Cowton and Bland were brothers in law and began their partnership in 1847 in an import/export business similar to that of Rutledge and Co., although a lot smaller in scale. Later, the partnership acquired other land on the river front in Gipps Street where they had a wharf and bonded stores . The partnership lasted until 1864. Francis Box was born in Withyham, Sussex and came to Australia with his parents George and Mary Box and siblings in 1856. He was assigned to work in Beaufort and had various jobs including ‘gold miner’ at Heathcoat where he married Eliza Jane Thompson. Francis decided to return to market gardening after the death of his 1st child Francis George Box in 1875 aged 13months. The child was buried in Brighton Cemetery and Francis then rent/leased the land on the corner of Tucker Road and Elizabeth Street East Brighton ( now Bentleigh) owned by his brother Henry who with another brother John helped Francis clear the land, and establish a market garden. They had 4 children and began to prosper until in 1882 their 2year old child Lena Caroline Box was killed in a fire that destroyed their house. Francis was burned trying to rescue the child. The local community raised money to assist the family. The land boom brought prosperity again and Francis bought more land around Tucker Road which was bequeathed to his children. Francis and Eliza Jane had four more children but one died in infancy and another aged 2 years. Only 5 of their 9 children survived. Francis and Eliza Jane, who died in 1922, are also buried in Brighton Cemetery Jessie Melinda Box 1888- 1975 was born in East Brighton ( Bentleigh) the 8th child of Francis and Eliza Jane Box. She was a teacher in Eskdale, Victoria and married William Robinson d 1983, a farmer at Mitta in 1921. The family later moved to Tucker Road, Bentleigh where they ran a market garden until in 1950 they established "The Hilandale Poll Hereford Stud" at Notting Hill and Rowville. They moved to Mornington c 1960 where they continued their stud farming and enjoyed success at Melbourne, Sydney and local Shows. They had 2 children Jack Francis Robinson b1921, William James Robinson b1925. Box Cottage Museum, a reconstruction of an early settler hut, is named after the Box family who resided there 1865 -1913 . William Box who with his wife Elizabeth Avis Box and 13 children lived and farmed on the block of land in Jasper Road, East Brighton ( now McKinnon / Ormond) that was part of the Henry Dendy Special Survey 1841 . Jessie melinda Box was the 8th child of Francis Box Inscribed in Album “ The early photos in this album were found by Mr (Laurie) Lewis when he was demolishing the Old Box Cottage. He gave them to Mrs Avis Box Eldridge who in turn gave them to me. They were not identified. I believe they rightly belong in the Cottage. Edna Barrie describes the Darlingsford property. C.E. Barrrie Land developers bought the property from my husband’s brother. It was one big farm and they were a big family. When the father died he left it to be cut up for the family. The youngest son had to reach age 21 before the property could be divided and portioned out to the mother and children, but it was deferred until Jim returned from the war. Eventually it was cut up into two parts, we were married by then and so was Edgar. Part of the land included the block on the other side of Ferris road, which became the quarry, Edgar’s section was on the Toolern Creek end, he was the last one married and lived in the old bluestone house until 1974. The developers bought this section but they could not get permits due to the state of the old bridge due to the cost. Barries had built the bridge across the creek [1926]. It took the big loads of hay and the family kept it maintained. Once the Barries had gone it did not get any upkeep. The developers found the cost of replacing the bridge and developing site with sewerage and drainage power before they sell. The rural land itself is not worth much as the developer has to complete the subdivision before any blocks can be sold. The developer from Sydney had a man living in the house, who let it go the rack and ruin. He managed to buy from the developer 25 acres with the bluestone house. Bernard Coburn had it for a while but is was well out of our hands by then. There were various people who have bought into and tried to develop and have given up. There was a project sometime ago to save the buildings from ruin but nothing has happened as yet, they are six or seven years to late. The buildings continue to deteriorate and were badly damaged vandals and fire. The Shire bought all the rest of it from the developer, where the tip is now, that was also part of Edgars land. The location of this photograph is disputed by historians, but the consensus is that is shows the early use of Flagstaff Hill by the Warrnambool Garrison. This photograph is very similar to one on file in the State Library of Victoria (SLV). The photograph in the State Library's collection is clearer, and is in black and white. It also has an inscription below it "Lady Bay, Warrnambool, 1878'. The inscription on the lower left of the SLV's photograph looks to be the same as on Flagstaff Hill's copy. The photographer is unidentified. The photograph is significant to Warrnambool's local history. It is connected to the 1870's defence of the Port of Warrnambool, and to southwest Victoria's coast. The photograph can be used as a comparative tool for measuring the changes in the landscape and the harbour.Photograph, sepia, on card. Unknown photographer. View towards Lady Bay, Warrnambool. Sandhurst is the early name for the Victorian goldfield town of Bendigo. The original was published by Melbourne's Sands and Kenny Melbourne in 1857, and the plate from "Victoria Illustrated" by S.T. Gill. Balck and white steel engraving of a work by Samuel Thomas Gill showing a scene in early Bendigo. In the foreground a woman sits on a fallen tree holding a baby and talking to a small girl, while two men stand nearby discussing words on a paper. A sign on the fence declares 'Gov Sale Land'. In the mid ground a fledgling townscape is evident whole a man rides a horse along a thoroughfare, along with a small bullock team, and a man pushing a wheelbarrow. The scenefeatures a large number of flagpoles, and tents are visible along the horizon line. The image is engraved "S.T.Gill, del." in the lower left; "J. Article in Nunawading Gazette about 'Windouran', a spacious home unchanged since its picture was used to boost Mitcham's first subdivision sale. It has been divided into 2 flats but still looks stately. In 1915 70 big home sites were sold in an area bounded by Mitcham Road, Halls Parade, Orient Avenue and Vernal Avenue. The estate was known locally as 'Mother Foster's Estate'. Mr James Thatcher brought the brochure to the Gazette - his grandfather, Joseph Lloyd bought land at that sale. David Lloyd (Thatcher's uncle) lived there. The numerous subdivision plans in the Kew Historical Society's collection represent working documents, ranging from the initial sketches made in planning a subdivision to printed plans on which auctioneers or agents listed the prices for which individual lots were sold. In a number of cases, the reverse of a subdivision plan in the collection includes a photograph of a house that was also for sale by the agent. Subdivision plans are historically important documents used as evidence of the growth of suburbs in Australia. They frequently provide information about when the land was sold on which a built structure was subsequently constructed as well as evidence relating to surveyors and real estate and financial agents. These photographs provide significant heritage information relating house design and decoration, fencing and household gardens.When 29 Uvadale Grove, Kew was offered for sale it was described as: ‘Kew. Fine locality, 3 minutes Cotham Road. Splendidly built 6 roomed Brick Villa. Rooms 17 x 14, 16 x 13, &c. Beautifully fitted throughout. Land 70 x 134 to ROW.’ The price was advertised as being £1,400. The house exhibits key features of Federation architecture such as the gabled roof with a facing of half-timber and stucco. The veranda has a curved corrugated iron roof supported by timber pillars and fretwork. The building was originally the Colonial Bank of Australasia and has a series of occupants, include a real estate firm in the 1970's20cm x 10cm black and white photograph of 1 Powlett street, former colonial bank of Australasia. corner of Powlett Street and Lancefield Road. Two story light coloured rendered building with signage for "Real Estate House" on top of the ground floor. Other signage painted on the Lancefield Road side of the building include: "Land specialists to Kilmore & district". The building also has an adjoining cottage on the Lancefield Road side of the property. Legal document within a light brown manila document - titled "Attorney General of Victoria re Purchase of Essendon Tram Undertaking" containing 4 large sheets, typed, legally bound with tape and sewn cotton. Formally titled "The Honourable Arthur Robinson his Majesty's attorney general for the state of the Victoria with Melbourne and Metropolitan Tramways Board / Agreement" Dated 30/6/1922 - sets out the terms and cost of the Board purchasing the undertaking from the State Government (not NMETL), employees except Arthur Murdoch and gives a drawing of the land to be taken over. Robert David Taylor was a farmer who lived in Eltham all his life and died in 1934 at the age of 76. Mr and Mrs Bowman lived in York Street; Taylor was their neighbour. In 1933 he subdivided his land, the plan showing a proposed Grey Street flanked by residential blocks for sale. Mrs Bowman bought one: her family would be able to walk through it and along Grey Street to Henry Street, thus providing quicker access to the railway station. But Taylor retained ownership of Grey Street itself. He fenced it off at each end and charged the Bowmans with trespass when they used it. The matter went to Court. The ruling was that Mrs Bowman could use Grey Street, as she owned land in it, but her husband could not. (Taylor also accused the Bowmans of having broken the fences, but could not prove it.) Taylor had wanted to subdivide his land in 1914. Plans were submitted to Council and were approved, but the subdivision did not proceed. In 1919, Taylor doctored the plans to make it appear that a totally different subdivisional arrangement had been approved. The Titles Office immediately detected fraud, and the Crown charged Taylor with forgery and counterfeiting. But charges were later dropped (reason not recorded). He was an Eltham Shire Councillor between 1911 and 1920. In 1920, Council charged him with illegally felling 91 eucalyptus trees in Eltham Park (60% of them in a healthy condition), presumably to be sold as firewood. He was imprisoned pending trial. Taylor claimed that he had acquired from another man the right to remove timber and sued the Council for wrongful prosecution. The case eventually went to the State Full Court, with judgement given in favour of Council, on the grounds that any right acquired by Taylor covered only the removal of logs and refuse, not sound green timber. And his position as Councillor precluded him from acquiring the right anyway. Robert David Taylor was also a Trustee of the Wesleyan Church owned land at Lot 20 Henry Street, originally purchased in January 1855 for a chapel and from which David and Catherine Clark first ran their private school, the forerunner of the Eltham Primary School. The land was sold in November 1901 to the Hope of Eltham Tent No. 195 Victoria District Independent Order of Rechabites, for which his brother William John Taylor was a Trustee and became the home of the Eltham Rechabite Hall.
