 1880-1893, 1893-1921, 1921-1933, 1933-1943, and Post-War Development. These periods were selected as they represented periods of rapid growth or decline in urban development. An obvious starting point for Sanderson’s groupings involved population growth and the associated economic cycles. These cycles also highlighted urban expansion onto land that was predominantly rural, although in other cases it represented the decline and breakup of large estates. The subdivision of the Tregarron Estate in Kew was for 11 lots bordering Tregarron Avenue and its entrance from Burke Road. The plan includes annotations that indicate the measurement of each block and the placement of the drainage and sewerage easements. This plan is interesting for a number of factors. Local government in much of Victoria including the Bacchus Marsh area began with the formation of 'local committees'. These local committees could make representations to a Central Road Board regarding plans for road construction. Road construction and maintenance were seen as the essential tasks of these early local government authorities. By 1856 the local committee in Bacchus Marsh was constituted as the Bacchus Marsh Road District. This entity continued until 1862 when the name changed to the Bacchus Marsh and Maddingley Road District. This new entity lasted until 1871 when the local government authority in accordance with new statewide legislation became known as the Shire of Bacchus Marsh. The title of this plan being a plan of 'a portion of the road district of Bacchus Marsh' suggests that the plan was produced sometime between 1856 and 1862. The main purpose of this map was to shown the irrigable land in the district and the sources from which water for irrigation could be drawn. Bacchus Marsh was an early irrigation district in Victoria. Irrigation trusts were formed in the 1880s and 1890s to manage irrigation districts. But this was the culmination of many years of earlier attempts to construct irrigation systems in the Bacchus Marsh area and create a system to manage irrigation more broadly. In 1951 plans were made for the construction of a gymnasium to be situated in the grounds of St Kilda Road. These 4 plans specify the building construction notes, present front and east elevations, and show how part of the hall could be transformed into bedrooms in the future. There are 2 copies of each plan, consisting of identifical copies of the east elevation and different notes printed/handwritten on the front, side and top elevations. The subdivision plan includes the dimensions of each lot as well as the width of the existing and projected roads and turning circles. The Corsewall Close Precinct is now listed on the Victorian Heritage Database (HO147) and is noted for its ‘consistent flat-type development over the entire street, which has been cleverly designed to make multi-unit dwellings appear as single buildings’. In this second version of the plan, the rarity of this late subdivision is emphasised by the auctioneers. Unidentified on the plan, but clearly existing, are the Henty family mansion of Field Place and Tara Hall in Studley Park Road. The first attempted subdivision of Tara Hall was advertised in 1927 in which Lots 5, 6 and 7 in this plan were also advertised. Unusually, Lot 2 in Studley Park Road was created from the northern part of the Henty mansion, rather than Tara Hall. In the subdivision, lots were advertised at varying prices, with the highest price for land being Lot 2 in Studley Park Road.
