Plan - Subdivision Plan, Jas R Mathers Son & McMillan, Eastlawn Estate : East Kew Auction Sale, 1914
The Kew Historical Society's map collection includes a substantial number of real estate subdivision plans, mainly of Kew but also of surrounding suburbs in Melbourne. Most of the subdivision plans date from the 1920s and 1930s when the districts old homes and local farmland were being split up to accommodate residential growth in the postwar period. These early plans were assembled by a local firm, Jas R Mather & McMillan, which had an office in Cotham Road. Many of the plans, and sometimes photos, were annotated by the agents.Subdivision plans are historically important documents used as evidence for the growth of suburbs in Australia. They frequently provide information about when the land was sold as well as evidence relating to surveyors and real estate and financial agents. The numerous subdivision plans in the Kew Historical Society's collection represent working documents, ranging from the initial sketches made in planning a subdivision to printed plans on which auctioneers or agents listed the prices for which individual lots were sold. In a number of cases, the reverse of a subdivision plan in the collection includes a photograph of a house that was also for sale by the agent. These photographs provide significant heritage information relating house design and decoration, fencing and household gardens.The photograph may also be aesthetically significant depending on the importance of the photographic atelier.The ‘Eastlawn Estate’ was surveyed and ready for auction in March 1914, three months before the outbreak of World War I. Sixty-six allotments, created on the ‘order of Mr & Miss Preston’ surrounded the mansion of Woodlands in Harp Road. Woodlands formed part of the Estate, being advertised as lot 1. The allotments faced High, Station and Wright Streets, Harp and Normanby Roads, and Woodlands Avenue. Pru Sanderson in the Kew Conservation Study (Vol.2, 1988) wrote that the Eastlawn Estate ‘covered the western half of the failed Harp of Erin Estate’. Contemporary advertisements promoted the Eastlawn Estate as: ‘There will be no more convenient district nor pleasant Suburb than East Kew for the busy business man. When the Electric Tram is laid, he will be able to journey quickly and pleasantly direct from Collins Street to his home in the Eastlawn Estate in about 20 minutes’. Plan - Subdivision Plan, Kew Golf Links Estate, 1936, 1936
The Kew Golf Links Estate was a major subdivision in North Kew. It derived its title due to the land being previously occupied by the Kew Golf Club, which transferred its course to a number of locations before occupying its current site. The Plan advertises 180 choice home sites. The street names are somewhat different today as those on the map are named after the proposed Kodak Factory to be built on the site. The subdivision of the Kew Golf Links Estate was a major subdivision of farmland in Kew. The site was at one stage designated for industrial development and the building of a new Kodak factory. The decision by Council to oppose the redevelopment makes the beginning of the period when all industrial development was banned in Kew.Monochrome printed, folded subdivision plan for the Kew Golf Links Estate, to be auctioned on 7 November 1936. An advertisement for the sale of a subdivision by Auction: of 16 Ideal Home Sites, East Kew, 1940. This significant sale of land between the Kew Golf Course and Willsmere Park led to the streets having a high degree of architectural uniformity.The subdivision in the second year of the war indicates that land sales for homes and speculation continued from the 1930s into the period of the Second World War. There is no indication on the plan that a war is occurring.Single page subdivision plan advertising the sale by Auction of 16 Ideal Home Sites, in East Kew, on 17 February 1940. Streets named in the plan include: Kilby Road, Belford Road, Elm Grove, Willow Grove. Willsmere Park is indicated but not named. The auction was conducted by Beauchamp Brothers. Functional object - Destination Roll, Melbourne & Metropolitan Tramways Board, 1960s
In an era predating the computerisation of equipment on public transport, where trams in Melbourne were driven by drivers and conductors sold fares, destinations were shown at the front and rear of the tram within a glazed box. A driver adjusted the roll to select each new trip destination. Given the length of rolls, in this case approximately nine metres, this could be a time consuming process. In addition to the named destination roll, each tram included a separate roll listing the route numbers.The roll was purchased at a Leski Auction in Armadale as part of a large group of tramways memorabilia including tram 'rolls' from New South Wales, Victoria, South Australia and Tasmania. The auction house described the collection as "The collection of destination blinds or rolls that forms the core of the Railways Trams & Buses Section (Lots 655 – 732) is the best we have ever offered and represents a life-time of collecting by an Adelaide enthusiast, now deceased." Plan - Subdivision Plan, Altyre Estate, 1920, 1920
Pru Sanderson, in her groundbreaking ‘City of Kew Urban Conservation Study : Volume 2 - Development History’ (1988), summarised the periods of urban development and subdivisions of land in Kew. The periods that she identified included 1845-1880, 1880-1893, 1893-1921, 1921-1933, 1933-1943, and Post-War Development. A colour lithograph in the State Library of Victoria, in contrast to this monochrome version, notes the proximity of the subdivision to the Auburn Heights Bowling Club and to a range of transport options. The subdivision included fifty-one allotments as well as the original house ‘Altyre’ in Barkers Road. These photographs provide significant heritage information relating house design and decoration, fencing and household gardens.The ‘Eastlawn Estate’ was surveyed and ready for auction in March 1914, three months before the outbreak of World War I. Sixty-six allotments, created on the ‘order of Mr & Miss Preston’ surrounded the mansion of Woodlands in Harp Road. Woodlands formed part of the Estate, being advertised as lot 1. The allotments faced High, Station and Wright Streets, Harp and Normanby Roads, and Woodlands Avenue. Pru Sanderson in the Kew Conservation Study (Vol.2, 1988) wrote that the Eastlawn Estate ‘covered the western half of the failed Harp of Erin Estate’. Contemporary advertisements promoted the Eastlawn Estate as: ‘There will be no more convenient district nor pleasant Suburb than East Kew for the busy business man. When the Electric Tram is laid, he will be able to journey quickly and pleasantly direct from Collins Street to his home in the Eastlawn Estate in about 20 minutes’. These photographs provide significant heritage information relating house design and decoration, fencing and household gardens.The Raheen Estate Subdivision of 1960 involved the creation of 36 residential allotments and the sale of 34 of these. The land on which the subdivision was created had until 1960 formed part of the grounds of the mansion Raheen in Studley Park Road. In 1917, the Catholic Church had purchased Raheen and its lands. It was to become the home of Archbishop of Melbourne, Daniel Mannix, for 46 years. The sale of the subdivision took place three years before the Archbishop’s death. Subsequent archbishops were to reside at Raheen until its sale to the Pratt family in 1981. When the sale of the Estate was reported in the newspapers in 1960, it was described as the last big subdivision near Melbourne. At the auction, 33 of the 36 allotments were sold. The auction realised £315,750. Purchasers were advised that the vendor intended to keep lots 22 and 23. The alllotments in the subdivision required the construction of new roads. These included Eamon Court and Raheen Drive. These photographs provide significant heritage information relating house design and decoration, fencing and household gardens.The ‘Oswinia Estate’ subdivision in East Kew was planned and auctioned in the first half of the 1920s. 169 allotments were created in the triangular section of land bordered by High Street, Burke Road and the Government Boulevard (later Kilby Road). The only piece of land excluded was that where the previous Kew Pound had been located at the east tip of the triangle. Allotments were created fronting Glass, High, Namur, Oswin Streets, Irymple Avenue, and the Government Boulevard. The name for the Estate was derived from Oswin’s farm, which had been one of the largest landholdings in East Kew. The selling agents annotated the plan in our collection with crosses indicating those lots that had been sold. The inset locality plan is particularly interesting as it shows the route and stations of the Outer Circle Railway. When the subdivision plan was created, it included the proposed bridge over the Yarra at Burke Road. In its case, the cuts were subdivisions. Previous subdivisions of the mansion and its grounds were given titles such as ‘The Eastlawn Estate’ (MAP.0055), whereas at the end, the subdivision called it as it was, naming itself the ‘final section of the Woodlands Estate’ when it was put up for auction in 1932. The emphasis in the promotion of the subdivision was that it provided purchasers with splendid opportunities ‘to build modern homes in select, well established modern surroundings’. As with other subdivisions in the interwar period, transport links were emphasised. The six residential lots cut Woodlands off from Harp Road. The subdivision took its name from the mansion ‘Goldthorns’, shown on the plan between Normanby Road and Lady Loch’s Drive. Contemporary advertisements describe forty-three home sites being fro sale, yet only forty-one appear on this plan. Buyers were lured by the prospect of the proposed extension of the Burke Road tram to High Street. Barnes.The little-known Glenarbor Estate comprised 23 allotments bordering Wellington and Denmark Streets and Fenton Avenue. The auction of the allotments in the Estate was held in the Kew Recreation Hall. The purported advantages to Kew are identified on the plan, such as the close proximity of the entrance to the Kew Railway Station and access to shops in Denmark Street. Due to its location, the subdivision was pitched at commercial as well as residential purchasers. The Estate was to cause a crisis in the Kew Council as a majority of councillors voted on 29 May to acquire the entire Estate as the location of a new Town Hall. The Estate was said to be valued at £50,000. A later meeting was to rescind the vote, instead opting for the compulsory acquisition of South Esk on the corner of Charles Street and Cotham Road. That acquisition was to be overturned by the State Government.
