... that the Estate ‘is most conveniently situated in a well... advertisements noted that the Estate ‘is most conveniently situated in a ...Pru Sanderson, in her groundbreaking ‘City of Kew Urban Conservation Study : Volume 2 - Development History’ (1988), summarised the periods of urban development and subdivisions of land in Kew. The periods that she identified included 1845-1880, 1880-1893, 1893-1921, 1921-1933, 1933-1943, and Post-War Development. These periods were selected as they represented periods of rapid growth or decline in urban development. An obvious starting point for Sanderson’s groupings involved population growth and the associated economic cycles. These cycles also highlighted urban expansion onto land that was predominantly rural, although in other cases it represented the decline and breakup of large estates. A number of the plans in the Kew Historical Society’s collection can also be found in other collections, such as those of the State Library of Victoria and the Boroondara Library Service. A number are however unique to the collection. The Kew Historical Society collection includes almost 100 subdivision plans pertaining to suburbs of the City of Melbourne. Most of these are of Kew, Kew East or Studley Park, although a smaller number are plans of Camberwell, Deepdene, Balwyn and Hawthorn. It is believed that the majority of the plans were gifted to the Society by persons connected with the real estate firm - J. R. Mathers and McMillan, 136 Cotham Road, Kew. The Plans in the collection are rarely in pristine form, being working plans on which the agent would write notes and record lots sold and the prices of these. The subdivision plans are historically significant examples of the growth of urban Melbourne from the beginning of the 20th Century up until the 1980s. A number of the plans are double-sided and often include a photograph on the reverse. A number of the latter are by noted photographers such as J.E. Barnes. The Cotham Vale Estate was a subdivision of land between Alfred, Thomas, Rowland and John Streets. It was promoted in the same time as the nearby Normanby Heights Estate. Cotham Vale included 28 allotments. Contemporary newspaper advertisements noted that the Estate ‘is most conveniently situated in a well elevated position, only 2 minutes from Cotham rd. They frequently provide information about when the land was sold on which a built structure was subsequently constructed as well as evidence relating to surveyors and real estate and financial agents. The numerous subdivision plans in the Kew Historical Society's collection represent working documents, ranging from the initial sketches made in planning a subdivision to printed plans on which auctioneers or agents listed the prices for which individual lots were sold. In a number of cases, the reverse of a subdivision plan in the collection includes a photograph of a house that was also for sale by the agent. These photographs provide significant heritage information relating house design and decoration, fencing and household gardens. The ‘Eastlawn Estate’ was surveyed and ready for auction in March 1914, three months before the outbreak of World War I. Sixty-six allotments, created on the ‘order of Mr & Miss Preston’ surrounded the mansion of Woodlands in Harp Road. Woodlands formed part of the Estate, being advertised as lot 1. The allotments faced High, Station and Wright Streets, Harp and Normanby Roads, and Woodlands Avenue. Pru Sanderson in the Kew Conservation Study (Vol.2, 1988) wrote that the Eastlawn Estate ‘covered the western half of the failed Harp of Erin Estate’. Contemporary advertisements promoted the Eastlawn Estate as: ‘There will be no more convenient district nor pleasant Suburb than East Kew for the busy business man. When the Electric Tram is laid, he will be able to journey quickly and pleasantly direct from Collins Street to his home in the Eastlawn Estate in about 20 minutes’. The actual plans of subdivision were included in advertisements in The Argus and in the local newspapers.subdivision plans - east kew, eastlawn estate -

These photographs provide significant heritage information relating house design and decoration, fencing and household gardens. The ‘Oswinia Estate’ subdivision in East Kew was planned and auctioned in the first half of the 1920s. 169 allotments were created in the triangular section of land bordered by High Street, Burke Road and the Government Boulevard (later Kilby Road). The only piece of land excluded was that where the previous Kew Pound had been located at the east tip of the triangle. Allotments were created fronting Glass, High, Namur, Oswin Streets, Irymple Avenue, and the Government Boulevard. The name for the Estate was derived from Oswin’s farm, which had been one of the largest landholdings in East Kew. The selling agents annotated the plan in our collection with crosses indicating those lots that had been sold. The inset locality plan is particularly interesting as it shows the route and stations of the Outer Circle Railway. When the subdivision plan was created, it included the proposed bridge over the Yarra at Burke Road. The bridge was to be officially opened in 1926.subdivision plans - east kew, oswinia estate, high street, glass street, namur street, government boulevard - kilby road, irymple street, oswin street -

The Estate was not the first attempt to subdivide this land holding. In 1884, 1888 and 1894 the Belmore Park subdivision proposed 18 allotments for this parcel of land. The final stages of the Belmore Park subdivision occurred during the Depression of the 1890s. Apart from perhaps one block facing Burke Road, which is unnumbered in the Mountain View Estate subdivision, the rest must have remained unsold. The later subdivision would redraw the original 18 allotments, creating 22 new lots. In the Locality Plan on the left side of the subdivision plan, Deepdene Station, which formed part of the Outer Circle Railway is represented, as is the location of Deepdene Primary School. A selling point was the proposed extension of the Burke Road tram beyond its terminus at Cotham Road. The extension did not eventuate.subdivision plans - camberwell, mountain view estate -

Annie Allen had married John ...The Terminus Hotel, Wodonga was built by James Thompson Hatch in 1873, the same year the railway reached Wodonga from Melbourne. It was named due to its close proximity to the railway terminus. It was sold to Messrs George Day and Kenneth McLennan of Albury. It was first licenced to J.G. Morton in January 1874. Annie Allen, from Ireland, took over as licensee of the hotel containing 14 rooms in 1879, after she and her husband, George James Allen, purchased it. In 1887 they added a new wing on the south boundary of the property next to Peter McLean’s store at 81 Sydney Road. The architects for the new wing were Gordon and Gordon. A billiard room, a dining room, and 18 other rooms were added on the vacant block of land between the Hotel and the Bank of Victoria. A balcony 6 feet wide was added on the north side. Included in the plans was the latest patent elevator, later known as a dumb waiter. Allen died in 1889 aged 52, and Annie Allen continued to run the Terminus. She later married John G. Haldon and was licensee of the hotel until December 1898 when the licence was transferred to William Carkeek. Carkeek, from Cornwall, arrived in the colony around 1860 and is considered one of the founders of Tallangatta. In November 1903, the license was transferred to Daniel Crawford, then in 1906 it was transferred to Mr Stephen Carkeek. In 1916 it passed into the hands of Mr H. W. Allen of Rutherglen, son of Mr George James Allen. Between 1916 and 1933 there were a variety of licensees. In October 1933, the stables and garage at the rear of the Terminus Hotel were totally destroyed by fire. In 1935, the Terminus again underwent a series of improvements and extensions at the cost of £3,000. The front of the premises was extended in the fashionable Spanish mission style. The balcony of brick and concrete was extended to be 18 feet wide, wire gauged and fitted with glass slides and a tile roof. In addition to 15 new bedrooms, four more bathrooms, making seven in all, were available for patrons. These were on the second floor, while beneath them provision was made for four shops and a new kitchen and a laundry. Throughout the 1930s and 1990s the licensee and owners changed several times. On 1st June 1998 the Terminus Hotel was destroyed by fire. Estimates of damage range from between a conservative $750,000 to as high as $2 million. The remains of the building were demolished in 1999.The Terminus Hotel was one of the earliest hotels in Wodonga with clear links to the establishment of the railway line. It was an important business and meeting place for social gatherings.Allen's Terminus Hotel in Main Street (known as Sydney Road and later High Street, Wodonga). This image is dated as November 1906, however research suggests the hotel was operated by the Carkeek family and then and also Mr. Daniel Crawford prior to this date. The Terminus was sold by auction on 5th March 1909 as part the estate of Annie Haldon.
