Subdivision plans are historically important documents used as evidence of the growth of suburbs in Australia. They frequently provide information about when the land was sold on which a built structure was subsequently constructed as well as evidence relating to surveyors and real estate and financial agents. The numerous subdivision plans in the Kew Historical Society's collection represent working documents, ranging from the initial sketches made in planning a subdivision to printed plans on which auctioneers or agents listed the prices for which individual lots were sold. In a number of cases, the reverse of a subdivision plan in the collection includes a photograph of a house that was also for sale by the agent. These photographs provide significant heritage information relating house design and decoration, fencing and household gardens.Version 2 of two subdivision plans (the earlier is 2016.0305.1) for the section of Studley Park Road near the Junction on the south side. Named in the subdivision are the mansions of Darley and Windella (now demolished). Before the subdivision of Darley and Windella, both houses fronted Studley Park Road. Both houses appear to be advertised as lots in the subdivision. Bisecting the subdivision is a street, Antrim Avenue that was never constructed. A street, which was subsequently constructed in this vicinity, was Merrion Place, which now runs between Studley Park Road and Highfield Grove. There are 13 proposed lots in this subdivision in contrast to the earlier plan. These photographs provide significant heritage information relating house design and decoration, fencing and household gardens.The ‘Eastlawn Estate’ was surveyed and ready for auction in March 1914, three months before the outbreak of World War I. Sixty-six allotments, created on the ‘order of Mr & Miss Preston’ surrounded the mansion of Woodlands in Harp Road. Woodlands formed part of the Estate, being advertised as lot 1. The allotments faced High, Station and Wright Streets, Harp and Normanby Roads, and Woodlands Avenue. Pru Sanderson in the Kew Conservation Study (Vol.2, 1988) wrote that the Eastlawn Estate ‘covered the western half of the failed Harp of Erin Estate’. Contemporary advertisements promoted the Eastlawn Estate as: ‘There will be no more convenient district nor pleasant Suburb than East Kew for the busy business man. When the Electric Tram is laid, he will be able to journey quickly and pleasantly direct from Collins Street to his home in the Eastlawn Estate in about 20 minutes’. The numerous subdivision plans in the Kew Historical Society's collection represent working documents, ranging from the initial sketches made in planning a subdivision to printed plans on which auctioneers or agents listed the prices for which individual lots were sold. These photographs provide significant heritage information relating house design and decoration, fencing and household gardens.The Raheen Estate Subdivision of 1960 involved the creation of 36 residential allotments and the sale of 34 of these. The land on which the subdivision was created had until 1960 formed part of the grounds of the mansion Raheen in Studley Park Road. In 1917, the Catholic Church had purchased Raheen and its lands. It was to become the home of Archbishop of Melbourne, Daniel Mannix, for 46 years. The sale of the subdivision took place three years before the Archbishop’s death. Subsequent archbishops were to reside at Raheen until its sale to the Pratt family in 1981. When the sale of the Estate was reported in the newspapers in 1960, it was described as the last big subdivision near Melbourne. At the auction, 33 of the 36 allotments were sold. The auction realised £315,750. Purchasers were advised that the vendor intended to keep lots 22 and 23. The alllotments in the subdivision required the construction of new roads. These included Eamon Court and Raheen Drive. Prue Sanderson, in her groundbreaking ‘City of Kew Urban Conservation Study : Volume 2 - Development History’ (1988), summarised the periods of urban development and subdivisions of land in Kew. The periods that she identified included 1845-1880, 1880-1893, 1893-1921, 1921-1933, 1933-1943, and Post-War Development. These periods were selected as they represented periods of rapid growth or decline in urban development. An obvious starting point for Sanderson’s groupings involved population growth and the associated economic cycles. These cycles also highlighted urban expansion onto land that was predominantly rural, although in other cases it represented the decline and breakup of large estates. These photographs provide significant heritage information relating house design and decoration, fencing and household gardens.The ‘Oswinia Estate’ subdivision in East Kew was planned and auctioned in the first half of the 1920s. 169 allotments were created in the triangular section of land bordered by High Street, Burke Road and the Government Boulevard (later Kilby Road). The only piece of land excluded was that where the previous Kew Pound had been located at the east tip of the triangle. Allotments were created fronting Glass, High, Namur, Oswin Streets, Irymple Avenue, and the Government Boulevard. The name for the Estate was derived from Oswin’s farm, which had been one of the largest landholdings in East Kew. The selling agents annotated the plan in our collection with crosses indicating those lots that had been sold. The inset locality plan is particularly interesting as it shows the route and stations of the Outer Circle Railway. When the subdivision plan was created, it included the proposed bridge over the Yarra at Burke Road. Four of the blocks faced Segtoune Avenue. The auctioneers proclaimed the advantages of the sites: ‘Situate one minute from the High Street Electric Tram, which now runs direct to Spencer Street via Bridge Road and Flinders Street. Opposite the East Kew Railway Station (Outer Circle Line), which may be reopened In connection with the new Line from Kew to Doncaster; Adjacent lo the Kew Recreation Reserve, Sports Oval, and Swimming Bath; Half Minute from the Shopping Centre of East Kew, Accessible to the State School and Other Educational Centres’. The Harp of Erin Hotel and the route of the Outer Circle Railway line are marked on the plan. The Recreation Reserve and Sport Oval refer to Victoria Park. The subdivision plan is of interest in that the original name of Daniell Place was Brougham Place. On the Plan, it is noted that lots 5 and 6 (currently 10 and 12 Macartney Avenue) had been sold for £13 each. By November 1930, the new six-roomed villa built on 12 Macartney Avenue was offered for immediate sale at a ‘sacrifice price’. The subdivision created allotments in Victor Avenue, Heather Grove and Burke Road. Bisecting the Estate and clearly marked on the plan is the Railway Reserve which at this stage was all that remained of the Outer Circle Railway. The auctioneers note on the plan that the subdivision was made possible by the order of Messrs S. H. Bennet & H. Wright, the executors of the Wills of S. Bennett & E. A number are however unique to the collection.The Kew Historical Society collection includes almost 100 subdivision plans pertaining to suburbs of the City of Melbourne. Most of these are of Kew, Kew East or Studley Park, although a smaller number are plans of Camberwell, Deepdene, Balwyn and Hawthorn. It is believed that the majority of the plans were gifted to the Society by persons connected with the real estate firm - J. R. Mathers and McMillan, 136 Cotham Road, Kew. The Plans in the collection are rarely in pristine form, being working plans on which the agent would write notes and record lots sold and the prices of these. The subdivision plans are historically significant examples of the growth of urban Melbourne from the beginning of the 20th Century up until the 1980s. A number of the plans are double-sided and often include a photograph on the reverse. The Normanby Estate, which was adjacent to Normanby Road, Kew East, included thirty-one lots for sale. Streets on the subdivision plan include Adeney Avenue, Park Hill Road, Normanby Road, Weir Street and Wharton Street. Cotham Road and its tramway are shown nearby. The plan is interesting as it shows Wharton Street, named after the architect and town planner George Wharton, who was the first chairman of the Municipality of Kew. The street was to later be renamed Cecil Street. Also shown are proposed ‘Municipal Gardens’ where Parkhill Drive is now located.subdivision plans - kew, normanby estate -

The subdivision of the Tregarron Estate in Kew was for 11 lots bordering Tregarron Avenue and its entrance from Burke Road. The plan includes annotations that indicate the measurement of each block and the placement of the drainage and sewerage easements. This plan is interesting for a number of factors. Most of the houses shown on the south side of Macartney Street then, as now, have rear entrances on Mount Street, however a number of these blocks have since been further subdivided to allow for the building of new houses on the rear of a block. Plan, Melbourne & Metropolitan Board of Works : Borough of Kew : Detail Plan No.1301, 1910
The Melbourne and Metropolitan Board of Works (MMBW) plans were produced from the 1890s to the 1950s. They were crucial to the design and development of Melbourne's sewerage and drainage system. The plans, at a scale of 40 feet to 1 inch (1:480), provide a detailed historical record of Melbourne streetscapes and environmental features. Each plan covers one or two street blocks (roughly six streets), showing details of buildings, including garden layouts and ownership boundaries, and features such as laneways, drains, bridges, parks, municipal boundaries and other prominent landmarks as they existed at the time each plan was produced. (Source: State Library of Victoria)This plan forms part of a large group of MMBW plans and maps that was donated to the Society by the Mr Poulter, City Engineer of the City of Kew in 1989. Within this collection, thirty-five hand-coloured plans, backed with linen, are of statewide significance as they include annotations that provide details of construction materials used in buildings in the first decade of the 20th century as well as additional information about land ownership and usage. The copies in the Public Record Office Victoria and the State Library of Victoria are monochrome versions which do not denote building materials so that the maps in this collection are invaluable and unique tools for researchers and heritage consultants. A number of the plans are not held in the collection of the State Library of Victoria so they have the additional attribute of rarity.Original survey plan, issued by the MMBW to a contractor with responsibility for constructing sewers in the area identified on the plan within the Borough of Kew. The plan was at some stage hand-coloured, possibly by the contractor, but more likely by officers working in the Engineering Department of the Borough and later Town, then City of Kew. The hand-coloured sections of buildings on the plan were used to denote masonry or brick constructions (pink), weatherboard constructions (yellow), and public buildings (grey). Throughout its history, the land in what is known today as Studley Ward of the City of Boroondara has been subject to continuing subdivision. This is evident in Plan 1301, where later hands have modified the original map to include streets created subsequent to the printing of the plan in 1904. Other annotations such as the ‘Reserved for Road Purposes’ beside the Yarra never eventuated. The plan continued to be modified to at least 1953, when a later hand noted that a particular site was ‘Property site P. McIntyre house’ in Swinton Avenue. Two significant houses in the area are outlined on the plan: ‘Swinton’ on the corner of the streets then named Effey and Maud Streets (now Swinton Avenue) and ‘Fairhaven’ [unnamed] in Stevenson Street. This is a transcription by Sandra Dexter of the original WW1 diary which was donated to ANZAC House by John Howden, F.W. Mawson's nephew. Sandra augmented the words in the diary with additional material including photos to give context to the people, places and events referred to in Frederick Mawson's words. Ernest Anderson (head gardener) and Harry (gardener) worked at Williamstown Botanic Gardens. The Anderson family lived in the curators lodge on the grounds in the 1930s. Horses were used at the gardens until the 1960s when the council bought a truck. Mr Biggs drove as Mr Anderson did not have a licence. He rode his bike to the Town Hall every Friday to put in the time sheets. The collection is the only known photos of the Gardens working horses and demonstrates Edwardian Municipal gardening techniques that continued into the 1960s. They are photographic evidence of the planting styles, species choices and structures. Details inscribed on the reverse of some of the photos confirm names of staff at this time. This postcard is evidence of the placement of two of the cannons relocated from Fort Gellibrand in 1906 and that they were in place in the Gardens in 1924. They were removed from the Gardens in the 1960s. These same cannons remain a feature on the Williamstown waterfront in 2013. The image also shows the original Elm Avenue plantings. A sepia scene looking west towards statue of Alfred Thomas Clark, with cannons on either side of statue pointing east down what is known as the Palm Avenue. The statue is surrounded by a white fence consisting of posts and a top rail. The top of the statue is hidden by the branches of the elm trees. It appears that the elms are in the process of either losing their leaves or new leaf growth. A cactus plant can be seen beneath the lower branches of the elm tree of the right closest to the camera. On 18 July 1891, a statue of local MLA Alfred Thomas Clarke was erected in a circular plot at the intersection of the major axial paths. AT Clarke was Williamstown's representative in the Legislative Assembly from 1871 to 1887, and a Commissioner of Trade & Customs in the third Berry Ministry. He did his utmost to defend Williamstown against the Melbourne Harbour Trust and was also the founder of the Advertiser. The statue was sculpted by Enrico Luchinelli in Cararra marble. David Miller (Dave) Mair (1879-1938) married Lily Vipond Deakin (1890-1945) in 1910. They had 5 children: Geoffrey David (1913-1970), Beryl (1916-1976), Gwynneth (1917-1997), Isabel Lillian (1921-1997) and Shirley Inez (1928-1968). Personal communication from Laurie Newton, Beryl's daughter: Dave and Lily initially lived in East Melbourne after they married. Dave walked across the gardens to work at the MCG. He never drove or owned a car. Geoffrey, Beryl and Gwynneth were born in East Melbourne. They subsequently moved to Louise Avenue, Mont Albert and Isabel may have been born while they were there. Later they purchased 20 Barton Street, Mont Albert. Electoral roll details: 1919 68 Park Street, Hawthorn 1922 24 Louise Avenue, Mont Albert 1924 20 Barton Street, Mont Albert So, Shirley would have been born while they were at Barton Street. On the basis of these dates, this may have been taken in Hawthorn. Identification of 'Grannie': If this is Lily's mother her name is Janet Deakin (nee Longmore - 1851-1939). If it is Dave's mother her name is Isabel Brown (1855-1944). The other woman is identified as May Little, who helped in the house. Dave Mair was a very keen sportsman. A sepia photo of a well-dressed family in and beside a buggy. The group is comprised of a man, 3 women and 3 children. The chimneys of Victorian or perhaps Edwardian houses are in the background.On rear: "Grannie Dad Mum / Beryl Geoff Isabel" (in hand 1 and blue biro) "on left Isabel on knee" (in a different hand in black biro) "May Little (Helped in / House" (in hand 1 in blue biro). Dave and Lily Mair lived in East Melbourne after they married and Geoffrey, Beryl and Gwynne were born while they were there. Isabel may have been born in Mont Albert after they moved to Louise Avenue. This photo was probably taken at 20 Barton Street, Mont Albert. The children attended Mont Albert Central School. David Miller (Dave) Mair (1879-1938) married Lily Vipond Deakin (1890-1945) in 1910. They had 5 children: Geoffrey David (1913-1970), Beryl (1916-1976), Gwynneth (1917-1997), Isabel Lillian (1921-1997) and Shirley Inez (1928-1968). Personal communication from Laurie Newton, Beryl's daughter: Dave and Lily initially lived in East Melbourne after they married. Dave walked across the gardens to work at the MCG. He never drove or owned a car. Geoffrey, Beryl and Gwynneth were born in East Melbourne. They subsequently moved to Louise Avenue, Mont Albert and Isabel may have been born while they were there. Later they purchased 20 Barton Street, Mont Albert. Shirley was born after they moved to Barton Street. Electoral roll details: 1919 68 Park Street, Hawthorn 1922 24 Louise Avenue, Mont Albert 1924 20 Barton Street, Mont Albert Dave Mair was a very keen sportsman. This is part of a large donation of material from the Deakin, Mair and Young families. The woman named as Mattie was Martha Dunham Brooks b1892, Camberwell. She was the daughter of Arthur 'Empire' Brooks and his wife Mary Jane Wilson who lived at 21 York Street. They also had twin boys: Thomas Moffat Brooks – b. 1899, Surrey Hills; d. 1906 and Edwin Dunham Wilson Brooks – b. 1899, Surrey Hills; d. 1971 Heidelberg. The donor remembered the later as a builder of 11 York Street. Martha m. Clifford Ernest Cairns in 1935. Mattie Cairns was the donor's godmother.
