Document - Ludeman Real Estate envelope, Early 21st century
This is an envelope used in the business of Ludeman Real Estate, Warrnambool. The Director, Bruce Ludeman, had previously been a stock and station agent before establishing his real estate business in Warrnambool in 1985. Bruce Ludeman, a business broker, auctioneer and property manager, is President of the Otway Division of the Real Estate Institute of Victoria and received a Presidents Award in 2012 for services to the real estate industry in the Western District. This envelope is of minor interest as an example of the type of business envelope used today in the real estate businesses in Warrnambool. This is a business-type white envelope with a see-through insert to show the address. It is self-sealing. The name and business address of Ludeman Real Estate is printed at the top left hand corner of the envelope. Mr Robert Crone Phillips was born in Stanley, Victoria and later moved to Wangaratta where he worked at Pinkertons and Sons. On 1 April 1912 he purchased the grocery, ironmongery, and wine and spirits business conducted in Sydney Street, Wodonga, by Mr. D. M. Stavely. This business was beside the old Wodonga Police Station. He received a spirit merchant's license under the new Licensing Act in the Wodonga Licensing Court on 20 March 1912. This was the first occasion on which spirit merchants' licenses have been granted by the court. This license was renewed annually until November 1920. On Friday 15 July 1921, a fire occurred in which Phillips grocer’s shop and a neighbouring draper’s shop, owned by Mr. R. W. McLeish, were seriously damaged. In August 1921 Robert Philips filed for insolvency with assets of £660 10/ and liabilities of £1126 19/6. The cause of insolvency listed was loss sustained by fire and the pressure of creditors. Mr. Phillips retired to Wangaratta. He passed away in 1948. The demijohn is of local significance as it represents an artefact from a local business. Its provenance is clear due to the inscription in the item. Marysville Ski Centre is a family-owned business, which has been operated by Nat and Beryl Morandi since 1981. The business started from very humble beginnings hiring toboggans at Lake Mountain initially from the back of a Bedford Van, and then upgraded to a rickety old shed with the addition of ski equipment for hire. In 1983, Marysville Ski Centre commenced business in its current position in Marysville. Then this building was destroyed, along with most of the buildings in Marysville, during the 2009 Black Saturday bushfires. This is a medallion awarded in 2000 by Powercor Warrnambool to Elmac Hydroponics. Powercor Australia, founded in 1994, is an electrical distribution company operating in the Western District of Victoria and the western suburbs of Melbourne. Powercor Warrnambool, like other Powercor organizations, is involved in giving Business Excellence Awards annually to businesses in its area of supply. In 2014 there were 15 awards for Business Excellence. Elmac Hydroponics was a business growing and supplying organically-produced tomatoes from 1997 to 2004. It was situated at Mount Pleasant, Princes Highway, Allansford, Victoria. The business was operated by Graeme and Barbara McLeod and Keith and Leonie Ellerton. Hydroponics is a system of growing plants without soil, using a nutrient solution. Elmac Hydroponics had a 2,000 square metre greenhouse with 10,000 growing points. This is a significant medallion, showing the award given to a small business in the Warrnambool area and indicating its achievements in the environmental area. Elmac was an industry leader in in implementing an ‘Autopot’ hydroponic system which is aimed at reducing nutrient and waste water to zero. Elmac was also a finalist in the Ericsson 2002 Innovation Awards.This is a gilt metal medallion, oval-shaped, with an ornamental edging and a shield-shaped design on one side and a circular design on the other. The top has two metal rings for attachment to a chain or wall hook. Sands and McDougall Pty Ltd were manufacturing stationers established in all states of Australia. In Melbourne the manufacturing business was located in Spencer Street. The company published annual directories of residents and businesses in Australia from 1857 to 1974 and these directories today are highly sought after by genealogists and researchers. This directory for 1946 came from th archives of the Warrnambool Standard newspaper. This book will be of considerable use to researchers and those wanting family information regarding Victorian and Canberra residents and their addresses in the 1940s. This is a directory of 2416 pages. The front and back covers and the spine binding are missing. The item is a hard cover book recording weekly work of T.J. Connolly, Ironmongers, Sandhurst. A list of names is written inside the front cover. An alphabet index at the front of the book, lists types of goods and equipment. The index is followed by handwritten pages recording each week's work including goods, fittings and equipment types, client surname or business name and a numbering system. The work records have also been checked off with ticks or crosses separately. The hard cardboard cover is green with red marbling, which is worn and torn. The leather binding has peeled away from the pages and front cover but is attached to the back cover. The pages are fragile with many loose pages due to the state of the binding. The book is full and includes the date range of 29 May 1886 to 12 October 1888.
