The Kew Historical Society collection includes almost 100 subdivision plans pertaining to suburbs of the City of Melbourne. Most of these are of Kew, Kew East or Studley Park, although a smaller number are plans of Camberwell, Deepdene, Balwyn and Hawthorn. It is believed that the majority of the plans were gifted to the Society by persons connected with the real estate firm - J. R. Mathers and McMillan, 136 Cotham Road, Kew. The Plans in the collection are rarely in pristine form, being working plans on which the agent would write notes and record lots sold and the prices of these. The subdivision plans are historically significant examples of the growth of urban Melbourne from the beginning of the 20th Century up until the 1980s. A number of the plans are double-sided and often include a photograph on the reverse. Reconciling this hand-drawn subdivision plan with a modern map of the area is initially a challenge due to a change of street names. Argyle Road in the centre of the subdivision was to be renamed Deepdene Road, and the street named Deepdene Road on the plan was to become Deepdene Place. Of interest is the nursery on the corner of Argyle and Whitehorse Roads. During this period there were a number of nurseries servicing the Kew and Balwyn areas. The Melbourne and Metropolitan Board of Works (MMBW) plans were produced from the 1890s to the 1950s. They were crucial to the design and development of Melbourne's sewerage and drainage system. The plans, at a scale of 40 feet to 1 inch (1:480), provide a detailed historical record of Melbourne streetscapes and environmental features. Each plan covers one or two street blocks (roughly six streets), showing details of buildings, including garden layouts and ownership boundaries, and features such as laneways, drains, bridges, parks, municipal boundaries and other prominent landmarks as they existed at the time each plan was produced. Within this collection, thirty-five hand-coloured plans, backed with linen, are of statewide significance as they include annotations that provide details of construction materials used in buildings in the first decade of the 20th century as well as additional information about land ownership and usage. The copies in the Public Record Office Victoria and the State Library of Victoria are monochrome versions which do not denote building materials so that the maps in this collection are invaluable and unique tools for researchers and heritage consultants. A number of the plans are not held in the collection of the State Library of Victoria so they have the additional attribute of rarity.Original survey plan, issued by the MMBW to a contractor with responsibility for constructing sewers in the area identified on the plan within the Borough of Kew. The plan was at some stage hand-coloured, possibly by the contractor, but more likely by officers working in the Engineering Department of the Borough and later Town, then City of Kew. The hand-coloured sections of buildings on the plan were used to denote masonry or brick constructions (pink), weatherboard constructions (yellow), and public buildings (grey). In 1905, when Plan No.1564 was printed, that part of Kew bordered by Brougham Place (now Daniell Place), Mount Street, Sackville Street and Ross Street was already the location of a number of large mansions. Here, subdivisions, at least at this stage, produced larger blocks than in Central Kew. Many of the houses on this plan are named: ‘Faybrook’, ‘Northumbria’, ‘Parkholm[e]’, ‘Dunboe’, ‘Katoomba’ and ‘Eschol’ fronting Sackville Street. Eschol was once the home of the manufacturer Robert Harrison, whose cordial factory in Spring and Argyle Streets Fitzroy are noted on the Victorian Heritage Register. ‘The Hawthorns’ on the corner of Brougham Place and Mount Street was the home of the medical practitioner Frank William Fay, who won the military cross and other honours for conspicuous gallantry and devotion to duty in World War 1.melbourne and metropolitan board of works, detail plans, mmbw 1564, cartography

It is not known which building these plans belong to. Since there is a Heat Treatment Room and a number of vices it may be a metalwork room, and may be related to Repatriation classes after World War One. This plan, which covers parts of High Street, Pakington Street and Derby Street is dominated by two historic Kew mansions: ‘Konetta’ and ‘Ramornie’. Ramornie was constructed in 1890 for James Maitland Campbell, three times Mayor of Kew. Sold in 1940, it became a boarding house known as ‘The Towers’. Now a private residence again, it has only one of its three balconies remaining. The location of the missing two balconies can be seen on the plan. In 1903, the grounds of Ramornie included a large tennis court fronting Pakington Street. The rear of the property is shown as extending to Cobden Street. One of Kew’s oldest hotels, the Prospect Hill Hotel on the corner of High and Cobden Street was established in 1858. The outline of the hotel shown on the plan represents the second building on the site. During the 19th century it was often used for electoral meetings. The Prospect Hill Hotel was to be redeveloped again in 1928, by the local architect Robert McIntyre. Pamphlet advertising the sale of land at the "Camberwell Panorama Estate" - Doncaster and Bulleen Road 13-10-1923. Gives terms of sale, photos showing the views and a nearby shopping centre. Has a large photo of MMTB No. 20 on the front cover. The tramcar is of the Hawthorn Tramways Trust four-door bogie type. MMTB No 20 was an ex-Prahran and Malvern single trucker or small tram A class. Gives details of the 110 lots to be sold, terms, location, and that the tram was proposed to be extended to the corner. This extension took place in 1937. The locality plan shows proposed plans for tram lines in Belmore Road and Burke Road north of Whitehorse Road. Barnes.This is a second, more complete version of the Corsewall Estate subdivision that is held by the Society. The Coreswall Estate was a subdivision, bordering on Barkers Road and Auburn Road, which created Corsewall Close. This relatively late subdivision included 29 allotments. The subdivision plan includes the dimensions of each lot as well as the width of the existing and projected roads and turning circles. The Corsewall Close Precinct is now listed on the Victorian Heritage Database (HO147) and is noted for its ‘consistent flat-type development over the entire street, which has been cleverly designed to make multi-unit dwellings appear as single buildings’. In this second version of the plan, the rarity of this late subdivision is emphasised by the auctioneers. This plan of Kew encompasses the area bounded by Barkers Road, High Street and Stevenson Street. Because of the angle created by High Street, a number of houses on the northern side of High Street are shown. The area is dominated by one of the great original landholdings in Kew, described here as the ‘Findon Paddock’. ‘Findon’, the house from which the name of the paddock was taken fronts Stevenson Street and was clearly a rambling structure. The best-known occupant of Findon was Henry ‘Money Miller’ who bought the house in 1871. Miller was a member of Victoria’s first parliament and assisted in the framing of its constitution. Findon was to be subdivided as early as 1912, when the Findon Subdivision was advertised to be sold by auction. In the plan of the subdivision, the original house is not shown, so, presumably it had previously been demolished. This plan has detailed annotations written in red or blue ink, showing prices, which may be the annual valuations of the properties, and some owners’ names, a most unusual feature on contractor's maps. Some areas, such as the buildings of Methodist Ladies’ College (MLC), include the school’s tennis court and swimming pool, but are not coloured to show building materials – did the draftsman just run out of time, or ink, or enthusiasm, before his plan had to be submitted? MLC had been founded in 1882 as a ‘modern school of the first order’ with buildings that formed ‘a collegiate institution for girls unsurpassed in the colonies’. The goal of its founders was to provide a high-class Christian education for girls, comparable with that provided elsewhere for boys. Some shops are shown along Edgevale Road, though they are not designated as commercial premises.
