Bennie Simcox first came to the Monbulk area about 1860, following the first important gold discovery at the end of 1858. As the gold rush was short lived Simcox returned to Collingwood but later came back to Monbulk, built himself a hut to live in and become its first known permanent resident. The hut was burnt in the 1913 fires. Monbulk was thrown open to selection in 1894, and that's when the first farmers including Bennie Simcox went into Monbulk. It was a big, timbered country in those days. Once Ben had cleared some of his land he started to grow raspberries on it. He would be up before daylight ready to start picking. Ben also picked for a local family, the Camms to help make ends meet. When Ben Simcox was virtually at the retired stage, he wanted to develop his bit of the gully as a tourist attraction, As his nephew Fred Gay who owned the 10 acres below Ben wanted to farm, he was happy to swap his treed block with Ben. At a time when most settlers were clearing their properties, Ben Simcox, by contrast, cultivated the native plants and planted most of the large trees seen on the property today. And so Nathania Springs was developed as a tourist resort, and a mini-botanical garden. He diverted the natural water supply to form ornamental garden pools stocked with trout and tame native black fish. There were many visitors came to the Dandenongs, Some arriving in motor cars others in converted furniture vans lined with seats or charabancs with the long extended chassis and the open canvas roofs. Identities such as Billy Hughes, Madame Melba would often come to look through Nathania Springs. Bennie sold Nathania Springs to Councillor Ferdinand Thomas Le Juge, a boarding house proprietor and later the town baker in 1909 then in about 1921 Ben’s nephew Fred and his wife and family continued to open Nathania Springs to the public. It was not unusual in around 1924-25 for up to a thousand people a day to arrive at Nathania Springs to go through the gardens. At sixpence a time, that was a lot of money in those days. This photo is part of a collection of historic and social significance of the early settlement of Monbulk. Thomas William Cavey was born in 1871, he was the youngest of his family and the only child that was born in Australia. He was first employed at the lime kilns in Geelong, before moving to Queensland for 4 years where he worked as a Boundary Rider. Thomas returned to the Lilydale area to be the driver of a buggy and pair for David Mitchell of David Mitchell Quarry in Lilydale. He selected land in Seamer Road in Monbulk in about 1898, but was working for the railways in Melbourne at the time and would come up to Monbulk at weekends to clear and cultivate the land. He met Lillian Eager, probably through relatives of hers, the Wingates, who lived in Monbulk. He and LIllian were married in 1910. They bought a 22 acre property in what is now called Cavey Road. They had two sons Thomas Charles, born in 1918 and George William Born in 1923. Initially the property in Cavey Road was farmed for vegetables, fruit and berries. The land used for this was over a creek on steep land away from the house. Once the produce was harvested it was taken by flying fox, back across the creek to where it could be prepared for sale. It was then taken to the Emerald and Belgrave markets each week. Later 10 cows were purchased, and the main income from the property was the dairy which produced approximately 25 quarts of milk a day, they produced Cream and Butter and together with the milk they were delivered fresh daily in the horse and cart. Deliveries were made to Monbulk, The Patch and to the canvas town at Silvan Dam, where the workers building the Silvan Dam lived. Thomas William Cavey died in 1959 aged 89. Lillian Blanche Cavey died in 1949 aged 68.

The photo is of the coach house at 'St. Abbs', 33 York Street. John Inglis Lothian, publisher, bought St Abbs in 1903 and lived here with his family until 1908. Prior to this the property had been part of Isiah Ainger's farm. The San Miguel family lived there from 1911-1923 and in 1926 Thomas Lothian bought 'St Abbs' and his family lived there until 1974. As the donor was Miss Jean Lothian it is assumed that the photo was taken during one of the periods the Lothian family occupied the property and more likely during the earlier period. This followed a surge in development following WW1. Land in surrounding streets was sub-divided. This included part of John Butler Maling (Jnr)'s small farm bounded by Banool Road, Wharton Road, Weybridge Street and Whitehorse Road. The quarry was part of John Butler Maling's property. He was one of the original settlers of the area and farmed the area between Weybridge Street and Whitehorse Road. Clay was quarried from part of this area and used to make the bricks used in the construction of his home, known as 'Ancyra'. This is still extant at the corner of Weybridge and James Streets. Maling grazed cows and used the quarry as a water source. He was the uncle of John Butler Maling, Mayor of Camberwell. He was married to Kate Conlon in 1882. They had 3 children: Silas Young, Alick and Zillah. Maling was born in c1829 in Shepreth, Cambridgeshire; he died in Surrey Hills on 9 October 1912 and is buried in Box Hill Cemetery - CE-*-0586. Mrs Kate Maling (born c1859 in Co Meath, Ireland) died at the property on 8 March 1921. She is buried in Brighton General Cemetery. Probate was valued at over 10,000 pounds and included other properties in Sandringham, Hawthorn and Macedon. At the time of her death the Surrey Hills property was described as being 23 acres with 2 brick houses, 1 cow, 2 heifers and 40 fowls or chickens. The property was subdivided after her death. The property was subdivided into 110 house blocks in c1923 - see Maling's Estate subdivision flyer on the State Library of Victoria's website. This shows that the Grovedale Park site had been acquired by Camberwell Council by this time. An attached newspaper clipping documents prices realised for a cross-section of blocks. The MMBW map of 1925, also on the SLV website, shows the outline of the clayhole / quarry. The quarry was filled in after several drownings or near drownings and the land is now occupied by a park and playground, known as Grovedale Road Park, maintained by the City of Boroondara. Beckett Park is sited on horizon to the left beyond the trees. George's grandfather was James Rayment Snr (1817-1890). He was born in Essex, England. He arrived in Melbourne aboard the “Bengal” in 1840. He married Jane McKnight on 12 March 1861. She died in 1871. James lived in South Melbourne until he married Elizabeth Brown in 1873. He moved to “Spenceycroft” at 654 Canterbury Road in 1880 - the property had a dairy. He moved to 85 Croydon Road, Surrey Hills (the house still stands) in 1886 but still ran the dairy. He moved back to South Melbourne and died there in 1890. His son James Rayment Jnr (1862-1916) was born in Emerald Hill. He married Harriet Ratten in 1882 and lived at 85-87 Croydon Rd Surrey Hills until 1914. He also owned properties at 70,72,81 and 83 Croydon Road. Harriet died in 1897. He married Victoria Benbow in 1898. In 1912 his occupation was fishmonger. In 1914 he moved to “The Wattles” at 95 Middlesex Road, Surrey Hills. In 1919 his wife Victoria owned lots 45,47,49,51,53,55 Durham Road. Surrey Hills. He died 1916 and Victoria died in 1939. James, the third, lived in Middlesex Road, Surrey Hills where he and his wife had a flower and vegetable farm. His brother was George Leslie Rayment (1894-1976), known as Les, the subject of this photo. He was born in Boroondarra. He lived at 85 Croydon Road, Surrey Hills. In 1914 he enlisted and served in the HQ staff 3rd Light Horse Brigade and was promoted to Staff Sergeant. In 1916 he was discharged for family reasons, those being that his father had died and there was no-one at home to support the family in Middlesex Road. In 1918 he married Grace Lewis at the Highfield Methodist Church. In 1919 they moved into “Clovelly”, 94 Durham Road, Surrey Hills. In 1927 his wife Grace died and in 1933 he married Celia Lewis. In 1936, with the help of his brother James, they built their new house at 14 Benwerrin Road, Surrey Hills. Celia died in 1967 and Les in 1976. Les had 2 children Dr Dulcie Grace Rayment and Norma Lesley Rayment. (Information courtesy of Mel Constable; Mel's wife is a Rayment descendant). Les' brother, James Arthur Rayment, was born in Balwyn in 1889. His A.I.F. record states - he joined on the 14 July 1915 to the 5th Field Company Engineers. His father was living in Middlesex Road, Surrey Hills at the time of his enlistment. He returned to Australia and was discharged on 22/7/1919. His occupation was carpenter; his religion, Methodist. He was 26 years and 2 months at enlistment and left Australia on 23/11/1915. James Arthur Rayment married Lilian Sarah Smith in 1920 (Ref: Victoria 1920/6780). REF: Mrs Dorothy Legg - James Rayment and his wife Elizabeth lived and farmed in Russell Street in the 1860s. The land was a dairy property and may have included some of the land later owned by the Presbyterian Church. Their sons James and Alex walked to the Balwyn State School.
