Subdivision plans and real estate flyers/brochures reveal a number of aspects of urban development and history. The Kew Historical Society's collection of these plans, as well as advertisements extracted from magazines, cover key aspects of community development and architectural history of Kew and Kew Eat as well as surrounding suburbs. While most of the plans in the collection were gifted to the Society by the former City of Kew, a number of other plans and advertisements have been donated by individuals, of which this is an example.Original multi-page sales brochure of the Pointed Firs Estate, advertised as located in Camberwell North, but now in Balwyn North. The 4-page bifold brochure includes promotional material as well as a detailed plan of the 28 lots for sale, a photograph of the locality with the plan overlaying it, as well as aerial photos and street views. Plan - Subdivision Plan, Normanby Heights Estate, Kew, 1919
Prue Sanderson, in her groundbreaking ‘City of Kew Urban Conservation Study : Volume 2 - Development History’ (1988), summarised the periods of urban development and subdivisions of land in Kew. The periods that she identified included 1845-1880, 1880-1893, 1893-1921, 1921-1933, 1933-1943, and Post-War Development. These periods were selected as they represented periods of rapid growth or decline in urban development. An obvious starting point for Sanderson’s groupings involved population growth and the associated economic cycles. These cycles also highlighted urban expansion onto land that was predominantly rural, although in other cases it represented the decline and breakup of large estates. A number of the plans in the Kew Historical Society’s collection can also be found in other collections, such as those of the State Library of Victoria and the Boroondara Library Service. A number are however unique to the collection.The Kew Historical Society collection includes almost 100 subdivision plans pertaining to suburbs of the City of Melbourne. Most of these are of Kew, Kew East or Studley Park, although a smaller number are plans of Camberwell, Deepdene, Balwyn and Hawthorn. It is believed that the majority of the plans were gifted to the Society by persons connected with the real estate firm - J. R. Mathers and McMillan, 136 Cotham Road, Kew. The Plans in the collection are rarely in pristine form, being working plans on which the agent would write notes and record lots sold and the prices of these. The subdivision plans are historically significant examples of the growth of urban Melbourne from the beginning of the 20th Century up until the 1980s. A number of the plans are double-sided and often include a photograph on the reverse. A number of the latter are by noted photographers such as J.E. Barnes.The Normanby Heights Estate not unusually used hyperbole to attract purchasers to the auction of 17 lots facing Argyle Street (sic), Pleasant Avenue and Normanby Road. Predictably factors appealed to included the proximity to schools etc, the availability of public utilities, friable soil, picturesque views and ‘advancing settlement’. If that were not enough, the sales pitch exhorted prospective purchasers to consider their backbone. ‘Thrift is unquestionably the Backbone of any Nation. No better form of Thrift can be encouraged in the young citizen than by investing his or her savings in a piece of land in a growing, healthy and beautiful locality. NORMANBY HEIGHTS ESTATE admirably fits the need.’ The experience of Australia at war undoubtedly contributed to the use of terms such as ‘Backbone of a Nation’ and the appeal to egalitarian principles in the choice of the term ‘young citizen’. Pru Sanderson, in her groundbreaking ‘City of Kew Urban Conservation Study : Volume 2 - Development History’ (1988), summarised the periods of urban development and subdivisions of land in Kew. The periods that she identified included 1845-1880, 1880-1893, 1893-1921, 1921-1933, 1933-1943, and Post-War Development. These periods were selected as they represented periods of rapid growth or decline in urban development. An obvious starting point for Sanderson’s groupings involved population growth and the associated economic cycles. These cycles also highlighted urban expansion onto land that was predominantly rural, although in other cases it represented the decline and breakup of large estates. A number of the plans in the Kew Historical Society’s collection can also be found in other collections, such as those of the State Library of Victoria and the Boroondara Library Service. This work forms part of the collection assembled by the historian Dorothy Rogers, that was donated to the Kew Historical Society by her son John Rogers in 2015. The manuscripts, photographs, maps, and documents were sourced by her from both family and local collections or produced as references for her print publications. Many were directly used by Rogers in writing ‘Lovely Old Homes of Kew’ (1961) and 'A History of Kew' (1973), or the numerous articles on local history that she produced for suburban newspapers. Most of the photographs in the collection include detailed annotations in her hand. The overhead transparency is of a map produced by H.C. Crouch Borough Surveyor in 1910The Rogers Collection provides a comprehensive insight into the working habits of a historian in the 1960s and 1970s. Barnes.The little-known Glenarbor Estate comprised 23 allotments bordering Wellington and Denmark Streets and Fenton Avenue. The auction of the allotments in the Estate was held in the Kew Recreation Hall. The purported advantages to Kew are identified on the plan, such as the close proximity of the entrance to the Kew Railway Station and access to shops in Denmark Street. Due to its location, the subdivision was pitched at commercial as well as residential purchasers. The Estate was to cause a crisis in the Kew Council as a majority of councillors voted on 29 May to acquire the entire Estate as the location of a new Town Hall. The Estate was said to be valued at £50,000. A later meeting was to rescind the vote, instead opting for the compulsory acquisition of South Esk on the corner of Charles Street and Cotham Road. That acquisition was to be overturned by the State Government. Plan - Architectural Sketch, MCC Kew Sports Club Existing Conditions, 2012
Sports Clubs in Kew in the final decades of the 19th century and in the early 20th century were often umbrella organisations with facilities for a number of sports. Typically in Kew, this included teams in lawn bowls, tennis and croquet. The Kew Bowling Club was formed in 1880 while the privately owned Auburn Heights Recreation Club was opened in 1904. By 1998, the two Clubs decided to amalgamate at the Auburn Heights site in Barkers Road, forming the Kew Heights Sports Club. The combined club was itself taken over by the Melbourne Cricket Club in 2012 becoming MCC Kew Sports Club. In 2017 MCC Kew closed and its landholding was subsequently sold to Carey Baptist Grammar School. Both the Kew and Auburn Heights Clubs assembled important collections. These historically significant and large collections were donated to the Society in 2020. The collections include manuscripts, pictures, trophies, plans, honour boards etc. The combined collections of the four sporting clubs making up the collection number hundreds of items that are historically significant locally. They are also significant to the sporting history of the greater Melbourne area and to the sports of lawn bowls and tennis in Australia in the 19th and 20th centuries. A number of the plans are double-sided and often include a photograph on the reverse. A subdivision plan for nineteen ‘bonny, airy building blocks’ on either side of Violet Grove, Kew East. Violet Grove runs between High Street and Harp Road. Like many other subdivisions in Kew and East Kew, older houses (Lots 1 and 13) were often included in the subdivision. Such houses were in some instances the original properties that were subdivided, or in the case of the Violet Grove subdivision, new houses such as the weatherboard villa on lot 13. This villa is advertised as having a tiled roof, 5 rooms, panelled hall, double doors (Rooms 14 x 12 ft. 6 in. (2) 14 x 12, 12 x 11, 13 x 11). A bricked front verandah, a tiled stove recess and existing sewerage connection added to its saleable potential. Water, electric light and power, and gas were all offered as part of the deal. Violet Grove now has about 35 houses, which indicates that the 19 lots of the subdivision were to be further subdivided by purchasers. Orchard Design Studio contacted PMH&PS for 19th Century migrant ship names, to be handcarved into jarrah portion of sculpture, and for approval of 20th century ship names for the steel section. Barnes.Bella Vista (later ‘Malinda’) was a large Federation house designed by the architect Robert Haddon for Abel Hoadley. The house was built in 1902 and occupied the eastern corner of Thomas Street and Cotham Road. It was a single-storey, red brick house, set back from the road, featuring a central tower topped by a pagoda-like red terra cotta roof, on top of which was perched a very large terra cotta dragon. The Bella Vista subdivision of 1929 included Hoadley’s house as well as nine allotments facing Cotham Road and Alfred and Thomas Streets. In 1941, the land on which Hoadley’s house stood was to be further subdivided.
