This is a copy of the document brought by Henry Dendy to the Colony in 1841. In 1840 Henry Dendy, a farmer in Surrey, England acquired a "Special Survey" from the Commissioners for Land and Emigration which gave Dendy the right to choose land in Port Phillip for the "bargain basement" price of only £1 per acre for 5120 acres, (an area of 8 square miles). The Special Survey also included the right to "the shipment of a worker for every £20 spent on land, whose free passage was paid by the Crown, equalling a total of 100 workers ". Accordingly Dendy sold his English holdings and paid the required £5120 and arrived in Melbourne in February 1841. However by this time land in the new colony was selling for £5 - £40 per acre. Because Henry Dendy possessed the order from the Colonial Office in London he was able to successfully oppose Super-intendant LaTrobe's attempts to alter the price of the land. Dendy appointed Jonathan Were, (an entrepreneur, who had arrived in 1839), as his Manager and who later became a partner. Together, Dendy and Were decided on an area 5 miles south from Melbourne, bounded by North Road, East Boundary Road, South Road and to the west by Port Phillip Bay. Were and Dendy pitched their tents in the area now known as ' Park St, Brighton' and sank a well near the corner of 'St Andrew's St and Wells St'. By 1845 J.B Were and Company had bought almost half of Dendy's land and Were built himself "Moorabbin House" in Were St Brighton made from stone, quarried from local cliffs. It was still standing in 1924. Legend records Moorabbin is named after the Aboriginal word for ' Mother's Milk ' The soil is very fertile and well supplied with water especially in the area called 'East Brighton' - now known as Bentleigh and East Bentleigh - By 1850 the area had developed with numerous market gardens, dairy farms, fruit gardens and vineyards supplying food for the growing population of Melbourne. c1917 it became fashionable to give residences a 'name' . Mr August Reitman attached this metal nameplate to the Cottage.when he began leasing the property. The Reitman family purchased the property in 1935 and resided there until 1953 . The property was sold to Lewis Timber Co . c1970. William Reitman, the son of August, donated the sign to the CMHS c1984 during the reconstruction of the pioneer cottage in Joyce Park ,Ormond.An unknown pioneer built the Cottage c1840 then William Box purchased it 1868 and his family resided there until it was leased to August Reitman in 1917. August placed this nameplate on the Cottage c1917. In the 1852 Josiah Holloway, a developer, purchased 625 acres from the squatters Richard and John King and sectioned '2 acre allotments' south of Henry Dendy's Brighton Survey along the Arthur's Seat Road ( later Nepean Highway) for sale @ £10 It became known as The Two Acre Village as settlers took up the allotments and established market gardens, general stores, butchers, blacksmiths, post office and 2 hotels. Charles Whorral opened The Cheltenham Inn and it became so popular as a meeting place that the area was called Cheltenham. The early settlers, who were predominantly English and Scottish immigrants initially leased their allotments and, because the sandy soil was so fertile, they were soon able to purchase the land and increase their acreage. Weston Bate, 'A history of Brighton' 1962 informs us that in 1840 Henry Dendy, who was a farmer in Sussex England, paid 5,120 pounds sterling @ 1pound per acre for a 'Special Survey of Land in Port Phillip , Australia. Henry arrived in Australia in 1841 on the frigate 'York' with his wife, son, and three servants. He also took advantage of the Government Assistance of Free Immigrants for Survey Purchasers, to help on his estate and persuaded some Sussex men with their families to follow him. However when Dendy arrived in Port Phillip he found that LaTrobe and Gipps were trying to raise the price of land close to Town to 15pounds per acre. Dendy asked merchant J.B.Were to manage his affairs and they went ahead with plans to subdivide the surveyed land called 'The Brighton Estate' This area of land extended easterly from the Port Phillip Bay to East Boundary Road and from North Road to South Road in the Parish of Bourke Victoria. The Privy Council, England , decide that Henry Dendy could purchase the land at 1pound per acre. 'The Grange ' was a 2 storey home built 1857 by Mr Charles Tuck, originally named 'Baydon Hill' , at 1011 Nepean Highway, Moorabbin ( South Brighton). Mr Charles Tuck was Veterinary Surgeon from Baydon Hill, Wiltshire, England, who migrated to Australia c1850. He married his cousin Miss Jan Chaudler in Melbourne in1853. He was at the Ballarat gold-fields at the time of the riots and then they settled in South Brighton ( later Moorabbin) and built a large Georgian Styled home called 'Baydon Hill'. The Tucks had a large family - 9 children. Charles enjoyed a prosperous Veterinary Practice as his advice was needed for stock purchases by the farmers / settlers. Charles died in 1893 and Jane left the property c 1903 and died at Blackburn in 1928. The House had 5 owners, the last being the Healey family c1920 and at some stage the name was changed to 'The Grange' and the gates shown were installed. The Healey Family were also prosperous in developing vegetables and flower seeds and seedlings. 'The Grange' was sold to Moorabbin City Council 1972 and then used by the City of Moorabbin Historical Society for meetings and storage of historical material. It was demolished amidst considerable controversy 1983 and the District Police Offices were built on the site. It was built by Mr Charles Tuck 1857and in1900 extended from Point Nepean Road to South Road - 10acres. Mr Harold James Healey purchased the property in c1920 and leased a portion to a Chinese market gardener. Later with his sons he established a profitable Plant Nursery that they managed for 42years.. Keith Healey, a son, remodelled the house extensively mid 20thC .The Moorabbin City Council purchased it in 1972 for $255,000 and it was demolished amid controversy 1983. Alfred R Varcoe was a dairyman with stables, cart shed and his house in Eliza Street, Black Rock, Victoria. Dairy farming was established early in the settlement of the Brighton / Moorabbin area following the Dendy's Special Survey 1841 and subsequent land sales c1850. George Box 1808-1867 an 'agricultural labourer', of Sussex England, married Mary Cripps in 1831 and with 3 three of their 4 four sons and 3 three of their 4 four daughters left Liverpool in the Sailing Ship 'Atlanta' in March 1856 to begin a new life in Melbourne, Victoria , Australia. George and son Henry paid their own fares while sons , Francis and John, were 'assisted passengers'. Their baby daughter Cecilia Lydia died a few days into the voyage.. Caroline Box, the eldest daughter, remained in England working as a cook until she joined the family in Australia in 1863. William Box 1834-1902, the eldest son of George Box, married Elizabeth Avis 1833- 1914 and they resided in Box Cottage 1865 -1914 where they established a market garden and raised 13 children. William and Elizabeth had emigrated in 1854 so George and sons probably worked on their market garden before setting up in Tucker Road and Patterson Road. Sadly Mary drowned in a water hole only 4 months after their arrival in Brighton. Mary suffered from headaches and had occasional fits and the coroner found she passed out and died while trying to ease the pain with cold water from a waterhole. It is supposed that Elizabeth helped him raise the children while he established his market garden. George died from Tetanus following an infected broken leg caused by falling from his dray in 1867. Francis decided to return to market gardening after the death of his 1st child Francis George Box in 1875 aged 13months. The child was buried in Brighton Cemetery and Francis then rent/leased the land on the corner of Tucker Road and Elizabeth Street East Brighton ( now Bentleigh) owned by his brother Henry who with another brother John helped Francis clear the land, and establish a market garden. They had 4 children and began to prosper until in 1882 their 2year old child Lena Caroline Box was killed in a fire that destroyed their house. Francis was burned trying to rescue the child. The local community raised money to assist the family. The land boom brought prosperity again and Francis bought more land around Tucker Road which was bequeathed to his children. Francis and Eliza Jane had four more children but one died in infancy and another aged 2 years. Only 5 of their 9 children survived. She was a teacher in Eskdale, Victoria and married William Robinson d 1983, a farmer at Mitta in 1921. The family later moved to Tucker Road, Bentleigh where they ran a market garden until in 1950 they established "The Hilandale Poll Hereford Stud" at Notting Hill and Rowville. They moved to Mornington c 1960 where they continued their stud farming and enjoyed success at Melbourne, Sydney and local Shows. They had 2 children Jack Francis Robinson b1921, William James Robinson b1925. Edith (Eadie) Florence Box 1890- 1976, was born in East Brighton ( Bentleigh) the 9th child of Francis and Eliza Jane Box. In 1912 she married Jack Samuel Clay a market gardener in South Road, Moorabbin and they had 6 children. They retired to live in Balnarring, Victoria and are buried in Cheltenham Cemetery. Francis Box was born in Withyham, Sussex and came to Australia with his parents George and Mary Box and siblings in 1856. The child was buried in Brighton Cemetery and Francis then rent/leased the land on the corner of Tucker Road and Elizabeth Street East Brighton ( now Bentleigh) owned by his brother Henry who with another brother John helped Francis clear the land, and establish a market garden. They had 4 children and began to prosper until in 1882 their 2year old child Lena Caroline Box was killed in a fire that destroyed their house. Francis was burned trying to rescue the child. The local community raised money to assist the family. The land boom brought prosperity again and Francis bought more land around Tucker Road which was bequeathed to his children. Francis and Eliza Jane had four more children but one died in infancy and another aged 2 years. John Box 1841 - 1914, the 4th son of George and Mary Box, was born in Withyham, Sussex England and came to Australia in 1856 with his parents. John married Martha Sheldrake and they had 10children. Rebecca Anne b 1863 was in the first party from Australia to go to the China Inland Mission in 1890 and was known as 'Faith' because of her evangelical zeal. The Mission Post was invaded by the Boxers during the Rebellion 1900-01and she was moved to the safety of Shanghai by Nicholas Viloudakia, a Greek silk merchant whom she later married. Rebecca sent the bolt of hand embroidered silk material to her brother Alonzo for his marriage to Mary Closter. Mary Box nee Closter's Wedding Dress is on display at Box Cottage Museum . Martha Sheldrake died 1895 and John married Eleanor Rushall b1866 and they had 3 children. John was well respected in the community and was a Methodist lay preacher. John Box is the brother of William Box who, with his wife Elizabeth Box, lived in Box Cottage . John Box was a pioneer market gardener in East Brighton now Bentleigh. During the Boxer Rebellion 1900-1901 Rebecca was rescued from her inland mission post by a group of traders from Shanghai. She later married Nicolas Viloudaki, a Greek Silk merchant , who was a member of the rescue party. After Martha died 1895 John Box married Eleanor Rushall c1900 Eleanor (Nellie) Rushall b 1866 in Fitzroy daughter of George Rushall b 1823 in London and Mary Ann Jones b 1823 in Battersea, who arrived in Portland 1849 and later settled in Fitzroy. George was an Auctioneer and was elected to Council 1874 becoming Mayor of Fitzroy 1875 and the family enjoyed the benefits of their prosperity. She had singing lessons with Dame Nellie Melba. His business foundered during the 1892/93 Bank Crash. However Nellie is recorded as the owner of the 10 roomed Terminus Hotel in Williamstown a favoured watering hole for the sailors from the many ships that came to the port. Nellie had a daughter Lavilla who sadly died aged 1 year in 1898. Nellie is then recorded as a housekeeper to a medical doctor in Cockatoo and later working for John Box, in Brighton. She married John Box in 1900 and they had 3 children Nellie, Jack and Alexander. After John Box died 1913, Nellie rented a house on the family estate in Oakleigh. She raised 2 other children Ray and Thelma and received some income by caring for several welfare children. In her later years Nellie lived with each of her children who had inherited from the John Box Estate when they turned 21 years. John Box is the brother of William Box who, with his wife Elizabeth Box, lived in Box Cottage . John Box was a pioneer market gardener in East Brighton now Bentleigh. The Mission Post was invaded by the Boxers during the Rebellion 1900-01and she was moved to the safety of Shanghai by Nicholas Viloudakia, a Greek silk merchant whom she later married. Rebecca sent the bolt of hand embroidered silk material to her brother Alonzo for his marriage to Mary Closter. Mary Box nee Closter's Wedding Dress is on display at Box Cottage Museum . Martha Sheldrake died 1895 and John married Eleanor Rushall b1866 and they had 3 children. John Box 1841 - 1913 the 4th son of George and Mary Box, was born in Withyham, Sussex England and came to Australia in 1856 with his parents. George was an Auctioneer and was elected to Council 1874 becoming Mayor of Fitzroy 1875 and the family enjoyed the benefits of their prosperity. She had singing lessons with Dame Nellie Melba. His business foundered during the 1892/93 Bank Crash. However Nellie is recorded as the owner of the 10 roomed Terminus Hotel in Williamstown a favoured watering hole for the sailors from the many ships that came to the port. Nellie had a daughter Lavilla who sadly died aged 1 year in 1898. Nellie is then recorded as a housekeeper to a medical doctor in Cockatoo and later working for John Box, in Brighton. She married John Box in 1900 and they had 3 children Nellie, Jack and Alexander. After John Box died 1913, Nellie rented a house on the family estate in Oakleigh. She raised 2 other children Ray and Thelma and received some income by caring for several welfare children. In her later years Nellie lived with each of her children who had inherited from the John Box Estate when they turned 21 years. William and Elizabeth had emigrated in 1854 so George worked on their market garden before setting up in Patterson Road. George died from Tetanus following an infected broken leg caused by falling from his dray in 1867. In 1907 the family lived on a 30acre property in Ringwood. which Anna bequeathed to her children. – Beatrice, Norman and Laura. In 1911 they moved to Surrey Hills where Anna died in 1919. Henry died in 1935 in Montrose where he was living with his son Norman Henry Pay, a farmer . Jabez Gurr born 1831 Essex England came to Tasmania, Australia with his parents Henry b 1797 and Mary Ann Taylor-Gurr b 1819 and 6 siblings on the SS ”Charles Kerr” 1835. Jabez married Priscilla Thompson in 1854 in Tasmania. Eliza and Jabez were devout Christians and set up a night school teaching English to the Chinese market gardeners of Bentleigh.. After Tasman died they sold their house and went to China as missionaries where Eliza’s niece, Rebecca ‘Faith’ Box Viloudaki was also a missionary. On their return from China they lived in Prahran..
