The Kew Historical Society's map collection includes a substantial number of real estate subdivision plans, mainly of Kew but also of surrounding suburbs in Melbourne. Most of the subdivision plans date from the 1920s and 1930s when the districts old homes and local farmland were being split up to accommodate residential growth in the postwar period. These early plans were assembled by a local firm, Jas R Mather & McMillan, which had an office in Cotham Road. Many of the plans, and sometimes photos, were annotated by the agents.Subdivision plans are historically important documents used as evidence for the growth of suburbs in Australia. They frequently provide information about when the land was sold as well as evidence relating to surveyors and real estate and financial agents. The numerous subdivision plans in the Kew Historical Society's collection represent working documents, ranging from the initial sketches made in planning a subdivision to printed plans on which auctioneers or agents listed the prices for which individual lots were sold. In a number of cases, the reverse of a subdivision plan in the collection includes a photograph of a house that was also for sale by the agent. These photographs provide significant heritage information relating house design and decoration, fencing and household gardens.The photograph may also be aesthetically significant depending on the importance of the photographic atelier.An elevated, modest weatherboard house, photographed towards the end of the construction phase. The lower section of the weatherboards are exposed and stained. The upper section is rendered with rough-cast. The tiled roof has a single gable that extends over the centrally placed front porch. On the porch, the door and single sidelight are filled with coloured leadlight whereas the casement windows in the front rooms contain plain glass. The leadlight and the wrought iron of the verandah are the only decorative elements of the utilitarian design. The location of the house, which was advertised for sale, has not to date been identified. The RSL was established on January 1st 1920, later joining with the Hawthorn RSL. In November 1931, Cr. C.R. Parry organised the reformation of the Kew Sub Branch and its first president was Brig-Gen Pat McGlin, a veteran of the Boer War and the First World War. On July 17th 1932, the club rooms first opened on Army land at the corner of High Street and Highbury Grove. In late November 1948, the Kew RSL bought the "Wilton" house from the Kew City Council for £10,067, opening seven years later in July 1955. [Source: Victorian Heritage Database]This work forms part of the collection assembled by the historian Dorothy Rogers, that was donated to the Kew Historical Society by her son John Rogers in 2015. The manuscripts, photographs, maps, and documents were sourced by her from both family and local collections or produced as references for her print publications. Many were directly used by Rogers in writing ‘Lovely Old Homes of Kew’ (1961) and 'A History of Kew' (1973), or the numerous articles on local history that she produced for suburban newspapers. Most of the photographs in the collection include detailed annotations in her hand. The Rogers Collection provides a comprehensive insight into the working habits of a historian in the 1960s and 1970s. Together it forms the largest privately-donated collection within the archives of the Kew Historical Society.The exterior of the Kew RSL on the corner of Cotham Road and Charles Street, Kew. Pru Sanderson, in her groundbreaking ‘City of Kew Urban Conservation Study : Volume 2 - Development History’ (1988), summarised the periods of urban development and subdivisions of land in Kew. The periods that she identified included 1845-1880, 1880-1893, 1893-1921, 1921-1933, 1933-1943, and Post-War Development. These periods were selected as they represented periods of rapid growth or decline in urban development. An obvious starting point for Sanderson’s groupings involved population growth and the associated economic cycles. These cycles also highlighted urban expansion onto land that was predominantly rural, although in other cases it represented the decline and breakup of large estates. A number of the plans in the Kew Historical Society’s collection can also be found in other collections, such as those of the State Library of Victoria and the Boroondara Library Service. A number are however unique to the collection.The Kew Historical Society collection includes almost 100 subdivision plans pertaining to suburbs of the City of Melbourne. Most of these are of Kew, Kew East or Studley Park, although a smaller number are plans of Camberwell, Deepdene, Balwyn and Hawthorn. It is believed that the majority of the plans were gifted to the Society by persons connected with the real estate firm - J. R. Mathers and McMillan, 136 Cotham Road, Kew. The Plans in the collection are rarely in pristine form, being working plans on which the agent would write notes and record lots sold and the prices of these. The subdivision plans are historically significant examples of the growth of urban Melbourne from the beginning of the 20th Century up until the 1980s. A number of the plans are double-sided and often include a photograph on the reverse. A number of the latter are by noted photographers such as J.E. Barnes.In November 1917, the Ermington Estate was advertised as an ‘Executor’s Sale’. It included the 10-roomed villa residence, ‘Ermington’, home of the late Mrs. Lorimer, and 10 ‘magnificent allotments’. The plan in the Kew Historical Society Collection is a little more specific. Ermington is described as having 9 Rooms &c. and there are 11 lots shown on the west side of Hillcrest Avenue. In the plan, the latter is named as ‘Hill Crest Avenue’. The plan indicates that the subdivision was based on the surveying work of Johnson & Tait. Opposite Ermington, the existing house ‘Parkhill’ is identified. A faded stamp on two parts of the plan indicates that it was in the possession of Jas. John J. Huntly appears to have been the only licensee of the Royal Oak Hotel, built in 1858. He was a Councillor of the Municipality of Belfast at the time and later became the Secretary of the newly formed Minhamite Shire in 1872. By 1861 D. Smith appears as the licensee of the now named Commercial Hotel. In 1877 it was offered for sale—the building described as follows “Built of bluestone with slate roof, having a frontage to Bank street of 106 feet, 6 inches. Accommodation consists of twelve bedrooms, eight sitting rooms, bathroom, bar and cellar and detached kitchen also of bluestones, with outside offices. Around this time beside its usual business the hotel had various rooms for visiting doctors and a dentist. Dr. Berncastle, who was associated with the Sydney Eye Infirmary, performed several operations there on those suffering from cataracts. It was the meeting place for the Port Fairy Freemasons, before their Lodge was built in James street, and all the local sporting clubs, at one time or another. The veranda was added in 1900. The name Royal Oak was restored this century, but the name Commercial Hotel can still be seen in the leadlight window over the front entrance. The hotel still continues serving patrons with beverages and meals but no beds these days. William and Emma Osmond with two small children arrived in Belfast in 1852 as assisted migrants assigned to R. H. Woodward . Two years later William was rated for a two room stone house in William street. By 1868 William Osmond was in business as a Butcher and was the holder of a Beer and Colonial wine license for his home which now numbered eight rooms. The license having been granted he opened the Volunteer Arms there, which he operated for two years whilst he had built, the two storied stone building next door, to take advantage of the fact that a livestock sale yards was operating on the opposite side of William street, hence the name Market Inn. William died in 1876 and his sons continued to run the hotel until 1916, when the building was sold and the license transferred to Harold Revell, a retired farmer. The license was revoked in 1918. and the building became a private dwelling . The building is still standing although the market for which it was named is long gone. It is now a private home and Art Gallery. The small building on the left is the Farmers Inn, and was built about 1849, when James Brown became the first licensee. In 1854 John Walwyn Taylor moved from the Sally Ann to take over, and remained there until 1857, when he moved to his new hotel The Star of the West built on the old Sally Ann site. John Wall then became the new licensee of the Farmers Inn. In 1876 his wife Bridget made an application for the license to be transferred to her as “her husband suffered from rheumatism, and there were certain other reasons why the license should be transferred to her hands”. The Bench wondered about creating a precedence of granting a license to a married woman, who was living with her husband, (licenses were only granted to the widows of licensees at that time), so the application was postponed for 14 days, but eventually Mrs Wall won her case. In 1882 Patrick Tennyson took over the lease of the Farmer’s Inn and applied to change the name to Tennyson’s Hotel. In 1885 he bought the freehold in the Great Land Sale for £780. 12s. 8d., and in December, carried out extensive renovations. The local press reported that “the rooms were quite tasteful, the Billiard room commodious and well ventilated, and that the old hotel had not looked so good for years”. The double storied part of the hotel was added in 1893. Patrick Tennyson had a colourful career. He was born in Charlemont, County Armagh in 1846. When he was 21, he served as a papal guard at the Vatican for 2 years and then entered the Marist Brothers novitiate in Beauchamps. In 1872 he was one of three brothers to accompany Brother Ludovic to Sydney; he was then aged 23. After 5 years he withdrew from the Congregation and moved to Victoria, where he took up teaching, first at Rosedale near Sale, then at Crossley, by which time he was married to Anne White. They had eight children, three dying in infancy. Eight months after he took over the Farmers’ Inn, he was elected to the Borough Council, and served as Mayor in 1897. His great interest was sport, was Secretary of the Race Club for 20 years and supported the local Football Club by donating a silver cup for local competitions. Patrick Tennyson died in 1904. The hotel continued under various licensees until it burned down in 1977 under the name of “The Fishermen’s Arms”. The wooden dresser came from the Terminus Hotel in High St., Wodonga. In 1873, James Thompson Hatch built the two-storeyed Terminus Hotel at 79 Sydney Road (later known at High Street), then sold it to George Day and Kenneth McLennan for £1,230. It was first licensed to J. G. Morton in January 1874. In 1879, Annie Allen, from Ireland, took over as licensee of the hotel containing 14 rooms, after she and her husband, George James Allen, purchased it. He became licensee in 1883. Under the Allens, the Terminus became, ‘a principal rendezvous for visitors to the town.’ September 1888 saw additions to the building that included a billiard room, a dining room, and 18 other rooms. Following the death of her husband in 1889, Annie Allen continued to run the Terminus Hotel. She later married John Haldon and was licensee of the hotel until 1893 when the licence was transferred to William Carkeek. In the early 1900s the Hotel was thoroughly renovated. The Terminus Hotel was for sale by auction on 5th March 1909. It comprised about 50 rooms, a two-storey building built of brick and iron with hot and cold water service and acetylene gas throughout. The principal hotel in Wodonga, was let from 1st January 1909 on a seven years’ lease at a rental of £9 per week. 1935 saw extensive improvements by proprietor W. P. Kinney, while in 1941 further extensive improvements were carried out to make a good hotel better. A pall of shock and disbelief descended over Wodonga’s historic Terminus Hotel on 1st June 1998 when it was destroyed by fire then demolished in 1999. The site was sold for almost $1 million and redeveloped for a medical clinic. This photo is part of a collection of Wodonga Town Photos donated by Elaine Mann. Elaine was married to David Mann, a successful Wodonga businessman and community leader who passed away in Wodonga in June 2012. David was a member of the Mann family who began their business in Wodonga in 1920. Elaine was a teacher in Wodonga for many years and an active member of the community. The principal hotel in Wodonga, was let from 1st January 1909 on a seven years’ lease at a rental of £9 per week. 1935 saw extensive improvements by proprietor W. P. Kinney, while in 1941 further extensive improvements were carried out to make a good hotel better. A pall of shock and disbelief descended over Wodonga’s historic Terminus Hotel on 1st June 1998 when it was destroyed by fire then demolished in 1999. Mrs. Ronan Dining Rooms Wodonga ...When Mrs Julia Ronan nee Arundel lost her husband John to tuberculosis in 1906, she quickly decided to move from their small farm into Wodonga with her 3 children. She was granted the lease of the ground she needed to establish her eating house at one shilling per year while she remained there. Two established merchants Albert Schlink and John Whan and butcher Jack Garrett agreed to allow her credit which enabled her to open Ronan's Dining Rooms at the Wodonga Saleyards. It was often a challenging environment, with drovers, and horse- breakers, auctioneers and bushmen bringing huge mobs of cattle and horses to the saleyards. Stories of the premises include the unexpected arrival in the passage of a lively bullock which finished up on the girls' bed. Mrs Ronan persevered and beat all obstacles to finally move from the saleyards to the Wodonga Coffee Palace in High Street, beside the railway gates in 1921. The construction of the Hume Weir had begun and some construction workers boarded at the Coffee Palace. Her 3 children achieved success due to their mother’s hard work to ensure their futures. Bill trained for the priesthood and was a parish priest, but died from tuberculosis 1n 1939 aged of 41. Katie became a highly accomplished music teacher, including 32 years at Albury Public School. In the 1930s she was able to buy a house at 49 High Street, Wodonga where she lived with her mother and sister Mary. Mary trained in office work at Edmondson’s solicitors and then worked on the Albury Council. After living with her daughters in the High Street house, Julia passed away on her 90th birthday in 1958. Mary died on 6 January 1983. Katie passed away in Wodonga at the age of 97 on the 16 September 1996. The Wodonga Hotel was constructed in 1940 at a cost of £10,000. It is now called Elgins Hotel. It was established after the transfer of the licence from the Halfway Hotel. This was the result of a lengthy hearing before the Licensing Board over two days in December 1939, There was some opposition from established guest house keepers and hotelkeepers. G. A. Adams, owner of the Carriers’ Arms Hotel was refused a hearing as he was not a resident, so Rachael Spence his manageress objected on the ground that it would do her hotel a lot of harm. Mr Luke Murphy represented the applicants, Irene Weatherall and Lena Pickering. He stated that the new structure would be of brick, cement and iron and contain 22 rooms. The site was near the municipal sale yard and near the railway station, and, he pointed out the trucking industry, which he believed to be larger than any other in Victoria, outside of Melbourne. The hearing was told of the bad state of the Half Way Hotel, having been there for almost 100 years. Luke Murphy was quoted as saying “If Hovell were here he could give evidence on that.” The lack of accommodation and quality accommodation at Wodonga hotels was frequently heard of. Costa’s Wine Café had very excellent accommodation for but only five or six people. The lessee of the-tea rooms at the municipal saleyards, also gave evidence. Mrs Lowden said that on sale day she served up to 130 dinners in addition to 10 or 20 breakfasts, and almost continuous light lunches. She did not think a hotel would provide a needed facility for patrons of the saleyards. In April 1940 the application was granted on the condition that premises were erected within 42 weeks. The hotel was used for soldier accommodation during World War II and experienced a boom period when Wodonga saleyards were located across the road. Irene House behind the pub also was constructed in the 1970s when Albury-Wodonga had been identified as a National Growth Centre by the Whitlam Labor government.
