Plan - Subdivision Plan, 10 Fine Villa Sites: Ermington Estate, Kew Heights, ca. 1917
Pru Sanderson, in her groundbreaking ‘City of Kew Urban Conservation Study : Volume 2 - Development History’ (1988), summarised the periods of urban development and subdivisions of land in Kew. The periods that she identified included 1845-1880, 1880-1893, 1893-1921, 1921-1933, 1933-1943, and Post-War Development. These periods were selected as they represented periods of rapid growth or decline in urban development. An obvious starting point for Sanderson’s groupings involved population growth and the associated economic cycles. These cycles also highlighted urban expansion onto land that was predominantly rural, although in other cases it represented the decline and breakup of large estates. A number of the plans in the Kew Historical Society’s collection can also be found in other collections, such as those of the State Library of Victoria and the Boroondara Library Service. A number are however unique to the collection.The Kew Historical Society collection includes almost 100 subdivision plans pertaining to suburbs of the City of Melbourne. Most of these are of Kew, Kew East or Studley Park, although a smaller number are plans of Camberwell, Deepdene, Balwyn and Hawthorn. It is believed that the majority of the plans were gifted to the Society by persons connected with the real estate firm - J. R. Mathers and McMillan, 136 Cotham Road, Kew. The Plans in the collection are rarely in pristine form, being working plans on which the agent would write notes and record lots sold and the prices of these. The subdivision plans are historically significant examples of the growth of urban Melbourne from the beginning of the 20th Century up until the 1980s. A number of the plans are double-sided and often include a photograph on the reverse. A number of the latter are by noted photographers such as J.E. Barnes.In November 1917, the Ermington Estate was advertised as an ‘Executor’s Sale’. It included the 10-roomed villa residence, ‘Ermington’, home of the late Mrs. Lorimer, and 10 ‘magnificent allotments’. The plan in the Kew Historical Society Collection is a little more specific. Ermington is described as having 9 Rooms &c. and there are 11 lots shown on the west side of Hillcrest Avenue. In the plan, the latter is named as ‘Hill Crest Avenue’. The plan indicates that the subdivision was based on the surveying work of Johnson & Tait. Opposite Ermington, the existing house ‘Parkhill’ is identified. A faded stamp on two parts of the plan indicates that it was in the possession of Jas. Barnes.The East Kew Tramway Estate was a subdivision of two separate parcels of land between Adeney Avenue and Normanby Road. The larger section included 54 lots facing Adeney Avenue, Argyle Road, and Campbell, Hunter and Wishart Streets. [Hunter and Wishart Streets were created as part of the subdivision.] A further 17 allotments faced Normanby Road, Hubert and Campbell Streets. [The name of Hubert Street was later to be changed to Cecil Street.] The promotion of the sale referred to the advantages of living between two tram routes, in High Street and Cotham Road. This plan was for the sale of parcels of land from the Lerderderg Park Estate property in 1911. Advertising for the sale appeared in the Bacchus Marsh Express newspaper through July of 1911. The property was situated only a few kilometers from the township of Bacchus Marsh. The agents for the sale were L. A. Fairbairn & Co.Lerderderg Park Estate was a significant and early colonial property in the Bacchus Marsh area. This plan provides details about the first time the property was subdivided for sale. It is therefore documents an important moment in the history of this property and the broader trend of the subdivision of older and larger properties in the district.A single page paper plan showing allotments of land for sale from the Lerderderg Park property owned by John Wills. The parcels of land for sale are coloured in red.The Lerderderg River and Pyke's Creek Irigation Channel shown on the plan are in blue ink. The rest of the plan is a dark cream or beige colur with the text in black ink. The plan has been extensively annotated with hand-written notes indicating the names of people who purchased the various parcels of lands and the prices paid for those lands. Part of the top of the plan containing some text appears to be missing. The plan is pasted into a bound volume containing 76 maps or plans in total. Top: Have received instructions to Sell, account Mr John Wills, his renowned LERDERDERG PARK LANDS, so well and favourably known throughout the Commonwealth. In areas from 3 acres to 1276 acres. Every lot is either rich lucerne land (or portion now under lucerne) with some higher land adjoining Railway Station, and 2 Milk factories within 2 miles, absolutely the finest land in Victoria. This business was owned by father and son, Henry Archibald Wilkinson and Samuel Ronald "Ron" Wilkinson. Henry (1882-1954) was born in Shepparton and died in Bendigo. Title Search Document, 1930s to 1960s
These documents concern the property in South Warrnambool, Jetty Allotment 7, Section 4. They include a search made of the title of this property in 1937 and information on later purchasers of the property. The first owner of this property was James Cust who purchased it in April 1853. James Cust (1815-1860) came from Ireland to Australia in 1841. From 1847 on he farmed first at Woodford and then moved into Warrnambool and began land speculating.. In 1856 his property was valued at £20,000 but by 1858 he was declared insolvent following the insolvency of his financial backer, William Bateman and his properties were sold. He died in 1860 following an accident at a Ballarat gold mine. Other notable Warrnambool identities who owned this property on Pertobe Road included Thomas King, Christopher Beattie, Thomas Goodall, William McMahon and Alan Lane.These documents are of interest as they detail the history of a property in Warrnambool up to the 1960s. They are also an example of the type of property once owned by James Cust, an important early land speculator in Warrnambool. These are nine loose sheets of paper concerning a legal search made of a block of land in Warrnambool and later documents on the same property The papers contain handwriting in blue and black ink and pencil and one red stamp. William Dower came with his family to the Mt Dandenong in 1898, taking up a 10 acre allotment. William and his wife Elizabeth had seven boys (Will, Harry, Bert, Walter, Joe, Edgar, Robert) and four girls (Emmy, May, Ada, Ruby). The property secured by William Dower was known as ‘Cambridge Gardens’ and had a two room slab hut. William and his sons added another five rooms using trees from the property. The family established extensive crops and worked hard for their success. The acreage extended to 30 when the family bought up neighbouring properties. Standing on William Dower's land this mighty tree was 286 feet high to its broken top with a 66 feet girth. It took Wally and Bert Dower a week to grub out the tree and then another week for the wind to blow it down.Black and white photograph with a very tall dead tree in the centre.
