This plan records the Brighton Estate, also known as Dendy's Special Survey. In 1840 Henry Dendy, a farmer in Surrey, England acquired a "Special Survey" from the Commissioners for Land and Emigration which gave him the right to choose land in Port Phillip for the low price of £1 per acre for 5120 acres. Dendy appointed Jonathan Binns Were, as his agent, who later became a partner. Together, Dendy and Were decided on an area 5 miles south from Melbourne, bounded by North Road, East Boundary Road, South Road and to the west by Port Phillip Bay. Their Brighton Estate was first surveyed by T. S. Townsend in May 1841 and was re-surveyed by Robert Hoddle. Dendy and Were were making plans to sell the land and advertised a 30-guinea prize for the best subdivision which was to be divided into a village, marine residences, suburban and cultivation allotments, with the remainder being divided into country sections. The competition was won by H.B. The ‘Brighton Estate” began when Henry Moor brought Vine cuttings from Camden NSW 1848 and they were productive after 3 years. Many Vineyards then appeared from Port Phillip Bay to East Boundary Road and produced 2/3 of the annual Victorian grape crop. Weston Bate, 'A history of Brighton' 1962 informs us that in 1840 Henry Dendy, who was a farmer in Sussex England, paid 5,120 pounds sterling @ 1pound per acre for a 'Special Survey of Land in Port Phillip , Australia. Henry arrived in Australia in 1841 on the frigate 'York' with his wife, son, and three servants. He also took advantage of the Government Assistance of Free Immigrants for Survey Purchasers, to help on his estate and persuaded some Sussex men with their families to follow him. However when Dendy arrived in Port Phillip he found that LaTrobe and Gipps were trying to raise the price of land close to Town to 15pounds per acre. Dendy asked merchant J.B.Were to manage his affairs and they went ahead with plans to subdivide the surveyed land called 'The Brighton Estate' This area of land extended easterly from the Port Phillip Bay to East Boundary Road and from North Road to South Road in the Parish of Bourke Victoria. The Privy Council, England , decide that Henry Dendy could purchase the land at 1pound per acre. The Ballarat-based firm, J Chatham and Co, serviced the Hotel Industry in Victoria, particularly Victoria’s Wimmera and Western Districts. Established by Jack { John} Chatham in 1956, The business was based at 7 Lydiard St South, Ballarat. As a regional hotel and motel broking specialist, Jack worked closely with other Ballarat businesses, including the Ballarat Brewery. On Jack's death in 1967, the business was taken over by his son, Philip, and renamed J Chatham Pty Ltd. The business continued to grow. Chatham House, the building the business operated from, and subsequently purchased and named, at 7 Lydiard St South, Ballarat still stands today. It was renamed by new owners in 2025 In the 1970's Philip opened a Melbourne branch in Dudley St, Nth Melbourne, The Melbourne branch, J Chatham and Daunt Pty Ltd, operated from 205 Victoria Parade, Fitzroy, a few blocks west of the Carlton United Brewery in the 1980s. In the late 1980s Philip's son, Andrew, joined the business, then called J Chatham, Daunt and Foley Pty Ltd. The business at this time operated from a terrace house [?Bouverie Street] Carlton near Grattan St. By 2005, the Daunt and Foley partnership had dissolved. In 2001 Philip predeceased his wife, Elizabeth Chatham (nee Holmes), a Director of the Company. His share of the business was inherited by Andrew. Elizabeth died in 2005. The business was sold in 2006. This horse trough is the only survivor of the two troughs originally installed in Raglan Parade, Warrnambool, in 1932. It was later moved to the Pony Club at Albert Part, near the north corner of Coulstock and Craig Streets. Over the time there its purpose was changed from a horse watering trough to a colourful garden bed of agapanthus plants. By February 2013 the horse trough had been transferred to Flagstaff Hill for display in the Maritime Village’s grounds. This trough is one of hundreds provided by the Annis and George Bills Estate Trust since 1927 for the welfare of working horses and dogs. The original concrete cap over the small compartment is still retained. There are also markings on the right side of the trough where it probably had a birdbath, tap or a dish for the horseman’s dog, similar to other troughs donated elsewhere by the Trust. Less than half of the troughs produced for the Annis and George Bills Trust still survive. In 2017 Felicity Watson, National Trust Victoria’s advocacy manager, said that the troughs were treasures and becoming rare, with more than a dozen across Victoria now being heritage protected. ABOUT ANNIS AND GEORGE BILLS The 1927 Will of George Bills included setting up the Annis and George Bills Estate Trust, which provided for hundreds of horse troughs to be supplied and installed throughout Australia, Britain, USA and other parts of the world for the welfare of horses. Town and city councils could apply to the Trustees for a horse trough for their communities. George “Joe” Bills was born in Brighton, England, in 1859. The family migrated first to New Zealand then to Australia in 1873, settling in the Echuca-Moama district. George moved to Brisbane in 1882 where he met Annis Swann, formerly from Sheffield. Both were animal lovers. George and Annis married 1885 and moved to Sydney to join George’s brother Henry in his mattress wire weaving business, later known as the Bills Brothers. They patented their own machine in 1893 and the business became very profitable. George was able to donate to charities that supported his passion to improve animal welfare. He and Annis joined the Victorian Society for the Protection of Animals and in 1924 George received a Life Membership with the RSPCA. George retired in 1908. The couple moved to Hawthorn, Victoria, in 1910, where they donated troughs for the work horses of Melbourne. During a visit to England Annis passed away. In 1927 George moved from Hawthorn to Camberwell, where he passed away at the end of that year. George had requested in his Will that a trust fund be set up from his estate "…construct and erect and pay for horse troughs wherever they may be of the opinion that such horse troughs are desirable for the relief of horses and other dumb animals either in Australasia, in the British Islands or in any other part of the world subject to the consent of the proper authorities being obtained." The troughs were to bear a plaque inscribed “Donated by Annis and George Bills, Australia”. In 1927 the cost to make a trough was about £13 (which converts to about $1079 in 2020 ), plus transport and installation costs. Most of the troughs were installed between 1930 and 1939 in Victoria and New South Wales. It is estimated that over that time around 500-700 Bills Horse Troughs were installed in Australia and another 50 overseas. Most of the troughs made in Victoria had three moulded front panels like this trough, and no panels moulded on the rear, whereas troughs made in NSW had four panels on the front and five on the back. Victorian troughs were made by a Bills’ relative, J H Phillips. Later, other manufactures for the Trust’s troughs included Rocla Concrete Pipes Ltd, in Auburn Road, Hawthorn, Victoria, who produced to the same original design. No further troughs produced after the end of World War II. A memorial to Annis and George Bills was first erected in Hawthorn in 1929. It included a drinking fountain and a dog dish. Its current location is unknown. In 1964 the George Bills RSPCA Resource Centre opened in Burwood East. This Bills horse trough is nationally significant as one of the surviving examples of the standard Bills memorial horse troughs that still has its compartment cap and evidence of it once having had attached fittings, possibly for a birdbath or dog dish. This trough has State historical significance for being produced in the early 1930s by a business in Hawthorn, Victoria. This example of a Bills horse trough is significant for being in comparatively good condition. The trough is locally significant for being the sole survivor of the two Bills horse troughs installed in the City of Warrnambool in 1932, originally installed on Raglan Parade and continued to be used in the community at the Pony Club, then finally transferred to its current location at Flagstaff Hill by early 2013. It is culturally significant as it represents the community’s dependence on horses for travel and transportation previous to motorised vehicles. It is morally significant as a generous gift from a couple concerned with the welfare of animals.Horse trough; a long narrow rectangular container used for storing water. Trough is made from pre-cast concrete with one large open compartment and a small covered compartment. The base of the small compartment is raised slightly above the base of the trough and is covered by a removable concrete cap. The design of the front of the trough includes three panels moulded into it that align with the shape of the back pediment (panel). The pediment is shaped with side arcs that step up to a wide centre arc. A rectangular concrete plaque is cast into the centre of the pediment and is engraved with the names of the original donors, Annis and George Bills. Mr John Herron and his wife Isa Mary Herron purchased the house at 4 Vickery Street Bentleigh in 1950 from Miss M Marriott. He was a descendant of John James an early settler dairyman in Moorabbin Shire and Miss M Marriott was a descendant of the early settler market gardeners Marriott family. John Box 1841 - 1913 the 4th son of George and Mary Box, was born in Withyham, Sussex England and came to Australia in 1856 with his parents. He lived and worked on his fathers market garden in East Brighton ( now Bentleigh) for several years and then rented a property in Tucker Road in 1862. John married Martha Sheldrake and they had 10children who were all born in East Brighton ( now Ormond ). After Martha died 1895 John Box married Eleanor Rushall c1900 Eleanor (Nellie) Rushall b 1866 in Fitzroy daughter of George Rushall b 1823 in London and Mary Ann Jones b 1823 in Battersea, who arrived in Portland 1849 and later settled in Fitzroy. George was an Auctioneer and was elected to Council 1874 becoming Mayor of Fitzroy 1875 and the family enjoyed the benefits of their prosperity. She had singing lessons with Dame Nellie Melba. His business foundered during the 1892/93 Bank Crash. However Nellie is recorded as the owner of the 10 roomed Terminus Hotel in Williamstown a favoured watering hole for the sailors from the many ships that came to the port. Nellie had a daughter Lavilla who sadly died aged 1 year in 1898. Nellie is then recorded as a housekeeper to a medical doctor in Cockatoo and later working for John Box, in Brighton. She married John Box in 1900 and they had 3 children Nellie, Jack and Alexander. After John Box died 1913, Nellie rented a house on the family estate in Oakleigh. She raised 2 other children Ray and Thelma and received some income by caring for several welfare children. In her later years Nellie lived with each of her children who had inherited from the John Box Estate when they turned 21 years. John Box is the brother of William Box who, with his wife Elizabeth Box, lived in Box Cottage . John Box was a pioneer market gardener in East Brighton now Bentleigh. He married Martha Sheldrake and they had 10 children. The eldest daughter Rebecca was a Methodist Missionary in China and Alonzo, their 9th child, served in the Army WW1 at Gallipoli, France and Flanders. Rebecca sent the hand embroidered Chinese silk material for the Wedding Dress worn by Mary Closter at her marriage to Alonzo Box 1918. After Martha died he married Eleanor Rushall and they had 3 children. John was well respected by the community and also a Methodist lay preacher. Box Cottage Museum, a reconstruction of an early settler hut, is named after the Box family who resided there 1865 -1913 . William Box who, with his wife Elizabeth Avis Box and 13 children, lived and farmed on the block of land in Jasper Road, East Brighton ( now McKinnon / Ormond) that was part of the Henry Dendy Special Survey 1841. Inscribed in Album “ The early photos in this album were found by Mr (Laurie) Lewis when he was demolishing the Old Box Cottage. He gave them to Mrs Avis Box Eldridge who in turn gave them to me. They were not identified. I believe they rightly belong in the Cottage. The wooden egg has a tiny metal latch hook inserted in the middle (same design as rug making tools). There is a groove down one side. A stocking or knitted fabric is stretched around the egg with the "ladder" in line with the groove. The latch hook is used to pick up the loops in knitted fabric to repair the fault. D.R.G.M., is not a German patent but was instead a way for inventors to register a product’s design or function in all states within Germany. From 1891 to 1952, products manufactured in Germany might have been stamped with this D.R.G.M. designation. Metamec was a manufacturer of domestic clocks in the second half of the 20th century, and was based in Dereham, Norfolk, England. The name "Metamec" is derived from "metal-work and mechanics". The company started as an offshoot of the furniture manufacturers Jentique in about 1941, which made boxes for instruments and bombs during World War II.The first Metamec model was a mains-powered mantle clock numbered "701" (approx. 1947). All clocks produced by Metamec were produced to a high standard, The company declined in the late 1980s and went into receivership in December 1984 and sold to FKI of Halifax, West Yorkshire, who continued to use the name until 1993. After the extension of the Railway line from Caulfield to Mordialloc 1880's the shopping centre moved from the Tucker Rd end to around the East Brighton (Bentleigh) Station area of Centre Road. A variety of shops, forges, estate agents, Coles' and Fossey's variety stores, a Hoyts picture theatre, butchers, traded in Centre Rd. Crofts was one many grocery stores along the strip. Crofts Stores was established by Archibald Crofts (1875-1942) as a single grocery store in South Melbourne. It eventually expanded to include 137 branches throughout Victoria, trading as Crofts Stores. Nurse A. Watt was a registered Nurse who owned the Cheltenham Nursing Home, located up on the hill, at 200 Charman Road Cheltenham c1900. With Dr. Fleming Joyce, she brought many local identities into the world. Len Allnutt recalls that his brother, Ray, was born there in 1924. Nurse Watt had an excellent reputation for her care and ability in the local area. One recorded event was when in November 1910 Constable Edwards was shot by his son David, at his police house, after an episode of domestic violence involving Constable Edwards long suffering wife - the mother of David. Const. Edwards was first taken to the Police Station, but later taken by Shire ambulance to Nurse Watt's Cheltenham Nursing Home. At 8pm, Edwards was operated on by Dr. Joyce and Dr. Weigall. Despite the surgery, Edwards died the next day of haemorrhage and shock. David was convicted of manslaughter. Dr A Fleming Joyce was the Shire Medical Officer c1914 - 1930. Nurse Watt bequeathed her Estate to the Methodist Church. ( H. The train line from the city to Frankston was electrified in 1922 which intensified the sale in the municipality of Moorabbin, particularly land which was in the vicinity of the railway stations. A local Real Estate agent, T. H. Putt used the maps to assist with the selling of the subdivisions of market gardens of the City of Moorabbin. Example of the progress of the Municipality of MoorabbinA black folder containing 29 pages of maps of the suburbs of the City of Moorabbin. The maps are sections of Melbourne and Metropolitan Board of Works (MMBW) plans which were produced from the 1890s to the 1950s. These maps were used to the design and development of Melbourne's sewerage and drainage system. The maps in the book were most likely from the maps produced in the mid 1930’s. Some of the MMBW maps have had extra subdivisions and information, such as measurements, owners names, and street names have been added. There are four maps which have been hand drawn and cover the part of East Bentleigh bordered by East Boundary Road, Centre Road, Warrigal Road and South Road. At the time this area was still market gardens. The maps have been mounted on material by J. Creffield Pty Ltd, 171 King Street, Melbourne Victoria. Creffield Pty Ltd, was a firm of map mounters, heliographers and printers, which commenced business in 1988. John Cleeland JP of Newhaven, 1826-1914, a native of County Down, Ireland, came to Victoria in 1840 with his parents and settled at Darebin Creek. After a few years spent there he went to sea in his schooner yacht of 200 tons, the Harriet, visiting the South Sea Islands and the west coast of South America. In 1859 he took the well known Albion Hotel, Bourke-street east, Melbourne, the starting place for all Cobb and Co's lines of up-country coaches, and kept it for 22 years, marrying whilst there Miss Blake, of Mornington. Shortly before leaving the hotel he purchased 7000 acres of land at Phillip Island for breeding purposes, and there bred Wollomai, who won the Melbourne Cup in 1875. In 1881 he retired to his magnificent estate, besides which he has another 1000 acres at Bass and other properties. He also once owned racing stables at Brighton, where he had Barwon (which won the Champion race) and other valuable horses. Mr Cleeland is a member of the Phillip Island Council and is a justice of the peace for the central bailiwick. Taken from Victoria and its Metropolis: past and present, 1888.
