This ‘Plan of the Box Property c1915’ was drawn by a CMHS member in 1985 to educate members and visitors to Box Cottage Museum. The original small, pioneer cottage was built in the late 1840s to early1850s, by an unknown pioneer. It was located on part of a 30 Acre allotment that was originally part of Dendy’s Special Survey granted in 1841. The doors and window sashes, (made of red deal joinery timber), as well as the brass locks and fittings, are from the original cottage, and were imported from England. The fire-place bricks are from the original cottage, and are sun-dried, (not kiln fired), and are hand-made. Convict marks can be seen on two bricks. There is a small display of external cladding shingles from the original pioneer cottage. These shingles were hand-split, and most likely made from locally collected timber The nails included in this display were used to fasten the shingles on the original cottage, and are also hand-made. The enamel nameplate, “Colonial”, on the wall of the cottage, was the name chosen for the original pioneer cottage when Mr August Reitman, a sculptor, began leasing the property in 1917. August purchased the property c 1935, for 1200 Pounds approximately and resided there until 1953.. In 1974 Mr Lewis, a timber specialist, found the dilapidated building on property he had recently purchased in Jasper Rd and suggested it be reconstructed and relocated. Moorabbin Council agreed and the cottage was rebuilt just about 250 metres from its original site. The cost of the rebuild was met by 'Victoria's 150th Committee, plus a small grant from the City of Moorabbin, and Mr Laurie Lewis donated much of the timber for the reconstruction. In the 1852 Josiah Holloway, a developer, purchased 625 acres from the squatters Richard and John King and sectioned '2 acre allotments' south of Henry Dendy's Brighton Survey along the Arthur's Seat Road ( later Nepean Highway) for sale @ £10 It became known as The Two Acre Village as settlers took up the allotments and established market gardens, general stores, butchers, blacksmiths, post office and 2 hotels. Charles Whorral opened The Cheltenham Inn and it became so popular as a meeting place that the area was called Cheltenham. The early settlers, who were predominantly English and Scottish immigrants initially leased their allotments and, because the sandy soil was so fertile, they were soon able to purchase the land and increase their acreage. Beaumaris includes two early estates in the parish of Moorabbin developed by Josiah Holloway from 1852. Named Beaumaris Town and Beaumaris Estate (after the pastoral run in the area and ultimately after Beaumaris in Wales), the lots comprising them were marketed by Mr Holloway's suggesting that the railway was imminent and a canal would be built. This list shows the names of the Pioneer settlers with the amount of Acres, the date purchased from The Crown and the Lot or Portion Number in the Land of the Henry Dendy Special Survey of Brighton 1841, in the County of Bourke , Victoria. The Squatters ,who arrived in the area first, used the land for grazing sheep and cattle. The Squatters had the right to graze unoccupied Crown land for ₤10 per year rental and a per capita payment for animals grazed. They could develop , improve and clear the land for the purpose of the tenancy but ownership was not permitted. When the land became useful The Crown put it on the market and the developers took over whilst the Squatters lost the improved land, dwellings and out buildings, there being no compensation paid. In 1806, William Colgate, a soap and candle maker, opened up a starch, soap and candle factory on Dutch Street in New York City under the name of "William Colgate & Company". In the 1840s, the firm began selling individual cakes of soap in uniform weights. In 1857, William Colgate died and the company was re-organized as "Colgate & Company" under the management of Samuel Colgate, his son. In 1872, Colgate introduced Cashmere Bouquet, a perfumed soap. Shaving cream is a cream applied to the face, or wherever else hair grows, to facilitate shaving. The use of cream achieves three effects: lubricates the cutting process; swells keratin; and de-sensitizes skin. Shaving creams commonly consist of an emulsion of oils, soaps or surfactants, and water. James Baker Williams was born in 1818 in Lebanon, Connecticut USA and, in 1834, began employment with F. and H.C. Woodbridge, a general store located in Manchester. Williams was offered half-interest in the store in 1838, after which its name was changed to Keeny and Williams. Two years later, Williams sold his interest in the store, but retained his share in the drug department. He began experimenting with various soaps to determine which were best for shaving, and eventually developed Williams' Genuine Yankee Soap, the first manufactured soap for use in shaving mugs. This 'Dayton Scale' was used in a grocery shop in Moorabbin Shire in 20thC to measure grain, sugar, fruit, vegetables, lollies, etc as required by the shopkeeper for the purchase by customers. The Dayton Scale Company, originally known as the Computing Scale Company, built and marketed the first computing scale in 1891. It was part of the Computing-Tabulating-Recording Company formed in 1911, and became an IBM division in 1933. The Dayton Scale Division was eventually sold to the Hobart Manufacturing Company when IBM decided to stop marketing scales to retail stores. The Computing Scale Company of Dayton was operated from 1891-1914 by two businessmen from Dayton, Ohio who purchased patents on the recently invented computing scale. The Bowler hat, characterised by its dome-like crown, was invented in 1849 by a pair of hat-makers: brothers Thomas and William Bowler. They were commissioned by the famous London hat retailer “Lock & Co” to invent a close-fitting, low-crowned hat for their customer Mr. Edward Coke. It would be sturdy and not easily knocked or blown off the wearer’s head. The difference between a Bowler hat and a Derby hat is simply that Bowler hats are British, Derby hats are American. The Bowler / Derby hat was devised in London during a time when the top hat was the upper-class men’s hat of choice and the lower social class wore soft, cloth caps. However, the top hat was impractical and inconvenient for those on horseback as it easily toppled over and was easily damaged. Bowler hats were termed “stiff” hats– they were given a coat of shellac in the construction process and therefore never conformed to the shape of the wearers head. While very stiff, the hat is lined in a beautiful, soft silk to ensure comfort.
