Weston Bate, 'A history of Brighton' 1962 informs us that in 1840 Henry Dendy, who was a farmer in Sussex England, paid 5,120 pounds sterling @ 1pound per acre for a 'Special Survey of Land in Port Phillip , Australia. Henry arrived in Australia in 1841 on the frigate 'York' with his wife, son, and three servants. He also took advantage of the Government Assistance of Free Immigrants for Survey Purchasers, to help on his estate and persuaded some Sussex men with their families to follow him. However when Dendy arrived in Port Phillip he found that LaTrobe and Gipps were trying to raise the price of land close to Town to 15pounds per acre. Dendy asked merchant J.B.Were to manage his affairs and they went ahead with plans to subdivide the surveyed land called 'The Brighton Estate' This area of land extended easterly from the Port Phillip Bay to East Boundary Road and from North Road to South Road in the Parish of Bourke Victoria. The Privy Council, England , decide that Henry Dendy could purchase the land at 1pound per acre. Francis decided to return to market gardening after the death of his 1st child Francis George Box in 1875 aged 13months. The child was buried in Brighton Cemetery and Francis then rent/leased the land on the corner of Tucker Road and Elizabeth Street East Brighton ( now Bentleigh) owned by his brother Henry who with another brother John helped Francis clear the land, and establish a market garden. They had 4 children and began to prosper until in 1882 their 2year old child Lena Caroline Box was killed in a fire that destroyed their house. Francis was burned trying to rescue the child. The local community raised money to assist the family. The land boom brought prosperity again and Francis bought more land around Tucker Road which was bequeathed to his children. Francis and Eliza Jane had four more children but one died in infancy and another aged 2 years. Only 5 of their 9 children survived. The family later moved to Tucker Road, Bentleigh where they ran a market garden until in 1950 they established "The Hilandale Poll Hereford Stud" at Notting Hill and Rowville. They moved to Mornington c 1960 where they continued their stud farming and enjoyed success at Melbourne, Sydney and local Shows. Rebecca Anne b 1863 was in the first party from Australia to go to the China Inland Mission in 1890 and was known as 'Faith' because of her evangelical zeal. The Mission Post was invaded by the Boxers during the Rebellion 1900-01and she was moved to the safety of Shanghai by Nicholas Viloudakia, a Greek silk merchant whom she later married. Rebecca sent the bolt of hand embroidered silk material to her brother Alonzo for his marriage to Mary Closter. Mary Box nee Closter's Wedding Dress is on display at Box Cottage Museum . Martha Sheldrake died 1895 and John married Eleanor Rushall b1866 and they had 3 children. John was well respected in the community and was a Methodist lay preacher. She later married Nicolas Viloudaki, a Greek Silk merchant , who was a member of the rescue party. Rebecca sent a bolt of chinese hand embroidered cream silk to Mary Closter for her wedding dress at her marriage to Alonzo Box, who was Rebecca's younger brother. This Dress has been published on the Australian Dress Register in 2015 and is on display at Box Cottage Museum Ormond. George was an Auctioneer and was elected to Council 1874 becoming Mayor of Fitzroy 1875 and the family enjoyed the benefits of their prosperity. She had singing lessons with Dame Nellie Melba. His business foundered during the 1892/93 Bank Crash. However Nellie is recorded as the owner of the 10 roomed Terminus Hotel in Williamstown a favoured watering hole for the sailors from the many ships that came to the port. Nellie had a daughter Lavilla who sadly died aged 1 year in 1898. Nellie is then recorded as a housekeeper to a medical doctor in Cockatoo and later working for John Box, in Brighton. She married John Box in 1900 and they had 3 children Nellie, Jack and Alexander. After John Box died 1913, Nellie rented a house on the family estate in Oakleigh. She raised 2 other children Ray and Thelma and received some income by caring for several welfare children. In her later years Nellie lived with each of her children who had inherited from the John Box Estate when they turned 21 years. John Box is the brother of William Box who, with his wife Elizabeth Box, lived in Box Cottage . John Box was a pioneer market gardener in East Brighton now Bentleigh. He married Martha Sheldrake and they had 10 children. The eldest daughter Rebecca was a Methodist Missionary in China and Alonzo, their 9th child, served in the Army WW1 at Gallipoli, France and Flanders. Rebecca sent the hand embroidered Chinese silk material for the Wedding Dress worn by Mary Closter at her marriage to Alonzo Box 1918. After Martha died he married Eleanor Rushall and they had 3 children. John was well respected by the community and also a Methodist lay preacher. Anna Box 1849- 1919 was born in Withyham, Sussex England had her 7th birthday en route from Liverpool to Australia. George Box 1808-1867 of Sussex England, married Mary Cripps in 1831 and with 3 three of their 4 four sons and 3 three of their 4 four daughters left Liverpool in the Sailing Ship 'Atlanta' in March 1856 to begin a new life in Melbourne, Victoria , Australia. Their baby daughter Cecilia Lydia died a few days later. Caroline Box, the eldest daughter, remained in England working as a cook until she joined the family in Australia in 1863. William Box 1834-1902, the eldest son of George Box, married Elizabeth Avis 1833- 1914 and they resided in Box Cottage 1865 -1914 where they established a market garden and raised 13 children. William and Elizabeth had emigrated in 1854 so George worked on their market garden before setting up in Patterson Road. Sadly Mary drowned in a water hole only 4 months after their arrival in Brighton. It is supposed that Elizabeth helped George raise the children while he established his market garden. George died from Tetanus following an infected broken leg caused by falling from his dray in 1867. Anna was a dressmaker and in 1881 she married Henry Pay , a painter, from London and they had 3 children . In 1907 the family lived on a 30acre property in Ringwood. which Anna bequeathed to her children. – Beatrice, Norman and Laura. In 1911 they moved to Surrey Hills where Anna died in 1919. Henry died in 1935 in Montrose where he was living with his son Norman Henry Pay, a farmer . Henry Dendy , a farmer from Sussex England, purchased 5,120 acres of land in the area of a 'Special Survey 1841' that extended from Brighton bayside North Road, East Boundary Rd to South Road. This area became known as Dendy's Brighton and as part of the sale 139 emigrant workers arrived in 1842 however Dendy was unable to find work and lodgings for these people. J.B.Were, financier took over the management of the 'Special Survey 1841' area and began to sell and lease allotments. 1850 the Squatter King brothers sold land south of Dendy's 'Special Survey 1841' to Josiah Holloway who sectioned it into 2 acre lots @ £10 each for market gardens - 'Two Acre Village' and Charles Whorral opened a small hotel - 'The Cheltenham Inn' on the main Road - Arthur's Seat Rd, later Point Nepean Rd, now Nepean Highway. Notable settlers who moved into the area were Keys, Charman, Bruton, Le Page, Fairlam, Meeres and 1862 saw the separation from Brighton and the formation of the Mooorabbin Roads Board District. .By 1879 1000settlers were living in 'Cheltenham' serviced by a Post Office with Bank, Mechanics Institute, State School No 84,Keys Hotel, Meeres Store, Sir Thomas Bent ensured the new Railway Line from Caulfield to Mordialloc went through his constituency of Cheltenham 1881 and this changed the development to the bayside area of Cheltenham away from the 'Two Acre Village ' side causing some dissention, However Cheltenham as whole prospered and this house in Pine St is typical of the cottages built c 1890- 1900 in the area. This weatherboard house c 1890-1900 in Pine St Cheltenham is typical of those built for early settler families. William and Elizabeth Box migrated from Sussex England c1850 and established a market garden in the area of Henry Dendy's 'Special Survey Brighton 1841' in the Parish of Moorabbin, County of Bourke.
