Margaret Picken (1950-) trained and worked as a cartographic draftsman from 1968-1975 within the mining industry. These skills were readily transferable to work as a property illustrator for the real estate industry. Process: “Sketches were ordered by phone initially as there were no mobile phones or computers then. I would take our 2 year-old son with me to the houses when the other 2 boys were at school. I photographed houses with a Polaroid camera and made a ‘thumbnail’ sketch while there. The photos were used to scale off a sketch in pencil and then that sketch was overlaid with drafting film and the ‘pen and ink’ was completed. This process was the only one I used the entire time. Polaroid photos gave an instant usable photo. I then delivered the sketches by hand to the offices. There were deadlines each week on a Tuesday.” “… about 2003 coloured photos began to take over the sketches and mainstream companies replaced sole traders like myself providing a one-stop shop for all advertising. Plan, Studley Park Estate, 1910
Prue Sanderson, in her groundbreaking ‘City of Kew Urban Conservation Study : Volume 2 - Development History’ (1988), summarised the periods of urban development and subdivisions of land in Kew. The periods that she identified included 1845-1880, 1880-1893, 1893-1921, 1921-1933, 1933-1943, and Post-War Development. These periods were selected as they represented periods of rapid growth or decline in urban development. An obvious starting point for Sanderson’s groupings involved population growth and the associated economic cycles. These cycles also highlighted urban expansion onto land that was predominantly rural, although in other cases it represented the decline and breakup of large estates. A number of the plans in the Kew Historical Society’s collection can also be found in other collections, such as those of the State Library of Victoria and the Boroondara Library Service. A number are however unique to the collection.The Kew Historical Society collection includes almost 100 subdivision plans pertaining to suburbs of the City of Melbourne. Most of these are of Kew, Kew East or Studley Park, although a smaller number are plans of Camberwell, Deepdene, Balwyn and Hawthorn. It is believed that the majority of the plans were gifted to the Society by persons connected with the real estate firm - J. R. Mathers and McMillan, 136 Cotham Road, Kew. The Plans in the collection are rarely in pristine form, being working plans on which the agent would write notes and record lots sold and the prices of these. The subdivision plans are historically significant examples of the growth of urban Melbourne from the beginning of the 20th Century up until the 1980s. A number of the plans are double-sided and often include a photograph on the reverse. A number of the latter are by noted photographers such as J.E. Barnes.Coloured lithograph of a subdivision plan of the Studley Park Estate, bordered by Yarra, Willsmere Road and the Outer Circle Railway line. The estate was listed in 1910 and was the subject of a planning dispute between the developer and the Town of Kew in relation to flood levels and the suitability of the land for housing. In many cases the names of streets were subsequently changed. The layout was also affected by the creation of the Eastern Freeway. A newspaper report of the day described the subdivision as a: "GOLDEN OPPORTUNITY. We are pleased to submit for PRIVATE SALE that magnificent ESTATE, situated only 4 1/2 miles from the Melbourne General Post Office, STUDLEY PARK ESTATE. KF/NV. Doubtless the CHEAPEST LAND EVER OFFERED having extensive frontages to the prettiest spot on the River Yarra and the National Park, commanding lovely river and landscape views, and acknowledged to be the finest land available so close to the city. Subdivision plans and real estate flyers/brochures reveal a number of aspects of urban development and history. The Kew Historical Society's collection of these plans, as well as advertisements extracted from magazines, cover key aspects of community development and architectural history of Kew and Kew Eat as well as surrounding suburbs. While most of the plans in the collection were gifted to the Society by the former City of Kew, a number of other plans and advertisements have been donated by individuals, of which this is an example.Undated, multi-page subdivision plan advertising lots for sale bounded by Blackburn Road, George Street, Windermere Avenue, and Saxonwood Drive in what is currently Doncaster East. Other streets in the subdivision include: Mowbray Court, Stafford Court, Rugby Court, and Robin Hood Court. The front page includes a Birdseye view of the estate which identifies existing and projected civic amenities, as well as the estate's relationship to surrounding suburbs and the city centre. Red crosses on the detailed plan of lots on page two indicate those that have been sold. Commercial realities and bushfires caused the Beech Forest community to re-establish itself around the railway station, away from Gardner Hill. This caused John W. Gardner to subdivide his land on the north side of the railway station. One subdivision was created near the Ditchley railway station on the old racecourse site, and another of 25 allotments forming what became Southorn Street. There were very few takers for these lots nor any buyers for the Ditchley subdivision.Photocopy. 260mm x 159mm. An advertisement for the sale of the Ditchley Park Estate, Beech Forest. Document - John Fitts Letters of Administration 1879, 1879
No information has been found on the Commission Agent John Fitts except that he died at the Yarra Bend Asylum at the age of 51 and was formerly a resident of Ascot Vale, a suburb of Melbourne. His estate was valued at £600. Yarra Bend Asylum, near the junction of the Yarra River and the Merri Creek was the first institution for the mentally ill in Victoria and operated from 1848 to 1925. Tait collection: item 5 of 62This document is only of interest in that it came from the former legal offices of Mackay Taylor in Kepler Street, Warrnambool. It originally came from Thomas Goodall, a legal clerk in the office of the lawyer Ernest Chambers who passed it on to George Mackay, the lawyer in the forerunner firm of Mackay Taylor where it remained until the firm of Mackay Taylor ceased to exist and the buildings were cleaned out. This is a piece of parchment paper with printed black lines and handwritten material in black ink. There is a fold at the bottom of the document with a seal of the Supreme Court of the Colony of Victoria attached by a green ribbon. Document, Wollaston sale, 1919
This is a poster advertising the sale of part of the Wollaston Estate in Warrnambool in 1919. The sections for sale were Allotments 1, 18 and 19 which included the Wollaston Homestead. The original Wollaston property of 679 acres was selected by Thomas Manifold in the late 1840s. This land, on the northern side of the Merri River, near the Woodford Road was three kilometres from the Warrnambool town. The first farmer we know who leased the property was William Simpson. Walter Manifold inherited the property and he took it over in 1884. The swing bridge he built in 1890 still stands today. In 1919 the Closer Settlement Board of Victoria acquired Wollaston and 17 lots were sold to returned soldiers for farming purposes. By 1930 there were only five soldier settlers remaining. In 2009 further subdivision took place with lots sold for residential purposes. The homestead allotments were sold separately in 1919 with various owners of the homestead itself recorded since that time. This poster is of interest as it shows the areas of the Wollaston Estate which were sold in 1919. The history of this estate is well-documented and of importance in the history of Warrnambool. This is a sheet of paper with red and black printing and a map of the Wollaston Estate which is photo-lithographed. The sheet has been folded three times.
