Plan, F R Simms & Son, Land for Private Sale: Cnr Victor Avenue and Mont Victor Road, Kew, 1950-1960
George Rimington established The Parkhill Nursery in 1877. By 1910, it was more commonly known as Rimington’s Nurseries and well known for its sale of violets. After World War II, Rimington’s Nurseries were gradually subdivided and sold. The 38 allotments were released in sections, including lots 34 to 36 on the corner of Mont Victor Road and Victor Avenue. Previous lots in the subdivision had bordered Burke Road, Rimington Avenue, Heather Grove, and Stoke Avenue. The selling point as it had been in comparable estates for a century were the proximity to transport, schools and churches, as well as the high location and excellent views. The subdivision plan shows most of the lots in the entire subdivision: 1-11, 13-26, and 34-38. Presumably, lot 12 and lots 27-33 were still to be released.Subdivision plans are historically important documents used as evidence of the growth of suburbs in Australia. They frequently provide information about when the land was sold on which a built structure was subsequently constructed as well as evidence relating to surveyors and real estate and financial agents. The numerous subdivision plans in the Kew Historical Society's collection represent working documents, ranging from the initial sketches made in planning a subdivision to printed plans on which auctioneers or agents listed the prices for which individual lots were sold. In a number of cases, the reverse of a subdivision plan in the collection includes a photograph of a house that was also for sale by the agent. Plan - Subdivision Plan, 10 Fine Villa Sites: Ermington Estate, Kew Heights, ca. 1917
Pru Sanderson, in her groundbreaking ‘City of Kew Urban Conservation Study : Volume 2 - Development History’ (1988), summarised the periods of urban development and subdivisions of land in Kew. The periods that she identified included 1845-1880, 1880-1893, 1893-1921, 1921-1933, 1933-1943, and Post-War Development. These periods were selected as they represented periods of rapid growth or decline in urban development. An obvious starting point for Sanderson’s groupings involved population growth and the associated economic cycles. These cycles also highlighted urban expansion onto land that was predominantly rural, although in other cases it represented the decline and breakup of large estates. A number of the plans in the Kew Historical Society’s collection can also be found in other collections, such as those of the State Library of Victoria and the Boroondara Library Service. A number are however unique to the collection.The Kew Historical Society collection includes almost 100 subdivision plans pertaining to suburbs of the City of Melbourne. Most of these are of Kew, Kew East or Studley Park, although a smaller number are plans of Camberwell, Deepdene, Balwyn and Hawthorn. It is believed that the majority of the plans were gifted to the Society by persons connected with the real estate firm - J. R. Mathers and McMillan, 136 Cotham Road, Kew. The Plans in the collection are rarely in pristine form, being working plans on which the agent would write notes and record lots sold and the prices of these. The subdivision plans are historically significant examples of the growth of urban Melbourne from the beginning of the 20th Century up until the 1980s. A number of the plans are double-sided and often include a photograph on the reverse. A number of the latter are by noted photographers such as J.E. Barnes.In November 1917, the Ermington Estate was advertised as an ‘Executor’s Sale’. It included the 10-roomed villa residence, ‘Ermington’, home of the late Mrs. Lorimer, and 10 ‘magnificent allotments’. The plan in the Kew Historical Society Collection is a little more specific. Ermington is described as having 9 Rooms &c. and there are 11 lots shown on the west side of Hillcrest Avenue. In the plan, the latter is named as ‘Hill Crest Avenue’. The plan indicates that the subdivision was based on the surveying work of Johnson & Tait. Opposite Ermington, the existing house ‘Parkhill’ is identified. A faded stamp on two parts of the plan indicates that it was in the possession of Jas. Streets on the subdivision plan include Adeney Avenue, Park Hill Road, Normanby Road, Weir Street and Wharton Street. Cotham Road and its tramway are shown nearby. The plan is interesting as it shows Wharton Street, named after the architect and town planner George Wharton, who was the first chairman of the Municipality of Kew. This is the earliest known photograph of the home of Thomas Judd, now situated at 20 Hillcrest Avenue, but with an address in Parkhill Road before surrounding subdivisions were created. 'Kew, Kew East, Balwyn & Balwyn North are located approximately 7km north east of Melbourne. Four main stormwater drains service the area flowing from south to north. Three of the drains: Deepdene Drain; Balwyn Drain & Glass Creek converge in Kew East just west of Burke Road at Kew High School before discharging into the Yarra River. The fourth drain, Kew Main Drain connects directly with the Yarra River to the West of Glass Creek.' The Kew Main Drain is a barrel drain that was created in the 1930s, and follows the route of the former Connor's Creek from the vicinity of Genazzano FCJ College to the Yarra River in East KewImportant and verifiable evidence of the construction methods used by the Melbourne & Metropolitan Board of Works in building the Kew Main Drain, before its reconstruction in c.1985.Original print colour positive photograph of the Kew Main Drain, provided on 14/12.84 to the Chief Engineer of the City of Kew, Ian Poulter, by the Supervising Engineer (Works), Southern and Eastern Drainage, Melbourne & Metropolitan Board of Works. Adeney Avenue, Kew Painting Painting W Nicholls ...William Nichols Anderson (1873-1927) was an Australian painter, one of whose works from the 1906 series River + Rail is in the Kew Historical Society’s art collection (donated 1984). A separate archive file contains correspondence, biographical information (written by his niece), and locations in Kew where he lived. Much of the correspondence between the Society and the City of Kew relates to the painting and its location in the Mayor’s Room at the Kew Civic Offices, Charles Street, where it was on loan from the Society. Lucy M (Jean) Hornby, the artist’s niece and the donor of the painting was a resident of 5 and 20 Queens Street, Kew (Vic). Australian ImpressionismGift of Lucy Hornby, 1984Framed oil on canvas by W. Painting, Park Street [Adeney Avenue] Kew, c. 1896
‘Adeney Avenue’ was the title given to this painting following its donation to the Kew Historical Society, yet the work’s origins predate the naming of Adeney Avenue in 1907 [originally gazetted as ‘Park Street’ (1865) and ‘Park Street South’ (1875).] Park Street ran between High Street and Parkhill Road beside what was later to become ‘Victoria Park’. This area was described in 1851 as “…a dense forest of gums and wattles which were to be largely cleared by 1888 after the naming of a recreation reserve”. The Reserve was still bisected by an unnamed creek in 1896, when the area was surveyed by the MMBW. The panoramic vista selected by the artist would appear to include ‘Eborensis’ (c.1895) on the corner of Parkhill Road and what was then Park Street, with views across cleared land towards the distant ranges. In the 19th century, north Kew was largely undeveloped farms stretching down to the Yarra. Oil on canvas by an unidentified artist of a panoramic view depicting what is now known as East Kew with mountains on the horizon. In the foreground is a two storey brick residence - Eborensis - located on the northeast corner of Parkhill Road and what is now Adeney Avenue. The view of the landscape and its rolling hills resulted from farming practices adopted following colonisation and settlement. Trees in the foreground and in the distance include remnant Eucalypts and introduced exotics.Label on rear of frame states "House on corner of Adeney Ave & Parkhill. [Regd. 254"].
