In 1852 Stephen Charman purchased 160 acres bounded by Charman Rd and Balcombe Road in an area called Spring Grove , later Cheltenham. A spring ran through the land providing a good source of water. Stephen aged 21 years had arrived in Melbourne 1842 as one of Henry Dendy’s emigrants . His Ship passage was paid by the Colonial Land and Emigration Commission and in return he was required to work on the land of the Henry Dendy Special Survey Brighton 1841. However Henry Dendy could not provide enough work for all the emigrants that arrived and Stephen had to obtain other work. Then sadly his young wife Harriett and their infant died. 1850 Stephen married widow Mary Gettens, a Publican in Little Collins Street, with 5 children. Stephen & Mary built a wattle and daub hut and established a market garden producing marigolds for Martin & Pleasance Pharmacists, Melbourne. They had 7 more children and built a weatherboard cottage that was used for early Methodist Church services. Stephen donated 1 acre to the Methodist Church in 1855 for Chapel , School and Cemetery. This is the weatherboard cottage in the photocopy showing the building extension, The road between Cheltenham and Mentone bears their name. Mary died in 1870 and Stephen remarried 1878 and died in Gippsland 1906. This ‘Plan of the Box Property c1915’ was drawn by a CMHS member in 1985 to educate members and visitors to Box Cottage Museum. In the 1852 Josiah Holloway, a developer, purchased 625 acres from the squatters Richard and John King and sectioned '2 acre allotments' south of Henry Dendy's Brighton Survey along the Arthur's Seat Road ( later Nepean Highway) for sale @ £10 It became known as The Two Acre Village as settlers took up the allotments and established market gardens, general stores, butchers, blacksmiths, post office and 2 hotels. Charles Whorral opened The Cheltenham Inn and it became so popular as a meeting place that the area was called Cheltenham. The early settlers, who were predominantly English and Scottish immigrants initially leased their allotments and, because the sandy soil was so fertile, they were soon able to purchase the land and increase their acreage. This list shows the names of the Pioneer settlers with the amount of Acres, the date purchased from The Crown and the Lot or Portion Number in the Land of the Henry Dendy Special Survey of Brighton 1841, in the County of Bourke , Victoria. The Squatters ,who arrived in the area first, used the land for grazing sheep and cattle. The Squatters had the right to graze unoccupied Crown land for ₤10 per year rental and a per capita payment for animals grazed. They could develop , improve and clear the land for the purpose of the tenancy but ownership was not permitted. When the land became useful The Crown put it on the market and the developers took over whilst the Squatters lost the improved land, dwellings and out buildings, there being no compensation paid. Squatters named John and Thomas Martin 1840-41; Richard and John King 1840- 1854 ; M.N.M.Moysey and M.J.Bickford 1841-1852 ; James McMahon 1846-1853 ; Daniel MacKinnon 1839- 1840. Weston Bate, 'A history of Brighton' 1962 informs us that in 1840 Henry Dendy, who was a farmer in Sussex England, paid 5,120 pounds sterling @ 1pound per acre for a 'Special Survey of Land in Port Phillip , Australia. Henry arrived in Australia in 1841 on the frigate 'York' with his wife, son, and three servants. He also took advantage of the Government Assistance of Free Immigrants for Survey Purchasers, to help on his estate and persuaded some Sussex men with their families to follow him. However when Dendy arrived in Port Phillip he found that LaTrobe and Gipps were trying to raise the price of land close to Town to 15pounds per acre. Dendy asked merchant J.B.Were to manage his affairs and they went ahead with plans to subdivide the surveyed land called 'The Brighton Estate' This area of land extended easterly from the Port Phillip Bay to East Boundary Road and from North Road to South Road in the Parish of Bourke Victoria. The Privy Council, England , decide that Henry Dendy could purchase the land at 1pound per acre. 'The Grange ' was a 2 storey home built 1857 by Mr Charles Tuck, originally named 'Baydon Hill' , at 1011 Nepean Highway, Moorabbin ( South Brighton). Mr Charles Tuck was Veterinary Surgeon from Baydon Hill, Wiltshire, England, who migrated to Australia c1850. He married his cousin Miss Jan Chaudler in Melbourne in1853. He was at the Ballarat gold-fields at the time of the riots and then they settled in South Brighton ( later Moorabbin) and built a large Georgian Styled home called 'Baydon Hill'. The Tucks had a large family - 9 children. Charles enjoyed a prosperous Veterinary Practice as his advice was needed for stock purchases by the farmers / settlers. Charles died in 1893 and Jane left the property c 1903 and died at Blackburn in 1928. The House had 5 owners, the last being the Healey family c1920 and at some stage the name was changed to 'The Grange' and the gates shown were installed. The Healey Family were also prosperous in developing vegetables and flower seeds and seedlings. 'The Grange' was sold to Moorabbin City Council 1972 and then used by the City of Moorabbin Historical Society for meetings and storage of historical material. It was demolished amidst considerable controversy 1983 and the District Police Offices were built on the site. It was built by Mr Charles Tuck 1857and in1900 extended from Point Nepean Road to South Road - 10acres. Mr Harold James Healey purchased the property in c1920 and leased a portion to a Chinese market gardener. Later with his sons he established a profitable Plant Nursery that they managed for 42years.. Keith Healey, a son, remodelled the house extensively mid 20thC .The Moorabbin City Council purchased it in 1972 for $255,000 and it was demolished amid controversy 1983. However the wet weather kept away many of our friends from the Victorian Folk Music Club who find it impossible to play in the rain. Thanks to those few who came along. We maintained out consistency by again collecting a Prize for our float- this time for the "Best Eltham Theme". Thanks to Dennis McKay for again providing his trailer for the float, and to Paul Sidwell for towing it with his Land Rover. As usual Joh Ebeli with some help from other members, was responsible for setting up the float. A walk around Little Eltham, 21 June 2017. Eltham’s first industrial area at the end of present day Pitt Street near the Diamond Creek. Just upstream a bit, near these oak trees was the flour mill. The most significant owner of that was Henry Dendy. Better known for founding Brighton but he lived in Eltham longer than he lived in Brighton, during the 1860s. There was also the brewery and slightly downsteam from here was the tannery. The brewery needed fresh clean water so it was upstream from the tannery. The Oak trees were most likely planted during Henry Dendy's time. Dendy was a special survey proprietor with an early association in Eltham where he operated a flour mill in the 1860s. Includes references to Were Brothers and Co. Henry Dendy’s Account book shows the recording of transactions on the frigate vessel York, on which Dendy sailed from England. The work also includes brief records of a brewery business Dendy conducted and the accounts of John Booker, one of Dendy’s emigrants. Henry Dendy (1800-1881) was an early settler of Eltham where he operated a flour mill. He donated land for the construction of St Margaret's Anglican Church. EDHS Newsletter No. 168 May 2006 Dendy is best known as the founder of Brighton, but it is not so well known that years later he lived at Eltham for far longer than he lived at Brighton. In 1840 while still in England he bought eight square miles of unspecified land in the Port Phillip District. This entitled him to bring a number of other persons to the colony and in 1841 he arrived at Williamstown in the "York" with his family and 139 others. He took up his land entitlement at what is now Brighton and most of the emigrants settled there. He encountered financial problems and lost his interest in the estate in 1844. He left Brighton in 1847. He successively but not always successfully became a brewer at Geelong, a sheep farmer at Christmas Hills and Upper Moira, a flour miller at Eltham; a sheep farmer again at Werribee and finally a copper miner at Walhalla. Dendy came to Eltham in 1856 after having spent a year in England. The total of the two parcels of land that he bought was about 5 acres (2 hectares) and it included the steam flour mill. . He became prominent in local affairs, serving for a time on the Eltham District Road Board, including one year as President. Dendy' s wife Sarah died at Eltham in 1860 and also in that year he was appointed chairman of a committee to establish a Church of England in Eltham. He donated one of his Pitt Street lots for this purpose and St Margaret's was opened in 1861. In 1867 Dendy sold his mill to W. F. Ford and moved to Werribee and then Walhalla where he remained until his death. He is buried in the Walhalla cemetery. No sign of Dendy's house or mill remain on the Community Centre site but some of the old trees running along the former boundary through the centre of the site could well have been planted in Dendy' s time. Much of this information was obtained from the book ''Henry Dendy and his Emigrants" by L.A. Schumer (Sallas Books 1975). This is the stamp used by Ernest Phillips to mark his tools and his products. It was used both on wood and metal surfaces. Ernest Brighton Phillips (1875-1924) was born in Warrnambool and was apprenticed as a cabinet maker at the Warrnambool Box Works. By the 1890s he had established a furniture shop at the corner of Liebig and Koroit Streets and by the beginning of the 20th century he had the largest furniture warehouse and factory in Victoria outside of Melbourne. His products were sold all over Australia. He and his family lived at ‘Heatherlie’ in Koroit Street and today this site is occupied by the flats complex for senior citizens called ‘Heatherlie’. This stamp is of interest because it belonged to Ernest Phillips, a prominent Warrnambool businessman (late 1800s to the early 1900s.) It is also of interest as an example of an early name stamp. The blade protrudes at the base of the wood and when moved by hand along a surface it shapes the piece of wood being worked on by flattening and smoothing the rough surface and reducing the thickness.
