Howevber, the long awairted "Due diligence" report rel;eased on Monday by council reveals that because of the escalation in Ringwood Plaza project costs - from over $7.5 million in February 1993, to over 12.2 million last February - the Ringwood Trust has "short term liquidity problems".`
