The Cottage has since been demolished. Located on the north side of Ely Street where present day #19 is situated. This photograph is part of the Caulfield Historical Album 1972. This album was created in approximately 1972 as part of a project by the Caulfield Historical Society to assist in identifying buildings worthy of preservation. The album is related to a Survey the Caulfield Historical Society developed in collaboration with the National Trust of Australia (Victoria) and Caulfield City Council to identify historic buildings within the City of Caulfield that warranted the protection of a National Trust Classification. Principal photographer thought to be Trevor Hart, member of Caulfield Historical Society. Most photographs were taken between 1966-1972 with a small number of photographs being older and from unknown sources. All photographs are black and white except where stated, with 386 photographs over 198 pages. HISTORY:-- From Victorian Heritage Database citation for Labassa https://vhd.heritagecouncil.vic.gov.au/places/278 as at (26/10/2020) Labassa, Caulfield is one of Melbourne's most lavishly decorated nineteenth century mansions. It resulted from the extensive remodelling in 1890, of an earlier house, known as Sylliott Hill, which was begun in 1862-3 for lawyer, Richard A. Billing. The land at the corner of Balaclava and Orrong Roads was first acquired in 1854 by William Lyall, transferred to his partner, John Mickle, in 1859, who also acquired the adjoining allotment in Balaclava Road, and the three allotments were conveyed to Billing. His first eight-roomed house was extended significantly in 1873 into a twenty-roomed house by architects Crouch and Wilson, who were possibly also responsible for the first house. This reflected Billing's success as a barrister, and he resided at this property until his death in 1882. In 1883 prominent Melbourne businessman, Alexander William Robertson, leased the Sylliott Hill property from Billing's widow, and in 1885 he purchased the adjoining allotment in Balaclava Road. He purchased the Billing's property in 1887 and renamed the 6.31 hectare property, Ontario. In 1889-90, Robertson commissioned the German born architect, John A. B. Koch, to extensively remodel the house into a thirty-five roomed mansion. The existing house was extended and altered, largely resulting in the nineteenth century mansion as it now appears. After Robertson's death in 1896, the house was tenanted until it was eventually sold to the mining millionaire, John Boyd Watson, in 1904. He renamed the property Labassa and carried out repair and re-decoration work to the house. In the early twentieth century, many large estates were subdivided into smaller allotments as the demand for land grew and it became difficult to maintain such large estates. After Watson's death in 1911, portions of the Labassa estate were offered for sale, with Mrs Watson retaining a 1.73 hectare portion containing the house. In 1913 forty-six allotments were auctioned at Labassa Estate, with the formation of Labassa Grove and Ontario Street to the east of the property. Labassa was first recorded as containing flats in 1923 and in the late 1920s, the owner, Robert Hannon, built a red brick block of flats adjacent to the house. Subdivision continued, until the National Trust of Australia (Victoria) purchased the house in 1980 and subsequently purchased adjoining sites, one to the south-east in 1984 (house demolished in 1988) and to the west in 1988. Labassa as it now stands is substantially as it appeared when Koch completed the work in 1890. The original two storey house was transformed into a French Renaissance style mansion, with the addition of a two level L-shaped arcaded verandah and two prominent terminating bays to the south and the east. The building is of unpainted cement render with dressed bluestone plinths, balustraded parapet and steep, slate covered, flat topped mansard roofs behind. A truncated conical roof is a feature of the south bay and a helmeted head is incorporated in the parapet over the east bay. The main south and east facades incorporate many cast cement details, including sculptures, elaborate cornices, swagged Corinthian columns and caryatid consoles flanking the entrance porch, as well as pink marble panels and imitation marble, or scagliola, on curved surfaces. At the rear of the building is a two storey wing and a single storey cottage, the former being connected to the main house by a tower. This section of the house was constructed in 1873. The estate at its peak included stables (1873), conservatory (probably 1890) and a tennis pavilion (probably 1890). All of these outbuildings survive, with the stables and conservatory being converted for residential use after 1922. Internally a range of decorative treatments remain from the late nineteenth century and the early twentieth century, both from the Robertson and Watson periods of occupancy. These include wallpapers, ceiling decoration, chimney pieces, mouldings, joinery and decorative glass. Labassa, Caulfield is of architectural, aesthetic and historical significance to the State of Victoria. WHY IS IT SIGNIFICANT? Labassa, Caulfield is of architectural significance as the most prominent example of a small number of houses built in Australia in the French Renaissance style. It is of further note due to the German interpretation of the style and the use of Hellenistic sources, via Germany. It is exceptional for its lavish treatment externally, including marble, scagliola, caryatids, swagged columns, mansard roofs and ornamental cresting. Labassa is of architectural significance as the most important surviving example of German architect, John Koch's domestic work. He undertook a large variety of work in Melbourne, including a number of houses, however Labassa is the most lavish example of his work. Labassa is of aesthetic significance for its outstanding assemblage of late nineteenth and early twentieth century European style interior decoration, which remain remarkably intact. These include a trompe l'oeil ceiling, painted ceilings, embossed imitation leather and other papers, chimney pieces, ceramic tilework, oak parquetry and stained glass, including a tripartite window by Ferguson and Urie, probably dating from the 1873 period. Labassa is of historical significance as an illustrative example of the wealth acquired by a number of prominent Victorian families in the second half of the 19th century. The early development of the property, Sylliott Hill, was due to the wealth acquired by Richard Billing, barrister and fifth Victorian to be appointed Queen's Counsel in 1878. The significant development in 1890 of Ontario, is illustrative of the wealth of Alexander Robertson, a partner in Cobb and Co., a director of Goldsborough Mort & Co., and a pastoral speculator. John B. Watson, whose father had acquired great wealth from the goldfields of Bendigo and subsequently invested in city and country properties, was the third resident to impact on the house, particularly the interiors. The Labassa estate is of historical significance as an illustrative example of the development that occurred in such suburbs as Caulfield in the 1880s due to the land boom, its proximity to Melbourne and the establishment of the Melbourne to Gippsland railway in 1879. It is also illustrative of an estate which succumbed to the pressures of subdividing in the early twentieth century, as properties became difficult to maintain and demand for land close to the city grew. It was typically divided into flats in the 1920s and was used as such for about sixty years. It is of historical significance for its associations with the remnants of the earlier estate which remain extant. These include the stables, conservatory (H2005) and tennis pavilion which all remain on separate sites. Also significant are the remains of early electrical wiring and fittings. Labassa was one of the first houses in Caulfield to be electrified and some of the original wires remain. Guest, a contractor resident in nearby Downshire Road, in 1889-90, presumably as a speculative venture together with the extant house at adjoining No.61. It is aesthetically significant. It is aesthetically significant (Criterion E) as an exceptionally richly ornamented medium sized Boom period villa in Caulfield South, being unusual in this respect in its locale and comparing with nearby "Sprouston" at 19 Blanche Street (1887). Gable ends are fretted and there is a concave cast iron verandah to the principal elevations.Victorian Heritage Database (as of 27/10/2020) - HO49 225 North Road Caulfield South https://vhd.heritagecouncil.vic.gov.au/places/42426 "Maniar" (?) is a substantial late Victorian Italianate villa with tower and extensive grounds built for Frederick Curwan, an inspector of the National Bank, in 1890. It is aesthetically and historically important. An imposing single storeyed ltalianate bi-chromatic brick villa with three staged tower surmounting the entry and facetted comer bay with conical roof. White tuckpointed black body bricks are relieved with reds and stucco work. Gable ends are fretted and there is a concave cast iron verandah to the principal elevations. It is aesthetically important as an imposing and substantially intact villa residence demonstrating the changing architectural fashions of the 1890's, evidenced by the use of face brickwork and fretted gables in the Queen Anne manner. It is historically and aesthetically significant. It is historically significant (Criterion A) as a substantial and now rare (Criterion B) surviving late Victorian villa residence east of Booran Road within the Municipality and demonstrating the attraction of Melbourne's rural fringe as a residential location rendered accessible by the opening of the railway between South Yarra and Oakleigh in 1879. It is aesthetically significant (Criterion E) as one of the Municipality's finest late Victorian polychrome brick villas, comparing with ''Fresch'' and ''Monkleigh'' both erected in 1899 at nos. 11 and 12 Gladstone Parade, Elsternwick respectively, ''Hartington'' (1888) at 15 Gladstone Parade and ''Hengar'' (1889) at no. 356 Glen Eira Road, Caulfield South. The photographs for the slides are believed to have been taken by the inaugural Editor for the Caulfield Contact - the official newspaper of the former City of Caulfield from 1976-1994. The Editor was also Council's Community Liaison Officer and she (and her successor) took many photographs of official events and Council-related services and locations in connection with both these official roles. The City of Caulfield was the Municipal Council for an area of the South Eastern suburbs of Melbourne, including Brighton East, Carnegie, Caulfield, Elsternwick, Gardenvale, Glen Huntly, McKinnon, Murrumbeena, Ormond and St Kilda East. Letter - Rosstown Railway
This file contains two items: 1/A group of eight letters, predominantly between Hon. Secretary of Caulfield Historical Society R. Ballantyne and members of the Caulfield City Council written between 1981 and 1983, regarding the installation of a plaque in commemoration of the centenary of the Rosstown Railway. The first two letters are handwritten from R. Ballantyne to G. Calder and Carol Camy, dated 01/06/1981 and 22/02/1982. The letter to G. Calder supports a suggestion in the May edition of the CAULFIELD CONTACT for the installation of a plaque in celebration of the centenary of the Rosstown Railway, suggesting a potential site for another plaque on Curraweena Road. The letter to Carol Harry discusses the costing of the plague and a possible contribution towards this cost from the Caulfield Historical Society. The letter appears to be incomplete, having no sign off from the author. Attached to the letter is what appears to be a suggestion for the inscription of the plaque. The letters addressed to R. Ballantyne are typed and dated 12/06/1981, 24/06/1981, 14/07/19891, 17/12/1981 and 08/09/1983, from A. Craig and D.B. Hogan on behalf of City Manager G.K. Calder and City Liason Officer Carol Harry. All letters concern the commemorative plaque, with these from Carol Harry including handwritten notes which appear to be in R. Ballantyne’s handwriting. The final letter is from Mayoral Secretary Norma Polglase to Miss B. Snowball, dated 23/08/1983, inviting her to attend the unveiling of the plaque. Also included in the item are Council Committee Meeting minutes, dated 16/05/1981, broaching the subject of installing the plaque in Koornang Road. 2/Four colour photographs and two black and white copies of one of the photographs, all dated 18/09/1983 and showing the opening of the commemorative plaque in Marrara Gardens. Two photographs picture Mayor Brian Rudski and City Manager Graham Calder with a crowd of unidentified people present. One photograph and both copies are of the inscription on the plaque, with the wording identical to that of the handwritten note by R. Article - Rosstown Railway
This file contains three items: 1/A review of the ROSSTOWN RAIL TRAIL from LIVING IN GLEN EIRA, vol. 11, 2004, Issue 4, no. 25, date and author unknown. The review explains the purpose of the Rail Trail with a brief narrative of the history behind Rosstown Sugar Mill Railway line. Concluding with information on the location of the Trail and the expected time required to walk the entire track included in the review is a map of the Rail Trail, which marks significant sites along the trail with historic pictures. 2/A newspaper article from THE AGE, dated Tuesday 21/10/1980 and written by Iola Matthews, reporting on the circumstances that led to the publication of the book RETURN TO ROSSTOWN written by Des Jowett and Ian Weickhardt. The article begins with a brief biography of the authors before moving into details of the book’s content, providing a further biography of W. Murray Ross which includes information on his financial ventures – particularly the Rosstown Rail – his marriage and children. Letter - Rosstown Railway
This file contains four items: 1/A black and white photocopy of a letter dated either 07/08/1889 or 09/08/1889, from Robert Lundon to an unidentified recipient discussing an agreement reached between the author – on behalf of the recipient – and Soon Hang Hi in regard, in regards to the allotment known as Webber’s. The agreement is outlined in the letter in what appears to be Chinese characters, and includes the marks of Robert Lundon and Soon Hang Hi. File note from Joy Wu states that the calligraphy is not Mandarin or traditional Chinese. 2/Three sheets of hand-written working notes with information taken from the Victorian Government Gazette on THE ROSSTOWN AND MURRUMBEENA LAND COMPANY LIMITED, THE ROSSTOWN JUNCTION RAILWAY AND PROSPERITY COMPANY LIOMITED, and THE ROSSTOWN JUNCTION, ELSTERNWICK, AND OAKLEIGH RAILWAY COMPANY LIMITED, covering dates between 1887 and 1894. The notes concern meetings and creditors claims relevant to the companies, with reference numbers for the information source. Date and author of the notes are not recorded. 3/A black and white photocopy of the a partial map of the Rosstown Railway and surrounding area, undated. The map includes the names of landholders in the areas of Brighton, Garden Vale and Elsternwick, as well as other railway lines present in the region. 4/A fold-out map and guide of the Rosstown Rail Trail, including a brief general history of Caulfield as well as a more extensive biography of William Murray Ross and the Rosstown Railway. File contains 3 items: 1/Original handwritten notes by Leo J Harrington (VR Melbourne) and T O’Callaghan titled ‘Victorian Railways to ‘62’. Notes include dates of electrification of lines, station openings, valuations, railway station names and their origins. Reference to council minutes regarding request to change the name of Elsternwick station to Caulfield in June 1871. 2/Original newspaper article from ‘The Age’ dated 10/06/1978 by Graeme Davidson titled ‘A case study of Railway politics’. Article refers to a publication called ‘Return to Rosstown, Railway, Land Sales and Sugar Beet ventures in Caulfield’ by D. F. ‘Return to Rosstown’ recounts the story of the Rosstown Junction railway and its creator, William Murray Ross. Tells of Ross’ life since coming to Australia from Liverpool and how he prospered as a land speculator owning large tracts of land in Caulfield, the sugar mill and his plans to operate a railway. 3/Original newspaper article (and image) from ‘Moorabbin Standard’ dated 25/11/1981, titled ‘Centenary train to carry mayors’. Article reports that a special train will run from Spencer Street Station to Mordialloc railway Station on Saturday 19/12/1981 to celebrate the centenary of the railway line to Mordialloc. Story mentions that in 1881, the Caulfield to Mordialloc line was a single track and that passengers can also board the special train at Caulfield Station. This file contains one item: 1/A loose-leaf, 23-page document titled ‘The History of Glen Huntly’, by Alfred R. Jones, dated 20/06/1991, describing the history of the suburb. The author has drawn heavily from the 4 sources noted in the bibliography. Subjects covered include the ship the suburb is named after, the suburb’s State School, the suburb’s churches, the Rosstown Railway and Sugar Mill, the origin of the name of Carnegie, the suburb’s aerodrome, and the beautification of the Glen Huntly Shopping Centre. The final 12 pages consist of 9 appendices relating to the aforementioned subjects. Appendix A is a typewritten letter from Ron McLeod, secretary of the Place Names Committee, to Mr. D. R. Aylen, CEO of the City of Caulfield, notifying the latter of the alteration of the name ‘Glenhuntly’ to ‘Glen Huntly’. Appendix B is a list of the ministers of St. David’s Uniting Church from its formation in 1916 to the present. Appendix C identifies the persons portrayed in St. David’s stained glass windows. Appendix D is a poster announcing the auction of 41 blocks of land between Hawthorn and Bambra Road formerly owned by William Ross, plus a map identifying said land blocks and anither fir locality.
