Copy of contract and covering typewritten summary. Property - Lot 2, Plan of Subdivision 15809, Part of Crown Allotment 4, Parish of Ringwood, Certificate of Title Volume 6783 Folio 1356600.18670 Kinghorn - Hyde AI Summary The document is a 1945 contract of sale between Edna Jean Kinghorn (vendor) and Ernest Hyde (purchaser) for Lot 2 on Plan of Subdivision 15809, part of Crown Portion 5 in the Parish of Ringwood. The land is described as “having a frontage of 55 feet to Ringwood Street, Ringwood” and is part of the land in Certificate of Title Volume 6783 Folio 1356600. The purchase price is £220, with a £25 deposit—£5 on signing and £20 within seven days—and the balance payable within 14 days of receiving government consent for the sale. The contract uses the Real Estate and Stock Institute of Victoria’s 1936 copyright form and was executed through C.E. Carter as agent. The special conditions reflect wartime regulatory requirements similar to other 1940s contracts. The purchaser must sign an acknowledgment under the Farmers’ Debts Adjustment Act 1935, and must warrant compliance with the National Security (Land Transfer) Regulations, stating that the purchase “in no way infringes or contravenes the said Regulations.” Both parties must apply for Commonwealth Treasurer consent under the National Security (Economic Organisation) Regulations, and the contract becomes void if consent is refused. If consent is granted only at a reduced price, the vendor may either accept the reduction or terminate the contract. If refusal results from purchaser default, the vendor may retain the deposit. The remainder of the document follows the standard 1936 conditions of sale.
