Pru Sanderson, in her groundbreaking ‘City of Kew Urban Conservation Study : Volume 2 - Development History’ (1988), summarised the periods of urban development and subdivisions of land in Kew. The periods that she identified included 1845-1880, 1880-1893, 1893-1921, 1921-1933, 1933-1943, and Post-War Development. These periods were selected as they represented periods of rapid growth or decline in urban development. An obvious starting point for Sanderson’s groupings involved population growth and the associated economic cycles. These cycles also highlighted urban expansion onto land that was predominantly rural, although in other cases it represented the decline and breakup of large estates. A number of the plans in the Kew Historical Society’s collection can also be found in other collections, such as those of the State Library of Victoria and the Boroondara Library Service. A number are however unique to the collection.The Kew Historical Society collection includes almost 100 subdivision plans pertaining to suburbs of the City of Melbourne. Most of these are of Kew, Kew East or Studley Park, although a smaller number are plans of Camberwell, Deepdene, Balwyn and Hawthorn. A number of the plans are double-sided and often include a photograph on the reverse. The Goldthorns Hill Estate subdivision was first put up for auction in 1925. The subdivision took its name from the mansion ‘Goldthorns’, shown on the plan between Normanby Road and Lady Loch’s Drive. Contemporary advertisements describe forty-three home sites being fro sale, yet only forty-one appear on this plan. Buyers were lured by the prospect of the proposed extension of the Burke Road tram to High Street. In 1910, the Willsmere Park Estate Dairy was lauded in the Box Hill Reporter as ‘an object lesson in dairying’. Ten years later, in 1923, it was to be sold. The first subdivision of the Estate included 77 grand allotments with frontages to Belford and Kilby Roads, Elm and Willow Groves, and Acacia Avenue. Every lot was claimed to be ‘high and dry’, and with panoramic views of Kew and East Kew. The balance of the Estate, and the largest proportion of allotments was to be subdivided and sold from 1940. This second sale included 109 lots fronting Kilby Road and Elm and Willow Groves. Annotations on the plan indicate that the more expensive lots faced Belford Road opposite the Kew Golf Links. Two of these sold for £310. Lots further to the west in Willow Grove were sold for £60 less. Many of the houses to be built on these 109 allotments after the War faced Government restrictions on building materials and the dimensions of each house due to postwar shortages.subdivision plans - east kew, willsmere park estate -

Barnes.The East Kew Tramway Estate was a subdivision of two separate parcels of land between Adeney Avenue and Normanby Road. The larger section included 54 lots facing Adeney Avenue, Argyle Road, and Campbell, Hunter and Wishart Streets. [Hunter and Wishart Streets were created as part of the subdivision.] A further 17 allotments faced Normanby Road, Hubert and Campbell Streets. [The name of Hubert Street was later to be changed to Cecil Street.] The promotion of the sale referred to the advantages of living between two tram routes, in High Street and Cotham Road. Barnes.The Dale Estate in Deepdene was made possible by the death of Robert Sparrow Smythe, Australian journalist, newspaper editor/owner and theatrical manager. Smythe lived in his residence ‘Highate’, Deepdene until his death in 1917. In the subdivision proposed one year later, before the end of the First World War, 18 allotments were to be created. The very fragmentary plan in the Society’s collection notes that a large weatherboard [house] will need to be removed. This may be Smythe’s own home. The proposed subdivision included allotments facing Burke and Whitehorse Roads and Dale Street. Bordering the subdivision is the Deepdene Station and the Outer Circle Railway Line. Barnes.The Clifton Estate was an ambitious subdivision. It included 61 allotments bordering Cotham and Park Hill Roads, and Florence and Adeney Avenues. It is difficult to ascertain the exact year when the ‘Clifton Estate’ was surveyed, subdivided and first auctioned. The uncertainty may be due to allotments being released during the First World War. The subdivision took its name from the house ‘Clifton’ (lot 5) on the corner of Adeney Avenue and Cotham Road. The outline of Clifton (since demolished) and the extent of its land following the subdivision are represented on the plan. Document, Wollaston sale, 1919
This is a poster advertising the sale of part of the Wollaston Estate in Warrnambool in 1919. The sections for sale were Allotments 1, 18 and 19 which included the Wollaston Homestead. The original Wollaston property of 679 acres was selected by Thomas Manifold in the late 1840s. This land, on the northern side of the Merri River, near the Woodford Road was three kilometres from the Warrnambool town. The first farmer we know who leased the property was William Simpson. Walter Manifold inherited the property and he took it over in 1884. The swing bridge he built in 1890 still stands today. In 1919 the Closer Settlement Board of Victoria acquired Wollaston and 17 lots were sold to returned soldiers for farming purposes. By 1930 there were only five soldier settlers remaining. In 2009 further subdivision took place with lots sold for residential purposes. The homestead allotments were sold separately in 1919 with various owners of the homestead itself recorded since that time. This poster is of interest as it shows the areas of the Wollaston Estate which were sold in 1919. The history of this estate is well-documented and of importance in the history of Warrnambool. This is a sheet of paper with red and black printing and a map of the Wollaston Estate which is photo-lithographed. The sheet has been folded three times. Poster, Lyndoch Sub-Division
This is a poster advertising the sale of the Lyndoch sub-division in Warrnambool with the sale of 200 housing sites. The sale took place about 1958 with the land sold by Frederick Gill, a Warrnambool jeweller. The land was previously owned by George Rolfe who had acquired the land near the mouth of the Hopkins River in the 1880s and named the property ‘Lyndoch’. He bought the surrounding land at a later time. This sub-division came to be known as the Gill Estate. It was a valuable site as many of the allotments fronted the sea and others were adjacent to the Hopkins River. This poster, although tattered, is of interest as it has many details of the Gill Estate sub-division and will be useful to researchers. This is a cream-coloured paper poster with black and red printing. The poster has a small map in a circle shape showing the location of the streets and a larger map section showing the streets and the allotments to be sold. The poster is in two pieces and the edges are torn and, in some sections, missing. These documents relate to the sale of land in Merri Street Warrnambool in 1959 by Swintons Pty Ltd of Warrnambool. The buyer of the land was George O’Grady, a Warrnambool baker. The land sold for £4000 and there was a shed on the land (called the ‘Office’) which George O’Grady indicated he wished to be included in the sale. William and Ann Swinton migrated to Australia in 1854 and for a decade William Swinton worked as a builder and carpenter in the Warrnambool area, erecting many buildings, including the Wangoom Presbyterian Church. In 1865 he opened a store in Timor Street Warrnambool, selling groceries, hardware, china and glassware. By 1888 the business was known as William Swinton and Sons. Branch stores were opened in Wangoom, Cudgee, Nullawarre, South Warrnambool and West Warrnambool. After William Swinton died his son Robert became the first managing director of Swintons Pty Ltd. In 1934 the business split with George Swinton and Sons selling clothing, furnishings and glassware and Swintons Pty Ltd selling seeds, produce and hardware. Today the Swinton family still operates a furniture and bedding shop in Timor St Warrnambool.These items are of some interest as being connected to the Warrnambool business of Swintons Pty Ltd. They will be of interest to researchers. The current Swinton business in Timor Street is the oldest family business in Warrnambool and, with the name Swinton associated with businesses in Timor Street Warrnambool for 152 years it is amongst the oldest family businesses in Australia.The items here relate to the sale of land by Swintons Pty Ltd., Warrnambool. .1 These are three pages of white paper with typed material, a lawyer’s signature in blue ink, one green stamp and a sketch of the land location. .2 This is a sheet of thick paper containing a plan of the land sold. Warrnambool town allotments 1948 land purchases ...These maps were produced in 1948 and they contain maps of allotments within the city of Warrnambool, including the Central Business District, up to 1948. The details given on each allotment show the allotment and section numbers, the measurement in acres, the name of the original purchaser of the lot and the date of the first sale. The Warrnambool and District Historical Society owns several copies of these maps but these ones are originals.These three maps are of great significance because they give the names of land purchasers in Warrnambool from the date of the first land sales in 1847. They are a most valuable research tool and can be scanned and photocopied etc.These are three sheets of cream paper pasted on to linen. The sheets have black and white printing and map work. In August 1926, 30 picked allotments of 60x150 feet were put up for auction Saturday August 14, 1926 with frontages to Valley View Road and Fawkner Crescent advertised in the “Heart of the Glorious Wattle Country” and “Within 15 Minutes of the Newly Electrified Railway Station”. The Advertiser on August 13, 1926 in an article promoting the auction stated “the estate is regarded as one of the best in the district, and will be sold practically without reserve.” It is noted that an advertisement running in The Argus February 22, 1951 offered the remaining 16 blocks for sale at £12.10.0 or £200 the lot. Commercial realities and bushfires caused the Beech Forest community to re-establish itself around the railway station, away from Gardner Hill. This caused John W. Gardner to subdivide his land on the north side of the railway station. One subdivision was created near the Ditchley railway station on the old racecourse site, and another of 25 allotments forming what became Southorn Street. Various family scenes taken from outside the family home on the southeast corner of the intersection of Nyora Road and Pitt Street with Eucalyptus Road. Also, scenes of the Stokes Orchard and equipment used, construction of water reservoir at the end of Nyora Road near Reynolds Road and Diosma Road as well as early stages of the Stokes Orchard housing development. Frank Stokes worked as a qualified accountant at Kennons leather factory in Burnley, while living at 1 Thomas Street, Mitcham. He suffered from migraines and wanted to go back to the land (he had previously worked on farms and orchards since coming to Australia in 1926 both in WA and Vic.). He first travelled to the district by train in July 1942 to find land with the intention to establish an orchard. By chance he met Arthur Bird of Bird Orchard (bounded by Pitt Street, Eucalyptus Road and Wattle Grove) and they got talking over their common interest. Arthur put Frank up for the night and pointed out the land, 158 acres- Taylor Estate- £900, part of Crown Allotment 15, Section 5, Parish of Nillumbik (CA15) somewhat diagonally opposite Bird Orchard. He applied through the Riverina Agency to purchase the land who in turn had to get permission from Canberra to sell as there was a new government regulation banning land sales except for immediate production. He obtained a loan on his Mitcham house of £600 @ 5% and paid £450 deposit with quarterly payments of £15 over 5 years. The title to the property was issued May 15, 1946. He was helped and advised by Arthur Bird who farmed the neighbouring orchard. Early 1943 he took possession and would catch the train out to Eltham on Fridays after work and began building a hut for shelter and to lock up tools. He was able to pay a neighbour (Hawkins) to help with clearing and fencing 25 acres and with a horse and single furrowed plow, planted approximately 2,500 fruit trees - cherries, peaches, plums, almonds, pears, apricots and lemons as well as a few apples and oranges; a massive job. A huge problem was hares and rabbits eating all the new buds off the tiny trees. As well as laying poison he painted the trees with a mixture of cow manure and lime. Often working by moonlight. It was extremely difficult to get wire and wire netting because of the war but after much effort he obtained a permit from the Agricultural Department for supplies in March 1944. In February 1945 he applied for a permit to build a “packing shed” as no house building allowed. It was to be 33 feet x 21 feet and cost £312. Constructed mostly from second-hand materials, which was hard to obtain, especially iron for roofing. Frank finished work at Kennons October 31, 1945, and in March 1946 he sold the Mitcham house for £1230 plus £170 for furniture. The family of five then moved into a very unfinished at Eltham, which was a struggle to weatherproof. Eventually rooms were divided off and lined with hessian bags and whitewashed. Their income was firewood (cut and sold), selling rockery stones and cut sweet bursaria. (It was discovered during the 1940s that Bursaria contained the sunscreen compound Aesculin. The RAAF utilised this compound from Bursaria during WW2 for pilots and gunners.) The orchard’s first fruit sale was a 1/2 case of Le Vanq peaches in December 1947 - 8 shillings. In 1956 plans for house were drawn and Glen Iris bricks purchased (1956 Olympic Rings variant). The building of the house commenced in 1957 - 12 feet of original packing shed removed – and was completed in 1959. Water was connected from newly built pressure storage on the property at the end of 1959 and the electricity connection for the first time at 3pm on April 29, 1960. In the mid-1970s the Shire of Eltham divided the orchard up into numerous rate-able parcel lots, which became unaffordable for Frank. Consequently, Stokes Orchard was turned into a housing development by Macquarie Builders and marketed as the Stokes Orchard Estate in two stages; Stage 1 encompassing Scarlet Ash Court, Ironbark Close and Peppermint Grove bounded by Nyora and Eucalyptus roads c.1976 and Stage 2 encompassing Stokes Place, Orchard Way, The Crest and The Lookout bound by Nyora and Diosma roads c.1979. The development of Orchard Way, The Crest and The Lookout did not proceed as planned due to the lack of the sewer along Diosma Road and so many of the proposed lots were incorporated into five-acre parcels instead. In 1981 the Shire of Eltham Historical Society was asked by the Victorian Place Names Committee to comment on a proposal by the Shire of Eltham to assign names to parklands in Eltham as follows:- "Eltham Common" - the area between the municipal offices, Main Road, the Eltham railway -line, and Panther Place and containing Shillinglaw Cottage. The Shire has advised that this name has been used locally for the site since about 1975. "Alistair Knox Park" - the area bounded by the Eltham railway -line, Panther Place, Main Road, Bridge Street, and Susan Street, and through which flows the Diamond Creek. The area has been known locally as "Eltham Town Park" The proposed name "Alistair Knox Park" had created some local controversy with a number of reversals of the Council's decision and letters to the local paper both for and against the proposal. The society was reluctant to be drawn into this controversy particularly as there were known to be members with strong views both for and against the proposed name. The society appreciated the work done by Alistair Knox both in the formulation of the park concept and in its development but because of the controversy generated by the proposed naming and also because of the wide general use of the park by the public·, the name Eltham Town Park was felt more appropriate. The society noted that there was no outstanding historical associations with the land comprising the park which would warrant naming the park after any particular person, place or event. No objection was raised to the Eltham Common proposal as set-out above. The decision was made in the knowledge that Alistair Knox had been associated with the society over many years and was a prominent figure in the recent history of Eltham. He was regarded as a key figure in the environmental building movement and in particular was renowned for his use of mud bricks as a building material. He served as a councillor of the Shire of Eltham from 1971-1975, his final year as Shire President. It was during these years that the proposals to create the park in its present form were shaped and Alistair played a leading part in the decision to make it a landscaped passive recreational park rather than a sporting area. The parklands comprise a section of the Diamond Creek valley. The creek itself flows through the centre of the area which is overlooked by steep hills on each side. The parks form part of the land purchased from the Crown in 1851 by J.M. Holloway and then subdivided into allotments and called "Little Eltham". While most of the area was subdivided into residential lots the creek valley was subdivided into lots suitable for small farms. Some further subdivision took place over the years and the whole of the parks now comprises eight separate titles. A list of some of the former owners has been compiled but exhaustive research on all owners has not been carried out. The ownership of one parcel has been traced back to when it was purchased from Holloway by John Hicks Petty in 1874, long after it was subdivided. Other families owning land within the area over the years included Lyon, Rees, Clark, Waterfall, Carrucan, Graham, Hill and Morant. The character of the valley area has remained rural while development occurred on each side. Early photos show the area as orchard and grazing land. In 1901 the railway was constructed through the area resulting in the timber trestle bridge across the Diamond Creek. which is an important feature of the park landscape. A memorial obelisk to the Eltham servicemen killed in World War 1 was erected at the south eastern corner of the park. The site is now within the intersection of Main Road and Bridge Street and the memorial was shifted in the 1950s to the Eltham R.S.L. clubrooms. Following the financial failure of the local sub-branch, the memorial obelisk was again relocated to the Eltham War Memorial building precinct in 2011. During the early 1960's the Council started purchasing the land which now comprises the parks. In the late 1960's the area to the east of the Diamond Creek was used as a garbage tip and filled above the flood plain of the creek. When this area was filled the tip was transferred to the west side of the creek. From the early 1970's the area has been progressively developed as a park for passive recreation with ornamental lakes, extensive tree planting and landscaping. The character of the valley before the days of the tip has been recreated and this has earned a Landscape classification from the National Trust, an unusual honour for a man-made landscape. The parks are not only attractive in appearance. In later years it has been subdivided for residential purposes but leaving significant areas as power line and water supply reserves and bushland reserves that are habitat for the threatened For our excursion on 6th September we intend to walk through CA 15 to a bushland reserve east of Reynolds Road. The walk will traverse the boundary between suburban Eltham and the non-urban areas to the south and east. This is a pleasant walk through residential areas and bushland. Along the way we will discuss the early and more recent history of CA 15 as well as local natural history and geology. This walk is about 3.5 km in length and will take 2 to 2.5 hours.
