a. Book with a mottled blue-grey cover with brown leather spine and extends 5.5 cm to front and back. Corner edges also had the leather, two are missing and the other two are dilapidated. A red stuck on tape near the top of the spine had Ledger printed with some gold edging, most of which is worn off. Inside the front and back covers is a red, blue and white marble pattern. A pocket in the back of the book contains 6 pieces of paper relating to business and finance. Items include Discounts and Commission from 1888 to 1899, a note on insurance, a note dated June 2/90 headed Mr A Bush Sandhurst Dr to S A Bush & Co listing monthly amounts of money from Jan 1890 and 1889. Some amounts are with the name G P Reddie.Another one is a Building A/C dated 1889. Another is a balance sheet written on a page with another one written on the back and dated 1893. One written on paper headed Bush's Stores, Main Street, Bairnsdale and printed S.A.Bush & Co. It looks like a list of repayments listed in 8 bills. The other side of the page refers to Bill of Sales for Yeates & Baker and Bill of Sales held by the Bank of New South Wales. There is also a copy of two letters addressed to A Bush, one dated Oct 17.06 from H Hopkins referring to the late Mr Baker's property in Sale. Subdivision plans are historically important documents used as evidence of the growth of suburbs in Australia. They frequently provide information about when the land was sold on which a built structure was subsequently constructed as well as evidence relating to surveyors and real estate and financial agents. The numerous subdivision plans in the Kew Historical Society's collection represent working documents, ranging from the initial sketches made in planning a subdivision to printed plans on which auctioneers or agents listed the prices for which individual lots were sold. In a number of cases, the reverse of a subdivision plan in the collection includes a photograph of a house that was also for sale by the agent. These photographs provide significant heritage information relating house design and decoration, fencing and household gardens.This is one of a small number of subdivision plans for commercial property in the collection. The subdivision proposed to create six shop sites in High Street between the Harp of Erin and Station Street. The plan shows this stretch of High Street, East Kew already lined with shops that include the hotel on the corner, the new State Savings Bank, a dentist’s surgery and Lambert’s Store. The High Street Tram was to reach Burke Road in 1925, so the proposed subdivision must postdate that event, and the opening of the Bank in 1926.subdivision plans - east kew, high street - east kew

The periods that she identified included 1845-1880, 1880-1893, 1893-1921, 1921-1933, 1933-1943, and Post-War Development. These periods were selected as they represented periods of rapid growth or decline in urban development. An obvious starting point for Sanderson’s groupings involved population growth and the associated economic cycles. These cycles also highlighted urban expansion onto land that was predominantly rural, although in other cases it represented the decline and breakup of large estates. A number of the plans in the Kew Historical Society’s collection can also be found in other collections, such as those of the State Library of Victoria and the Boroondara Library Service. A number are however unique to the collection.The Kew Historical Society collection includes almost 100 subdivision plans pertaining to suburbs of the City of Melbourne. Most of these are of Kew, Kew East or Studley Park, although a smaller number are plans of Camberwell, Deepdene, Balwyn and Hawthorn. It is believed that the majority of the plans were gifted to the Society by persons connected with the real estate firm - J. R. Mathers and McMillan, 136 Cotham Road, Kew. The Plans in the collection are rarely in pristine form, being working plans on which the agent would write notes and record lots sold and the prices of these. The subdivision plans are historically significant examples of the growth of urban Melbourne from the beginning of the 20th Century up until the 1980s. A number of the plans are double-sided and often include a photograph on the reverse. A number of the latter are by noted photographers such as J.E. Barnes.The ‘Harvest Home Estate’ was advertised as being a subdivision in East Kew. Now, Campbell and Owen Streets on which the allotments were located are classed as being in Kew. The Estate included 11 residential allotments abutting the Outer Circle Railway line [at the end of Owen Street]. Understandably, the vendors focused on the availability of transport by tram, noting that the Estate was near the High Street tram terminus at the Harp of Erin. A small note on the subdivision advises that the Cotham Road tram was only 3 minutes away. In its case, the cuts were subdivisions. Previous subdivisions of the mansion and its grounds were given titles such as ‘The Eastlawn Estate’ (MAP.0055), whereas at the end, the subdivision called it as it was, naming itself the ‘final section of the Woodlands Estate’ when it was put up for auction in 1932. The emphasis in the promotion of the subdivision was that it provided purchasers with splendid opportunities ‘to build modern homes in select, well established modern surroundings’. As with other subdivisions in the interwar period, transport links were emphasised. The six residential lots cut Woodlands off from Harp Road. When the vendor, Louisa Rachel Preston Hill, was to die at Woodlands in 1937 aged 86 her address was given as Normanby Road.subdivision plans - kew, woodlands estate

Four of the blocks faced Segtoune Avenue. The auctioneers proclaimed the advantages of the sites: ‘Situate one minute from the High Street Electric Tram, which now runs direct to Spencer Street via Bridge Road and Flinders Street. Opposite the East Kew Railway Station (Outer Circle Line), which may be reopened In connection with the new Line from Kew to Doncaster; Adjacent lo the Kew Recreation Reserve, Sports Oval, and Swimming Bath; Half Minute from the Shopping Centre of East Kew, Accessible to the State School and Other Educational Centres’. The Harp of Erin Hotel and the route of the Outer Circle Railway line are marked on the plan. The Recreation Reserve and Sport Oval refer to Victoria Park. The subdivision had been approved by 1915, and included 105 lots facing Strathalbyn, Kitchener, Hamilton and Beresford Streets, as well as Balfour and Belford Roads. Those lots hand coloured with red probably represent blocks that had been sold. The additional information provided on the plan is also of interest. The plan includes the original location of East Kew State (Primary) School in Strathalbyn Street, which opened in 1892. The inset Locality Plan also includes the route of the Outer Circle Railway and the location of the Wilsmere and East Kew Stations. Violet Grove runs between High Street and Harp Road. Like many other subdivisions in Kew and East Kew, older houses (Lots 1 and 13) were often included in the subdivision. Such houses were in some instances the original properties that were subdivided, or in the case of the Violet Grove subdivision, new houses such as the weatherboard villa on lot 13. This villa is advertised as having a tiled roof, 5 rooms, panelled hall, double doors (Rooms 14 x 12 ft. 6 in. (2) 14 x 12, 12 x 11, 13 x 11). A bricked front verandah, a tiled stove recess and existing sewerage connection added to its saleable potential. Water, electric light and power, and gas were all offered as part of the deal. Violet Grove now has about 35 houses, which indicates that the 19 lots of the subdivision were to be further subdivided by purchasers. A number of the plans in the Kew Historical Society’s collection can also be found in other collections, such as those of the State Library of Victoria and the Boroondara Library Service. A number are however unique to the collection.The Kew Historical Society collection includes almost 100 subdivision plans pertaining to suburbs of the City of Melbourne. Most of these are of Kew, Kew East or Studley Park, although a smaller number are plans of Camberwell, Deepdene, Balwyn and Hawthorn. It is believed that the majority of the plans were gifted to the Society by persons connected with the real estate firm - J. R. Mathers and McMillan, 136 Cotham Road, Kew. The Plans in the collection are rarely in pristine form, being working plans on which the agent would write notes and record lots sold and the prices of these. The subdivision plans are historically significant examples of the growth of urban Melbourne from the beginning of the 20th Century up until the 1980s. A number of the plans are double-sided and often include a photograph on the reverse. The subdivision called the ‘Flower Farm Estate’ in Kew East occurred in 1922. It included 61 lots on either side of Boorool Road between High Street and Harp Road. In an advertisement in The Argus in the same year, the proximity of the estate to the newly erected shops at the corner of Harp Road and High Street is noted. O’Neill (Mullaya, Canterbury (Vic), 1974, pp.58-60. “An outstanding family which gave devoted service to the Church was the Campbell family of which James Maitland was the “head”. He died at “Ramornie” on the afternoon of Monday 15 December 1930. … “James Maitland Campbell was born in 1847 in Melrose, Scotland, where his father, the Rev. A. J. Campbell D.D., was the Minister of the Kirk. The Rev. Dr. and Mrs. A. J. Campbell, with their family, came to Australia in 1861 and settled in St. George’s Church, Geelong, where he was the first Minister. James Maitland, after completing his secondary education at Geelong College, entered the Melbourne University where he graduated Master of Arts and Master of Laws, and eventually became a partner in the legal firm of Davies and Campbell. When he first came to Melbourne Mr Campbell attended Chalmers Church, East Melbourne, and married Miss Annie Harper, daughter of Robert Harper, a merchant and a sister of Professor Andrew Harper. In March 1875 the young couple settled in Pakington Street, Kew. After the induction of the Rev. Maxwell and the formation of a Board of Management, Mr. Campbell was elected its first Secretary. David Beath, James Maitland Campbell and Duncan Robert McGregor were the first Trustees of our Church. Mr. and Mrs. Campbell joined the Church Choir, and Mr. Campbell became Choir Leader. Members of their family, Bessie, Mary, Nellie and Lewis also sang in the Choir. Mary became a famed teacher of singing in Melbourne. She taught singing to members of the Choir, and gave lessons in voice production to students for the Ministry. In 1879 Mr. Campbell became Superintendent of the Sabbath School, a position he occupied for 27 years. In 1887 he was elected an Elder, and the Session Clerk for 37 years. In 1924 Mr. Campbell compiled a very complete Jubilee History of the Kew Presbyterian Church. Mr. J. M. Campbell saw our existing Church and the Old Manse erected, the Villa purchased, and, with the help of the Kew Congregation, the Charges of West Hawthorn, East Kew and Deepdene established. In the General Assembly of Australia and the General Assembly of Victoria he occupied the important position of Law Agent, and was a member of numerous Church Committees and Councils. … At the Annual Congregational Meeting on Wednesday 28 October 1931, it was decided to erect a tablet in the Church to the memory of the late Mr. J. M. Campbell to record his service to the Church. The tablet was unveiled at the morning service on 13 December by Mr. Legge. The Preacher was Rev. J. Barnaby.”James Maitland Campbell (1847-1930) the owner of “Ramornie” in Pakington Street was an important contributor to the community of Kew in the 19th and early 20th centuries. A Councillor of the Borough of Kew, he was to be elected Mayor on three occasions: 1889-90, 1890-91 and 1892-93. In addition to his political roles, he was the first Secretary of the Kew Presbyterian Church, being actively involved in the life of the Church until his death in 1930. The Kew Historical Society has a small collection of items once belonging to the Campbell family, including a series of invitations issued to Mr. and Mrs. J. M. Campbell for the festivities organised to commemorate the opening of the first Australian Parliament in Melbourne in 1901. Pru Sanderson, in her groundbreaking ‘City of Kew Urban Conservation Study : Volume 2 - Development History’ (1988), summarised the periods of urban development and subdivisions of land in Kew. The periods that she identified included 1845-1880, 1880-1893, 1893-1921, 1921-1933, 1933-1943, and Post-War Development. These periods were selected as they represented periods of rapid growth or decline in urban development. An obvious starting point for Sanderson’s groupings involved population growth and the associated economic cycles. These cycles also highlighted urban expansion onto land that was predominantly rural, although in other cases it represented the decline and breakup of large estates.
