Henry Dendy’s Account book shows the recording of transactions on the frigate vessel York, on which Dendy sailed from England. The work also includes brief records of a brewery business Dendy conducted and the accounts of John Booker, one of Dendy’s emigrants. Late 1800s-early 1900s A horse-drawn furrow plough is an example of the type of farm implement widely used by pioneer market gardeners in the Moorabbin Shire following 'Dendy's Special Survey' of 1841 and the Crown Land Sale in 1852. Land allotments were bought by pioneer settlers who established or rented allotments for market gardens in the area. They supplied produce to the markets in St Kilda and Melbourne. During the gold-rush of the 1850s the rapidly increasing population of Melbourne saw a huge demand and a rise in prices for all foodstuffs, including the vegetables and fruit grown in the Shire of Moorabbin. This heralded a time of prosperity for market gardeners, and an equally rapid expansion of the numbers of vegetable and produce growers in the area. The 'knock-on effect" resulted in an increased interest and development of the community in the Shire of Moorabbin.Following 'Dendy's Special Survey' of 1841 and the Crown Land Sale in 1852, land allotments were bought by pioneer settlers who established or rented allotments for market gardens in the area and they supplied produce to the markets in St Kilda and Melbourne. This plough is an example of a two furrow, mullboard plough which would most likely have been pulled by two horses. William Box1834-1902 and Elizabeth Avis Box 1835-1913 came to Australia with his parents George and Mary Cripps-Box and siblings in 1856. Caroline Box, the eldest daughter of George and Mary Cripps-Box, remained in England working as a cook until she joined the family in Australia in 1863. William Box with his wife Elizabeth Avis Box at first leased market garden allotments in Brighton that was part of the Henry Dendy Special Survey 1841. In 1868 and 1869 they purchased 2 blocks with a pioneer’s cottage in Jasper Road East Brighton ( now Ormond / McKinnon ) where they established a market garden, built a 2nd house and raised 13 children. In 1908 Elizabeth sold most of the land retaining 1 acre with the dwellings in which she resided with her two daughters until her death 1913. The original pioneer cottage was reconstructed in 1984 and is known as Box Cottage Museum William & Elizabeth Avis- Box settled in the pioneer Cottage in Jasper Road East Brighton 1868 and established a market garden whilst raising their 13 children. This Cottage was reconstructed in Joyce Park, Ormond 1984 and is the home of City of Moorabbin Historical Society. In 1960 many local residents responded to a call for the donation of historical artefacts and the Box Cottage Museum now preserves this eclectic collection for the community. A Letter of condolence sent to Lily (Elizabeth Ann Jones) for the death of her Mother, Mary Ann Jones, who died on 18 January 1903, from her school friend Jane Clark. Following Queen Victoria’s example, it became customary for families to go through elaborate rituals to commemorate their dead. This included wearing mourning clothes, having a lavish (and expensive) funeral, curtailing social behaviour for a set period of time, and erecting an ornate monument on the grave. . Relatives and friends were expected to give handwritten Condolence Cards and Letters, preferably by hand when visiting the bereaved. The different periods of mourning dictated by society were expected to reflect the natural period of grief. In recent years some traditions have given way to less strict practices, though many customs and traditions continue to be followed. Condolence Cards and Letters are still expected for relatives and close friends. These can be individually composed and handwritten or purchased from a Greeting Card Manufacturer. The letter shows Tucker Road as being in East Brighton. Due to the confusion caused by so many 'Brightons' in the area of Henry Dendy's Special Survey of 1841 this area was renamed Bentleigh after Sir Thomas Bent. In 1852 Stephen Charman purchased 160 acres bounded by Charman Rd and Balcombe Road in an area called Spring Grove , later Cheltenham. A spring ran through the land providing a good source of water. Stephen aged 21 years had arrived in Melbourne 1842 as one of Henry Dendy’s emigrants . His Ship passage was paid by the Colonial Land and Emigration Commission and in return he was required to work on the land of the Henry Dendy Special Survey Brighton 1841. However Henry Dendy could not provide enough work for all the emigrants that arrived and Stephen had to obtain other work. Then sadly his young wife Harriett and their infant died. 1850 Stephen married widow Mary Gettens, a Publican in Little Collins Street, with 5 children. Stephen & Mary built a wattle and daub hut and established a market garden producing marigolds for Martin & Pleasance Pharmacists, Melbourne. They had 7 more children and built a weatherboard cottage that was used for early Methodist Church services. Stephen donated 1 acre to the Methodist Church in 1855 for Chapel , School and Cemetery. This is the weatherboard cottage in the painting, The road between Cheltenham and Mentone bears their name. Mary died in 1870 and Stephen remarried 1878 and died in Gippsland 1906. Stephen and Mary Charman were pioneer settlers in the area of Spring Grove later known as Cheltenham . William Rutledge [born 1806, Ireland] was a self-made, larger-than-life man who involved himself prominently in business, municipal, political, community and social aspects of life. Eldest son of James and Martha [nee Forster], William arrived in Australia from Ireland in 1829 and within six years had sufficiently established himself to purchase land in New South Wales. He married Eliza Kirk in Sydney in august 1840. They had two sons and five daughters. In 1843 he began his association and life in Port Fairy and soon became prominent and influential in almost all aspects of that developing town. His interests encompassed mercantile, civic, pastoral, shipping, importing, exporting, immigration, politics and social aspects with in the district and colony. He was a major contributor to the building of St John’s Anglican Church, Port Fairy. He acquired three special surveys with historical importance in Victoria. In south west Victoria that interest being especially the Farnham Survey of 5120 acres between Dennington and Tower Hill/Killarney. This was farmed by immigrant tenant and lessee farmers, some of whom were brought to the Australia at William Rutledge’s own expense and by whom he was considered a kind and considerate landlord. His endeavours were not without failures and in 1862 his Port Fairy Company failed with debts of over £170,000. This debt was redeemed in full within a year. According to reported accounts, William Rutledge had a tempestuous manner with an “explosive” temper, although he did not hold grudges. This is countered by accounts of his kindness, generosity, honesty and practical, progressive outlook in all his undertakings. After the failure and closure of his Company, William Rutledge moved to his property at Farnham Park near Warrnambool where he concentrated his interest in breeding sheep and horses. Throughout his life his home was reputed to be convivial and hospitable. William Rutledge died at Farnham Park on June 1st, 1876. It was located on part of a 30 Acre allotment that was originally part of Dendy’s Special Survey granted in 1841. The doors and window sashes, (made of red deal joinery timber), as well as the brass locks and fittings, are from the original cottage, and were imported from England. The fire-place bricks are from the original cottage, and are sun-dried, (not kiln fired), and are hand-made. Convict marks can be seen on two bricks. There is a small display of external cladding shingles from the original pioneer cottage. These shingles were hand-split, and most likely made from locally collected timber The nails included in this display were used to fasten the shingles on the original cottage, and are also hand-made. The enamel nameplate, “Colonial”, on the wall of the cottage, was the name chosen for the original pioneer cottage by Mr William Reitman, when he purchased the property in around 1915, for 1200 Pounds approximately.
