This photograph is part of the Caulfield Historical Album 1972. This album was created in approximately 1972 as part of a project by the Caulfield Historical Society to assist in identifying buildings worthy of preservation. The album is related to a Survey the Caulfield Historical Society developed in collaboration with the National Trust of Australia (Victoria) and Caulfield City Council to identify historic buildings within the City of Caulfield that warranted the protection of a National Trust Classification. Principal photographer thought to be Trevor Hart, member of Caulfield Historical Society. Most photographs were taken between 1966-1972 with a small number of photographs being older and from unknown sources. All photographs are black and white except where stated, with 386 photographs over 198 pages. HISTORY:-- From Victorian Heritage Database citation for Labassa https://vhd.heritagecouncil.vic.gov.au/places/278 as at (26/10/2020) Labassa, Caulfield is one of Melbourne's most lavishly decorated nineteenth century mansions. It resulted from the extensive remodelling in 1890, of an earlier house, known as Sylliott Hill, which was begun in 1862-3 for lawyer, Richard A. Billing. The land at the corner of Balaclava and Orrong Roads was first acquired in 1854 by William Lyall, transferred to his partner, John Mickle, in 1859, who also acquired the adjoining allotment in Balaclava Road, and the three allotments were conveyed to Billing. His first eight-roomed house was extended significantly in 1873 into a twenty-roomed house by architects Crouch and Wilson, who were possibly also responsible for the first house. This reflected Billing's success as a barrister, and he resided at this property until his death in 1882. In 1883 prominent Melbourne businessman, Alexander William Robertson, leased the Sylliott Hill property from Billing's widow, and in 1885 he purchased the adjoining allotment in Balaclava Road. He purchased the Billing's property in 1887 and renamed the 6.31 hectare property, Ontario. In 1889-90, Robertson commissioned the German born architect, John A. B. Koch, to extensively remodel the house into a thirty-five roomed mansion. The existing house was extended and altered, largely resulting in the nineteenth century mansion as it now appears. After Robertson's death in 1896, the house was tenanted until it was eventually sold to the mining millionaire, John Boyd Watson, in 1904. He renamed the property Labassa and carried out repair and re-decoration work to the house. In the early twentieth century, many large estates were subdivided into smaller allotments as the demand for land grew and it became difficult to maintain such large estates. After Watson's death in 1911, portions of the Labassa estate were offered for sale, with Mrs Watson retaining a 1.73 hectare portion containing the house. In 1913 forty-six allotments were auctioned at Labassa Estate, with the formation of Labassa Grove and Ontario Street to the east of the property. Labassa was first recorded as containing flats in 1923 and in the late 1920s, the owner, Robert Hannon, built a red brick block of flats adjacent to the house. Subdivision continued, until the National Trust of Australia (Victoria) purchased the house in 1980 and subsequently purchased adjoining sites, one to the south-east in 1984 (house demolished in 1988) and to the west in 1988. Labassa as it now stands is substantially as it appeared when Koch completed the work in 1890. The original two storey house was transformed into a French Renaissance style mansion, with the addition of a two level L-shaped arcaded verandah and two prominent terminating bays to the south and the east. The building is of unpainted cement render with dressed bluestone plinths, balustraded parapet and steep, slate covered, flat topped mansard roofs behind. A truncated conical roof is a feature of the south bay and a helmeted head is incorporated in the parapet over the east bay. The main south and east facades incorporate many cast cement details, including sculptures, elaborate cornices, swagged Corinthian columns and caryatid consoles flanking the entrance porch, as well as pink marble panels and imitation marble, or scagliola, on curved surfaces. At the rear of the building is a two storey wing and a single storey cottage, the former being connected to the main house by a tower. This section of the house was constructed in 1873. The estate at its peak included stables (1873), conservatory (probably 1890) and a tennis pavilion (probably 1890). All of these outbuildings survive, with the stables and conservatory being converted for residential use after 1922. Internally a range of decorative treatments remain from the late nineteenth century and the early twentieth century, both from the Robertson and Watson periods of occupancy. These include wallpapers, ceiling decoration, chimney pieces, mouldings, joinery and decorative glass. From Victorian Heritage Database citation for H0135 Labassa 2/2A Manor Grove Caulfield North https://vhd.heritagecouncil.vic.gov.au/places/278 as at (26/10/2020) HOW IS IT SIGNIFICANT? Labassa, Caulfield is of architectural, aesthetic and historical significance to the State of Victoria. WHY IS IT SIGNIFICANT? Labassa, Caulfield is of architectural significance as the most prominent example of a small number of houses built in Australia in the French Renaissance style. It is of further note due to the German interpretation of the style and the use of Hellenistic sources, via Germany. It is exceptional for its lavish treatment externally, including marble, scagliola, caryatids, swagged columns, mansard roofs and ornamental cresting. Labassa is of architectural significance as the most important surviving example of German architect, John Koch's domestic work. He undertook a large variety of work in Melbourne, including a number of houses, however Labassa is the most lavish example of his work. Labassa is of aesthetic significance for its outstanding assemblage of late nineteenth and early twentieth century European style interior decoration, which remain remarkably intact. These include a trompe l'oeil ceiling, painted ceilings, embossed imitation leather and other papers, chimney pieces, ceramic tilework, oak parquetry and stained glass, including a tripartite window by Ferguson and Urie, probably dating from the 1873 period. Labassa is of historical significance as an illustrative example of the wealth acquired by a number of prominent Victorian families in the second half of the 19th century. The early development of the property, Sylliott Hill, was due to the wealth acquired by Richard Billing, barrister and fifth Victorian to be appointed Queen's Counsel in 1878. The significant development in 1890 of Ontario, is illustrative of the wealth of Alexander Robertson, a partner in Cobb and Co., a director of Goldsborough Mort & Co., and a pastoral speculator. John B. Watson, whose father had acquired great wealth from the goldfields of Bendigo and subsequently invested in city and country properties, was the third resident to impact on the house, particularly the interiors. The Labassa estate is of historical significance as an illustrative example of the development that occurred in such suburbs as Caulfield in the 1880s due to the land boom, its proximity to Melbourne and the establishment of the Melbourne to Gippsland railway in 1879. It is also illustrative of an estate which succumbed to the pressures of subdividing in the early twentieth century, as properties became difficult to maintain and demand for land close to the city grew. It was typically divided into flats in the 1920s and was used as such for about sixty years. It is of historical significance for its associations with the remnants of the earlier estate which remain extant. These include the stables, conservatory (H2005) and tennis pavilion which all remain on separate sites. Also significant are the remains of early electrical wiring and fittings. Labassa was one of the first houses in Caulfield to be electrified and some of the original wires remain. [From Victorian Heritage Database citation for Former Labassa Conservatory - H2005 Victorian Heritage Register http://vhd.heritage.vic.gov.au/places/result_detail/12504 (25/01/2021)] The former Labassa Conservatory is believed to have been built as part of the extensive reworking of the Labassa estate in c1890 for the new owner Alexander Robertson, proprietor of the Cobb and Co line. Robertson commissioned the architect JAB Koch to remodel the house, and Koch may have been responsible for the conservatory as well. Alternatively, the conservatory may have been imported. The gates installed at Labassa in 1890 were manufactured by the MacFarlane foundry of Glasgow, Scotland, a firm known to have manufactured conservatories. Around 1917 the glass house from 'Labassa', Caulfield was offered for sale to Malvern Council for its own gardens but the offer was declined. Following subdivision of the Labassa estate in the 1920s the conservatory was converted into a residence. The structure has a simple rectangular plan, with a brick base and superstructure of cast iron columns and roof trusses. The hipped roof is surmounted by an elaborately decorated gable structure. Most of the original glass has been replaced by metal sheeting. The decoration comprises pressed metal fascias including an egg and dart style cornice moulding, mullion mouldings and gable end panels with a rising sun motif. Cast iron ridgework and finials add to the lively roof form. Internally the floor appears to have been raised as part of the conversion work to a residence, and stained timber panelling introduced to provide room spaces. Boilers probably heated the conservatory in the colder months, but these do not survive. From Victorian Heritage Database citation for Former Labassa Conservatory - H2005 http://vhd.heritage.vic.gov.au/places/result_detail/12504 (25/01/2021) HOW IS IT SIGNIFICANT? The former Labassa Conservatory is of historical and architectural significance to the State of Victoria. WHY IS IT SIGNIFICANT? The former Labassa Conservatory is historically significant for its associations with the Labassa estate. Subdivision of the estate separated a number of outbuildings from the mansion. The former conservatory is significant as part of the large scale improvements carried out to the estate in the 1890s. The nineteenth century was the great age of conservatory designs, enabled by technological developments in heating, glazing and iron. Whilst conservatories were common in botanical gardens and universities, where they were primarily used for cultivating, studying, and experimenting with plants, they had also become an accessory of the wealthy on private estates. The former Labassa conservatory is architecturally significant as a rare example of a building type. Many Victorian mansion houses had attached conservatories, but detached conservatories were much less common. The only other detached example associated with a residence known to survive on its original site in Victoria is an earlier example at Warrock homestead, near Casterton. Conservatories attached to nineteenth century mansions are far more numerous. The Labassa example is very ornate, and its decoration draws on the versatility of pressed metal and cast iron. This highlights the dual purpose of the conservatory, as both a functional structure and a picturesque building on the Labassa estate. This building is unusual as an example converted to residential use. The shelter has a corrugated iron roof fixed to an angle iron roof frame. The roof, which extends in the form of a skillion over the pavement, is supported on three squared, chamfered timber posts at the rear and three cast iron reeded columns with round bases and Corinthian capitals at the front. (The columns are hollow and function as downpipes, with rainwater discharging from the verandah roof, through the columns and under the ground). The shelter has a rinceau pattern frieze along the road frontage with centrally placed shield motif (which does not contain a coat of arms). The side and rear panels are lined with ripple iron and the upper panel at the rear is lattice work. The shelter has two timber slatted bench seats. From Victorian Heritage Database citation for H0174 TRAM VERANDAH SHELTER CORNER BALACLAVA AND ORRONG ROADS CAULFIELD NORTH - Vic Heritage Register https://vhd.heritagecouncil.vic.gov.au/places/2721 (as at 28/10/2020) How is it significant? The waiting shelter at the corner of Balaclava Road and Orrong Road, Caulfield is of historical and architectural significance to the State of Victoria. Why is it significant? The waiting shelter is of historical significance for its association with the development of the suburban (electric) tram network which assisted the expansion of Melbourne as a suburban metropolis. It is also of historical significance for its connection with the Prahran & Malvern Tramways Trust. The Prahran & Malvern Tramways Trust (1907-1920) was the first municipal electric tramway in Melbourne, becoming the largest and most successful of all the municipal tramway trusts. Its services played a key role in facilitating suburban expansion and the development of the southern and eastern suburbs. The growth of tramways was one of the greatest municipal developments in Victoria during the first decade of the twentieth century. The waiting shelter is an important remnant of this period of Melbourne's transport history and a tangible reminder of the Prahran & Malvern Tramways Trust. The shelter indicates the extent of the Prahran & Malvern tram network. The waiting shelter at corner of Balaclava Road and Orrong Road, Caulfield is one of only three remaining tram shelters in Melbourne designed in the form of a verandah. The waiting shelter is of architectural significance for the distinctive design and construction which is unique to the Prahran & Malvern Tramway Trust tram network. The shelter was designed by notable Melbourne architect Leonard J. Flannagan (1864-1946). Flannagan was responsible for a number of buildings for the Prahran and Malvern Tramways Trust including the early waiting shelter at the junction of Dandenong Road and Hawthorn Road, Caulfield, and sections of the tram depot at Malvern, and also designed a depot for the Hawthorn Tramways Trust. The waiting shelter, a conservative design influenced by Victorian architecture, is based on the Melbourne City Council late 19th century standard cast iron verandah. It is of significance as an intact example of the cast iron type shelter and for its detail, including Corinthian columns and a 'rinceau' pattern cast-iron frieze. The shelter is largely in keeping with the original design and retains its integrity. The cast iron waiting shelter is also of significance as an unusual example of early twentieth century street architecture. Victorian Heritage Database H0704 FORMER UNION CHURCH 84-86 ORRONG ROAD ELSTERNWICK https://vhd.heritagecouncil.vic.gov.au/places/428 The Former Union Church, Elsternwick, designed by the architect George de Lacy Evans, and erected in 1889-90 is a building of historical and architectural significance for the following reasons:- (1) it is a rare and well- developed example of the early French Gothic manner as popularised through the muscular Victorian re-interpretation of English architect William Burgess, which in turn were derived from the publications of EE Viollet-le-Duc. Other Victorian cases of detailing derived from Viollet-le-Duc include Barwon Park (1868), the Presbyterian Church at Skipton (1871), the Bourke Street West Police Station by Bindley and Brittingham (PWD) dating from 1888-9 and the Lutheran Manse, East Melbourne by JAB Koch (1890). However, none of these buildings relates closely in form to the Union Church, Elsternwick. The only building which has been identified as closely comparable is The Bairnsdale Court House by AJ Macdonald (PWD) which dates from 1892. (2) the use of bright red brickwork is of significance, as the Former Union Church is believed to be only the second church building in Victoria to employ this material as a matter of conscious choice. Amongst red brick churches, it is thought to be preceded only by Reed, Henderson And Smart's Sacred Heart (1884), a Renaissance inspired design. (3) the building is believed to be a rare, possibly unique, surviving example of a church building erected for dual use by the Congregationalists and Baptists. In 1894 it was bought by the Congregationalists and continued as a Congregational Church until the formation of the Uniting Church.Page 165 of Photograph Album with four photographs, two of a church with the other two of houses on Orrong Road.Handwritten: ELSTERNWICK CONGREGATIONAL CHURCH [under top left photo] / 82 ORRONG ROAD [under top right photo] / 663-1 ORRONG ROAD / SEMI - DETACHED PAIR / 165 [bottom left]trevor hart, elsternwick congregational church, king street, orrong road, church, elsternwick, red brick, former union church, early french gothic style, architects, george de lacy evans, baptist church, conical towers, houses -

It has aesthetic, historical and social significance. Its aesthetic value rests with the facade which is highly representative of a not uncommon villa form of the late Victorian period. Its historical value derives from its association with the Langdon family in Caulfield (compare "Rosecraddock", "Tarqua" and "Hengar"). Its social value derives from its ability to demonstrate a lifestyle in late Victorian Caulfield.Page 190 of Photograph Album with four photographs of two different properties on Seymour Road.Handwritten: Seymour Road [top right] / 51 [under top left photo] / 51 [under top right photo] / 85 [under bottom left photo] / 85 [under bottom right photo] / 190 [bottom right]trevor hart, elsternwick, seymour road, late victorian, caulfield, beemery, bellecourt, house names, langdon family, charles langdon, cast iron work, verandahs, polychromatic brickwork, italianate style, arched balconies -

This file contains seven items about the significance of this building and how this was established : 1/ Photocopies of a handwritten application (in duplicate) by Walter Kay of Elsternwick dated 13/10/1985 and Rodney H Bush’s dated 16/10/1985 to the Historic Buildings Council to register the former Elsternwick Post Office building, and an original typewritten letter dated 17/10/1985 from the Historic Buildings Council to Caulfield and Historic Society advising them of an application and inviting them to submit relevant information about the building with a copy of application attached. 2/ Six pieces of correspondence between various interested parties (Caulfield Council , Caulfield Historical Society, National Trust, of Australia and Ministry for Planning and Environment on behalf of Historic Buildings Council, Victoria) about the significance of the former Elsternwick Post Office building and the progress of efforts to include it on the Register of Historic buildings. Dated between November 1985 and May 1986. 3/ Two pieces of correspondence between the Caulfield Progress Association and the Caulfield Historical Society dated April and May 1986, regarding the efforts of the Historical Society to save the former Elsternwick Post Office building. 4/ Two pieces of ephemera by the Caulfield Progress Association, one original undated and one photocopy undated in 1986. Both appealing to the public for support to help the former Elsternwick Post Office building and to protest a proposal to demolish it, by Caulfield Council. 5/Original newspaper article dated 07/06/1989 from the Malvern-Caulfield Progress newspaper written by Robert Carmody. The article talks about the approval by the Historic Buildings Council of Caulfield Council’s restoration program of the former Elsternwick Post Office building worth approximately $850,000. The refurbishment would consist of a shop and office space which would then be rented out. Mayor Emil Braun outlines the progress to implement the plans. 6/ Caulfield Conservation Study by Andrew Ward dated September 1994 of former Elsternwick Post Office Building. The building plans for the Elizabethan Style building were approved in 1891. The original timber verandahs were replaced by the present brickworks in circa 1918 rear extensions in 1941-42. Similar Post Offices were built at Kew, Queenscliff and Portarlington. 7/ Computer printout dated 19/03/2010 of Statement of Significance held by the Victorian Heritage database of the former Elsternwick Post Office Building. It was built in 1891 in the ‘Queen Anne’ style. The substantial two story red brick building was set on a bluestone plinth with an ornate façade incorporating cement dressings. Newspaper - Newspaper clipping, The Loch Ard : An Epic Wreck : Death of Eva Carmichael, ca. April 1934
“On the 8th April 1934, at her residence in Bedford, England, Eveline Victoria Townshend, widow of the late Thomas Achilles Townshend, C.E. of County Cork, Ireland, died in her 74th year. Mrs Townshend was the Eva Carmichael who, with the late Tom Pearce, were the only two survivors of the ship Loch Ard, which was wrecked near Port Campbell, on 1st June, 1878 ....”. [Transcription of the article is attached]. Captain Gibbs was master of the Loch Ard, an iron clipper of 1623 tons, which was wrecked on Mutton Bird Island, one mile east of Sherbrook River. The two survivors, Carmichael, a passenger and Pearce, a member of the crew, were washed through the mouth of the gorge, which now bears the name of the ill-fated ship. The impact of the ship was so violent that the deck was torn clean off the hull, which now lies in 70 fathoms of water. (edited version of the same article)The newspaper article is of local, state and national historical significance for its association with the wreck of the sailing ship LOCH ARD, which is now listed on the Victorian Heritage Register S417. The article records an eye witness account of the rescue of the only two survivors from the Loch Ard wreck. A newspaper cutting from the Warrnambool Standard in 1934. It contains the obituary notice of Eva Carmichael (Townshend), the only female survivor of the LOCH ARD shipwreck in 1878. She died on 8 April 1934, a widow in England, in her 74th year. This original newspaper cutting has yellowed and creased with age. "Villa Alba is of significance for the outstanding late Victorian painted decoration throughout its interior. The consistently high standard of design in the decoration, and high, and at times, superb quality of its execution, the variety of illustrative techniques, the variety of illusionist effects and the hierarchy of treatments between the rooms of the house all contribute to the significance. The decorative scheme is also of significance as a fine example of the work of the leading Melbourne decorators, the Paterson Brothers. It is one of their first interiors to depart totally from the use of pre-prepared wallpapers of repetitive designs and it is a rare and comprehensive extant example of their domestic work. The decorative schemes in the ground floor hall, the dining room, the drawing, the vestibule, the stair hall, the upper hall, bedroom 1 and the boudoir are also individually of significance as outstanding examples of Victorian decoration.." (Victorian Heritage Database, 2023)This work forms part of the collection assembled by the historian Dorothy Rogers (1905-1973), donated to the Kew Historical Society by her son in 2015. The manuscripts, photographs, maps, and documents were sourced by her from both family and local collections or produced as references for her print publications. Many were directly used by Rogers in writing ‘Lovely Old Homes of Kew’ (1961) and 'A History of Kew' (1973), or the numerous articles on local history that she produced for suburban newspapers. Most of the photographs in the collection include detailed annotations in her hand. The bluestone 1857-58 former Wesleyan Church, on the corner of Fitzroy Street and Princes Street St Kilda, was one of the first Wesleyan churches in Victoria designed in the gothic style. It had a square central entrance tower and early English stepped buttresses and pinnacles above. It was later the St Kilda Uniting Church and was closed on 25 June 1978. It has now been covered to flats.According to Heritage Victoria: The old St Kilda Methodist Church is a finely designed 1850's church building and centrepiece of a group of individually significant buildings in an urban conservation area. Towered churches from the 1850s are rare in Melbourne and this building is thus of special significance in this regard as well as for its design and detailing. This building is an important work of architects Crouch & Wilson. Thomas Crouch was prominent in St Kilda Methodist church affairs and lived locally. He served a term as mayor of St Kilda and also designed the chapel at Pentridge and Methodist churches at Fitzroy, Collingwood, Flemington, Daylesford and Maldon. St Kilda was the home of many of the better off Melbournians in the 1850s, '60s and '70s. The adjacent former Sunday School is one of Melbourne's finest and the combination of fine church and hall side by side gives each added significance. https://vhd.heritagecouncil.vic.gov.au/places/1110churches, fitzroy street, st kilda, crouch, st kilda uniting church, st kilda wesleyan methodist church, princes street -

From Glen Eira Heritage Management Plan (1996) by Andrew Ward and Associates: The house at 12 Avoca Grove, part of "Merton", now demolished, is understood to have been built for and occupied by James Wilberforce Stephens from c.1865. It has aesthetic and historical significance. The building's aesthetic value is derived from the manner in which it demonstrates aspects of the Cottage Orne style, popular among Melboume's gentry during the mid Victorian period. Its historical value is derived from its association with J. W. Stephens, MLA, for East St Kilda and a prominent Caulfield resident.Page 20 of Photograph Album - two black and white exterior photographs of a house with both photographs on the right hand side of the page, the top in landscape mode and the bottom portrait. The design of the verandah, though defaced, is unusual in Caulfield and, therefore, important. A substantial late Victorian stuccoed Bool11 style villa residence with tower surmounting the entrance porch, fluted columns to the ground level verandah and parapeted balcony over, now built in with a sympathetic addition at the north-west corner. The principal rooms and staircase are intact and representative of the period.Page 34 of Photograph Album with two portrait photographs of exterior of Kynaston - 2 views highlighting the front of the mansionHand written: "Kynaston" now "Kahlyn" Bambra Road [top right] / 34 [bottom right] trevor hart, caulfield north, bambra road, 1850's, mansion, villa residence, cast iron verandah, victorian, decorative brackets, slate roof, curved windows, 1880's, kynaston, kynaston l murray, kahlyn private hospital, kahlyn, return verandah, enclosed verandah, cast iron work, double storey mansions, towers, balconies -

French influence is demonstrated by the high nave, apsidal sanctuary, spirelet and trumeau. The building is locally important as a historic focus for Anglican worship and early mission activity whilst its architectural grandeur is expressive of mid Victorian Caulfield's status as a suburban location for the Metropolis gentry.Page 56 of Photograph Album with three exterior photographs (two portrait and one landscape) of St Mary's Anglican Church.Hand written: St Mary's Anglican Church Eira Road [top right] / Neg 235 8 Oct 1966 [under top left photo] / 3 Sep 1972 [under bottom left photo] / 56 [bottom right] trevor hart, 1880's, elsternwick, glen eira road, st kilda east, church of england, gothic, st mary's, bluestone, apsidal sanctuary, spirelet, trumeau, anglican, 1870's, caulfield north, french-influenced low and mixed gothic style
