12a Hickman St was the site of the former Ebenezer Tennis Club. It was then sold and a large 4 storey, 52 unit social house built on the site. Bedsit in nature, the neighbourhood objected to the scale of the develeopment and successfully defended their view at VCAT. The site was later sold, subdivided, and in March 2023 building was taking place with an excavator took 5m of land on Armstorng st, owned by someone else.
