Plan - Subdivision Plan, Old Kew Golf Links Estate - Third Section, 1920-1929
Pru Sanderson, in her groundbreaking ‘City of Kew Urban Conservation Study : Volume 2 - Development History’ (1988), summarised the periods of urban development and subdivisions of land in Kew. The periods that she identified included 1845-1880, 1880-1893, 1893-1921, 1921-1933, 1933-1943, and Post-War Development. These periods were selected as they represented periods of rapid growth or decline in urban development. An obvious starting point for Sanderson’s groupings involved population growth and the associated economic cycles. These cycles also highlighted urban expansion onto land that was predominantly rural, although in other cases it represented the decline and breakup of large estates. A number of the plans in the Kew Historical Society’s collection can also be found in other collections, such as those of the State Library of Victoria and the Boroondara Library Service. A number are however unique to the collection.The Kew Historical Society collection includes almost 100 subdivision plans pertaining to suburbs of the City of Melbourne. Most of these are of Kew, Kew East or Studley Park, although a smaller number are plans of Camberwell, Deepdene, Balwyn and Hawthorn. It is believed that the majority of the plans were gifted to the Society by persons connected with the real estate firm - J. R. Mathers and McMillan, 136 Cotham Road, Kew. The Plans in the collection are rarely in pristine form, being working plans on which the agent would write notes and record lots sold and the prices of these. The subdivision plans are historically significant examples of the growth of urban Melbourne from the beginning of the 20th Century up until the 1980s. A number of the plans are double-sided and often include a photograph on the reverse. A number of the latter are by noted photographers such as J.E. Barnes.When the old Kew Golf Links was subdivided in the mid 1920s, the developers were able to break the sale into sections. The third section included eighty lots. The lots faced Kilby Road, Kodak Avenue, Belford Road, Baker Avenue, Mathers Avenue, and White Avenue. [Kodak Avenue was renamed Page Avenue at a later date].The ‘Kew Conservation Study (1988) notes that ‘On the subdivision plan, Kodak’s involvement is commemorated by the naming of the streets after Company directors, and their decision to not proceed with the construction of the factory is explained as a response to the increase in the value of the land. This explanation may have been Estate Agent’s hyperbole, as the Kodak Company records suggest that the land, with its wide creek gully, was unsuitable and too small for its purposes.subdivision plans - kew, old kew golf links estate - third section -

Barnes.The Belford Heights Estate was a subdivision in Kew East, even though the title of the plan indicates that it was located in Kew. The subdivision had been approved by 1915, and included 105 lots facing Strathalbyn, Kitchener, Hamilton and Beresford Streets, as well as Balfour and Belford Roads. Those lots hand coloured with red probably represent blocks that had been sold. The additional information provided on the plan is also of interest. The plan includes the original location of East Kew State (Primary) School in Strathalbyn Street, which opened in 1892. The inset Locality Plan also includes the route of the Outer Circle Railway and the location of the Wilsmere and East Kew Stations. Article in Nunawading Gazette about 'Windouran', a spacious home unchanged since its picture was used to boost Mitcham's first subdivision sale. It has been divided into 2 flats but still looks stately. In 1915 70 big home sites were sold in an area bounded by Mitcham Road, Halls Parade, Orient Avenue and Vernal Avenue. The estate was known locally as 'Mother Foster's Estate'. Mr James Thatcher brought the brochure to the Gazette - his grandfather, Joseph Lloyd bought land at that sale. David Lloyd (Thatcher's uncle) lived there. This volume of maps is believed to have been compiled by staff at the Shire of Bacchus Marsh and was presumably used to inform and assist Shire staff and Councillors in the carriage of their duties.This collection of maps are significant due to their rarity as many of them are unique maps made for local purposes in the Bacchus Marsh region. They are also of strong research value containing a wide variety of information including landholders, land sales, infrastructure, such as roads, bridges, public, commercial and private buildings, houses, land use, and geographic features over multiple decades from the late nineteen century into the middle part of the twentieth century.One bound volume of maps comprising cadastral maps, (indicating property owners and land boundaries), land plans and real estate auction plans and advertising material, and other maps indicating major infrastructure like proposed roads and irrigation areas. Most of the maps and plans are of Bacchus Marsh and nearby areas but some maps are of nearby towns such as Melton, Ballan and Blackwood. The volume comprises 52 pages. They were taken around the time of the Beauville Estate’s 65th Heritage Celebration held on 10/03/2001 and donated to the Caulfield Historical Society shortly afterwards. Photographer unknown. From Glen Eira’s Heritage Management Plan by Andrew Ward (1996) Vol 2 p63: The inclusion of shops in Murrumbeena Road and a common parkland developed at the rear of the properties were complemented by the construction of a gas display home at No. 10 Beauville Avenue.City of Glen Eira’s Heritage Management Plan Vol 2 p79 (this is p84 of the pdf version) – HO12 Beauville Estate and environs, Murrumbeena: The Beauville Historic Area is important at the State level as the first large housing estate undertaken by the AV Jennings Construction Co, later Jennings Group Limited, Victoria’s largest home builder. It is important also as a very early estate development incorporating a range of features other than houses and including made roads, shops and recreation facilities. In this respect it was the forerunner of the comprehensively planned housing estate of the post war era. The estate is distinguished by its aesthetic values, as is the earlier and comparable Hillcrest Estate, which are formed by a combination of restrained diversity in house styles, with the exception of no. 30 in the emerging International style, and by a landscaped garden environment.
