Other streets that were created by the subdivision included Eurolie Street, Boorahman Street and Moody Street (now Sylvan Street). The Estate took its name from Myrtle Park (later changed to Macleay Park), which had been created in 1923 by Camberwell Council. The Park adjoined the southeast corner of the new subdivision. The Estate included 74 regular allotments characterised by narrow frontages and long blocks. The Coreswall Estate was a subdivision, bordering on Barkers Road and Auburn Road, which created Corsewall Close. This relatively late subdivision included 29 allotments. The subdivision plan includes the dimensions of each lot as well as the width of the existing and projected roads and turning circles. The Corsewall Close Precinct is now listed on the Victorian Heritage Database (HO147) and is noted for its ‘consistent flat-type development over the entire street, which has been cleverly designed to make multi-unit dwellings appear as single buildings’. In this second version of the plan, the rarity of this late subdivision is emphasised by the auctioneers. Barnes.The so-called Camberwell Mountain View Estate was a subdivision on ‘the corner [of] Burke Road, Eyre and Wills Streets, Deepdene’. The Estate was not the first attempt to subdivide this land holding. In 1884, 1888 and 1894 the Belmore Park subdivision proposed 18 allotments for this parcel of land. The final stages of the Belmore Park subdivision occurred during the Depression of the 1890s. Apart from perhaps one block facing Burke Road, which is unnumbered in the Mountain View Estate subdivision, the rest must have remained unsold. The later subdivision would redraw the original 18 allotments, creating 22 new lots. In the Locality Plan on the left side of the subdivision plan, Deepdene Station, which formed part of the Outer Circle Railway is represented, as is the location of Deepdene Primary School. The land on which Greenacres Golf Club was to be constructed is at this time marked as ‘Recreation Ground’. The ‘new bridge’ over the Yarra at Burke Road is also marked on the inset map. The plan may represent an old subdivision that was further subdivided at a later date, or it may be a subdivision that never eventuated. On MMBW Detail Plan 1575 (1903), the area represented by the proposed subdivision was residential rather than commercial. The irregularity of lots is also apparent in the MMBW Plan. The subdivision plan of the ‘Myrtle Hill Estate’ indicates that in one such subdivision, 11 allotments were created fronting Bowyer Avenue, Myrtle Avenue, and Normanby Road. The outline and building profile of Myrtle Hill is shown on the west side of Bowyer Avenue.The full (typed) title of this subdivision plan is :"Plan of SUBDIVISION of part of CROWN PORTION 83. / at KEW / PARISH OF BOROONDARA. / COUNTY OF BOURKE". / "MYRTLE HILL ESTATE / EAST KEW" In addition to the Title and subtitle, the plan also lists the advantages of the subdivision.

In 1888, in the section of Park Hill Road between Belmont Avenue and Normanby Road there was only one street running between Park Hill Road and Cotham Road. This was Park Road, later to be named Adeney Avenue. Subsequent 20th century subdivisions created the ‘through roads’ of Cecil Street, Wimba Avenue, Florence Avenue, Marshall Avenue, Uvadale Road, and Barrington Avenue. This subdivision represents an attempt by auctioneers, rather than town planners to create an urban environment from larger residential allotments or in many cases farmland. Existing streets such as Parkhill and Normanby Roads provided a convenient starting point for the surveyors, but the Road named ‘Street Street’ indicates the role of the private surveyor in creating streets. Given that a number of allotments are listed as sold on the plan, the street is presumably Cecil Street. Named in the subdivision are the mansions of Darley and Windella (now demolished). Before the subdivision of Darley and Windella, both houses fronted Studley Park Road. Both houses appear to be advertised as lots in the subdivision. Bisecting the subdivision is a street, Antrim Avenue that was never constructed. A street, which was subsequently constructed in this vicinity, was Merrion Place, which now runs between Studley Park Road and Highfield Grove. Understandably, the vendors focused on the availability of transport by tram, noting that the Estate was near the High Street tram terminus at the Harp of Erin. A small note on the subdivision advises that the Cotham Road tram was only 3 minutes away. Barnes.Bella Vista (later ‘Malinda’) was a large Federation house designed by the architect Robert Haddon for Abel Hoadley. The house was built in 1902 and occupied the eastern corner of Thomas Street and Cotham Road. It was a single-storey, red brick house, set back from the road, featuring a central tower topped by a pagoda-like red terra cotta roof, on top of which was perched a very large terra cotta dragon. The Bella Vista subdivision of 1929 included Hoadley’s house as well as nine allotments facing Cotham Road and Alfred and Thomas Streets. In its case, the cuts were subdivisions. Previous subdivisions of the mansion and its grounds were given titles such as ‘The Eastlawn Estate’ (MAP.0055), whereas at the end, the subdivision called it as it was, naming itself the ‘final section of the Woodlands Estate’ when it was put up for auction in 1932. The emphasis in the promotion of the subdivision was that it provided purchasers with splendid opportunities ‘to build modern homes in select, well established modern surroundings’. As with other subdivisions in the interwar period, transport links were emphasised. The six residential lots cut Woodlands off from Harp Road. The auctioneers proclaimed the advantages of the sites: ‘Situate one minute from the High Street Electric Tram, which now runs direct to Spencer Street via Bridge Road and Flinders Street. Opposite the East Kew Railway Station (Outer Circle Line), which may be reopened In connection with the new Line from Kew to Doncaster; Adjacent lo the Kew Recreation Reserve, Sports Oval, and Swimming Bath; Half Minute from the Shopping Centre of East Kew, Accessible to the State School and Other Educational Centres’. The Harp of Erin Hotel and the route of the Outer Circle Railway line are marked on the plan. The Recreation Reserve and Sport Oval refer to Victoria Park. The subdivision plan is of interest in that the original name of Daniell Place was Brougham Place. On the Plan, it is noted that lots 5 and 6 (currently 10 and 12 Macartney Avenue) had been sold for £13 each. By November 1930, the new six-roomed villa built on 12 Macartney Avenue was offered for immediate sale at a ‘sacrifice price’. Barnes.The Normanby Heights Estate not unusually used hyperbole to attract purchasers to the auction of 17 lots facing Argyle Street (sic), Pleasant Avenue and Normanby Road. Predictably factors appealed to included the proximity to schools etc, the availability of public utilities, friable soil, picturesque views and ‘advancing settlement’. If that were not enough, the sales pitch exhorted prospective purchasers to consider their backbone. ‘Thrift is unquestionably the Backbone of any Nation. No better form of Thrift can be encouraged in the young citizen than by investing his or her savings in a piece of land in a growing, healthy and beautiful locality. NORMANBY HEIGHTS ESTATE admirably fits the need.’ The experience of Australia at war undoubtedly contributed to the use of terms such as ‘Backbone of a Nation’ and the appeal to egalitarian principles in the choice of the term ‘young citizen’.
