Photograph - Cottage, probably East Kew, A. Aberline, 1920s
The Kew Historical Society's map collection includes a substantial number of real estate subdivision plans, mainly of Kew but also of surrounding suburbs in Melbourne. Most of the subdivision plans date from the 1920s and 1930s when the districts old homes and local farmland were being split up to accommodate residential growth in the postwar period. These early plans were assembled by a local firm, Jas R Mather & McMillan, which had an office in Cotham Road. Many of the plans, and sometimes photos, were annotated by the agents.Subdivision plans are historically important documents used as evidence for the growth of suburbs in Australia. They frequently provide information about when the land was sold as well as evidence relating to surveyors and real estate and financial agents. The numerous subdivision plans in the Kew Historical Society's collection represent working documents, ranging from the initial sketches made in planning a subdivision to printed plans on which auctioneers or agents listed the prices for which individual lots were sold. In a number of cases, the reverse of a subdivision plan in the collection includes a photograph of a house that was also for sale by the agent. These photographs provide significant heritage information relating house design and decoration, fencing and household gardens. The photograph may also be aesthetically significant depending on the importance of the photographic atelier. An elevated, modest weatherboard house, photographed towards the end of the construction phase. The lower section of the weatherboards are exposed and stained. The upper section is rendered with rough-cast. The tiled roof has a single gable that extends over the centrally placed front porch. On the porch, the door and single sidelight are filled with coloured leadlight whereas the casement windows in the front rooms contain plain glass. The leadlight and the wrought iron of the verandah are the only decorative elements of the utilitarian design. The location of the house, which was advertised for sale, has not to date been identified. The real estate photograph is mounted on the reverse of a subdivision plan for the Harvest Home Estate, Kew East.Photographer's stamp, lower right on mount: "A. Document - Urban Planning Document, City of Kew, City of Kew : Minimum Size of Allotment Required, 1945-1955
A document outlining the relevant by-laws produced by the City Of Kew to regulate the minimum size of allotments in Barkers Road, Burke Road, Cotham Road, Glenferrie Road and Studley Park Road, as well as in other streets more generally. The by-laws specify the size of allotments in which single unit dwellings, attached houses and maisonettes, and flats could be built. In the ‘main streets’ a minimum land area for single unit dwellings was 8,100 square feet, with an average frontage of 60’ and a depth of 135’. In other streets this was reduced to an overall size of 6,250 square feet, with an average dimensions of 50’ x 125’. In specifying the land area required by flats, different sizes were regulated for the construction of between two and six flats. Six flats at the time when the regulations were passed must have been the upper limit permitted. Understanding the size of land listed in imperial measurements can be a challenge. Within Australia, the so-called quarter acre block was approximately 11,000 square feet. Those specified in the by-laws would appear to be smaller. The document was pasted on the reverse of a subdivision plan in the collection. This is a rare (undated) document produced by the City of Kew defining how subdivision within the municipality should occur. The document was created to constrain unbridled speculation in subdivisions in the various parts of Kew and East Kew.Undated typed document, issued by the City of Kew (1921-1994) indicating the minimum size of allotment required in Barkers Road, Burke Road, Cotham Road, Glenferrie Road and Studley Park Road. The document is mounted on board and waterstained. It was presumably used by a real estate agent. Photograph - Yarra in Flood from Willsmere, North Kew, 1923
Flooding of the Yarra Valley, including that section of the Yarra bordering Kew and Kew East in the north and west of the municipality, was a regular occurrence. Extreme flood events of the Yarra River are recorded to have occurred in 1891, 1901, 1916, 1923 and 1934. The Municipality of Kew's response to these floods was to enact planning decisions restricting residential development in flood prone areas following the floods of 1916, 1921 and 1934. While floods continued after the development of the Upper Yarra Reservoir (construction 1948-57), the regularity and extent of these inundations diminished. Original, large sepia photograph showing men, women and children who have gathered on a grassy verge, probably farm land, to look out across the flooded Yarra Valley at Willsmere, North Kew. In the medium distance are three houses that are largely submerged by the flood waters as well as a number of Eucalypts. Judging by the clothes of the spectators, the date might be 1901 or 1916, but probably the latter due to the hats worn by a number of the women. Photograph - Drawing room ceiling , 'Villa Alba', Walmer Street (Kew), c. 1965
"Villa Alba is of significance for the outstanding late Victorian painted decoration throughout its interior. The consistently high standard of design in the decoration, and high, and at times, superb quality of its execution, the variety of illustrative techniques, the variety of illusionist effects and the hierarchy of treatments between the rooms of the house all contribute to the significance. The decorative scheme is also of significance as a fine example of the work of the leading Melbourne decorators, the Paterson Brothers. It is one of their first interiors to depart totally from the use of pre-prepared wallpapers of repetitive designs and it is a rare and comprehensive extant example of their domestic work. The decorative schemes in the ground floor hall, the dining room, the drawing, the vestibule, the stair hall, the upper hall, bedroom 1 and the boudoir are also individually of significance as outstanding examples of Victorian decoration.." (Victorian Heritage Database, 2023)This work forms part of the collection assembled by the historian Dorothy Rogers (1905-1973), donated to the Kew Historical Society by her son in 2015. The manuscripts, photographs, maps, and documents were sourced by her from both family and local collections or produced as references for her print publications. Sanderson P (1988): '73 Walpole Street (Kew), 'Otira'. Built 1887. Original use - Residence. Architect - Crouch. Henry Berry, a noted philanthropist and salt merchant of Melbourne, was the original owner of this two-storey, boom-period house. Berry occupied the residence until his death in 1923 while in February the following year, the property was auctioned. Subsequently purchased by the Methodist Church for use as a training college for missionaries, a number of additions and alterations were made at that stage including a memorial chapel that was built on the property in 1957.' Otira is now a private residence. Original colour positive photograph (polaroid) of 'Otira', 73 Walpole Street, Kew, taken in 1978 by students in Form 3R at Trinity Grammar School as part of a project. The view in the photograph is of the front of the house, minus the first floor verandah that had been removed some decades before and preceding the reinstatement of the verandah sometime after 1988. Prue Sanderson, in the City of Kew Urban Conservation Study, Vol.2 (1988) stated that: 'The house originally had a fine cast iron verandah to two facades, however despite its removal, it remains as a most preposessing structure, The small cast iron perch is not original. Overall the design is in Italianate styling and the walls are clad in render, with extremely fine incised medallions in the render at both levels. The treatment of the tripartite windows with rounded upper corners is also atypical and is repeated in the joinery of the front entrance.'"Photo one / Trinity Grammar Project 1978 / Form 3R / "Otira" Walpole St"otira - 73 walpole street, henry berry, historic houses -- kew (vic.), trinity grammar school, melbourne architects -- crouch -

Several boathouses were built in Kew and Fairfield in the late 19th and early 20th centuries. They included Chipperfield’s ‘Moorings’ and floating pontoon. The substantial two-storey house was named the Moorings, and incorporated an upper storey residence. The Moorings was almost washed away in the 1916 floods, and in 1934 almost totally submerged when the Yarra River rose 26 feet in 14 hours. Following the 1934 flood, the house was restored. The floating pontoon, sometimes referred to as a ‘kiosk’ or ‘canteen’, was used to store canoes.
