"Maurice Ashkanasy KC CMG owned the rectangular estate located between New, Barkly, Heywood Streets and Sylvia Grove in South-West Ringwood. It was given the name "The New Lincoln Estate". It was first advertised around July 1951 as "48 superb allotments", through Ringwood Real Estate (Station Entrance). A sub-divisional plan from CE Carter showed 152 blocks with 60-foot frontages and varying between 110 and 150 feet in length. Later, in 1954 house and land packages were offered through William White in Elsternwick - "Three modern bedrooms, large lounge-dining-room, kitchen with dinette, nicely equipped bathroom - £2,685 to £2,762, deposit £300". The roads were created and named after family members - Neale (later Heather) Grove - after Maurice's son Neal Mark Ashkanasy. The street was later re-named Heather Grove after Maurice's wife, Heather Helen Ashkanasy (Epstein), who passed away in 1999, aged 95. Neville Street - after Marice's other son, Aaron Solomon Neville Ashkanasy known as Neville. Catherine Street and Inez Street - after Heather's mother Catherine Inez Epstein. Pru Sanderson, in her groundbreaking ‘City of Kew Urban Conservation Study : Volume 2 - Development History’ (1988), summarised the periods of urban development and subdivisions of land in Kew. The periods that she identified included 1845-1880, 1880-1893, 1893-1921, 1921-1933, 1933-1943, and Post-War Development. These periods were selected as they represented periods of rapid growth or decline in urban development. An obvious starting point for Sanderson’s groupings involved population growth and the associated economic cycles. These cycles also highlighted urban expansion onto land that was predominantly rural, although in other cases it represented the decline and breakup of large estates. A number of the plans in the Kew Historical Society’s collection can also be found in other collections, such as those of the State Library of Victoria and the Boroondara Library Service. A number are however unique to the collection.The Kew Historical Society collection includes almost 100 subdivision plans pertaining to suburbs of the City of Melbourne. Most of these are of Kew, Kew East or Studley Park, although a smaller number are plans of Camberwell, Deepdene, Balwyn and Hawthorn. It is believed that the majority of the plans were gifted to the Society by persons connected with the real estate firm - J. R. Mathers and McMillan, 136 Cotham Road, Kew. The Plans in the collection are rarely in pristine form, being working plans on which the agent would write notes and record lots sold and the prices of these. The subdivision plans are historically significant examples of the growth of urban Melbourne from the beginning of the 20th Century up until the 1980s. A number of the plans are double-sided and often include a photograph on the reverse. A number of the latter are by noted photographers such as J.E. Barnes.The Dale Estate in Deepdene was made possible by the death of Robert Sparrow Smythe, Australian journalist, newspaper editor/owner and theatrical manager. Smythe lived in his residence ‘Highate’, Deepdene until his death in 1917. In the subdivision proposed one year later, before the end of the First World War, 18 allotments were to be created. The very fragmentary plan in the Society’s collection notes that a large weatherboard [house] will need to be removed. This may be Smythe’s own home. The proposed subdivision included allotments facing Burke and Whitehorse Roads and Dale Street. Bordering the subdivision is the Deepdene Station and the Outer Circle Railway Line. The clear directions on the plan indicate that in 1918 it was possible to travel by train from Deepdene to East Camberwell and Ashburtonsubdivision plans - deepdene, the dale estate

Late 1800s-early 1900s A horse-drawn furrow plough is an example of the type of farm implement widely used by pioneer market gardeners in the Moorabbin Shire following 'Dendy's Special Survey' of 1841 and the Crown Land Sale in 1852. Land allotments were bought by pioneer settlers who established or rented allotments for market gardens in the area. They supplied produce to the markets in St Kilda and Melbourne. During the gold-rush of the 1850s the rapidly increasing population of Melbourne saw a huge demand and a rise in prices for all foodstuffs, including the vegetables and fruit grown in the Shire of Moorabbin. This heralded a time of prosperity for market gardeners, and an equally rapid expansion of the numbers of vegetable and produce growers in the area. The 'knock-on effect" resulted in an increased interest and development of the community in the Shire of Moorabbin.Following 'Dendy's Special Survey' of 1841 and the Crown Land Sale in 1852, land allotments were bought by pioneer settlers who established or rented allotments for market gardens in the area and they supplied produce to the markets in St Kilda and Melbourne. A horse-drawn furrow plough was the most common type of agricultural implement used by the pioneers of the 1800s and continued on into the 1940s when motorised tractors came into use. This plough is an example of a two furrow, mullboard plough which would most likely have been pulled by two horses. The long handle was used to lower the silver plates, (mullboards), to the chosen depth of soil. Painted yellow. In 1888 a company was formed to acquire and subdivide the land of the Mountjoy Brothers. The land totaled 197 acres and included Erskine House. The land colored red was that of the Mountjoys. The ledger contains the names of those involved in the sale and transfer of land and the file cards give illustrative details of the allotments – plans, maps etc. These items are of considerable significance as they are Warrnambool City Council records dealing with land sales and sub-divisions in the second half of the 20th century. They will be useful for research. .1 A metal-bound ledger with a dark red leather cover and pages printed with red and blue lines. There are red alphabetical tabs with gold print attached to the outer edges of the pages. The entries are handwritten in blue ink. .2 A grey metal cabinet, rectangular in shape and rusted on the base. The cabinet has two drawers with handles and these drawers contain file cards.
