Document - Ludeman Real Estate envelope, Early 21st century
This is an envelope used in the business of Ludeman Real Estate, Warrnambool. The Director, Bruce Ludeman, had previously been a stock and station agent before establishing his real estate business in Warrnambool in 1985. Bruce Ludeman, a business broker, auctioneer and property manager, is President of the Otway Division of the Real Estate Institute of Victoria and received a Presidents Award in 2012 for services to the real estate industry in the Western District. This envelope is of minor interest as an example of the type of business envelope used today in the real estate businesses in Warrnambool. This is a business-type white envelope with a see-through insert to show the address. It is self-sealing. The name and business address of Ludeman Real Estate is printed at the top left hand corner of the envelope. Westclox had a highly successful factory in Scotland situated in the Vale of Leven Industrial Estate, in Dumbarton, around twenty miles from the City of Glasgow. Westclox had originally planned to start production in Scotland in 1939 but the War intervened and it was not until 1948 that they were able to fully commission their factory in Dumbarton. Westclox Scotland produced its first clock on the 21st September 1948; a spring wound alarm with a 4 inch dial. The Westclox factory in Scotland was a full manufacturing plant with all their clocks assembled from start to finish with only the basic raw materials being brought in by outside suppliers. 95% of the staff were local people and the firm trained their employees from scratch to a high level of skill and had an annual apprenticeship for toolmakers and classes in horology. By 1949 Westclox Scotland were making 10,000 clocks a week, and by 1950, 1,000,000 clocks had been produced since its opening. No home in the Dunbartonshire Vale was without at least one Westclox clock, nor any raffle complete without a clock as one of the prizes! Many of these clocks are still around today. So successful was the Dumbarton factory that in the mid 1950’s Westclox had to expand into adjoining buildings. The factory then added watches to what they made as well as timing devices for other sectors. By the mid 1960’s, employment levels at the Scottish plant were around 1100. Over a third of the clocks manufactured in Scotland were exported to some 110 countries across the globe. Difficult times came in 1967/68 when 400 workers were laid off and the future of the plant was in doubt primarily due to cheap clocks from the then communist countries. However, strong petitions to the UK Government produced the passing of an anti-dumping law allowed production from the factory to pick up. In 1968 General Time was bought out by Talley Industries, which was best known as a manufacturer of timing equipment, such as factory time clocks to various industries. Westclox in Scotland enjoyed several boom years under the then Managing Director, John Santos. Westclox Scotland in October 1974 hosted a Space Seminar for the Astronaut, Neil Armstrong and British Astronomer, Sir Patrick Moore. Both visited the Scottish factory to promote the introduction of Quartz time-keeping. In 1976 the Westclox plant in Dumbarton became the Headquarters of General Time (International Operations) Ltd. John Santos retired from General Time and Westclox in the early 1980s and by 1988 the future of Westclox in Scotland was almost over. The advent of Quartz clock technology, developed largely by General Time for use in the Apollo 11 Command Module, resulted in the reduction of mechanical clock production and sales, and the factory fully closed in 1988.The Westclox factory building in Dumbarton has been converted and is now home to many thriving small businesses. The item marks a time when clock production in the United Kingdom was at it’s peak producing clocks for sale in over a 110 countries, they were keenly priced and available to all. The company had many innervation's during it’s life regards clock and later wrist watch making. In 25 years the factory had produced over 50 million clocks, yet it was perhaps inevitable with the advent of Quartz technology that was ironically evolved, largely by General Time for use in the Apollo 11 Command space Module, that would ultimately herald the end of the mechanical clock.Wooden bedroom alarm clock small painted brown with a criss cross pattern in gold and a white enamel face roman numerals & a glass front, clock case is of a fancy design. A number of the plans in the Kew Historical Society’s collection can also be found in other collections, such as those of the State Library of Victoria. A number are however unique to the collection.The Kew Historical Society collection includes almost 100 subdivision plans pertaining to suburbs of the City of Melbourne. Most of these are of Kew, Kew East or Studley Park, although a smaller number are plans of Camberwell, Deepdene, Balwyn and Hawthorn. It is believed that the majority of the plans were gifted to the Society by persons connected with the real estate firm - J. R. Mathers and McMillan, 136 Cotham Road, Kew. The Plans in the collection are rarely in pristine form, being working plans on which the agent would write notes and record lots sold and the prices of these. The subdivision plans are historically significant examples of the growth of urban Melbourne from the beginning of the 20th Century up until the 1980s. A number of the plans are double-sided and often include a photograph on the reverse. A number of the latter are by noted photographers such as J.E. Barnes.The Mayfield Estate subdivision included 14 allotments surrounding Evan Court (now Evans Court) in Toorak. The subdivision adjoined Toorak Road east of Kooyong Road and alerted prospective buyers to how the Toorak Road tram would take them directly to the city. This emphasis on existing transport routes was a feature of subdivisions during a period when car ownership was the preserve of the wealthy. An existing brick villa (‘Mayfield’) is noted as already constructed on lot 13. The subdivision also notes that the lots adjoin land owned by Sir Edward Miller. Sales brochure including photocopy map of Stokes Place lots and Sales Manager's business card (John J. Herold). Stage 1 implemented c.1976 and Stage 2 c.1979. As shown on the plan, the lots along Diosma Road did not eventuate due to the lack of sewer system. These lots and streets were divided up into 5 acre blocks, which were not able to be subdivided till the 1990s when the sewer was run up Diosma Road. Stokes Place was part of the Stokes Orchard Estate which was developed from the break-up of the the orchard owned by Frank Stokes who lived on the northeast corner of Nyora Road and Eucalyptus Road. His daughter Beryl advised that the Shire had levied a rate assessment on individual parcels of land within the orchard which became unaffordable resulting in its sub-division and sell off. The Stokes Orchard Estate was developed by Macquarie Builders in two stages starting with stage 1 in 1976. Stokes Place was part of Stage 2 in 1979. The Estate was bounded between Nyora Road, Eucalyptus Road, Diosma Road and Stokes Place. The original orchard only just reached the left most portions of Stokes Place and did not go fully up to Diosma, rather to just beyond the extant of Stokes Place. Stokes Place was known within the family as "The Oats" as that is where they grew oats. Frank Stokes moved to Eltham c.1945 after visiting Harold Bird to view his orchard, located diagonally opposite Stokes Orchard from the intersection of Eucalyptus Road, Pitt Street and Nyora Road. It was on Harold Bird's recommendation that Frank purchased the land.The Stokes Orchard Estate collection is typical of housing developments of the late 1970s and 1980s. Plan - Subdivision Plan, H C Crouch, Old Golf Links Estate, 1930s
The land in North Kew between the Outer Circle Railway and the River Yarra was released in sections. This release included 80 lots. Most of this area was released during the Depression years in the early 1930s.Subdivision plans are historically important documents used as evidence of the growth of suburbs in Australia. They frequently provide information about when the land was sold on which a built structure was subsequently constructed as well as evidence relating to surveyors and real estate and financial agents. The numerous subdivision plans in the Kew Historical Society's collection represent working documents, ranging from the initial sketches made in planning a subdivision to printed plans on which auctioneers or agents listed the prices for which individual lots were sold. In a number of cases, the reverse of a subdivision plan in the collection includes a photograph of a house that was also for sale by the agent. These photographs provide significant heritage information relating house design and decoration, fencing and household gardens.One part of a massive subdivision of the Old Golf Links Estate in North Kew of 80 allotments bordering Sutherland Avenue, Ramsay Avenue, Belford Road, Beresford Street and Coleman Avenue. Inset on the plan at the top left, the route of the Outer Circle Railway is clearly marked. The Kew Golf Links is identified in its current location. The land on which Greenacres Golf Club was to be constructed is at this time marked as ‘Recreation Ground’. The ‘new bridge’ over the Yarra at Burke Road is also marked on the inset map. The Plan identifies the surveyor (sic) H.C. Crouch BCE MVIS, 443 Little Collins St., Melbourne.
