The Kew Historical Society's map collection includes a substantial number of real estate subdivision plans, mainly of Kew but also of surrounding suburbs in Melbourne. Most of the subdivision plans date from the 1920s and 1930s when the districts old homes and local farmland were being split up to accommodate residential growth in the postwar period. These early plans were assembled by a local firm, Jas R Mather & McMillan, which had an office in Cotham Road. Many of the plans, and sometimes photos, were annotated by the agents.Subdivision plans are historically important documents used as evidence for the growth of suburbs in Australia. They frequently provide information about when the land was sold as well as evidence relating to surveyors and real estate and financial agents. Sixty-six allotments, created on the ‘order of Mr & Miss Preston’ surrounded the mansion of Woodlands in Harp Road. Woodlands formed part of the Estate, being advertised as lot 1. The allotments faced High, Station and Wright Streets, Harp and Normanby Roads, and Woodlands Avenue. Pru Sanderson in the Kew Conservation Study (Vol.2, 1988) wrote that the Eastlawn Estate ‘covered the western half of the failed Harp of Erin Estate’. Contemporary advertisements promoted the Eastlawn Estate as: ‘There will be no more convenient district nor pleasant Suburb than East Kew for the busy business man. When the Electric Tram is laid, he will be able to journey quickly and pleasantly direct from Collins Street to his home in the Eastlawn Estate in about 20 minutes’. An advertisement for the sale of a subdivision by Auction: of 16 Ideal Home Sites, East Kew, 1940. This significant sale of land between the Kew Golf Course and Willsmere Park led to the streets having a high degree of architectural uniformity.The subdivision in the second year of the war indicates that land sales for homes and speculation continued from the 1930s into the period of the Second World War. The periods that she identified included 1845-1880, 1880-1893, 1893-1921, 1921-1933, 1933-1943, and Post-War Development. These periods were selected as they represented periods of rapid growth or decline in urban development. An obvious starting point for Sanderson’s groupings involved population growth and the associated economic cycles. These cycles also highlighted urban expansion onto land that was predominantly rural, although in other cases it represented the decline and breakup of large estates. Following that subdivision, seven additional lots were offered between Normanby Road, Argyle Road and Lady Loch’s Drive on the proviso that the estate, including Goldthorns was not sold as a single lot. The subdivision plan advises that the lots are situated in one of the most charming and popular residential areas in Kew and is surrounded by modern homes. Typically, the subdivision plan proposes the advantage of its proximity to Cotham Road and the tram to Collins Street. Because of the elevation of Goldthorns, much is made of the ‘bright, sunny and extensive outlook to the Northern Ranges’ and that it overlooks the Yarra Valley. One of the more interesting aspects of the plan is that it shows the outline of Goldthorns in the mid to late 1920s. Originally sited on a large allotment overlooking Normanby Road, the setting of the house has been dramatically altered through extensive subdivision and development. The subdivision plan of the ‘Myrtle Hill Estate’ indicates that in one such subdivision, 11 allotments were created fronting Bowyer Avenue, Myrtle Avenue, and Normanby Road. The land on which the subdivision was created had until 1960 formed part of the grounds of the mansion Raheen in Studley Park Road. In 1917, the Catholic Church had purchased Raheen and its lands. It was to become the home of Archbishop of Melbourne, Daniel Mannix, for 46 years. The sale of the subdivision took place three years before the Archbishop’s death. Subsequent archbishops were to reside at Raheen until its sale to the Pratt family in 1981. When the sale of the Estate was reported in the newspapers in 1960, it was described as the last big subdivision near Melbourne. At the auction, 33 of the 36 allotments were sold. The auction realised £315,750. Purchasers were advised that the vendor intended to keep lots 22 and 23. The alllotments in the subdivision required the construction of new roads. These included Eamon Court and Raheen Drive. Housing estates such as the 1919 Balwyn Park Estate, 1922 Hillcrest Estate and the Camberwell City Heights Estate, also 1922, quickly followed. These estates were built over by expansive suburban villas, set in fine gardens and along tree-lined streets. North Balwyn, largely constructed since 1933, was typified by even grander houses, many of them in the 'ocean liner' style and seen at their most distinctive in the Riverview Estate." At that time, Monnington and 10 new allotments were offered for sale bordering Adeney and Marshall Avenues. In this subdivision plan, Monnington is one of 13 lots for sale. The subdivision created the irregular land holding of Monnington today. The first of these sections bordered Burke Road between Kilby Road and the farm beside the Yarra. Kilby Road, Munro Road, Burke Road and Old Burke Road bordered the 102 lots in the Boulevard Section of the plan. The streets within the Section included Walbundry Avenue, Inverness Way, Riverside Avenue, Cascade Street and Kyora Parade. These street names, at least in this subdivision plan linked the two Sections of the subdivision. At a later date, the City of Kew decided to alter the street names. Walbundry, Inverness, Riverside, Cascade and Kyora were all renamed as ‘Drives’ (e.g. Kyora Drive). The subdivision plan is of interest in that it names High Street in Kew as Doncaster Road. It also shows the location of the wooden church that was later removed to Yarraville on the corner of Kilby Road and High Street. The plan predates later developments such as the S. E. Most of these are of Kew, Kew East or Studley Park, although a smaller number are plans of Camberwell, Deepdene, Balwyn and Hawthorn. It is believed that the majority of the plans were gifted to the Society by persons connected with the real estate firm - J. R. Mathers and McMillan, 136 Cotham Road, Kew. The Plans in the collection are rarely in pristine form, being working plans on which the agent would write notes and record lots sold and the prices of these. The subdivision plans are historically significant examples of the growth of urban Melbourne from the beginning of the 20th Century up until the 1980s. A number of the plans are double-sided and often include a photograph on the reverse. A number of the latter are by noted photographers such as J.E. Barnes.The ‘Myrtle Park Estate’ was a subdivision bounded by Victoria Road (now Lansdowne Street), Buchanan Avenue and Dight Avenue. Other streets that were created by the subdivision included Eurolie Street, Boorahman Street and Moody Street (now Sylvan Street). The Estate took its name from Myrtle Park (later changed to Macleay Park), which had been created in 1923 by Camberwell Council. The Park adjoined the southeast corner of the new subdivision. The Estate included 74 regular allotments characterised by narrow frontages and long blocks. The report of the sale of the Estate in The Argus (21 September) claimed that over 1,000 people attended the auction and that all allotments were sold on the day.
