While most of the plans in the collection were gifted to the Society by the former City of Kew, a number of other plans and advertisements have been donated by individuals, of which this is an example.8-page brochure advertising 80 residential home sites for sale in a subdivision called the 'Old Kew Golf Links Estate'. These sites had historic importance in Kew's history as they had previously belonged to Kodak Pty Ltd who were refused permission by Kew Council to use the land for industrial development. The estate, advertised was advertised as being within five miles of Melbourne. The brochure is notable as it includes photographs of Kew East Primary School, the former Kew Golf Club clubhouse, and 'The Moorings' Boathouse (aka Chipperfield's Boat House). It derived its title due to the land being previously occupied by the Kew Golf Club, which transferred its course to a number of locations before occupying its current site. The Plan advertises 180 choice home sites. The street names are somewhat different today as those on the map are named after the proposed Kodak Factory to be built on the site. The subdivision of the Kew Golf Links Estate was a major subdivision of farmland in Kew. The site was at one stage designated for industrial development and the building of a new Kodak factory. The decision by Council to oppose the redevelopment makes the beginning of the period when all industrial development was banned in Kew.Monochrome printed, folded subdivision plan for the Kew Golf Links Estate, to be auctioned on 7 November 1936. Streets named include: Carnegie Avenue, Willsmere Road, Kilby Boulevarde, Kodak Avenue, Coleman Avenue, Beresford Avenue, McConchie Avenue, Cole Avenue, White Avenue, Baker Avenue, Spruzen Avenue, Tanner Avenue, Ratten Avenue, Mathers Avenue, Railway Avenue, Sutherland Avenue, and Belford Road. The position of the Yarra River and a large Drainage Reserve are marked on the plan. Lots for sale are numbered. The periods that she identified included 1845-1880, 1880-1893, 1893-1921, 1921-1933, 1933-1943, and Post-War Development. These periods were selected as they represented periods of rapid growth or decline in urban development. An obvious starting point for Sanderson’s groupings involved population growth and the associated economic cycles. These cycles also highlighted urban expansion onto land that was predominantly rural, although in other cases it represented the decline and breakup of large estates. A number of the plans in the Kew Historical Society’s collection can also be found in other collections, such as those of the State Library of Victoria and the Boroondara Library Service. A number are however unique to the collection.Subdivision plans are historically important documents used as evidence of the growth of suburbs in Australia. They frequently provide information about when the land was sold on which a built structure was subsequently constructed as well as evidence relating to surveyors and real estate and financial agents. The numerous subdivision plans in the Kew Historical Society's collection represent working documents, ranging from the initial sketches made in planning a subdivision to printed plans on which auctioneers or agents listed the prices for which individual lots were sold. In a number of cases, the reverse of a subdivision plan in the collection includes a photograph of a house that was also for sale by the agent. These photographs provide significant heritage information relating house design and decoration, fencing and household gardens.The first subdivision of Monnington took place in 1935. At that time, Monnington and 10 new allotments were offered for sale bordering Adeney and Marshall Avenues. In this subdivision plan, Monnington is one of 13 lots for sale. The subdivision created the irregular land holding of Monnington today. This significant sale of land between the Kew Golf Course and Willsmere Park led to the streets having a high degree of architectural uniformity.The subdivision in the second year of the war indicates that land sales for homes and speculation continued from the 1930s into the period of the Second World War. There is no indication on the plan that a war is occurring.Single page subdivision plan advertising the sale by Auction of 16 Ideal Home Sites, in East Kew, on 17 February 1940. Streets named in the plan include: Kilby Road, Belford Road, Elm Grove, Willow Grove. Willsmere Park is indicated but not named. The auction was conducted by Beauchamp Brothers. Unidentified on the plan, but clearly existing, are the Henty family mansion of Field Place and Tara Hall in Studley Park Road. The first attempted subdivision of Tara Hall was advertised in 1927 in which Lots 5, 6 and 7 in this plan were also advertised. Unusually, Lot 2 in Studley Park Road was created from the northern part of the Henty mansion, rather than Tara Hall. In the subdivision, lots were advertised at varying prices, with the highest price for land being Lot 2 in Studley Park Road. Inset on the plan at the top left, the route of the Outer Circle Railway is clearly marked. The Kew Golf Links is identified in its current location. The land on which Greenacres Golf Club was to be constructed is at this time marked as ‘Recreation Ground’. The ‘new bridge’ over the Yarra at Burke Road is also marked on the inset map. The Plan identifies the surveyor (sic) H.C. Crouch BCE MVIS, 443 Little Collins St., Melbourne. These photographs provide significant heritage information relating house design and decoration, fencing and household gardens.When 29 Uvadale Grove, Kew was offered for sale it was described as: ‘Kew. Fine locality, 3 minutes Cotham Road. Splendidly built 6 roomed Brick Villa. Rooms 17 x 14, 16 x 13, &c. Beautifully fitted throughout. Land 70 x 134 to ROW.’ The price was advertised as being £1,400. The house exhibits key features of Federation architecture such as the gabled roof with a facing of half-timber and stucco. The veranda has a curved corrugated iron roof supported by timber pillars and fretwork. In a number of cases, the reverse of a subdivision plan in the collection includes a photograph of a house that was also for sale by the agent. These photographs provide significant heritage information relating house design and decoration, fencing and household gardens.An old inscription on this photograph identifies it as ‘an elegant timber villa in High Street. It occupied part of Lot 91, bought by Edward Glyn in the land sale of 16th October 1851, and run as a flower farm’. The subdivision called the ‘Flower Farm Estate’ in East Kew occurred in 1922. [The subdivision plan is on the reverse of this photo.] The Estate included 61 lots on either side of Boorool Road between High Street and Harp Road. In the MMBW Detail Plan 2017 of 1926, a number of these new villas had already been built. Matching houses with MMBW maps can always be a challenge, however if this house was near the corner of Boorool Road and High Street, it seems to fit the profile of a house called ‘Maxton’ (demolished).Photographer's name on photograph, lower right, and stamp on mount lower right: "A. The Kew Historical Society's map collection includes a substantial number of real estate subdivision plans, mainly of Kew but also of surrounding suburbs in Melbourne. Most of the subdivision plans date from the 1920s and 1930s when the districts old homes and local farmland were being split up to accommodate residential growth in the postwar period. These early plans were assembled by a local firm, Jas R Mather & McMillan, which had an office in Cotham Road. Many of the plans, and sometimes photos, were annotated by the agents. The ‘new’ Balwyn Picture Theatre was built and owned by Balwyn Theatres Pty Ltd in ca. 1928. By 1930, this first Balwyn Theatre was destroyed by fire after a break-in. Following the fire, a new cinema was constructed. This plan for a Cinema and eleven shops presumably dates from 1927/28 when the Company announced that this location in Whitehorse Road ‘was the most central and best suited [area] for their Theatre and shops’.Subdivision plans are historically important documents used as evidence for the growth of suburbs in Australia. "Following the 1919 amalgamation of suburban tramway trusts, an electrified tram service extended along Doncaster Road. The file contains a number of original files provenanced to the Judd family including a subdivision brochure of the Park Hill Estate (1916) that includes a map of the subdivision, an early photo of the ten-roomed house. Other primary sources include a seven page photocopy (& transcript) of notes on early Kew by Thomas Judd Jnr (1950). An undated letter accompanying the information refers to Miss Ina Balaam, the last descendant of the family to live in the house. The file also includes a photocopy of the obituary of Thomas Judd and a newspaper article/clipping from 1972, which includes a short history of the house and a photograph.
