Subdivision plans are historically important documents used as evidence of the growth of suburbs in Australia. They frequently provide information about when the land was sold on which a built structure was subsequently constructed as well as evidence relating to surveyors and real estate and financial agents. The numerous subdivision plans in the Kew Historical Society's collection represent working documents, ranging from the initial sketches made in planning a subdivision to printed plans on which auctioneers or agents listed the prices for which individual lots were sold. In a number of cases, the reverse of a subdivision plan in the collection includes a photograph of a house that was also for sale by the agent. These photographs provide significant heritage information relating house design and decoration, fencing and household gardens. The photograph is of additional aesthetic significance as it was photographed by J. E. Barnes. Josiah Earl Barnes is a nationally significant photographer. He was also the most important photographer to have worked in Kew. He was active as a photographer in the district from c.1906 until his death in 1921. Best known as 'the Embarkation Photographer' (see the Australian War Memorial collection), J. Earl Barnes was also the official photographer employed by the Borough (and later Town, then City) of Kew. He clearly also completed commercial jobs for local businesses, as is the case in this photograph of a house for a local real estate and financial agent.A photograph, mounted on board of a double fronted Federation-era brick villa in Kew, photographed for a local real estate agent and financier by J. The photograph offers significant information relating to late Victorian / Federation colour schemes and fencing.The block fronted villa has a corrugated iron roof and a flat projecting verandah, ornamented with a trellis design of timber. The front window features a timber shade, mounted on brackets. The treatment of the block-fronted panels shows that there is an attempt to highlight imitation quoining through use of a darker colour. The windows and door are also in this darker shade. The front fence and gate are made of wooden pickets. It is unlikely that the photograph was taken at the time of the villa's construction given the size of the shrub/tree in the front garden.Subdivision plans are historically important documents used as evidence of the growth of suburbs in Australia. Plan - Subdivision Plan, J R Mathers & McMillan, Plan of Subdivision of Part of Crown Portion 83 at Kew : LP6669, 1923-1939
In 1888, in the section of Park Hill Road between Belmont Avenue and Normanby Road there was only one street running between Park Hill Road and Cotham Road. This was Park Road, later to be named Adeney Avenue. Subsequent 20th century subdivisions created the ‘through roads’ of Cecil Street, Wimba Avenue, Florence Avenue, Marshall Avenue, Uvadale Road, and Barrington Avenue. This subdivision represents an attempt by auctioneers, rather than town planners to create an urban environment from larger residential allotments or in many cases farmland. Existing streets such as Parkhill and Normanby Roads provided a convenient starting point for the surveyors, but the Road named ‘Street Street’ indicates the role of the private surveyor in creating streets. Given that a number of allotments are listed as sold on the plan, the street is presumably Cecil Street. Even those lots that had been sold do not quite match the dimensions of the blocks in this parcel of land today, indicating that either further subdivisions or boundary alterations occurred.Subdivision plans are historically important documents used as evidence for the growth of suburbs in Australia. Document - Urban Planning Document, City of Kew, City of Kew : Minimum Size of Allotment Required, 1945-1955
A document outlining the relevant by-laws produced by the City Of Kew to regulate the minimum size of allotments in Barkers Road, Burke Road, Cotham Road, Glenferrie Road and Studley Park Road, as well as in other streets more generally. The by-laws specify the size of allotments in which single unit dwellings, attached houses and maisonettes, and flats could be built. In the ‘main streets’ a minimum land area for single unit dwellings was 8,100 square feet, with an average frontage of 60’ and a depth of 135’. In other streets this was reduced to an overall size of 6,250 square feet, with an average dimensions of 50’ x 125’. In specifying the land area required by flats, different sizes were regulated for the construction of between two and six flats. Six flats at the time when the regulations were passed must have been the upper limit permitted. Understanding the size of land listed in imperial measurements can be a challenge. Within Australia, the so-called quarter acre block was approximately 11,000 square feet. Those specified in the by-laws would appear to be smaller. The document was pasted on the reverse of a subdivision plan in the collection.This is a rare (undated) document produced by the City of Kew defining how subdivision within the municipality should occur. The document was created to constrain unbridled speculation in subdivisions in the various parts of Kew and East Kew.Undated typed document, issued by the City of Kew (1921-1994) indicating the minimum size of allotment required in Barkers Road, Burke Road, Cotham Road, Glenferrie Road and Studley Park Road. Photograph - 'Clutha', Studley Park Road, 1860-1890
Clutha was the home of John Carson, the second mayor of Kew. Leonard Terry designed the house for him in 1856. Terry was the architect of the Melbourne Club (1858), the former London Chartered Bank (1861), Lothian Terrace in Carlton (1865), and the ES&A Bank in Hawthorn (1873). The commission for Clutha was won three years after Terry’s arrival in Victoria.An extremely rare photograph of a major residential architectural commission of Leonard Terry. The photograph of the house has statewide significance as the home of the Victorian pioneer and businessman, John Carson. A rare, nineteenth century photograph of ‘Clutha’ in Studley Park Road, Kew. The sepia-toned photograph is of the front of the house, with its bluestone foundations and its second storey balcony. A real estate advertisement in 1875 described the house as: 'First-class family mansion, and about 8½ acres of pleasure grounds and fruit garden. The house, erected under the plans and supervision of Mr. Leonard Terry, is most substantially built of brick, stuccoed, on solid bluestone pediment, forming a noble basement story, large entrance hall, and lobby, with conservatory on the left. *** A wide verandah and balcony, erected on cast-iron columns, runs round the house, the views from which are perhaps unequalled in extent and beauty in the neighbourhood of the city, commanding the bay, shipping, Mount Macedon, and Dandenong Ranges. These sites had historic importance in Kew's history as they had previously belonged to Kodak Pty Ltd who were refused permission by Kew Council to use the land for industrial development. The estate, advertised was advertised as being within five miles of Melbourne. The brochure is notable as it includes photographs of Kew East Primary School, the former Kew Golf Club clubhouse, and 'The Moorings' Boathouse (aka Chipperfield's Boat House). The Kew Historical Society's collection of these plans, as well as advertisements extracted from magazines, cover key aspects of community development and architectural history of Kew and Kew Eat as well as surrounding suburbs. Advertised for sale in 1940, the estate comprised 16 'Central Allotments' fronting High Street, Kilby Road, and Glass Street. Pages 1 & 4, the front and back covers, includes a panoramic photograph of the junction which features a number of shops still extant, but also with buildings long demolished and redeveloped. These include the petrol station and the dairy on the southeast and southwest corners of Burke Road and High Street/Doncaster Road. The dairy includes a statue of a cow on its roof. Prue Sanderson, in her groundbreaking ‘City of Kew Urban Conservation Study : Volume 2 - Development History’ (1988), summarised the periods of urban development and subdivisions of land in Kew. The periods that she identified included 1845-1880, 1880-1893, 1893-1921, 1921-1933, 1933-1943, and Post-War Development. These periods were selected as they represented periods of rapid growth or decline in urban development. An obvious starting point for Sanderson’s groupings involved population growth and the associated economic cycles. These cycles also highlighted urban expansion onto land that was predominantly rural, although in other cases it represented the decline and breakup of large estates. A number of the plans in the Kew Historical Society’s collection can also be found in other collections, such as those of the State Library of Victoria and the Boroondara Library Service. Most of these are of Kew, Kew East or Studley Park, although a smaller number are plans of Camberwell, Deepdene, Balwyn and Hawthorn. It is believed that the majority of the plans were gifted to the Society by persons connected with the real estate firm - J. R. Mathers and McMillan, 136 Cotham Road, Kew. The Plans in the collection are rarely in pristine form, being working plans on which the agent would write notes and record lots sold and the prices of these. The subdivision plans are historically significant examples of the growth of urban Melbourne from the beginning of the 20th Century up until the 1980s. A number of the plans are double-sided and often include a photograph on the reverse. A number of the latter are by noted photographers such as J.E. The estate was listed in 1910 and was the subject of a planning dispute between the developer and the Town of Kew in relation to flood levels and the suitability of the land for housing. In many cases the names of streets were subsequently changed. The layout was also affected by the creation of the Eastern Freeway. A newspaper report of the day described the subdivision as a: "GOLDEN OPPORTUNITY. We are pleased to submit for PRIVATE SALE that magnificent ESTATE, situated only 4 1/2 miles from the Melbourne General Post Office, STUDLEY PARK ESTATE. KF/NV. Barnes.The first subdivision of Goldthorns created the Goldthorns Hill Estate. Following that subdivision, seven additional lots were offered between Normanby Road, Argyle Road and Lady Loch’s Drive on the proviso that the estate, including Goldthorns was not sold as a single lot. The subdivision plan advises that the lots are situated in one of the most charming and popular residential areas in Kew and is surrounded by modern homes. Typically, the subdivision plan proposes the advantage of its proximity to Cotham Road and the tram to Collins Street. Because of the elevation of Goldthorns, much is made of the ‘bright, sunny and extensive outlook to the Northern Ranges’ and that it overlooks the Yarra Valley. One of the more interesting aspects of the plan is that it shows the outline of Goldthorns in the mid to late 1920s. Unidentified on the plan, but clearly existing, are the Henty family mansion of Field Place and Tara Hall in Studley Park Road. The first attempted subdivision of Tara Hall was advertised in 1927 in which Lots 5, 6 and 7 in this plan were also advertised. Unusually, Lot 2 in Studley Park Road was created from the northern part of the Henty mansion, rather than Tara Hall. In the subdivision, lots were advertised at varying prices, with the highest price for land being Lot 2 in Studley Park Road. These photographs provide significant heritage information relating house design and decoration, fencing and household gardens.In 1925, the City of Kew called for tenders for the construction of Wimba Avenue, Cadow Street and Lalla Street. Subsequent advertisements for the sale of land in Wimba Avenue continued from 1926 to 1929. The 18 lots (and a further five allotments on the eastern side of the street) offered for sale were unofficially described in the subdivision plan as the ‘Wimba Estate’. These lots began in Park Hill Road and extended almost to Cotham Road. The subdivision took its name from the house ‘Wimba’ in Cotham Road, which may have formed the southern boundary of the subdivision. (Wimba, at 235 Cotham Road was constructed between 1862-70). The Plan highlights the proximity and advantage of ‘electric’ trams in Cotham and Glenferrie Roads, and the Kew and Glenferrie Railway Stations.
