This is a copy of the document brought by Henry Dendy to the Colony in 1841. In 1840 Henry Dendy, a farmer in Surrey, England acquired a "Special Survey" from the Commissioners for Land and Emigration which gave Dendy the right to choose land in Port Phillip for the "bargain basement" price of only £1 per acre for 5120 acres, (an area of 8 square miles). The Special Survey also included the right to "the shipment of a worker for every £20 spent on land, whose free passage was paid by the Crown, equalling a total of 100 workers ". Accordingly Dendy sold his English holdings and paid the required £5120 and arrived in Melbourne in February 1841. However by this time land in the new colony was selling for £5 - £40 per acre. Because Henry Dendy possessed the order from the Colonial Office in London he was able to successfully oppose Super-intendant LaTrobe's attempts to alter the price of the land. Dendy appointed Jonathan Were, (an entrepreneur, who had arrived in 1839), as his Manager and who later became a partner. Together, Dendy and Were decided on an area 5 miles south from Melbourne, bounded by North Road, East Boundary Road, South Road and to the west by Port Phillip Bay. Were and Dendy pitched their tents in the area now known as ' Park St, Brighton' and sank a well near the corner of 'St Andrew's St and Wells St'. By 1845 J.B Were and Company had bought almost half of Dendy's land and Were built himself "Moorabbin House" in Were St Brighton made from stone, quarried from local cliffs. It was still standing in 1924. Legend records Moorabbin is named after the Aboriginal word for ' Mother's Milk ' The soil is very fertile and well supplied with water especially in the area called 'East Brighton' - now known as Bentleigh and East Bentleigh - By 1850 the area had developed with numerous market gardens, dairy farms, fruit gardens and vineyards supplying food for the growing population of Melbourne. W.D & H.O.Wills (Australia) Ltd began manufacturing tobacco products in 1913 at its Raleigh Park factory in Kensington, Sydney. In 1945 an estate of 16 acres was purchased at East Bentleigh, Melbourne, with a further 22 acres purchased later and the Virginia Park manufacturing branch was established. The 1950s were to be one of the most successful decades in the company’s history and it enjoyed a peak of 83 per cent market share in 1954. But this was also a period of increased competition as Phillip Morris and Rothmans entered the Australian tobacco market. By 1972, increased competition meant that the company’s market share had slipped to 39%. By the time tobacco advertising was banned on Australian radio and television in 1976, Wills' market share had fallen a further 6%. In 1985 Wills combined the separate factory operations in Sydney and in Melbourne into one site at Pagewood, Sydney which took on the name Virginia Park. In 1989 W.D & H.O.Wills (Australia) became a subsidiary of the British American Tobacco Industries group of companies. 1999 British American Tobacco merged with global competitor Rothmans International. Rothmans in Australia and Wills merged to form the wholly-owned subsidiary British American Tobacco Australia. The merger left British American Tobacco Australia, Phillip Morris and Imperial Tobacco Australia. Virginia Tobacco, or Flue-cured tobacco, is named after the US state where it was first cultivated. It is also called ‘bright tobacco’ because of the yellow to orange colour it achieves during curing. It grows particularly well in subtropical regions with light rainfall, such as Georgia, Florida and the Carolinas in the USA, Southern Brazil and Zimbabwe. In Australia, blends are predominantly Virginia, for example, Dunhill and Winfield. Virginia blends contain only flue-cured Virginia tobacco The W.D.&H.O.Wills Ltd manufacturing plant was situated in Boundary Road East Bentleigh 1945 – 85. Helen Stanley, Secretary of CMHS, began producing a Newsletter for members in April 2007 to provide current information and well researched items of historical interest. Jim Dale continued to produce the Newsletter in 2013 after Helen resigned.5 x A4 paper with Colour photos Jim Dale recounts the Commemoration of Harry Hawker and Harry Kauper’s landing at Loughshinny, County Fingal Ireland in August 1913. At our August Open Day Elizabeth Miller MP for Bentleigh and Jamie Hyams, CMHS member and Mayor of Glen Eria welcomed the Hawker Family on their visit and display on their relative Harry George Hawker. On the same day and we watched the days event in Loughshinny when Project Hawker 2013 with Jeff Boying and his crew in their Catalina came to the end. A spark plug which was retrieved from Hawker's aircraft at Loughshinney in 1913 will be forwarded to CMHS However,an item that was to be of National importance could not be safely stored at the Box Cottage Museum. On 5th September, the Director of RAAF Museum Point Cook, Victoria, Mr David Gardener received the 'Spark Plug ' from Jim and Chris Hawker Notices for members re AGM in October. Bill prepared a Power-point Display and Joan handed interesting items to the children - flat iron, stereoscope, butter churn etc. Notices for the Open Day August 25th celebrating Harry Hawker. Local Dignitaries and the Hawker family are expected. September 29th Open Day . This file contains five items relating to Caulfield Council Visits with the Melbourne & Metropolitan Board of Works (MMBW) from 1919 to circa 1974: 1/A photo album containing photos from the MMBW ‘visit to the Headworks, Yan Yean Water Supply, Wallaby and Silvery Creeks’ from 28/02/1919 to 03/03/1919, attended by members of the Caulfield City Council. The album contains 13 original black-and-white photographs, 3 of which are of the council members. The album is accompanied by a report by Felicitie Campbell, written 11/2008, about these visits. 2/A publication from the MMBW documenting its review of operations for 1973-1974. The report contains information about water supply, sewerage and drainage infrastructure completed or in progress during this period including infrastructure in Caulfield, Ormond, Carnegie and Bentleigh. 3/A periodical feature from the MMBW titled ‘Living City’, issue no. 16, Spring/Summer 1974. Included in the article titled ‘Program’ is a notice that construction will continue on the Elster Creek drain from Thomas St. to Wheatley Road, McKinnon. The periodical also includes the names of commissioners W. R. Walters from Caulfield and G. R. Bricker from Moorabbin (back cover). 4/2 maps and 1 information booklet from the Thomson Project Open Day attended by Felicite and John Campbell as representatives of the Caulfield City Council. This was an annual MMBW open date. Levey repressed the memories of the event until the fifth birthday of her own daughter, whereupon she underwent depression and marital strife, and had to attend counselling. She repressed the memories again until she was forty, but recalled them a second time upon reading about Robert Keith Knight, whom she realised might have been the perpetrator. Police investigated her case and discerned that the perpetrator was not Knight, but another, deceased, unspecified offender. ... related to the historical area of Moorabbin Shire brought ...The City of Moorabbin Historical Society was formed c 1960 by a group of Moorabbin area residents who were concerned that the history of the area should be preserved. A good response to a call for items related to the historical area of Moorabbin Shire brought donations of a wide variety of artefacts that are now preserved by the current members of CMHS at Box Cottage Museum. Helen Stanley, Secretary of CMHS, began producing a Newsletter for members in April 2007 to provide current information and well researched items of historical interest. Jim Dale continued to produce the Newsletter in 2013 after Helen resigned. 3 x A4 paper pages printed on one side with colour photographs, Jim Dale, President, welcomes members to the April 27th Meeting at Box Cottage. There were many visitors on the February Open Day including Jeff Marriot. In March some guests from a Wedding at the Rotunda in Joyce Park visited. Chris and Judy Hawker, relatives of early aviator Harry Hawker were presented to Her Excellency, the Governor General of Australia, Quentin Bryce during the Centenary of Military Aviation Air Show, held at Point Cook on March1st & 2nd. Jim representing CMHS attended this memorable occasion. Jim also attended Moorabbin Primary School March 3rd where he told the pupils about Harry Hawker. March 22nd Jim, Valma and Anne attended the Moorabbin Primary School Fete handing out leaflets and talking about Box Cottage Museum. City of Glen Eira is conducting a project for WW1 Centenary involving significant Street names in the area eg Monash, Chauvel, Birdwood etc. Jim has compiled a story about Thomas Calcutt 1809 - 45, a shepherd who emigrated from Oxford, England to Brighton Victoria 1842. He was part of the Henry Dendy 's assignment of settlers. Thomas obtained employment with Public Works and lived in Brighton with his family. Sadly he died during the 6km walk home from his work in St Kilda to Brighton 1845. After a 2 day search his body was found. The courageous removal of this possum by Carol, the damage to artefacts and the clean up by members. All added to the excitement of the visitors especially children. Glen Eira Council was notified Monday 3oth April, requesting a grate over top of Chimney but no action has been taken yet. Dennis has installed a temporary barrier at base of chimney in fireplace.. CMHS has received a Grant of $2500 from Public Records Office Victoria for the purchase of a Glass Museum Display Case and Mannequin for the Mary Box Wedding Dress c1918. The original small, pioneer cottage was built in the late 1840s to early1850s, by an unknown pioneer. It was located on part of a 30 Acre allotment that was originally part of Dendy’s Special Survey granted in 1841. The doors and window sashes, (made of red deal joinery timber), as well as the brass locks and fittings, are from the original cottage, and were imported from England. The fire-place bricks are from the original cottage, and are sun-dried, (not kiln fired), and are hand-made. Convict marks can be seen on two bricks. There is a small display of external cladding shingles from the original pioneer cottage. These shingles were hand-split, and most likely made from locally collected timber The nails included in this display were used to fasten the shingles on the original cottage, and are also hand-made. The cottage was occupied by William Box and family from 1865 until 1914 when it was sold to William Reitman who resided there until 1950. The enamel nameplate, “Colonial”, on the wall of the cottage, was the name chosen for the original pioneer cottage by Mr William Reitman, when he purchased the property in around 1915, for 1200 Pounds approximately. In 1974 Mr Lewis, a timber specialist, found the dilapidated building on property he had recently purchased in Jasper Rd and suggested it be reconstructed and relocated. Moorabbin Council agreed and the cottage was rebuilt just about 250 metres from its original site. The cost of the rebuild was met by 'Victoria's 150th Committee, plus a small grant from the City of Moorabbin, and Mr Laurie Lewis donated much of the timber for the reconstruction. The re-constructed cottage plan has followed faithfully the original dimensions, and plan of the original pioneer cottage, and as many original items from that cottage’s long occupation have been incorporated. The photographs in Album 1 record the progress of the reconstruction from February 1984 to the First Public Open Day November 18th 1984 and this Flag Raising Celebration in February 1985.These 3 photographs taken at the 'Reconstructed Box Cottage' on Sunday 24th February 1985 show the Presentation of the Australian Flag and the Victorian State Flag by Mr Geoff Connard MLC to CMHS President and Moorabbin City Council Cr. Max Fox and CMHS members. Mrs Kinsey, President, Country Womens' Association Bentleigh presented a hand made Quilt, that is a copy of the one exhibited at Como House, South Yarra, to CMHS President Cr. Max Fox . Mr Geoff Lawson MLC and CMHS member was also present.. Mrs H. Deam and Mr A. Smith, CMHS members, took these photographs to record the progress of the ‘Reconstruction’ from February 1984 to November 1984 and this Celebration in 1985. Although 'Box Cottage' is a re-construction, it is an unique museum that, being located in the midst of a modern community in Ormond Victoria, can educate and demonstrate many aspects of the early settler’s way of life in Victoria. In 1912 she married Jack Samuel Clay a market gardener in South Road, Moorabbin and they had 6 children. They retired to live in Balnarring, Victoria and are buried in Cheltenham Cemetery. Francis Box 1836-1912, was born in Withyham, Sussex and came to Australia with his parents George and Mary Box and siblings in 1856. He was assigned to work in Beaufort and had various jobs including ‘gold miner’ at Heathcote where he married Eliza Jane Thompson 1852-1922. Francis decided to return to market gardening after the death of his 1st child Francis George Box in 1875 aged 13months. The child was buried in Brighton Cemetery and Francis then rent/leased the land on the corner of Tucker Road and Elizabeth Street East Brighton ( now Bentleigh) owned by his brother Henry who with another brother John helped Francis clear the land, and establish a market garden. They had 4 children and began to prosper until in 1882 their 2year old child Lena Caroline Box was killed in a fire that destroyed their house. Francis was burned trying to rescue the child. The local community raised money to assist the family. The land boom brought prosperity again and Francis bought more land around Tucker Road which was bequeathed to his children. Francis and Eliza Jane had four more children but one died in infancy and another aged 2 years. Only 5 of their 9 children survived. Francis and Eliza Jane, who died in 1922, are also buried in Brighton Cemetery Box Cottage Museum, a reconstruction of an early settler hut, is named after the Box family who resided there 1865 -1913 . William Box who with his wife Elizabeth Avis Box and 13 children lived and farmed on the block of land in Jasper Road, East Brighton ( now McKinnon / Ormond) that was part of the Henry Dendy Special Survey 1841 . Francis Box, a brother of William Box, was born in Withyham, Sussex and came to Australia with his parents George and Mary Box and siblings in 1856. Francis established market gardens in Tucker Road Bentleigh. Edith 'Eadie' Florence Box was the 9h child of Francis Box. He continued to purchase land, which he rent / leased to family members, and at his death in 1913 owned property in East Boundary Road, Murrumbeena and Elsternwick. Henry married Elizabeth ‘Emma’ Ward in 1868 and they had 9 children but 2 died in infancy. ‘ Emma’ was the daughter of William Ward 1820- 1908 who was born in Norfolk and emigrated with his wife Ann Ostler in 1853. Henry was a member of the Court Pride of St George AOF, and a lay preacher at the Bentleigh Baptist Church.. Box Cottage Museum, a reconstruction of an early settler hut, is named after the Box family who resided there 1865 -1913 . William Box who with his wife Elizabeth Avis Box and 13 children lived and farmed on the block of land in Jasper Road, East Brighton ( now McKinnon / Ormond) that was part of the Henry Dendy Special Survey 1841 . Henry Box, a brother of William Box, was born in Withyham, Sussex and came to Australia with his parents George and Mary Box and siblings in 1856. He purchased property and helped the family establish market gardens in East Brighton (Bentleigh). Henry and his wife Elizabeth Emma Ward Box had 9 children, Henry was a lay preacher for the Baptist Church Bentleigh. Inscribed in Album “ The early photos in this album were found by Mr (Laurie) Lewis when he was demolishing the Old Box Cottage. He gave them to Mrs Avis Box Eldridge who in turn gave them to me. They were not identified. I believe they rightly belong in the Cottage.
