This plan shows the original configuration of the Kew Post Office, Court House and Police Station, which had opened in 1888. This configuration was to essentially remain until the purchase of the Court House and Police Station by the City of Boroondara in 2007 and its subsequent renovation. Interestingly, the MMBW surveyors incorrectly labelled parts of the complex. In the triangle in front of the Post Office, before the erection of the Kew Cenotaph in 1925, was located a lawn and the Queen Victoria Jubilee Fountain. While many of the shops on the south side of High street had been constructed by 1903 a number of sites were still used as vegetable gardens. Further along High Street, on the corner of Charles Street, the Salvation Army Barracks can be seen on the plan. These Barracks predate the later Citadel and ‘Young People’s Hall’ that were opened in 1919. At 22 Charles Street can be seen the house of James Venn Morgan. Hailed as the ‘father of Kew’, Morgan arrived in Melbourne in 1840. He was first engaged as a bookmaker, but a fortunate venture on the goldfields enabled him to purchase land in Kew. Chief among these was ‘Park Hill’ on an enormous lot facing Park Hill Road. The Jubilee History of 1910 noted, six years after this plan was drawn, that: ‘Park Hill Road, forming the southern boundary of the cemetery, takes its name from Park Hill, the residence of Mr. Thomas Judd, who has resided there since December, 1852.’ Other named houses on the plan include ‘Ferndale’ facing Cotham Road; ‘Ermington’ adjacent to Judd’s Park Hill, facing Park Hill Road; and ‘Gilden’ and ‘Mont Belmont’ facing Belmont Avenue. Mont Belmont was designed by the architectural firm of Reed, Henderson and Smart for William George Lilley in 1887 and was completed in 1888. The laborious task of hand-tinting these Board of Works plans was not without hazards as is evidenced by Plan No. 1593. On the Plan, the original colourist spilt black and green ink, partially obscuring some parts. The most obvious casualty is ‘Clifton’ located on the corner of Cotham Road and Park Street [now Adeney Avenue]. Included in this Plan, and outlined in pink is that part of the section that the contracting engineer was tasked with completing. This included sewering on both sides of this part of Cotham Road, but excluded properties such as ‘Glendonald’ and ‘Monnington’. This area was to undergo a series of subdivisions including the ‘Clifton Estate’, which created housing lots on Adeney Avenue and Florence Avenue in 1916. This contour plan shows the area identified by the MMBW for purposes of drainage and sewerage in 1894. The suburbs represented extend from Williamstown in the west to Bulleen in the east, and from Preston in the north, south to Sandringham. Suburbs are outlined in coloured ink. Red lines indicate main and branch sewers in existence at the beginning of 1894 in central and inner Melbourne. These extended as far as Williamstown and Brighton, but not yet as far as Kew, where sewering did not commence until 1901. Contour lines show the topography, which was important for indicating the fall of the land for the laying of sewers and drainage channels. Kew appears to be fairly undeveloped at this date except for railway lines and stations (the Kew and Outer Circle lines), main roads, the Kew Lunatic Asylum Reserve and Studley Park. However, the contour plan does not accurately represent the density of settlement, nor the large number of houses, which were being built in Kew and other suburbs from the 1850s to the land boom of the late 1880’s and early 1890’s. The photograph offers significant information relating to late Victorian / Federation colour schemes and fencing.The block fronted villa has a corrugated iron roof and a flat projecting verandah, ornamented with a trellis design of timber. The front window features a timber shade, mounted on brackets. The treatment of the block-fronted panels shows that there is an attempt to highlight imitation quoining through use of a darker colour. The windows and door are also in this darker shade. The front fence and gate are made of wooden pickets. It is unlikely that the photograph was taken at the time of the villa's construction given the size of the shrub/tree in the front garden.Subdivision plans are historically important documents used as evidence of the growth of suburbs in Australia. The Kew Historical Society's map collection includes a substantial number of real estate subdivision plans, mainly of Kew but also of surrounding suburbs in Melbourne. Most of the subdivision plans date from the 1920s and 1930s when the districts old homes and local farmland were being split up to accommodate residential growth in the postwar period. These early plans were assembled by a local firm, Jas R Mather & McMillan, which had an office in Cotham Road. The lower section of the weatherboards are exposed and stained. The upper section is rendered with rough-cast. The tiled roof has a single gable that extends over the centrally placed front porch. On the porch, the door and single sidelight are filled with coloured leadlight whereas the casement windows in the front rooms contain plain glass. The leadlight and the wrought iron of the verandah are the only decorative elements of the utilitarian design. The location of the house, which was advertised for sale, has not to date been identified. A document outlining the relevant by-laws produced by the City Of Kew to regulate the minimum size of allotments in Barkers Road, Burke Road, Cotham Road, Glenferrie Road and Studley Park Road, as well as in other streets more generally. The by-laws specify the size of allotments in which single unit dwellings, attached houses and maisonettes, and flats could be built. In the ‘main streets’ a minimum land area for single unit dwellings was 8,100 square feet, with an average frontage of 60’ and a depth of 135’. In other streets this was reduced to an overall size of 6,250 square feet, with an average dimensions of 50’ x 125’. In specifying the land area required by flats, different sizes were regulated for the construction of between two and six flats. Six flats at the time when the regulations were passed must have been the upper limit permitted. Understanding the size of land listed in imperial measurements can be a challenge. Within Australia, the so-called quarter acre block was approximately 11,000 square feet. Those specified in the by-laws would appear to be smaller. The document was pasted on the reverse of a subdivision plan in the collection.This is a rare (undated) document produced by the City of Kew defining how subdivision within the municipality should occur. Sports Clubs in Kew in the final decades of the 19th century and in the early 20th century were often umbrella organisations with facilities for a number of sports. Typically in Kew, this included teams in lawn bowls, tennis and croquet. The Kew Bowling Club was formed in 1880 while the privately owned Auburn Heights Recreation Club was opened in 1904. By 1998, the two Clubs decided to amalgamate at the Auburn Heights site in Barkers Road, forming the Kew Heights Sports Club. The combined club was itself taken over by the Melbourne Cricket Club in 2012 becoming MCC Kew Sports Club. In 2017 MCC Kew closed and its landholding was subsequently sold to Carey Baptist Grammar School. Both the Kew and Auburn Heights Clubs assembled important collections. These historically significant and large collections were donated to the Society in 2020. The collections include manuscripts, pictures, trophies, plans, honour boards etc. The combined collections of the four sporting clubs making up the collection number hundreds of items that are historically significant locally. They are also significant to the sporting history of the greater Melbourne area and to the sports of lawn bowls and tennis in Australia in the 19th and 20th centuries. Extreme flood events of the Yarra River are recorded to have occurred in 1891, 1901, 1916, 1923 and 1934. North Kew, now divided between Kew and Kew East, bordered the Yarra River. As such, it was a region subject to flooding in the Yarra Valley. Development beyond this point (ie Kellett Grove) was limited by the City of Kew's planning regulations. Prior to urban development, the area since European settlement and the first land sales in the district in the 1840s, had been used for dairy farming. These photographs provide significant heritage information relating house design and decoration, fencing and household gardens.In 1925, the City of Kew called for tenders for the construction of Wimba Avenue, Cadow Street and Lalla Street. Subsequent advertisements for the sale of land in Wimba Avenue continued from 1926 to 1929. The 18 lots (and a further five allotments on the eastern side of the street) offered for sale were unofficially described in the subdivision plan as the ‘Wimba Estate’. These lots began in Park Hill Road and extended almost to Cotham Road. The subdivision took its name from the house ‘Wimba’ in Cotham Road, which may have formed the southern boundary of the subdivision. (Wimba, at 235 Cotham Road was constructed between 1862-70). The Plan highlights the proximity and advantage of ‘electric’ trams in Cotham and Glenferrie Roads, and the Kew and Glenferrie Railway Stations. The lots faced Kilby Road, Kodak Avenue, Belford Road, Baker Avenue, Mathers Avenue, and White Avenue. [Kodak Avenue was renamed Page Avenue at a later date].The ‘Kew Conservation Study (1988) notes that ‘On the subdivision plan, Kodak’s involvement is commemorated by the naming of the streets after Company directors, and their decision to not proceed with the construction of the factory is explained as a response to the increase in the value of the land. The land on which the subdivision was created had until 1960 formed part of the grounds of the mansion Raheen in Studley Park Road. In 1917, the Catholic Church had purchased Raheen and its lands. It was to become the home of Archbishop of Melbourne, Daniel Mannix, for 46 years. The sale of the subdivision took place three years before the Archbishop’s death. Subsequent archbishops were to reside at Raheen until its sale to the Pratt family in 1981. When the sale of the Estate was reported in the newspapers in 1960, it was described as the last big subdivision near Melbourne. At the auction, 33 of the 36 allotments were sold. The auction realised £315,750. Purchasers were advised that the vendor intended to keep lots 22 and 23. The alllotments in the subdivision required the construction of new roads. These included Eamon Court and Raheen Drive. The plan includes a map of the proposed allotments, photographic views to the north and south, and information about the kinds of buildings that could be constructed on the allotments. The subdivision was bounded by Studley Park Road, and Carson, Stevenson and Edgecombe Streets. Two new streets, Mackie Court and Younger Street were created as part of the subdivision. The subdivision took its name from ‘Clutha’, the home of John Carson, who was to become Mayor of Kew in 1863. A Report to the City of Boroondara outlined how: ‘The Clutha estate was progressively developed from 1940, with new houses under construction on the Studley Park Road, Carson and Edgecombe Street frontages by 1941. By 1943, directory listings were available for all addresses with the exception of Mackie Court. Included on the plan are a number of significant Studley Park mansions in existence at the beginning of the 20th century. The unnamed street shown in the middle of the plan is McEvoy Street. The most important house still extant is Campion House, formerly named Dalsraith [Dalswraith] and Glendalough, owned since the 1940s by the Society of Jesus. Campion House can be seen on the corner of Hodgson and Studley Park Road. Its stables at the rear of the block have now been incorporated into a contemporary residence. This plan is one of two in the collection where the lithographers amalgamated two separate plans. Both plans include sections of Studley Park. Dominating the south and west corners of Kew Junction are the Clifton and Kew Hotels. The Kew Hotel, owned by Patrick O’Shaughnessy was one of the oldest in Kew. MMBW plans were amended over time to take account of new subdivisions such as that which created Merrion Place. Of the four mansions shown in Studley Park Road, three remain – ‘Field Place’, the home of Frances Henty, ‘Leaghur’ and ‘Darley’. ‘Byram’ (later ‘Goathland’, then ‘Tara Hall’) was an architectural marvel. Designed in 1888 by E.G. Kilburn for the paper magnate George Ramsden, it was demolished in 1960. This area was once known as O’Shaughnessy’s Paddock. O’Shaughnessy was the licensee of the Kew Hotel. The ‘Paddock’ or farm was for many years the closest farm to Melbourne. By 1903, when this plan was surveyed and lithographed, little of the farm remained. The area is dominated by a ‘clay hole’, on the site of the current Foley Reserve. It was used by Smart’s Brickyard from the 1880s until 1911, when the Council purchased it for a rubbish dump. It is notable as the site is one of the few industrial operations to have existed in Kew. By 1903, urban development was characterised by larger houses fronting Barkers Road and brick and weatherboard villas in Foley Street. Nearer the pit, weatherboard houses predominated. Foley Street bisected the triangular block and continued right to Denmark Street. This plan of Kew encompasses the area bounded by Barkers Road, High Street and Stevenson Street. Because of the angle created by High Street, a number of houses on the northern side of High Street are shown. The area is dominated by one of the great original landholdings in Kew, described here as the ‘Findon Paddock’. ‘Findon’, the house from which the name of the paddock was taken fronts Stevenson Street and was clearly a rambling structure. The best-known occupant of Findon was Henry ‘Money Miller’ who bought the house in 1871. Miller was a member of Victoria’s first parliament and assisted in the framing of its constitution. Findon was to be subdivided as early as 1912, when the Findon Subdivision was advertised to be sold by auction. In the plan of the subdivision, the original house is not shown, so, presumably it had previously been demolished. Throughout its history, the land in what is known today as Studley Ward of the City of Boroondara has been subject to continuing subdivision. This is evident in Plan 1301, where later hands have modified the original map to include streets created subsequent to the printing of the plan in 1904. Other annotations such as the ‘Reserved for Road Purposes’ beside the Yarra never eventuated. The plan continued to be modified to at least 1953, when a later hand noted that a particular site was ‘Property site P. McIntyre house’ in Swinton Avenue. Two significant houses in the area are outlined on the plan: ‘Swinton’ on the corner of the streets then named Effey and Maud Streets (now Swinton Avenue) and ‘Fairhaven’ [unnamed] in Stevenson Street. On the Richmond side of the Yarra, there was evidence in 1904 of industry (‘Wool shed’; Soap Works’) and entertainment (‘Skittle Alley’).
