Both of the architects involved in the 2.4-hectare Kinloch Gardens parkland development in Arthur Street, Eltham, are now living on the estate. The project was conceived by Eltham architect Ian Jelbart, whose family has owned the land for more than 100 years, and fellow architect Graeme Gunn, who in the 1960s was one of the creators of the Merchants Builders concept that set new trends in Melbourne housing. The $5 million project is based around two of the original buildings, on what was once a 100-hectare farm owned by the Jelbart family. Ian Jelbart always intended to continue living in the original homestead building, and now Graeme Gunn has moved into the big residence that once was the barn. Kinloch Gardens is designed to combine the more manageable land sizes increasingly demanded by buyers with ample "internal space, flexible floorplans, privacy and individuality of designs. Individual houses are placed on small separate allotments around an area of private parkland. The aim is to ensure total privacy, offer virtually unlimited views and parkland vistas, and remain aesthetically compatible with the local environment. Homes in four basic designs over either two or three levels are being sold off the plan, with prices ranging from the high $200,000s to the high $300,000s. Two have already been sold. Indication of land-only values The prices being asked for some vacant blocks offered for private sale provides an enlightening comparison of the relative "land only" values for homes sites in various areas. A 751 sq metre block on a new residential estate in Bentleigh/Carnegie is offered at $235,000, equivalent to $312/square metre; while in Merrett Drive, Williamstown, a 561 sq metre allotment offered for $169,000 carries a rate of $301/sq metre. Graff's House was destroyed by fire in 2016. Graff’s old timber house once operated as both residence and store, having been strategically located on a bend of the former Upper Plenty or Whittlesea Road, almost opposite the now demolished Lamb Inn. Shire of Darebin rate records for 1870 list David Young, a grocer, as owner/occupier. As no Rate Records prior to 1870 survive, but it is probable that Young had been operating his store for several years prior to 1870. 1874 records also show David Young as owner/occupier of a house, store and land. No further rate records for Mernda survive until 1895. By 1901 John Graff was the owner, with James Gill as tenant. The property was stated to have changed hands several times during the 1890s, having been owned for some time by Mrs. Agnes Baker. Mrs. Baker’s maiden name was Young and she was probably a daughter of David, indicating that the property had remained in the Young family for many years. Graff died in 1901, and by 1903 the property had been sold to Mrs. Selma Gilding, wife of a local bootmaker, Robert Gilding. The Gildings relocated to the dwelling and operated their business from the shop. Mabel Hicks purchased the property in 1921 and shortly after married Herman Graff, the son of John Graff, a previous owner. Herman and Mabel Graff raised two children, Alison and Milton. Both lived in the old house until their deaths, Alison in 1998 and Milton in 2009. Rate books are not available before 1870. It is therefore difficult to date this property from documentary sources. The details on the building however suggest a late 1850s or early 1860s date. Particularly significant is the window jamb detail using a bullnosed edge to the jamb as a stop to the weatherboards and no architrave. Similar detailing is found at Mills Cottage Port Fairy c1839 and the Queenscliff Pilots Cottages c1851. Architraves came into general use in the 1850s. Allowing for the remote distance from Melbourne, and the use of sawn boards rather than split boards, the date for the house is probably late 1850s. The rather squat window proportion and lack of horns to windows reinforce this likely date. Location is also relevant here. Opposite this building was the Lamb Inn (1840s) one of many small establishment along Plenty Road built to service travellers. Further down Plenty Road was Mayfield with the Britannia Inn and the school of 1853 and by 1860 the Presbyterian Church. Given the sparse nature of towns in the mid 1800s this house was in effect part of a strip of the old Morang township. Its previous prominence on the old road is illustrated by the shop constructed later than the house and known to be used as a bootmakers in the early 1900s. The pressed metal window hoods once common around Wonthaggi may have been added at this time. A reasonable number of timber buildings from the mid to late 1850s survive in Victoria, very few however are combined in a shop (albeit it later) and are in such a remarkable level of intactness, in this case extending to the picket fence. This building is architecturally significant on a State level for this reason. Locally it is significant as the last shop to survive in Morang and as one of the few houses built close to the Plenty Road transport route to survive from the late 1850s. Documentary evidence records that the first occupier of this substantial two-storey residence was Harry Karlbaum, a sharebroker and although the owner's name is not listed in the Rate Books for this first year, it appears in 1893 as Robert Crawford Anderson, a merchant, The property was given an initial N.A.V. of £150 in 1892 while by 1900 it was listed as having eleven rooms. Frederick J. Robinson, a manufacturer, was the owner and occupier of a nine-roomed brick house by at least 1934. At that date the N.A.V. for the property was £270 while in the following year the N.A.V. increased to £350 with a note of 'additions' being made, recorded in the Rate Books. By December 1936 Robinson's house was being described as having twelve rooms and an N.A.V. of £295. The works were undertaken for Robinson by the leadng architect, Harold Desbrowe Annear, and appear to have been a comprehensive remodelling of the Victorian house on the site, the outline of which was clearly depicted in the MMBW plan of 1903. 'Fairview' is of significance as a comprehensive remodelling of a Vietorian house undertaken in the 1930s by the leading architect of the time, Harold Desbrowe Annear. The 1930s are integral to the significance of the whole. ... mention in the Rate Books of the property later known as 'Wimba... probably built some time earlier, the first mention in the Rate ...Although probably built some time earlier, the first mention in the Rate Books of the property later known as 'Wimba Lodge' appears in the entry for 1870 when the property, owned by John Sharpe Denbigh, a civil servant, was given an N.A.V. of £72. Denbigh did however occupy a house in Cotham Road in 1863, and it is possible that was the same premises'. The house was occupied by Sharp until at least May 1876 when the 'family residence ... was auctioned' to Carlington George Edmund Marston, a chemist of Smith Street, Collingwood. At the time of the auction the house was described thus: The residence and grounds of the late J.S. Dendigh, situate in the most elevated part of Cotham Road Kew. The grounds comprise an area of 4a Or 29p or thereabouts, and have a frontage to Cotham-road of 4 chains. The house has two large rooms in front, with 6ft hall built of brick, bay and side windows (plate glass), four rooms of wood behind with slate roofs, bathroom and closets, detached kitchen and servant's room, large shed with washing boiler, pantry and cellar under, brick and cement tank, and the Yan Yean laid onto house and grounds, cowshed, pigstye, &c, the whole securely fenced. First class orchard and flower garden. The paddocks laid with English grasses and drained... .' (Sanderson P. Kew Conservation Study Vol 2)'Wimba' is a single storeyed rendered house. The front entrance is flanked by two polygonal bay windows, and a verandah with a concave corrugated iron roof returns around three facades, and accentuates the projections of the windows. The solid render parapet is very ornate and tall for the date of construction. It has panels of decoration along it and is surmounted by a number of render urns. (Sanderson P. in 1882 Thomas Maidment paid the Society of Jesus £5,750 for nine allotments along Barkly Road (now Glenferrie Road). Maidment, who had arrived in Australia from the Glastonbury district in England in 1858, owned and managed a number of sheep stations in Victoria and subsequently became an '... eminently respectable ...' member of District society. In 1883 the Rate Books list Maidment's land in Barkly Road as the 'Buxton Hill Estate' and it was given an N.A.V. of £90, while in the following year his property attracted an N.A.V. of £160, suggesting that substantial improvements were taking place. Maidment's two-storey mansion, named 'Butleigh Wooton' after his birth-place in England, was completed in 1885 and was given an initial N.A.V. of £420. While Maidrnent is recorded as the owner of the building until at least 1896, Jane Maidment, his wife, continued the family ownership of the twenty-six roomed house with its extensive grounds until at least 1910.
