This was probably part of a real estate promotion for the sale of the Riversdale Heights Estate. This was subdivided by Messrs. Duncan and Weller. Of the allotments offered, 30 were sold and realised £4600. Date of this sale was c December 1923. This suggests that the date This are was one of the last pieces of former rural land to be sub-divided for housing in Surrey Hills. The land between it and South Surrey Park was sub-divided post WW1, hence the naming of the streets after sites of WW1 battles.A black and white reproduction of an aerial photo of the area near the corner of Warragul and Riversdale Roads looking west towards the city. Some features have been identified by name including the Riversdale Heights Estate, which was being sub-divided. North and South Courts are shown. Other roads (unmarked) in the foreground are Graham Street, Allie Street, Thistle Street, Lille Street, Amiens Street, and Marne Street. Beyond these is the area marked 'PARK' (South Surrey Park), which is devoid of vegetation. Areas of Camberwell and Canterbury are also shown. The area covered extends to beyond St Dominic's Church. The original is mounted on a cream deckle-edged paper.Beneath the original on the mount: "SOUTH SURREY HILLS LOOKING WEST c. 1936" [The reference to the sale in the Box Hill Reporter of December 1923 found on Trove suggests that this date is not accurate.] Rear top LH corner of original in Jocelyn Hall's handwriting: "For Centre / from Mr James Long"riversdale heights estate, riversdale road, allie street, south surrey park, lille street, thistle street, amiens street, marne street, south court, north court, duncan and weller, real estate sales, graham street, st dominics church, highfield park, canterbury primary school, aerial photo

Pru Sanderson, in her groundbreaking ‘City of Kew Urban Conservation Study : Volume 2 - Development History’ (1988), summarised the periods of urban development and subdivisions of land in Kew. The periods that she identified included 1845-1880, 1880-1893, 1893-1921, 1921-1933, 1933-1943, and Post-War Development. These periods were selected as they represented periods of rapid growth or decline in urban development. An obvious starting point for Sanderson’s groupings involved population growth and the associated economic cycles. These cycles also highlighted urban expansion onto land that was predominantly rural, although in other cases it represented the decline and breakup of large estates. A number of the plans in the Kew Historical Society’s collection can also be found in other collections, such as those of the State Library of Victoria and the Boroondara Library Service. A number are however unique to the collection. The Kew Historical Society collection includes almost 100 subdivision plans pertaining to suburbs of the City of Melbourne. Most of these are of Kew, Kew East or Studley Park, although a smaller number are plans of Camberwell, Deepdene, Balwyn and Hawthorn. It is believed that the majority of the plans were gifted to the Society by persons connected with the real estate firm - J. R. Mathers and McMillan, 136 Cotham Road, Kew. The Plans in the collection are rarely in pristine form, being working plans on which the agent would write notes and record lots sold and the prices of these. The subdivision plans are historically significant examples of the growth of urban Melbourne from the beginning of the 20th Century up until the 1980s. A number of the plans are double-sided and often include a photograph on the reverse. A number of the latter are by noted photographers such as J.E. Barnes. An unnamed subdivision in Studley Park including five lots for sale in Studley Park Road, Highfield Grove and Tara Avenue. Unidentified on the plan, but clearly existing, are the Henty family mansion of Field Place and Tara Hall in Studley Park Road. The first attempted subdivision of Tara Hall was advertised in 1927 in which Lots 5, 6 and 7 in this plan were also advertised. Unusually, Lot 2 in Studley Park Road was created from the northern part of the Henty mansion, rather than Tara Hall. In the subdivision, lots were advertised at varying prices, with the highest price for land being Lot 2 in Studley Park Road. The plan notes that only one villa is to be allowed on each allotment.subdivision plans - kew, field place subdivision -- studley park – kew (vic.), highfield grove – kew (vic.), tara avenue – kew (vic.)

Subdivision plans are historically important documents used as evidence of the growth of suburbs in Australia. They frequently provide information about when the land was sold on which a built structure was subsequently constructed as well as evidence relating to surveyors and real estate and financial agents. The numerous subdivision plans in the Kew Historical Society's collection represent working documents, ranging from the initial sketches made in planning a subdivision to printed plans on which auctioneers or agents listed the prices for which individual lots were sold. In a number of cases, the reverse of a subdivision plan in the collection includes a photograph of a house that was also for sale by the agent. These photographs provide significant heritage information relating house design and decoration, fencing and household gardens.Version 1 of two subdivision plans (the later one is MAP.0027) for the section of Studley Park Road near the Junction on the south side. Named in the subdivision are the mansions of Darley and Windella (now demolished). Before the subdivision of Darley and Windella, both houses fronted Studley Park Road. Both houses appear to be advertised as lots in the subdivision. Bisecting the subdivision is a street, Antrim Avenue that was never constructed. A street, which was subsequently constructed in this vicinity, was Merrion Place, which now runs between Studley Park Road and Highfield Grove. There are 14 proposed lots in this subdivision."Antrim Avenue. This note to the local milkman was associated with the milk bottle from the Wattle Park Dairy, which was purchased by Robin Kelly from a home in Surrey Hills in the 1970's or 1980's. This dairy was established by Horrie Breeden. The Breeden family came to Surrey Hills in 1905, first to Guildford Road, then Middlesex Road where Horrie Breeden lived as a boy. He sometimes used to help with milking at the adjoining Kenneally's dairy in Highfield Road. Sometimes he and his brother drove the cows from there to Schneider's property near Florence Road on the way to Surrey Hills Primary School. The cows would graze here until the boys took them back after school. At other times he would deliver milk from the Croydon Road dairy (Isherwood's or Bovill's) to St Joseph's Boys Home before school. Horrie became an apprentice in woodwork / carpentry at Vine's timber yard before serving in World War 1. Horrie's father died in 1919 and in the same year he bought 3 cows and established his own dairy on his mother's property on the corner of Goodwood Street and Boisdale Road. In the 1920s Horrie built the first house in Goodwood Street. He went on to build others in the street including his own at No 7 Goodwood Street. He did all the joinery and internal fittings for this. [Oral testimony: Horrie Breeden to Jocelyn Hall in 1979.] In the first half of the 20th century there were many local dairies in Surrey Hills and Mont Albert. In those days home deliveries were comparatively informal. This note to the milkman is material evidence of this. A rectangular wooden T-shaped note; the vertical part extending from middle of the lower edge and the upper part wide enough to balance on the top of a milk bottle. In grey lead pencil: " 1 pint / extra"dairies, milk delivery
