2 items about Hillcrest Estate and heritage: 1/A 20 page report giving draft heritage guidelines by the City of Glen Eira for properties within the Hillcrest Estate Heritage Area of Caulfield South, including Hillcrest Avenue numbers 1 and 3-12 and Marara Road numbers 27 and 28. The Heritage Area has been assessed as noteworthy as 'the first housing estate developed by the AV Jennings Construction Co., later known as Jennings Group Limited.' Developed during the Depression years of the early 1930s, it is considered an 'unusually intact example of an interwar garden estate' and is also considered noteworthy for its aesthetic values. The Report describes typical features for two house forms typical of the area: the single-storey villa with decorative porch and the single storey villa with decorative verandah. It gives guidelines on the types of changes which can be made to houses within the Heritage Area. Included are photographs of typical houses and design features, maps, and diagrams showing acceptable zones for additions, amongst other Sections (eg. It is aesthetically and historically important. An imposing single storeyed ltalianate bi-chromatic brick villa with three staged tower surmounting the entry and facetted comer bay with conical roof. White tuckpointed black body bricks are relieved with reds and stucco work. Gable ends are fretted and there is a concave cast iron verandah to the principal elevations. It is aesthetically important as an imposing and substantially intact villa residence demonstrating the changing architectural fashions of the 1890's, evidenced by the use of face brickwork and fretted gables in the Queen Anne manner. It is historically and aesthetically significant. It is historically significant (Criterion A) as the home of a former Premier and MLA who held a multitude of senior positions during his term of office spanning between 1870 and 1895. These positions included Commissioner of Public Works, Vice President of the Board of Land and Works, Postmaster General, Commissioner of Railways and Commissioner of Trade and Customs and Minister of Railways. Importantly, he held these offices during the period of Colonial expansion leading up to the economic crash of the early 1890s. Projecting pavilions have bayed windows and a secondary wing runs north with angled corners and prominent chimney stack. The front entrance is situated at the north end of the central section and is given emphasis by a small hip roof and false pediment to the verandah. Outbuildings include the timber stables with characteristic hay loft gablet and fretted barges to the south-east. Rear additions in brick and timber are of an early date and utilitarian in character. They were taken around the time of the Beauville Estate’s 65th Heritage Celebration held on 10/03/2001 and donated to the Caulfield Historical Society shortly afterwards. Photographer unknown. This photograph is part of the Caulfield Historical Album 1972. This album was created in approximately 1972 as part of a project by the Caulfield Historical Society to assist in identifying buildings worthy of preservation. The album is related to a Survey the Caulfield Historical Society developed in collaboration with the National Trust of Australia (Victoria) and Caulfield City Council to identify historic buildings within the City of Caulfield that warranted the protection of a National Trust Classification. Principal photographer thought to be Trevor Hart, member of Caulfield Historical Society. Most photographs were taken between 1966-1972 with a small number of photographs being older and from unknown sources. All photographs are black and white except where stated, with 386 photographs over 198 pages. Dr Geulah Solomon's 4 volume book "Caulfield's Heritage" Vol 1 p 35 "...an elaborate double-storey spreading mansion which brought together several architectural styles to create a fairytale castle effect...". This flag was used by Esperance Girls School, a private school based in Brighton from 1894-1956. Esperance was established in 1894 at 6 Normanby Street by Misses Emsie, Marion, Gussie and Daisy Beaver. The four sisters came from a formerly-prosperous land-owning family that had suffered badly as a result of the depression of the early 1890s. At a time when few occupations were open to gentlewomen, running a school provided the sisters with a respectable means of supporting themselves. Notable teachers at Esperance during the 1890s included elocution mistress Miss Jeannie Taylor, who would later become better known as the author Mrs Aeneas Gunn. In 1924 the school was sold to Miss Marian Taylor and Miss Christina McMillan, who had previously served as joint principals of Alexandra College in Hamilton between 1909 and 1913. Both women had strong family connections to Brighton: Christina was the granddaughter of early pioneer Archibald McMillan and Marian was a relative of long-serving town clerk J. H. Taylor. The new principals relocated the school to a large two-storey house on the corner of Park Street and Esperance Avenue, where it remained until its closure. They operated the school until 1950, when they sold it to a Miss Bury, who in turn sold it to the local Baptist Church in 1956. Following this final sale, the school continued for another four terms before closing.Navy blue flag, both sides featuring a large yellow-gold crest in centre, containing image of an anchor and surrounded by semicircular scroll with the motto "SPES ANCORA ANIMAE". The Kew Historical Society's map collection includes a substantial number of real estate subdivision plans, mainly of Kew but also of surrounding suburbs in Melbourne. Most of the subdivision plans date from the 1920s and 1930s when the districts old homes and local farmland were being split up to accommodate residential growth in the postwar period. These early plans were assembled by a local firm, Jas R Mather & McMillan, which had an office in Cotham Road. Many of the plans, and sometimes photos, were annotated by the agents.Subdivision plans are historically important documents used as evidence for the growth of suburbs in Australia. They frequently provide information about when the land was sold as well as evidence relating to surveyors and real estate and financial agents. The numerous subdivision plans in the Kew Historical Society's collection represent working documents, ranging from the initial sketches made in planning a subdivision to printed plans on which auctioneers or agents listed the prices for which individual lots were sold. In a number of cases, the reverse of a subdivision plan in the collection includes a photograph of a house that was also for sale by the agent. These photographs provide significant heritage information relating house design and decoration, fencing and household gardens.The photograph may also be aesthetically significant depending on the importance of the photographic atelier.Myrtle Hill, at 14 Vista Avenue, Kew, is of local historical and architectural significance as a good example of a large and imposing single-storey Italianate house of the early 1870s surviving in Kew. Originally sited on a large allotment overlooking Normanby Road, the setting of the house has been dramatically altered through extensive subdivision and development. The subdivision plan of the ‘Myrtle Hill Estate’ indicates that in one such subdivision, 11 allotments were created fronting Bowyer Avenue, Myrtle Avenue, and Normanby Road. The outline and building profile of Myrtle Hill is shown on the west side of Bowyer Avenue.The full (typed) title of this subdivision plan is :"Plan of SUBDIVISION of part of CROWN PORTION 83. / at KEW / PARISH OF BOROONDARA. / COUNTY OF BOURKE". / "MYRTLE HILL ESTATE / EAST KEW" In addition to the Title and subtitle, the plan also lists the advantages of the subdivision. -

The first section of Studley House, now part of the preparatory school for Xavier College conducted by the Society of Jesus in Kew, was built in about 1857 for Parliamentarian John Hodgson, an early settler in the district, as a two-storey residence in the Classical Revival style. The name Studley House was first recorded in the Kew ratebooks in 1862, after the house was purchased in 1860 by James McEvoy, squatter. Alterations and an extension, designed by William J Ellis were undertaken in 1875. The house was again altered in 1919 during the ownership of John Wren, former bookmaker, ALP lobbyist, influential Irish-Catholic and millionaire. After 1969 the house was used by the school. (Victorian Heritage Database, 2023)This work forms part of the collection assembled by the historian Dorothy Rogers (1905-1973), donated to the Kew Historical Society by her son in 2015. The manuscripts, photographs, maps, and documents were sourced by her from both family and local collections or produced as references for her print publications. Many were directly used by Rogers in writing ‘Lovely Old Homes of Kew’ (1961) and 'A History of Kew' (1973), or the numerous articles on local history that she produced for suburban newspapers. Most of the photographs in the collection include detailed annotations in her hand.
