It was located on part of a 30 Acre allotment that was originally part of Dendy’s Special Survey granted in 1841. The doors and window sashes, (made of red deal joinery timber), as well as the brass locks and fittings, are from the original cottage, and were imported from England. The fire-place bricks are from the original cottage, and are sun-dried, (not kiln fired), and are hand-made. Convict marks can be seen on two bricks. There is a small display of external cladding shingles from the original pioneer cottage. These shingles were hand-split, and most likely made from locally collected timber The nails included in this display were used to fasten the shingles on the original cottage, and are also hand-made. The cottage was occupied by William Box and family from 1865 until 1914 when it was sold to William Reitman who resided there until 1950. The enamel nameplate, “Colonial”, on the wall of the cottage, was the name chosen for the original pioneer cottage by Mr William Reitman, when he purchased the property in around 1915, for 1200 Pounds approximately. In 1974 Mr Lewis, a timber specialist, found the dilapidated building on property he had recently purchased in Jasper Rd and suggested it be reconstructed and relocated. Moorabbin Council agreed and the cottage was rebuilt just about 250 metres from its original site. The cost of the rebuild was met by 'Victoria's 150th Committee, plus a small grant from the City of Moorabbin, and Mr Laurie Lewis donated much of the timber for the reconstruction. The re-constructed cottage plan has followed faithfully the original dimensions, and plan of the original pioneer cottage, and as many original items from that cottage’s long occupation have been incorporated. The photographs in Album 1 record the progress of the reconstruction from February 1984 to the First Public Open Day November 18th 1984These 3 photographs show the 'Box Cottage' dismantled in the Lewis Timber Co Ltd property at the commencement of the 'Reconstruction in February 1984. Mrs H Deam and Mr A. Smith, CMHS members, photographed the progress of the 'Reconstruction' from February 1984 to November 1984. Although 'Box Cottage' is a re-construction, it is an unique museum that, being located in the midst of a modern community in Ormond Victoria, can educate and demonstrate many aspects of the early settler’s way of life in Victoria. The museum has copies of interesting Land Titles associated with the surrounding land, including the site of the original pioneer cottage, from Dendy’s time, and into the 1900s. ‘Box Cottage’ is named after the pioneers, William and Elizabeth Box, who resided in the original cottage from approximately 1865, until Elizabeth’s death in 1914.The re-constructed cottage plan has followed faithfully the original dimensions, and plan of the original pioneer cottage, and as many original items from that cottage’s long occupation have been incorporated. Now 302 Jasper Road Ormond. The table is in fair condition, but not complete. It is thought that the original drawer handles most likely deteriorated or were broken over the years. An unknown person replaced the original handles with modern glass knobs, in the late 1970’s. This table was in the original pioneer cottage which is now Reconstructed Box Cottage Museum. An unknown pioneer built the Cottage circa 1850 and it was purchased by William Box in 1865. William and Elizabeth Box lived in the Cottage until 1914 when it was sold to August Reitman who resided there until 1950. William and Elizabeth Box. After the death of Elizabeth Box in 1914 the house was leased to August Reitman a potter / sculptor who raised his family there 1917 - 1953. Stefanie Rennick nee Reitmann lived at the house until she left to study teaching. The Lewis Timber Company Ltd acquired the land with The Cottage c1970. The CMHS together with City of Moorabbin Council, a 150 Year Celebration Grant and assistance from Lewis Timber Merchants Pty Ltd reconstructed the original 'Box Cottage' on its present site May 1984. August Reitman 1877-1951 and his wife Frieda 1878- 1942 raised 2 children Stefanie 1918-2006 and William 1920-1997 whilst living at the Box Cottage site. .August was a monumental mason and sculptor and was employed to carve war memorials in Victoria after WW1. He moved his business to Highett in 1953 but continued to use the cottage as a workshop until he sold the property to Lewis Timber P/L c 1970. . William and his descendants have continued the family business to the present day. The pioneer settlers and market gardeners in the Moorabbin Shire had to be very self reliant and make their own clothes and utensils. Many early settlers came to rent and eventually buy land after the 1841 Dendy Special Survey in Brighton Victoria. These settlers developed market gardens and supplied the growing Melbourne population with produce . William Lockwood was born in 1832 in Glossop, Derbyshire and came to Victoria in 1853 on the 'Marco Polo'. He settled in Whittlesea with his wife Naomi in 1856. He was contracted to the Whittlesea Road Board and was the Engineer to the Shire for a period of 40 years. Some instruments have markings 'JL' on them which is presumed to be Joseph Lockwood, William Henry Lockwood's father. Remembering Koroit from her youth, the third volume in her The Fortunes of Richard Mahony trilogy is set in the town. When the author was six, her father Walter died in Koroit on 1 August 1879 and was buried at the Koroit cemetery. Henry George Box 1876 -1957, Charles Francis Box 1882 – 1947 ...Francis Box was born in Withyham, Sussex and came to Australia with his parents George and Mary Box and siblings in 1856. He was assigned to work in Beaufort and had various jobs including ‘gold miner’ at Heathcoat where he married Eliza Jane Thompson. Francis decided to return to market gardening after the death of his 1st child Francis George Box in 1875 aged 13months. The child was buried in Brighton Cemetery and Francis then rent/leased the land on the corner of Tucker Road and Elizabeth Street East Brighton ( now Bentleigh) owned by his brother Henry who with another brother John helped Francis clear the land, and establish a market garden. They had 4 children and began to prosper until in 1882 their 2year old child Lena Caroline Box was killed in a fire that destroyed their house. Francis was burned trying to rescue the child. The local community raised money to assist the family. The land boom brought prosperity again and Francis bought more land around Tucker Road which was bequeathed to his children. Francis and Eliza Jane had four more children but one died in infancy and another aged 2 years. Only 5 of their 9 children survived. Two boys William Henry George Box 1876 -1957, Charles Francis Box 1882 – 1947. Three girls Mable (May) Alma Box 1878 – 1969, Jessie Melinda Box 1888 – 1975, Edith ( Eadie ) Florence Box 1890 - 1976 .Francis who died 1912 and Eliza Jane, who died in 1922, are also buried in Brighton Cemetery Box Cottage Museum, a reconstruction of an early settler hut, is named after the Box family who resided there 1865 -1913 . William Box who with his wife Elizabeth Avis Box and 13 children lived and farmed on the block of land in Jasper Road, East Brighton ( now McKinnon / Ormond) that was part of the Henry Dendy Special Survey 1841 . Francis Box, a brother of William Box, was born in Withyham, Sussex and came to Australia with his parents George and Mary Box and siblings in 1856. Francis and his wife Eliza Jane Thompson Box had 9 children but only 5 survived. They established market gardens in Tucker Road Bentleigh. Inscribed in Album “ The early photos in this album were found by Mr (Laurie) Lewis when he was demolishing the Old Box Cottage. He gave them to Mrs Avis Box Eldridge who in turn gave them to me. They were not identified. I believe they rightly belong in the Cottage. In 1868 and 1869 they purchased 2 blocks with a pioneer’s cottage in Jasper Road East Brighton ( now Ormond / McKinnon ) where they established a market garden, built a 2nd house and raised 13 children. In 1908 Elizabeth sold most of the land retaining 1 acre with the dwellings in which she resided with her two daughters until her death 1913. The original pioneer cottage was reconstructed in 1984 and is known as Box Cottage Museum William & Elizabeth Avis- Box settled in the pioneer Cottage in Jasper Road East Brighton 1868 and established a market garden whilst raising their 13 children. This Cottage was reconstructed in Joyce Park, Ormond 1984 and is the home of City of Moorabbin Historical Society. In 1960 many local residents responded to a call for the donation of historical artefacts and the Box Cottage Museum now preserves this eclectic collection for the community. In the 1852 Josiah Holloway, a developer, purchased 625 acres from the squatters Richard and John King and sectioned '2 acre allotments' south of Henry Dendy's Brighton Survey along the Arthur's Seat Road ( later Nepean Highway) for sale @ £10 It became known as The Two Acre Village as settlers took up the allotments and established market gardens, general stores, butchers, blacksmiths, post office and 2 hotels. Charles Whorral opened The Cheltenham Inn and it became so popular as a meeting place that the area was called Cheltenham. The early settlers, who were predominantly English and Scottish immigrants initially leased their allotments and, because the sandy soil was so fertile, they were soon able to purchase the land and increase their acreage. This list shows the names of the Pioneer settlers with the amount of Acres, the date purchased from The Crown and the Lot or Portion Number in the Land of the Henry Dendy Special Survey of Brighton 1841, in the County of Bourke , Victoria. The Squatters ,who arrived in the area first, used the land for grazing sheep and cattle. The Squatters had the right to graze unoccupied Crown land for ₤10 per year rental and a per capita payment for animals grazed. They could develop , improve and clear the land for the purpose of the tenancy but ownership was not permitted. When the land became useful The Crown put it on the market and the developers took over whilst the Squatters lost the improved land, dwellings and out buildings, there being no compensation paid. Squatters named John and Thomas Martin 1840-41; Richard and John King 1840- 1854 ; M.N.M.Moysey and M.J.Bickford 1841-1852 ; James McMahon 1846-1853 ; Daniel MacKinnon 1839- 1840. The 5120 Acres of the Henry Dendy Special Survey 1841were divided into approx. 83 Portions / Lots with varying acreage . Josiah Holloway, a speculator purchased 625 acres of the King Brothers run and re-sectioned the land into 2 acre Lots for Sale as market gardens. Weston Bate, 'A history of Brighton' 1962 informs us that in 1840 Henry Dendy, who was a farmer in Sussex England, paid 5,120 pounds sterling @ 1pound per acre for a 'Special Survey of Land in Port Phillip , Australia. Henry arrived in Australia in 1841 on the frigate 'York' with his wife, son, and three servants. He also took advantage of the Government Assistance of Free Immigrants for Survey Purchasers, to help on his estate and persuaded some Sussex men with their families to follow him. However when Dendy arrived in Port Phillip he found that LaTrobe and Gipps were trying to raise the price of land close to Town to 15pounds per acre. Dendy asked merchant J.B.Were to manage his affairs and they went ahead with plans to subdivide the surveyed land called 'The Brighton Estate' This area of land extended easterly from the Port Phillip Bay to East Boundary Road and from North Road to South Road in the Parish of Bourke Victoria. The Privy Council, England , decide that Henry Dendy could purchase the land at 1pound per acre. Stephen Charman, aged 21 years arrived in Melbourne in 1842 as one of Henry Dendy's emigrants. He established purchased land in 1852 and established a market garden at Spring Grove Cheltenham with his 2nd wife Mary nee Gettens. Stephen died 1906 in Gippsland. He wrote letters to his brother Michael who had remained in England Stephen and Mary Charman were pioneer market gardeners in Moorabbin Shire 1842 and were involved in the development of Church, school and community in the area now called Cheltenham. The first Methodist Church Services were held at Spring Grove and the Charmans donated land in 1857 for the first Chapel, Cemetery and Primary School . Thomas Charman came to Australia with his brother Stephen and went to Sydney. Thomas came to Melbourne c 1853 with a large dray and bullock team and with his son took supplies to the Victorian Gold digging sites. Quite profitably. After the arrival of the Cheltenham Railyway Station Charman Road became the main shopping centre. Henry Dendy , a farmer from Sussex England, purchased 5,120 acres of land in the area of a 'Special Survey 1841' that extended from Brighton bayside North Road, East Boundary Rd to South Road. This area became known as Dendy's Brighton and as part of the sale 139 emigrant workers arrived in 1842 however Dendy was unable to find work and lodgings for these people. J.B.Were, financier took over the management of the 'Special Survey 1841' area and began to sell and lease allotments. 1850 the Squatter King brothers sold land south of Dendy's 'Special Survey 1841' to Josiah Holloway who sectioned it into 2 acre lots @ £10 each for market gardens - 'Two Acre Village' and Charles Whorral opened a small hotel - 'The Cheltenham Inn' on the main Road - Arthur's Seat Rd, later Point Nepean Rd, now Nepean Highway. Notable settlers who moved into the area were Keys, Charman, Bruton, Le Page, Fairlam, Meeres and 1862 saw the separation from Brighton and the formation of the Mooorabbin Roads Board District. .By 1879 1000settlers were living in 'Cheltenham' serviced by a Post Office with Bank, Mechanics Institute, State School No 84,Keys Hotel, Meeres Store, Sir Thomas Bent ensured the new Railway Line from Caulfield to Mordialloc went through his constituency of Cheltenham 1881 and this changed the development to the bayside area of Cheltenham away from the 'Two Acre Village ' side causing some dissention, However Cheltenham as whole prospered and this house in Pine St is typical of the cottages built c 1890- 1900 in the area. This weatherboard house c 1890-1900 in Pine St Cheltenham is typical of those built for early settler families. Known as the Rosellas, the early Cheltenham Football Club sides began playing on a regular basis in 1890, and would travel long distances by steam train to play country teams, such as Ballarat where they would arrive at their destination, play the match, socialize then return to the station. Opposition players and supporters would give three hearty cheers on their departure. The Cheltenham home games were played on a paddock on the corner of Park and Charman roads in Cheltenham. In 1907 the Cheltenham progress committee made an application to the board of land works for land in Weatherall Road for recreational service to the public. That application was received and granted, then developed where Cheltenham Recreational Reserve now stands. The land in the early days was virgin bush and the response for voluntary help to clear the area was outstanding. Nearly all the market gardeners in the district along with horses, ploughs, axes, shovels completely cleared the area in three weeks. The Moorabbin council then leveled the playing area and erected a post and rail fence around the ground. Pine tree shrubs were then planted on the west side of the ground. The ground was opened in 1909 and the first Cheltenham side entered in the newly formed Federal Football Association along with seven other foundation members, Mordialloc, Mentone, Moorabbin, Frankston, Glenhuntly, Elsternwick, and Ellindale. The grand final for that year, 1909 was a hard encounter between Cheltenham and Ellindale with Cheltenham coming out victors, thus becoming the inaugural Federal Football Association premiers. Cheltenham went onto win five senior premierships in the Federal Football Association by the end of the 1920s, they won the flags in 1909, 1911, 1913, 1922 and 1925, with the late Percy Woff playing in all 5 premiership sides and was captain in 1922. 1928 saw the start of an outstanding career from our oldest living player Tom Connor. Cheltenham continued to win premierships in the 1920’s and 1930’s with juniors taking out the 1929 and 1933 flags, under the guidance of Woff, and that continued in 1934 when Cheltenham took out the 1st XVIII and 2nd XVIII premierships. Cheltenham produced its only Brownlow medallist in Peter Box who played in the late 1940s, before going to Footscray where he became a champion. The 3rd XVIII went through the season undefeated in 1974 winning the premiership, with Trevor Barker a key player before going to St Kilda the following year. The club won three senior premierships under coach Barry White in 1992, 1993 and 1995. Ada Pearling Pickering ( G Box ) Stephen Charman, 1821-1906 a market gardener, donated land for the first Methodist Chapel, Cemetery and School in Charman Rd Cheltenham 1855. The enrolment was 36 pupils with Mr Frederick Meeres as Teacher. 1863 the school is called Beaumaris Common School No 84 with 70 pupils and Walter Meeres as Teacher. 1869 another 2 acres in Charman Road were granted by the Education Board and brick building built . 1872 State School 84 Beaumaris was increasing enrollments and 1878 a new brick school was built to accommodate 174 pupils and the name changed to Cheltenham State School No.84 1894 Mentone State School No.2950 amalgamated with Cheltenham SS No.84. 1910 the buildings were in disrepair, overcrowding was increasing and renovations were made 1912 with further additions in 1925 and 1937. Post WW11 extra prefabricated Classrooms were added as enrollment increased to 1038 in 1955.. Cheltenham East State School 4754 was opened as housing development spread over the City of Moorabbin . In October 1872, State School 1111 Box Rise opened on the corner of Worthing Road and Dane Road. In order for this school to open, School No 442, a Wesleyan School, on the corner of Wickham Road and Chapel Lane, had to agree to close to meet pupil number requirements. Charles Sadgrove was head teacher of the new State School when it opened on October 1st 1872 and he remained until 1878. The school was renamed South Brighton in 1887 to accord with the nearby railway station which opened around that time. The main part of the present building dates from 1890. By the early 1900s the school had been extended to the north. . The school contains a plaque for Harry G Hawker, one of the pioneers of aviation, who attended the school in the closing years of the nineteenth century. The school was renamed Moorabbin in 1909.During the 1940s and 1950s population in the area surged and school enrolments peaked to over 800 under head teacher CS Lansell. Enrollments decreased to 470 in 1969. By the 1990s however, enrollments began to increase again. The, horse drawn metal scoop ,guided by a man, was used to clear earth for road making. Well before the introduction of motorised, mechanical graders and trucks the painstaking, labour-intensive work was undertaken by large teams of sturdy men using strong horses such as the draught horse. Roads were needed by the market gardeners to transport their produce to market. Later as the heavy wagon loads continually caused ruts and general degradation of the roadways a Plateway system was installed so that the wagon wheels could roll along the rails thus protecting the roadways. August 31st 2021 Ron Nash, from WA, informs us "The men and horses pulling earth scoops in the photo are not moving earth for road making - they are excavating an "earth tank", or dam, as described in common nomenclature today. This skill was known as "tank sinking", and tank sinkers were active in many rural and remote areas in the 1800's and early 1900's, establishing sizeable dams for important water reserves for community and farm and railway use. With the advent of mechanised equipment such as bulldozers, the trade of tank sinking was still carried out, but on a faster basis. I am a former tank sinker and earth moving contractor, now long retired." Early settlers in Moorabbin Shire had to build the roads, plateways, drains, as the settlement of the land, in Dendy's Special Survey 1841 Brighton, spread and market gardeners need to transport their produce to market.
