This ledger relates to the property Kenilworth which is situated near Cavendish, 16 miles from Hamilton on the Wannon River. It was taken up by Thomas Norris in 1839 and originally carried 800 cattle and 20000 sheep on 63000 acres. By 1858 it was in the hands of John Mackersey and Thomas Bostock. In 1859 it belonged outright to John Mackersey who was there until 1870. He was considered a worthy son of a Presbyterian minister and was well regarded in the district for his contributions in church, sport and sheep breeding... However he did not do well and lost the property before going to New Zealand in 1870. These journals provide a yearly record of flock, harvest and yields along with income details. It also provides details relating to rentals, selections and purchases during the era from squatting to freehold land. This journal provides a detailed view of matters relating to the business of sheep farming. It records purchases and stock sold, wool clips, lambs, sheep losses and different breeds. Kenilworth was a significant property in the Western District of Victoria and it dates from a period of early settlement in Victoria.Dark green hard cover with gold lettering. The Batman Deed is sometimes called the Batman Treaty, the Dutigullar Deed, the Dutigullar Treaty or the Melbourne Deed. The deeds had been drafted by JT Gellibrand, a leading lawyer in the colony. Batman's Treaty was a document signed on 6 June 1835 by John Batman, an Australian grazier, businessman and explorer, and a group of Wurundjeri elders, for the purchase of land around Port Phillip, near the present site of the city of Melbourne. The document came to be known as Batman's Treaty and is considered significant as it was the first and only documented time when Europeans negotiated their presence and occupation of Aboriginal lands directly with the traditional owners. The so-called treaty was implicitly declared void on 26 August 1835 by the Governor of New South Wales, Richard Bourke. The original Batman Deed is of enormous significance to the history of the European settlement of Victoria. Framed print of the Batman Deed, dated 1835. The Kew Historical Society collection includes almost 100 subdivision plans pertaining to suburbs of the City of Melbourne. Most of these are of Kew, Kew East or Studley Park, although a smaller number are plans of Camberwell, Deepdene, Balwyn and Hawthorn. It is believed that the majority of the plans were gifted to the Society by persons connected with the real estate firm - J. R. Mathers and McMillan, 136 Cotham Road, Kew. The Plans in the collection are rarely in pristine form, being working plans on which the agent would write notes and record lots sold and the prices of these. The subdivision plans are historically significant examples of the growth of urban Melbourne from the beginning of the 20th Century up until the 1980s. A number of the plans are double-sided and often include a photograph on the reverse. A number of the latter are by noted photographers such as J.E. Barnes.An agent’s board on which parts of an advertisement for the Central Park Estate have been pasted. [The State Library of Victoria holds a complete plan]. Whereas the original plan included black and white photographs and effusive prose about the virtues of the Estate, the item in our collection includes only the actual blocks. The point of view of the artist is looking towards Kew from the vicinity of Xavier College. The paddocks in the foreground are bordered by Wellington Street. Barnes.The Mayfield Estate subdivision included 14 allotments surrounding Evan Court (now Evans Court) in Toorak. The subdivision adjoined Toorak Road east of Kooyong Road and alerted prospective buyers to how the Toorak Road tram would take them directly to the city. This emphasis on existing transport routes was a feature of subdivisions during a period when car ownership was the preserve of the wealthy. An existing brick villa (‘Mayfield’) is noted as already constructed on lot 13. The subdivision also notes that the lots adjoin land owned by Sir Edward Miller. Pru Sanderson, in her groundbreaking ‘City of Kew Urban Conservation Study : Volume 2 - Development History’ (1988), summarised the periods of urban development and subdivisions of land in Kew. The periods that she identified included 1845-1880, 1880-1893, 1893-1921, 1921-1933, 1933-1943, and Post-War Development. These periods were selected as they represented periods of rapid growth or decline in urban development. An obvious starting point for Sanderson’s groupings involved population growth and the associated economic cycles. These cycles also highlighted urban expansion onto land that was predominantly rural, although in other cases it represented the decline and breakup of large estates. A number of the plans in the Kew Historical Society’s collection can also be found in other collections, such as those of the State Library of Victoria and the Boroondara Library Service. Violet Grove runs between High Street and Harp Road. Like many other subdivisions in Kew and East Kew, older houses (Lots 1 and 13) were often included in the subdivision. Such houses were in some instances the original properties that were subdivided, or in the case of the Violet Grove subdivision, new houses such as the weatherboard villa on lot 13. This villa is advertised as having a tiled roof, 5 rooms, panelled hall, double doors (Rooms 14 x 12 ft. 6 in. (2) 14 x 12, 12 x 11, 13 x 11). A bricked front verandah, a tiled stove recess and existing sewerage connection added to its saleable potential. Water, electric light and power, and gas were all offered as part of the deal. Violet Grove now has about 35 houses, which indicates that the 19 lots of the subdivision were to be further subdivided by purchasers.
