Plan - Subdivision Plan, Escol Estate [Kew], 1940, 1940
Pru Sanderson, in her groundbreaking ‘City of Kew Urban Conservation Study : Volume 2 - Development History’ (1988), summarised the periods of urban development and subdivisions of land in Kew. The periods that she identified included 1845-1880, 1880-1893, 1893-1921, 1921-1933, 1933-1943, and Post-War Development. These periods were selected as they represented periods of rapid growth or decline in urban development. An obvious starting point for Sanderson’s groupings involved population growth and the associated economic cycles. These cycles also highlighted urban expansion onto land that was predominantly rural, although in other cases it represented the decline and breakup of large estates. A number of the plans in the Kew Historical Society’s collection can also be found in other collections, such as those of the State Library of Victoria and the Boroondara Library Service. A number are however unique to the collection.The Kew Historical Society collection includes almost 100 subdivision plans pertaining to suburbs of the City of Melbourne. Most of these are of Kew, Kew East or Studley Park, although a smaller number are plans of Camberwell, Deepdene, Balwyn and Hawthorn. It is believed that the majority of the plans were gifted to the Society by persons connected with the real estate firm - J. R. Mathers and McMillan, 136 Cotham Road, Kew. The Plans in the collection are rarely in pristine form, being working plans on which the agent would write notes and record lots sold and the prices of these. The subdivision plans are historically significant examples of the growth of urban Melbourne from the beginning of the 20th Century up until the 1980s. A number of the plans are double-sided and often include a photograph on the reverse. A number of the latter are by noted photographers such as J.E. Barnes.The ‘Escol Estate’ was a subdivision, which created Bramley Court, which runs south from Sackville Street between Evans Road and Orford Avenue. The subdivision was comprised of 12 lots. At the auction of the lots in May 1940, eight of the 12 allotments were sold. Thomas Cubitt Balmain originally owned Thornton, next to John Carson’s ‘Clutha’. Before its final subdivision, the Thomson family owned it. The Estate was a subdivision of 15 residential allotments running between Studley Park Road and Stevenson Street. The allotments faced these streets as well as Thornton Street, which the vendor undertook to make. Contemporary newspaper advertisements advised that ‘The estate possesses many advantages, notably its private and secluded, though convenient, position, splendid frontages and depths, and being close to the electric tram and Kew train, also within easy walking distance of the Victoria-street cable tram’. Plan - Subdivision Plan, Myrtle Park Estate, Emerald, 1915
This subdivision plan for the ‘Myrtle Park Estate’ relates to land sales in Emerald, Victoria, rather than to the subdivision of the same name in East Kew (1913-16). The subdivision in Emerald included 32 one-acre lots facing Torley Road, Government Road (now Rawhiti and Wong Hee Roads) Beaconsfield Road (now Old Beaconsfield Road). On the plan, an unnamed creek flows through allotments 8-12 on the east side of the Estate. Both houses appear to be advertised as lots in the subdivision. Bisecting the subdivision is a street, Antrim Avenue that was never constructed. A street, which was subsequently constructed in this vicinity, was Merrion Place, which now runs between Studley Park Road and Highfield Grove. Four of the blocks faced Segtoune Avenue. The auctioneers proclaimed the advantages of the sites: ‘Situate one minute from the High Street Electric Tram, which now runs direct to Spencer Street via Bridge Road and Flinders Street. Opposite the East Kew Railway Station (Outer Circle Line), which may be reopened In connection with the new Line from Kew to Doncaster; Adjacent lo the Kew Recreation Reserve, Sports Oval, and Swimming Bath; Half Minute from the Shopping Centre of East Kew, Accessible to the State School and Other Educational Centres’. The Harp of Erin Hotel and the route of the Outer Circle Railway line are marked on the plan. The Recreation Reserve and Sport Oval refer to Victoria Park. The plan shows five allotments facing High Street and at their rear, another allotment facing Mary Street. In 1906, when the Board of Works surveyors completed Detail Plan 1589, the allotment in Mary Street is shown to include a building. The subdivision plan includes the dimensions of each lot as well as the width of the existing and projected roads and turning circles. Reconciling this hand-drawn subdivision plan with a modern map of the area is initially a challenge due to a change of street names. Argyle Road in the centre of the subdivision was to be renamed Deepdene Road, and the street named Deepdene Road on the plan was to become Deepdene Place. Of interest is the nursery on the corner of Argyle and Whitehorse Roads. During this period there were a number of nurseries servicing the Kew and Balwyn areas. Violet Grove runs between High Street and Harp Road. Like many other subdivisions in Kew and East Kew, older houses (Lots 1 and 13) were often included in the subdivision. Such houses were in some instances the original properties that were subdivided, or in the case of the Violet Grove subdivision, new houses such as the weatherboard villa on lot 13. This villa is advertised as having a tiled roof, 5 rooms, panelled hall, double doors (Rooms 14 x 12 ft. 6 in. (2) 14 x 12, 12 x 11, 13 x 11). A bricked front verandah, a tiled stove recess and existing sewerage connection added to its saleable potential. Water, electric light and power, and gas were all offered as part of the deal. Violet Grove now has about 35 houses, which indicates that the 19 lots of the subdivision were to be further subdivided by purchasers. It included 61 lots on either side of Boorool Road between High Street and Harp Road. In an advertisement in The Argus in the same year, the proximity of the estate to the newly erected shops at the corner of Harp Road and High Street is noted. In 1918, Punch reported the sale of the Palmyra Estate. ‘Adjoining the Findon Estate at Kew is Palmyra, one of the most charming localities in this most desirable of all suburbs. Palmyra has frontages to Findon, Bakewell, Carson and Stevenson streets. In a number of cases, the reverse of a subdivision plan in the collection includes a photograph of a house that was also for sale by the agent. These photographs provide significant heritage information relating house design and decoration, fencing and household gardens.In January 1929, the Kew City Council called for tenders to construct Tregarron Avenue. The subdivision of the Tregarron Estate in Kew was for 11 lots bordering Tregarron Avenue and its entrance from Burke Road. The plan includes annotations that indicate the measurement of each block and the placement of the drainage and sewerage easements. This plan is interesting for a number of factors. The first of these sections bordered Burke Road between Kilby Road and the farm beside the Yarra. Kilby Road, Munro Road, Burke Road and Old Burke Road bordered the 102 lots in the Boulevard Section of the plan. The streets within the Section included Walbundry Avenue, Inverness Way, Riverside Avenue, Cascade Street and Kyora Parade. These street names, at least in this subdivision plan linked the two Sections of the subdivision. At a later date, the City of Kew decided to alter the street names. Walbundry, Inverness, Riverside, Cascade and Kyora were all renamed as ‘Drives’ (e.g. Kyora Drive). The subdivision plan is of interest in that it names High Street in Kew as Doncaster Road. It also shows the location of the wooden church that was later removed to Yarraville on the corner of Kilby Road and High Street. The plan predates later developments such as the S. E. The subdivision took its name from the mansion ‘Goldthorns’, shown on the plan between Normanby Road and Lady Loch’s Drive. Contemporary advertisements describe forty-three home sites being fro sale, yet only forty-one appear on this plan. Buyers were lured by the prospect of the proposed extension of the Burke Road tram to High Street. The Melbourne artist Alma Agnes Marion Figuerola, was the daughter of Juan Pedro Narciso Figuerola (1869-1919) and Alice Lucinda Walker Hanson (1889-1969). Each of their three daughters grew up to be involved in the arts: Alma as a painter; Carmen Irene (1906-1993) as a short story writer, poet and teacher of dancing; and Sylvia (also Silvia) Lyla Alice (1911-1992) as a composer and cellist. The first art lessons Alma Figuerola received were with Oscar Binder. Later she attended the art school established by the Melbourne 'tonalist' [Duncan] Max Meldrum (1875-1955). She graduated from his school in 1920, participating in her first group exhibition in the same year. Solo exhibitions of her work were to be held in 1933 at the Meldrum Gallery in Elizabeth Street, in 1937 and 1945 at the Athenaeum Gallery at 188 Collins Street, and in 1951 at Georges Gallery in Collins Street. Throughout her extensive career she participated in group exhibitions, usually with artists of the Meldrum School, and as a member of the Twenty Melbourne Painters, of which she was invited to become an associate in 1935. In 1953, her portrait of Professor ES Hills was entered in the Archibald Prize Competition of the Art Gallery of New South Wales. A resident of Kew from the 1930s - 51 Studley Park Road, often with her mother, her sister Carmen, or both - from c.1942 until her death she lived at 'D’Estaville', 7 Barry Street. From the late 1930s she is recorded as actively contributing to the arts at a local level. In 1939 and 1940 she participated in art exhibitions at the Hawthorn Municipal Library organised by Jessie Carbines. From 1944 to 1951 she co-organised successive Kew Arts Festivals, initially in the Presbyterian Church Hall in Highbury Grove and later at the Recreation Hall in Wellington Street. A foundation member of the Kew Historical Society in 1958, Alma Figuerola remained an active member of the Society until her death on 8 December 1970. By 1875 Archbishop Gould had laid a foundation stone on 14 February for a school. Early services for local Catholics were held in Richmond, Collingwood and later Hawthorn. By 1899 the land for the current church was purchased after a donation by Mr James Crotty of 3,000.00. The foundation stone was laid on 15 December 1918 by Archbishop Mannix. The dimensions of the church were to be 139 feet long by 77 feet wide with seating for 850 people. The cost of construction was 15,000.00. In c.1960, when the photograph was taken on which the postcard is based, both buildings were still owned by the Victorian Government and were a functioning police station and court house. In 1900, ownership of the post office had been transferred to the new Commonwealth Government. In the first decade of the twenty-first century, the police station and court house were offered for sale. They were subsequently purchased and renovated by the City of Boroondara. The Kew Historical Society raised over $5000,000 as a contribution to the restoration.Kew Police Station at left and Kew Court House at right. It marked the transition of the company that had initially been directed by Lance Nicholls to one directed by Beatrice Oakley. It continued to perform in the Kew Recreation Hall, but, with its demolition in 1960, and the opening of the new Kew City Hall in Cotham Road, moved its productions to that venue. Productions of the "Q" Theatre Guild included The Geisha (1957), Maritana (1958), They All Do It (1959), Blossom Time (1959), Love's A Luxury (1959), There And Back & The Bohemian Girl (1960), Die Fledermaus (1960), Gay Rosalinda (1961), The Land Of Smiles (1961), Kisses For A Kid & Hansel And Gretel (1961), Die Fledermaus (1962), Monsieur Beaucaire (1964), Macbeath or The Beggar's Opera, and So To Bed.The scrapbook of annotated photographs, programmes, and newspaper reviews of which this item is a part was assembled by Marion Tilley, wardrobe mistress for, and performer in, productions by the Kew Light Opera Company and the "Q" Theatre Guild. It is significant as a remarkably complete document of theatre performances in Kew, Victoria during the 1950s and 1960s. The scrapbook, and the items individually catalogued within it, have artistic and aesthetic significance within the history of performing arts in Victoria in the middle of the 20th Century. They have social significance in that they reveal socio-cultural values and preoccupations during the period.
