Margaret Picken (1950-) trained and worked as a cartographic draftsman from 1968-1975 within the mining industry. These skills were readily transferable to work as a property illustrator for the real estate industry. Process: “Sketches were ordered by phone initially as there were no mobile phones or computers then. I would take our 2 year-old son with me to the houses when the other 2 boys were at school. I photographed houses with a Polaroid camera and made a ‘thumbnail’ sketch while there. The photos were used to scale off a sketch in pencil and then that sketch was overlaid with drafting film and the ‘pen and ink’ was completed. This process was the only one I used the entire time. Polaroid photos gave an instant usable photo. I then delivered the sketches by hand to the offices. There were deadlines each week on a Tuesday.” “… about 2003 coloured photos began to take over the sketches and mainstream companies replaced sole traders like myself providing a one-stop shop for all advertising. This architectural drawing is one of a series created by Margaret Picken for a range of real estate agents in Melbourne between c.1983 and 2005. Each work is signed and dated. Margaret Picken approached a number of historical societies in July 2020 with a view to donating her work. Sketches for post code 3127 are held by this collection. Others for suburbs including Ashburton, Balwyn, Camberwell, Canterbury, Blackburn, Box Hill, Burwood, Glen Iris, Hawthorn, Kew, Mont Albert North and Nunawading have been donated to the relevant historical group in those suburbs. The Ballarat-based firm, J Chatham and Co, serviced the Hotel Industry in Victoria, particularly Victoria’s Wimmera and Western Districts. Established by Jack { John} Chatham in 1956, The business was based at 7 Lydiard St South, Ballarat. As a regional hotel and motel broking specialist, he worked closely with other Ballarat businesses, including the Ballarat Brewery. On Jack's death in 1967, the business was taken over by his son, Philip, and renamed J Chatham Pty Ltd. The business continued to grow. Chatham House, the building the business operated from, and subsequently purchased and named, at 7 Lydiard St South, Ballarat still stands today. In the 1970's a Melbourne branch also opened in Dudley St, Nth Melbourne, In the 1980s the Melbourne branch, J Chatham and Daunt Pty Ltd, operated from 205 Victoria Parade, Fitzroy, a few blocks west of the Carlton United Brewery. Philip's son, Andrew, joined the business, then called J Chatham, Daunt and Foley Pty Ltd., in the late 1980s. The business at this time operated from a terrace house [?Bouverie Street] Carlton near Grattan St. By 2005, the Daunt and Foley partnership had dissolved. Philip predeceased his wife, Elizabeth Chatham (nee Holmes), a Director of the Company in 2001. His share of the business was inherited by Andrew. Elizabeth died in 2005 and the business was sold in 2006. Document - Ann Doran Letters of Administration 1911, 1911
Tait collection: item 30 of 62 This document contains information on the Letters of Administration of Ann Doran of Port Fairy Road, Warrnambool. She died in December 1889 but, as she died intestate, the Letters of Administration were not processed until 1911. Ann Doran left no real estate but left personal estate to the value of £116. The sole beneficiary was her daughter, Jane Doran. The lawyer in the case was Ernest Chambers who had legal offices in Port Fairy, Warrnambool and Koroit at the end of the 19th century and the beginning of the 20th century. He had this document in his possession and it was passed down to successive lawyers occupying the legal premises in Kepler Street. It was located in this building in 2014 and passed on to the Warrnambool and District Historical Society at that time. This document is of some interest as it contains information on the Letters of Administration of Ann Doran who lived in Warrnambool at the time of her death in 1889. It will be of use to researchers. This is a cream-coloured piece of parchment paper folded in two with handwritten material on two sides. One page has ruled black lines. A seal of the Supreme Court of Victoria is attached with a green ribbon and there are four red stamps of the Master in Equity of the Supreme Court. The photograph offers significant information relating to late Victorian / Federation colour schemes and fencing.The block fronted villa has a corrugated iron roof and a flat projecting verandah, ornamented with a trellis design of timber. The front window features a timber shade, mounted on brackets. The treatment of the block-fronted panels shows that there is an attempt to highlight imitation quoining through use of a darker colour. The windows and door are also in this darker shade. The front fence and gate are made of wooden pickets. It is unlikely that the photograph was taken at the time of the villa's construction given the size of the shrub/tree in the front garden.Subdivision plans are historically important documents used as evidence of the growth of suburbs in Australia. They frequently provide information about when the land was sold on which a built structure was subsequently constructed as well as evidence relating to surveyors and real estate and financial agents. The numerous subdivision plans in the Kew Historical Society's collection represent working documents, ranging from the initial sketches made in planning a subdivision to printed plans on which auctioneers or agents listed the prices for which individual lots were sold. In a number of cases, the reverse of a subdivision plan in the collection includes a photograph of a house that was also for sale by the agent. This is an 1896 document containing the Letters of Administration following the death of Margaret Lord, a widow from Warrnambool. She died intestate in April 1896 and left real estate to the value of £15 and personal estate to the value of £250. The estate was to be administered by her son, John Lord, a draper from Warrnambool. Tait collection: item 13 of 62This document is of interest because it concerns a local Warrnambool woman, Margaret Lord and a local lawyer, Ernest Chambers The latter had offices in Warrnambool with the known dates 1896 to 1910, with other offices in Koroit and Port Fairy during the same period. His manager in Warrnambool was Thomas Goodall and this document with others was passed to lawyers occupying the same premises in Kepler Street and it was found in the buildings previously occupied by the legal firm Mackay Taylor.This is a piece of parchment paper folded in two with writing in brown-coloured ink on the back and front of the document. It has a seal of the Supreme Court of the Colony of Victoria and one red stamp of the Master in Equity of the Supreme Court. Tait collection: item 43 of 62 This is a document giving details of the Letters of Administration of John Moloney, a farmer from Bushfield, who died in July 1897. He died intestate but had real estate to the value of £510 and personal estate to the value of £142. The beneficiary was his wife, Mary Ann Moloney. The lawyer involved in drawing up this document was William Ardlie, one of the best-known lawyers in Warrnambool in the 19th and 20th centuries. He commenced his business in the 1860s and continued on until the 1930s when he was well in his eighties, making him at the time the oldest practising lawyer in Australasia. The document seemed to have been passed down by successive lawyers occupying the Kepler Street legal premises and located there in 2014.This document is of some interest as it gives details of the Letters of Administration of John Moloney, a 19th century farmer from Bushfield and it also concerns the lawyer, William Ardlie, a prominent Warrnambool lawyer at that time. It will be useful for researchers.This is a piece of cream-coloured thin parchment paper folded in two. It has handwritten material on two pages (black ink) containing details of the Letters of Administration following the death of John Moloney of Bushfield in 1897. A seal of the Supreme Court of Victoria is attached with green ribbon and there is one red stamp of the Master in Equity of the Supreme Court. The document is somewhat dirty but quite legible. The numbers ‘255’ and ‘14’ are written in blue pencil on the back page.
