The 1926 land sale advertised '40 superb villa allotments' on the 'Yarra Heights'. Streets within the subdivision included: Willow Grove, Kilby Road, Elm Grove and Belford Road. The double page spread on pages 2 and 3 shows the detailed plan of the 40 lots, surrounded by public parkland [Willsmere Park] and the Kew Golf Links. Most of this area was released during the Depression years in the early 1930s.Subdivision plans are historically important documents used as evidence of the growth of suburbs in Australia. They frequently provide information about when the land was sold on which a built structure was subsequently constructed as well as evidence relating to surveyors and real estate and financial agents. The numerous subdivision plans in the Kew Historical Society's collection represent working documents, ranging from the initial sketches made in planning a subdivision to printed plans on which auctioneers or agents listed the prices for which individual lots were sold. In a number of cases, the reverse of a subdivision plan in the collection includes a photograph of a house that was also for sale by the agent. These photographs provide significant heritage information relating house design and decoration, fencing and household gardens.One part of a massive subdivision of the Old Golf Links Estate in North Kew of 80 allotments bordering Sutherland Avenue, Ramsay Avenue, Belford Road, Beresford Street and Coleman Avenue. Inset on the plan at the top left, the route of the Outer Circle Railway is clearly marked. The Kew Golf Links is identified in its current location. The land on which Greenacres Golf Club was to be constructed is at this time marked as ‘Recreation Ground’. The ‘new bridge’ over the Yarra at Burke Road is also marked on the inset map. The Plan identifies the surveyor (sic) H.C. Crouch BCE MVIS, 443 Little Collins St., Melbourne. The date of the subdivision auction sale in identified as Saturday September 25th at three o'clock.Annotations: "E" top left. "Golf Links" top right. These photographs provide significant heritage information relating house design and decoration, fencing and household gardens.When 29 Uvadale Grove, Kew was offered for sale it was described as: ‘Kew. Fine locality, 3 minutes Cotham Road. Splendidly built 6 roomed Brick Villa. Rooms 17 x 14, 16 x 13, &c. Beautifully fitted throughout. Land 70 x 134 to ROW.’ The price was advertised as being £1,400. The house exhibits key features of Federation architecture such as the gabled roof with a facing of half-timber and stucco. The veranda has a curved corrugated iron roof supported by timber pillars and fretwork. In a number of cases, the reverse of a subdivision plan in the collection includes a photograph of a house that was also for sale by the agent. These photographs provide significant heritage information relating house design and decoration, fencing and household gardens.An old inscription on this photograph identifies it as ‘an elegant timber villa in High Street. It occupied part of Lot 91, bought by Edward Glyn in the land sale of 16th October 1851, and run as a flower farm’. The subdivision called the ‘Flower Farm Estate’ in East Kew occurred in 1922. [The subdivision plan is on the reverse of this photo.] The Estate included 61 lots on either side of Boorool Road between High Street and Harp Road. In the MMBW Detail Plan 2017 of 1926, a number of these new villas had already been built. Matching houses with MMBW maps can always be a challenge, however if this house was near the corner of Boorool Road and High Street, it seems to fit the profile of a house called ‘Maxton’ (demolished).Photographer's name on photograph, lower right, and stamp on mount lower right: "A. These sites had historic importance in Kew's history as they had previously belonged to Kodak Pty Ltd who were refused permission by Kew Council to use the land for industrial development. The estate, advertised was advertised as being within five miles of Melbourne. The brochure is notable as it includes photographs of Kew East Primary School, the former Kew Golf Club clubhouse, and 'The Moorings' Boathouse (aka Chipperfield's Boat House). Advertised for sale in 1940, the estate comprised 16 'Central Allotments' fronting High Street, Kilby Road, and Glass Street. Pages 1 & 4, the front and back covers, includes a panoramic photograph of the junction which features a number of shops still extant, but also with buildings long demolished and redeveloped. These include the petrol station and the dairy on the southeast and southwest corners of Burke Road and High Street/Doncaster Road. The dairy includes a statue of a cow on its roof. The manuscripts, photographs, maps, and documents were sourced by her from both family and local collections or produced as references for her print publications. Many were directly used by Rogers in writing ‘Lovely Old Homes of Kew’ (1961) and 'A History of Kew' (1973), or the numerous articles on local history that she produced for suburban newspapers. Most of the photographs in the collection include detailed annotations in her hand. The Rogers Collection provides a comprehensive insight into the working habits of a historian in the 1960s and 1970s. Together it forms the largest privately-donated collection within the archives of the Kew Historical Society.A photographic reproduction of a plan in the Vale Collection of the State Library of Victoria. The plan shows the Rosebank Estate in Kew which was offered for sale in 1881. The 1929 report of the Metropolitan Town Planning Commission covering Melbourne and its suburbs. Includes photographs and 15 folding maps (some in rear pocket) This was a planning scheme to prevent 'misuse' of land and protect property values. It highlighted traffic congestion, the distribution of recreational open space and haphazard intermingling of land uses. The plan identified a number of problems, such as the congestion at St Kilda Junction, that were not addressed until decades later. Subdivision plans -- Kew (Vic) Harp Road Burke ...Pru Sanderson, in her groundbreaking ‘City of Kew Urban Conservation Study : Volume 2 - Development History’ (1988), summarised the periods of urban development and subdivisions of land in Kew. The periods that she identified included 1845-1880, 1880-1893, 1893-1921, 1921-1933, 1933-1943, and Post-War Development. These periods were selected as they represented periods of rapid growth or decline in urban development. An obvious starting point for Sanderson’s groupings involved population growth and the associated economic cycles. These cycles also highlighted urban expansion onto land that was predominantly rural, although in other cases it represented the decline and breakup of large estates. A number of the plans in the Kew Historical Society’s collection can also be found in other collections, such as those of the State Library of Victoria and the Boroondara Library Service. A number are however unique to the collection.The Kew Historical Society collection includes almost 100 subdivision plans pertaining to suburbs of the City of Melbourne. Most of these are of Kew, Kew East or Studley Park, although a smaller number are plans of Camberwell, Deepdene, Balwyn and Hawthorn. It is believed that the majority of the plans were gifted to the Society by persons connected with the real estate firm - J. R. Mathers and McMillan, 136 Cotham Road, Kew. The Plans in the collection are rarely in pristine form, being working plans on which the agent would write notes and record lots sold and the prices of these. Plan - Subdivision Plan, J Hurrey, Section 115 in the Parish of Boroondara Near Richmond Bridge, 1853
Despite the plans claims that it is a subdivision near the Richmond Bridge, Section 115 was located at what is now Camberwell Junction. While the plan only lists government roads rather than named streets, the section was located on the east side of Burke Road, stretching up the hill from the current Junction. Research on Trove, conducted by Kerry Fairbank, discovered an advertisement for unsold lots in Section 115 which clarifies the extent and location of subsequent land sales in the original section. The original article can be viewed through the link in the catalogue record. The interesting link to Kew is the reference to James Beavan as the purchaser of lots 14 and 15. The historian Gwen McWilliam has notes that a Mr Beavan changed his name from Bevan. The Bevans were descendants of the Derricks family of Kew. This subdivision plan is the earliest original map or plan in the collection which shows parts of what is now the City of Boroondara, dating from circa 1853. It provides important information for researchers on subsequent subdivisions following the original land sales in [Camberwell] Boroondara. The site, on the east side of Burke Road is a highly-significant and historic site. Plan - Subdivision Plan, Balwyn Theatre and Shop Sites, circa 1927-28, c.1927-28
The Kew Historical Society's map collection includes a substantial number of real estate subdivision plans, mainly of Kew but also of surrounding suburbs in Melbourne. Most of the subdivision plans date from the 1920s and 1930s when the districts old homes and local farmland were being split up to accommodate residential growth in the postwar period. These early plans were assembled by a local firm, Jas R Mather & McMillan, which had an office in Cotham Road. Many of the plans, and sometimes photos, were annotated by the agents. The ‘new’ Balwyn Picture Theatre was built and owned by Balwyn Theatres Pty Ltd in ca. 1928. By 1930, this first Balwyn Theatre was destroyed by fire after a break-in. Following the fire, a new cinema was constructed. This plan for a Cinema and eleven shops presumably dates from 1927/28 when the Company announced that this location in Whitehorse Road ‘was the most central and best suited [area] for their Theatre and shops’.Subdivision plans are historically important documents used as evidence for the growth of suburbs in Australia. They frequently provide information about when the land was sold as well as evidence relating to surveyors and real estate and financial agents. At that time, Monnington and 10 new allotments were offered for sale bordering Adeney and Marshall Avenues. In this subdivision plan, Monnington is one of 13 lots for sale. The subdivision created the irregular land holding of Monnington today. Unidentified on the plan, but clearly existing, are the Henty family mansion of Field Place and Tara Hall in Studley Park Road. The first attempted subdivision of Tara Hall was advertised in 1927 in which Lots 5, 6 and 7 in this plan were also advertised. Unusually, Lot 2 in Studley Park Road was created from the northern part of the Henty mansion, rather than Tara Hall. In the subdivision, lots were advertised at varying prices, with the highest price for land being Lot 2 in Studley Park Road. The subdivision included fifty-one allotments as well as the original house ‘Altyre’ in Barkers Road. Subsequent advertisements for the sale of land in Wimba Avenue continued from 1926 to 1929. The 18 lots (and a further five allotments on the eastern side of the street) offered for sale were unofficially described in the subdivision plan as the ‘Wimba Estate’. These lots began in Park Hill Road and extended almost to Cotham Road. The subdivision took its name from the house ‘Wimba’ in Cotham Road, which may have formed the southern boundary of the subdivision. (Wimba, at 235 Cotham Road was constructed between 1862-70). The Plan highlights the proximity and advantage of ‘electric’ trams in Cotham and Glenferrie Roads, and the Kew and Glenferrie Railway Stations. Plan, F R Simms & Son, Land for Private Sale: Cnr Victor Avenue and Mont Victor Road, Kew, 1950-1960
George Rimington established The Parkhill Nursery in 1877. By 1910, it was more commonly known as Rimington’s Nurseries and well known for its sale of violets. After World War II, Rimington’s Nurseries were gradually subdivided and sold. The 38 allotments were released in sections, including lots 34 to 36 on the corner of Mont Victor Road and Victor Avenue. Previous lots in the subdivision had bordered Burke Road, Rimington Avenue, Heather Grove, and Stoke Avenue. The selling point as it had been in comparable estates for a century were the proximity to transport, schools and churches, as well as the high location and excellent views. The subdivision plan shows most of the lots in the entire subdivision: 1-11, 13-26, and 34-38.
