While early proposals to turn the historic Fortuna Villa Estate into a public arts precinct (similar to Melbourne's Abbotsford Convent) gained community traction, the site has transitioned. The iconic gold rush mansion and grounds at 22 Chum Street is now a private residence and exclusive community space for the neighboring residential development, offering public functions and high teas by booking. The Tomkinson Group gained approval in 2016 to provide key town planning, engineering, surveying and project management services for the redevelopment of Bendigo’s iconic Fortuna Villa. They have been involved in consultation with Heritage Victoria, Council Planning, Heritage & Engineering, Environmental, Landscape and Heritage consultants all working cooperatively towards a sensitive urban renewal residential design for the site. The planning permit application was approved in 2016 and construction is set to start in late 2017. The residential development is great opportunity for the proposed re-invigoration of Bendigo’s historic “Fortuna Villa”, and Tomkinson Group is proud to be an integral part of the process. The concept consists of 79 high end architecturally designed townhouses, built to subtly enjoy the beautiful views and acres of parkland once part of the mansion estate. The exciting 55 million dollar project proposed for the mansion grounds will sensitively allow for a unique medium density housing development, diversifying the housing options available in Bendigo, whilst maintaining the integrity of the historic Villa and a portion of the grounds, which will be open to the public for high teas and functions. The project is not without its challenges however. The topography is steep, the soil has been contaminated and contains fill from mining days, and the historic aspects of the property must be treated with a great deal of care, however the positives far outweigh the negatives. Together with the architect and client we have resolved these issues to allow this exciting development to proceed. The site has an idyllic central city location, fantastic views of both Bendigo and the Villa itself, and the established grounds provide an attractive aesthetic basis for the proposed residences.Fortuna - Villa Proposed Arts Precinct Concept This item contains the following documents: 11217.72a Sketch of the proposed Arts Precinct off Chum Street 11217.72b 28 pages of proposed sketches and designs 11217.72c Four A3 size plans of Fortunanon-fictionbendigo, fortuna, george lansell, fortuna proposed arts precinct, tomkinson fortuna villa project

One of these booklets contains the Minutes of Procedure of the Annual Session of the Municipal Association of Victoria in October 1939. The other three items are booklets containing the rules of golf as approved by the Golf Club of St Andrews in 1920. The four items belonged to Rolf Crawley who had a private surveying, engineering and architects practice in Warrnambool and was also the engineer for the Shire of Warrnambool from 1935 to 1968. The Shire of Warrnambool existed from 1863 to 1994. Rolf Crawley’s grandfather, father and uncle were also engineers and worked in that capacity or as the Shire Secretary for the Shire of Warrnambool, with the Crawley family recording a total of 132 years of service to the Shire. The items came into the possession of Michael Hand who took over the private surveying business of Rolf Crawley in Warrnambool. The Warrnambool and District Historical Society acquired the items, along with several ledgers and other Crawley memorabilia, from the estate of Michael Hand. These booklets are of minor interest as items that belonged to Rolf Crawley, the engineer for the Shire of Warrnambool in the mid 20th century..1 This is a buff-coloured booklet of 121 pages. It has printed matter and one black and white photograph. It has two mauve stamps on the front cover and on the first page. .2.3.4 These are three small identical booklets with blue covers. They each contain 48 pages and have black and white advertisements. They have handwritten names on the front covers. .1 ‘Rolf L. Crawley Civil Engineer, Drainage and Water Supply Engineer, Licensed Surveyor, Registered Architect, Warrnambool’ .2.3.4. ‘Rolf L. This is an illustrated history of New Zealand. Since the foundation of Warrnambool in 1847 up to the present day there has been regular and important contact between the people of Warrnambool and New Zealand. In the 19th and early 20th centuries many people in Warrnambool moved either temporarily or permanently to New Zealand for marriage or economic reasons. Some residents of Warrnambool and district were involved in the Maori Wars and there was regular shipping between the two places with much timber imported from New Zealand, especially for the McGennan butter box factory and for building purposes (e.g. St. Joseph’s Church). The builder of theWarrnambool Breakwater, Arthur Dudley Dobson, came to Warrnambool after having practised his surveying and engineering skills in New Zealand (South Island – Trans Alpine Railway etc). This book is very useful for research into the Warrnambool/New Zealand connection, especially in the 19th century. There is information in this book on Arthur Dudley Dobson who was important in the history of both Warrnambool and New Zealand. This is a hard cover book of 488 pages. The cover is green with gold lettering on the front and spine. There is also a dust cover with a brown and green background with gold and green lettering and sepia-coloured photographs on the front and back covers. The book has illustrations from the Alexander Turnbull Library, an introduction, ten chapters of text, notes, glossary, bibliography and index. new zealand, arthur dudley dobson, history of warrnambool
