A number of the plans in the Kew Historical Society’s collection can also be found in other collections, such as those of the State Library of Victoria and the Boroondara Library Service. A number are however unique to the collection.The Kew Historical Society collection includes almost 100 subdivision plans pertaining to suburbs of the City of Melbourne. Most of these are of Kew, Kew East or Studley Park, although a smaller number are plans of Camberwell, Deepdene, Balwyn and Hawthorn. Barnes.In November 1917, the Ermington Estate was advertised as an ‘Executor’s Sale’. It included the 10-roomed villa residence, ‘Ermington’, home of the late Mrs. Lorimer, and 10 ‘magnificent allotments’. The plan in the Kew Historical Society Collection is a little more specific. Ermington is described as having 9 Rooms &c. and there are 11 lots shown on the west side of Hillcrest Avenue. In the plan, the latter is named as ‘Hill Crest Avenue’. The plan indicates that the subdivision was based on the surveying work of Johnson & Tait. Opposite Ermington, the existing house ‘Parkhill’ is identified. This plan was for the sale of parcels of land from the Lerderderg Park Estate property in 1911. Advertising for the sale appeared in the Bacchus Marsh Express newspaper through July of 1911. The property was situated only a few kilometers from the township of Bacchus Marsh. The agents for the sale were L. A. Fairbairn & Co.Lerderderg Park Estate was a significant and early colonial property in the Bacchus Marsh area. This plan provides details about the first time the property was subdivided for sale. These documents concern the property in South Warrnambool, Jetty Allotment 7, Section 4. They include a search made of the title of this property in 1937 and information on later purchasers of the property. The first owner of this property was James Cust who purchased it in April 1853. James Cust (1815-1860) came from Ireland to Australia in 1841. From 1847 on he farmed first at Woodford and then moved into Warrnambool and began land speculating.. In 1856 his property was valued at £20,000 but by 1858 he was declared insolvent following the insolvency of his financial backer, William Bateman and his properties were sold. He died in 1860 following an accident at a Ballarat gold mine. Other notable Warrnambool identities who owned this property on Pertobe Road included Thomas King, Christopher Beattie, Thomas Goodall, William McMahon and Alan Lane.These documents are of interest as they detail the history of a property in Warrnambool up to the 1960s. They are also an example of the type of property once owned by James Cust, an important early land speculator in Warrnambool. William Dower came with his family to the Mt Dandenong in 1898, taking up a 10 acre allotment. William and his wife Elizabeth had seven boys (Will, Harry, Bert, Walter, Joe, Edgar, Robert) and four girls (Emmy, May, Ada, Ruby). The property secured by William Dower was known as ‘Cambridge Gardens’ and had a two room slab hut. William and his sons added another five rooms using trees from the property. The family established extensive crops and worked hard for their success. The acreage extended to 30 when the family bought up neighbouring properties. Standing on William Dower's land this mighty tree was 286 feet high to its broken top with a 66 feet girth.
