Typewritten form signed by key parties and Agent's covering summary page.AI Summary using CoPilot (12/9/2026): The document is a Memorandum of Agreement dated 3 November 1937 between John Cameron Campbell (Landlord), represented by agent C.E. Carter, and Edward Miles Fankhauser (Tenant). It records a lease of 25 acres of land and a dwelling on Templeton Road, Wantirna, previously occupied by E.L. Westmore. The tenancy begins on 3 November 1937 at a weekly rent of 15 shillings, payable monthly, with a minimum term of one year and termination possible by either party on one week’s written notice. The tenant must keep the property in good repair (fair wear and tear excepted), avoid alterations or subletting without written consent, refrain from nuisance, and allow the landlord access for inspection. The landlord is responsible for maintaining the exterior structure. A clause requiring the tenant to pay council rates was crossed out and initialled by both parties. The agreement also grants the tenant an option to purchase the property for £650, with a £50 deposit, exercisable at any time during the lease. If rent is unpaid or conditions breached, the landlord may re enter and terminate the tenancy. The document is signed by both parties and witnessed by E.V. Fankhauser.
