Inset map enlarging area between Yarra River and Dandenong Creek, with southern boundary of allotments later forming part of Oban Road, North Ringwood.TRANSCRIPT: "This really valuable Property is now offered to the public for sale, in lots to suit purchasers at the Iow rate of £1 per Acre for 80 acres and upwards, and £1.10s per Acre for any smaller portion. Terms of payment Half Cash, Balance in 6 and 12 months, bearing 8 per cent interest. The Estate is well wooded with Gum, Cherry Tree and Stringy Bark, with Wattle in the valleys of the several creeks. Every lot is Staked and Trenched at the corners marked on the Plan thus - The Surveyor has carefully sub-divided the Property, in order to give every Farm a Creek for Water, Valley for Cultivation, and Hills for House and Grass Paddock. The ROADS have been very carefully laid out so as to give a firm, well drained, and nearly level road to each Homestead. Intending purchasers can readily find the property by the following directions, viz: Start from Richmond Bridge, at Hawthorne, then take the left-hand road to KEW. Many of their programmes, the earliest from 1953, and the last from 1965, form part of our collection.Arthur Henry Dear was an employee of the City of Kew, acting as Hall Keeper of the Kew Recreation Hall in Wellington Street, and later the new Kew City Hall in Cotham Road. The Arthur Dear Collection contains memorabilia - tickets, programmes, invitations - as well as his identification badge. Items in the collection dates from the 1940s to the 1970s The Kew Recreation Hall (Wellington Street) and later the Kew City Hall (Cotham Road) were major locations in suburban Melbourne in the postwar period for civic and private events including theatre productions and exhibitions. The Arthur Dear Collection (in conjunction with the scrapbooks compiled by Marion Tilley) provide a comprehensive snapshot of performing arts in Kew during the 1940s, 1950s and 1960s. ... Kew City Hall in Cotham Road. The Arthur Dear Collection ...Considered a ‘worthy’ councillor, William [Bill] Wishart was ‘blunt’ in words and actions during his period of civic service. He was concerned with a picturesque Kew. This included street lighting, macadamised roads and improved access to Melbourne. Often accused of being German, he asserted his Australian birth and Scottish heritage. He was a strong advocate for women’s rights, believed in compulsory voting, favoured prison reform, opposed religious instruction in State schools, betting including horse racing, Home Rule, alcohol and sought to establish a tourist bureau. Cr. Wishart was ‘unanimously’ supported to nominate for the vacated seat of Richmond in Victoria’s Legislative Council. He narrowly lost the vote. In many cases the names of streets were subsequently changed. The layout was also affected by the creation of the Eastern Freeway. Other lots at each end of the subdivision faced Margaret Street and Summerhill Road. It was from the latter that the subdivision took its advertised title. The lots were originally advertised for £10 deposit with 20 subsequent payments over five years. Pencilled on the printed plan is a change to the deposit required; a reduction to 20/-. Annotations indicate that the new deposits ranged from 30/- to 45/-. The most expensive lots faced Summerhill Road. The lots faced Kilby Road, Kodak Avenue, Belford Road, Baker Avenue, Mathers Avenue, and White Avenue. [Kodak Avenue was renamed Page Avenue at a later date].The ‘Kew Conservation Study (1988) notes that ‘On the subdivision plan, Kodak’s involvement is commemorated by the naming of the streets after Company directors, and their decision to not proceed with the construction of the factory is explained as a response to the increase in the value of the land. An existing brick villa (‘Mayfield’) is noted as already constructed on lot 13. The subdivision also notes that the lots adjoin land owned by Sir Edward Miller. At the auction of the lots in May 1940, eight of the 12 allotments were sold. Barnes.The Normanby Heights Estate not unusually used hyperbole to attract purchasers to the auction of 17 lots facing Argyle Street (sic), Pleasant Avenue and Normanby Road. Predictably factors appealed to included the proximity to schools etc, the availability of public utilities, friable soil, picturesque views and ‘advancing settlement’. If that were not enough, the sales pitch exhorted prospective purchasers to consider their backbone. ‘Thrift is unquestionably the Backbone of any Nation. No better form of Thrift can be encouraged in the young citizen than by investing his or her savings in a piece of land in a growing, healthy and beautiful locality. NORMANBY HEIGHTS ESTATE admirably fits the need.’ The experience of Australia at war undoubtedly contributed to the use of terms such as ‘Backbone of a Nation’ and the appeal to egalitarian principles in the choice of the term ‘young citizen’. The subdivision had been approved by 1915, and included 105 lots facing Strathalbyn, Kitchener, Hamilton and Beresford Streets, as well as Balfour and Belford Roads. Those lots hand coloured with red probably represent blocks that had been sold. The additional information provided on the plan is also of interest. The plan includes the original location of East Kew State (Primary) School in Strathalbyn Street, which opened in 1892. The inset Locality Plan also includes the route of the Outer Circle Railway and the location of the Wilsmere and East Kew Stations. The lots for sale must have been further divided as there are now more houses in the street than there were blocks advertised in the subdivision. The agent left the proximity of the Outer Circle Railway off the plan. The Railway would have run along the triangular shaped lot 4.
