The Kew Golf Links Estate was a major subdivision in North Kew. It derived its title due to the land being previously occupied by the Kew Golf Club, which transferred its course to a number of locations before occupying its current site. The Plan advertises 180 choice home sites. The street names are somewhat different today as those on the map are named after the proposed Kodak Factory to be built on the site. The subdivision of the Kew Golf Links Estate was a major subdivision of farmland in Kew. The site was at one stage designated for industrial development and the building of a new Kodak factory. The decision by Council to oppose the redevelopment makes the beginning of the period when all industrial development was banned in Kew.Monochrome printed, folded subdivision plan for the Kew Golf Links Estate, to be auctioned on 7 November 1936. At that time, Monnington and 10 new allotments were offered for sale bordering Adeney and Marshall Avenues. In this subdivision plan, Monnington is one of 13 lots for sale. The subdivision created the irregular land holding of Monnington today. William Derrick was an early landowner in Kew, and with James Venn Morgan and James Dannock the purchaser of the parcel of land bounded by Cotham Road, High Street and Mary Street. An advertisement for the sale of a subdivision by Auction: of 16 Ideal Home Sites, East Kew, 1940. This significant sale of land between the Kew Golf Course and Willsmere Park led to the streets having a high degree of architectural uniformity.The subdivision in the second year of the war indicates that land sales for homes and speculation continued from the 1930s into the period of the Second World War. Despite the plans claims that it is a subdivision near the Richmond Bridge, Section 115 was located at what is now Camberwell Junction. While the plan only lists government roads rather than named streets, the section was located on the east side of Burke Road, stretching up the hill from the current Junction. Research on Trove, conducted by Kerry Fairbank, discovered an advertisement for unsold lots in Section 115 which clarifies the extent and location of subsequent land sales in the original section. The original article can be viewed through the link in the catalogue record. The interesting link to Kew is the reference to James Beavan as the purchaser of lots 14 and 15. The historian Gwen McWilliam has notes that a Mr Beavan changed his name from Bevan. The Bevans were descendants of the Derricks family of Kew. This subdivision plan is the earliest original map or plan in the collection which shows parts of what is now the City of Boroondara, dating from circa 1853. It provides important information for researchers on subsequent subdivisions following the original land sales in [Camberwell] Boroondara. The site, on the east side of Burke Road is a highly-significant and historic site. After training as a Cartographic Draftsman within the mining industry, I worked as a property illustrator for real estate firms in the eastern suburbs of Melbourne for 22 years from 1983. I initially photographed houses with a Polaroid camera and made a 'thumbnail' sketch while there. The photos were used to scale off a sketch in pencil and then that sketch was overlaid with drafting film and the 'pen and ink' completed. The pens I used were the Rotring ‘Rapidigraph’ drafting pens. The ink was also made by Rotring (German).The film was ‘Rapidraw’, polyester drafting film, double matte. It takes a very fine line and doesn’t bleed. As well as house sketches, there were often floor plans and site plans ordered. Aerial sketches were ordered when the property needed an overall view. Land 70 x 134 to ROW.’ The price was advertised as being £1,400. The house exhibits key features of Federation architecture such as the gabled roof with a facing of half-timber and stucco. The veranda has a curved corrugated iron roof supported by timber pillars and fretwork. It occupied part of Lot 91, bought by Edward Glyn in the land sale of 16th October 1851, and run as a flower farm’. The subdivision called the ‘Flower Farm Estate’ in East Kew occurred in 1922. [The subdivision plan is on the reverse of this photo.] The Estate included 61 lots on either side of Boorool Road between High Street and Harp Road. In the MMBW Detail Plan 2017 of 1926, a number of these new villas had already been built. The Kew Historical Society's map collection includes a substantial number of real estate subdivision plans, mainly of Kew but also of surrounding suburbs in Melbourne. Most of the subdivision plans date from the 1920s and 1930s when the districts old homes and local farmland were being split up to accommodate residential growth in the postwar period. These early plans were assembled by a local firm, Jas R Mather & McMillan, which had an office in Cotham Road. Many of the plans, and sometimes photos, were annotated by the agents. The ‘new’ Balwyn Picture Theatre was built and owned by Balwyn Theatres Pty Ltd in ca. 1928. By 1930, this first Balwyn Theatre was destroyed by fire after a break-in. Following the fire, a new cinema was constructed. The subdivision plans are historically significant examples of the growth of urban Melbourne from the beginning of the 20th Century up until the 1980s. A number of the plans are double-sided and often include a photograph on the reverse. A number of the latter are by noted photographers such as J.E. Barnes.The Altyre Estate was advertised for sale by auction in 1920. A colour lithograph in the State Library of Victoria, in contrast to this monochrome version, notes the proximity of the subdivision to the Auburn Heights Bowling Club and to a range of transport options. The subdivision included fifty-one allotments as well as the original house ‘Altyre’ in Barkers Road. Pru Sanderson, in her groundbreaking ‘City of Kew Urban Conservation Study : Volume 2 - Development History’ (1988), summarised the periods of urban development and subdivisions of land in Kew. The periods that she identified included 1845-1880, 1880-1893, 1893-1921, 1921-1933, 1933-1943, and Post-War Development. These periods were selected as they represented periods of rapid growth or decline in urban development. An obvious starting point for Sanderson’s groupings involved population growth and the associated economic cycles. These cycles also highlighted urban expansion onto land that was predominantly rural, although in other cases it represented the decline and breakup of large estates. A number of the plans in the Kew Historical Society’s collection can also be found in other collections, such as those of the State Library of Victoria and the Boroondara Library Service. In a number of cases, the reverse of a subdivision plan in the collection includes a photograph of a house that was also for sale by the agent. These photographs provide significant heritage information relating house design and decoration, fencing and household gardens.In 1925, the City of Kew called for tenders for the construction of Wimba Avenue, Cadow Street and Lalla Street. Subsequent advertisements for the sale of land in Wimba Avenue continued from 1926 to 1929. The 18 lots (and a further five allotments on the eastern side of the street) offered for sale were unofficially described in the subdivision plan as the ‘Wimba Estate’. These lots began in Park Hill Road and extended almost to Cotham Road. The subdivision took its name from the house ‘Wimba’ in Cotham Road, which may have formed the southern boundary of the subdivision. (Wimba, at 235 Cotham Road was constructed between 1862-70). The Plan highlights the proximity and advantage of ‘electric’ trams in Cotham and Glenferrie Roads, and the Kew and Glenferrie Railway Stations. George Rimington established The Parkhill Nursery in 1877. By 1910, it was more commonly known as Rimington’s Nurseries and well known for its sale of violets. After World War II, Rimington’s Nurseries were gradually subdivided and sold. The 38 allotments were released in sections, including lots 34 to 36 on the corner of Mont Victor Road and Victor Avenue. Previous lots in the subdivision had bordered Burke Road, Rimington Avenue, Heather Grove, and Stoke Avenue. The selling point as it had been in comparable estates for a century were the proximity to transport, schools and churches, as well as the high location and excellent views. The subdivision plan shows most of the lots in the entire subdivision: 1-11, 13-26, and 34-38. Most of these are of Kew, Kew East or Studley Park, although a smaller number are plans of Camberwell, Deepdene, Balwyn and Hawthorn. It is believed that the majority of the plans were gifted to the Society by persons connected with the real estate firm - J. R. Mathers and McMillan, 136 Cotham Road, Kew. Cotham Vale included 28 allotments. Contemporary newspaper advertisements noted that the Estate ‘is most conveniently situated in a well elevated position, only 2 minutes from Cotham rd.
